Poor customer service I applied for a rental they took the money for the background for 2 people and they never text or called to notify if I was approved or denied when I emailed them they said the property was no longer available. Never got my money back. read more

We rented from Total Property for 8 years before purchasing our own home. We were skeptical at first as we had not had good a good experience with another property management place in the past, Total Property was not the same they were and are fantastic. David helped us find the place we called home for years and took care of us while we lived there. I say "took care" of us cause that's what it felt like any time we had a question or needed anything, David was the best superior customer service. We would speak to Liz in the office now and again and would receive the same caliber service, speaks volumes about the company. Their service makes everything easy, there is an app to pay your rent, you can also use the app to submit work orders for any repairs (in 8 years we only had 3) we would submit a work order and within 24 hours or less would be receiving service it was phenomenal. If you are looking for a place that will make renting easier for you it is definitely Total Property Management. Ask for David!! read more

Disappointing service by the team of Total property management. I called before submitting a rental application on a unit I saw online. It was confirmed that it hasn't been rented and that I will hear back from the property manager within 2-4 days. I kept following up daily because I expected that my application was to be put aside. I even expedited responding on their requests. 2 days later, I tried to see the rental online and it was no longer available. This means they had it rented out and was already in the process when I called & applied. The worst part is, I kept calling & emailing to follow up. They were just happy to take my application fee and deduct points for credit check. Such poor customer service. read more

Total Property Management takes great care of our rental in Tulare. We live out of town and they handle everything. They always take applications, interview renters, take care of our property and and all documents and tax forms are mailed promptly each year. Very professional and highly recommended. read more

Owners beware this is the worst property management company ever! They are more concerned with making as much money off of you as they can. They do not produce original billing from the handymen, plumbers or whoever they hire to give to the owners that shows how much was spent on separate labor and materials. It is all lumped together and put on the property managements letterhead invoices. They have several different fees that they charge the owners and if renters are responsible for paying their own utilities and they fail to do so The owners have to pay the utilities the renters failed to pay. So in short read your contract with this company very carefully they are very sneaky with all their fees!!! read more

I rented with them a few years ago and had a great experience. I applied online and they called me with a few questions and then had me approved within a few days, I believe it was afternoon of the second day. We signed our lease and promptly moved in a few days following the approval. The houses are cleaned before moving in so it was ready for us on move-in day. We only had a few requests from them during our lease. The first request was a malfunctioning garage door opener and within a day they had someone come out and fix the garage opener. The second request was because the gardener had adjusted our sprinkler schedule and it did not follow the watering days for the city so we received a warning from the city for watering on an off day. When we told the management company they passed it along to the gardener and all was fixed. In regards to rent, I'm not sure why another reviewer said they don't have enough ways to pay rent. They take online payments as well as checks, money orders or cashiers check via mail or the drop box at their office. Pretty standard ways to pay rent. We broke our lease early but they worked with us and we found a new tenant and got all of our security back, minus a few to clean the carpets which was rightfully charged. The office staff is nice and they make renting super easy so I highly recommend them. They are genuinely nice people and are super helpful so as long as you're nice and respectful I cannot imagine them not treating someone the same way. We just applied for another property so hopefully that goes well but if there's anything noteworthy I will update my review. Regarding the reviewer that said they took her application fees and did not run her credit, I can't say wether or not that is true but we applied yesterday and I got an Experian notice today saying that my credit report was pulled by TPM and AppFolio which is what they use for online applications. However, sometimes they have multiple apps on the same property and they typically call and ask if there is another property you want to transfer your application to in the event that the one you applied for has already rented. read more

It would be nice if they call you if you get the house or not. If they don't run your credit, they should refund you your money back.

Extremely unprofessional, they had a listing on their website that I had applied for, kept calling to check up on it only to find out it had been rented out so I put it in for a different house and they have not contacted me telling me if I was approved or not, I'm guessing I'm not but it would be great to know so I'm not stuck homeless. The receptionist is also very rude and disrespectful so I'm kind of glad that they didn't reach out cause I was one more snotty comment away from putting her in check. This company has really gone downhill in the last nine months. We rented with them for two years. The first year was great. Dave and the reception staff is very friendly, but they are not time efficient with repairs and they are very restrictive how they receive rent payment . They also have convenience fees for several basic things like paying rent. I don't recommend this company until Dave can restructure his management staff. read more

My experience with Total Property Management was fantastic. I rented from them for 10 months, had to break my lease early to move out of town, and they were very understanding and helpful along the way. They promptly found a new tenant to take over my lease and refunded 90% of my deposit. Their online payment portal is super easy and convenient. Maintenance issues were resolved quickly. I am giving two stars because one star isnt entirley right and also Dave was pretty nice to us at the end. I am giving two stars because they did an inspection on the house we were renting. We had just cleaned the carpets and Kim wanted us to clean the carpets again but this time professionaly. Afterr we spent $300 on the carpets ahe came back to inspect abd found that we had more dogs than we put on the application. She also said the place still smelled like pet urine. About a month later we were asked to move. They gave us 30 days which isnt alot of time due to the fact that we werw already having a rough year. They could of just asked us to get rid of the dogs instead of asking us to move. We werent terrible tennets and also the carpet was already ruined before we moved in and so was the yard. After we moved out they painted the place and put in new carpets of course at our expense!!!! read more

I am very disappointed with my experience applying for a rental home with Total Property Management. There is extremely poor communication throughout the process. I called several times to check on the status of my application and each time was assured it "looked great" and would be "no problem." However they were awaiting a verification from an old landlord, and while awaiting that paperwork, gave the home to another applicant. While I understand that a "complete" application is considered first, there was no communication with me about the status or the time sensitive nature given the other applications for the home. Had I known, I would have ensured the paperwork was sent ASAP. I was very disappointed with their lack of transparency and apathy towards me. I have moved very often for my job, and have rented apartments and homes in big cities and crazy housing markets, but I have never had such a confusing, negative rental application process. I expected more from a company claiming small town values. read more

Very disappointed with Total Property Management's response to work orders. I have resided at this rental for about 2 months and have called to have necessary repairs done MORE than a handful of times and they just can't figure it out! I've had about 6 visits out here after more than a dozen phone calls for the same plumbing issue, and come to find out a month after they "fixed" the issue that they didn't fix my leak what-so-ever, they just connected it to the dishwasher causing my leak to now appear in my appliance instead of under my sink (like out of sight, out of mind?) no! My entire kitchen floor floods if we do anything in our kitchen sink! And then, when I figured out the issue myself and requested a different handyman than the one who has cluelessly "fixed" my leak several times in the past, they assured me he was the most experienced and would take care of it. Well, here I am at 10:15am waiting for my 9am plumber (he suggested the time) who has completely blew me off. Even called 45 minutes into waiting, left a VM for the guy and NOTHING. Of course it's a Saturday so the office is closed and I probably will hear a "sorry, we tried" on Monday. Not sure if I need to have my husband light a fire under some butts or what, but this company is just not cutting it. read more

We just moved into our new house and we worked with Loree which is hands down a great person and a great asset to the company they have all been nice and welcoming and we have had several repairs with the house and Loree and staff has worked so hard to get the repairs fixed..
