First, he started finding specific in properties that met our needs (which was highly important for the distance of our move), then started actually going to and showing us properties from a video call (we were in TX at the time), and eventually helped us find the perfect home for us by doing so. Next, he helped me with pricing in an offer that lined up well with our budget and the value of the home, and then when inspections were done started guiding us in where to push for concessions, etc. At this point this is already a 5-star experience, but it doesn't stop there. I mention to Alan my plans for financing the house, and he points me at a local lender that will have literally saved me tens of thousands of dollars over the life of the loan, and then, fast forward to closing day (when we finally arrived here), and he gets a couple minor things resolved well beyond our expectations (saving us another few hundred dollars). I'd say that I'd use his services again, and if I'm ever moving again I definitely will, but he did such a great job that I'll probably never need a realtor again. My wife and I just completed a very difficult transaction - multiple sellers misrepresented the properties they were selling by claiming there were no deed restrictions when in fact, there were. One home looked perfect, however, upon inspection, we discovered numerous problems with most major systems, including plumbing, electrical, HVAC and roofing, and multiple water incursions. All in all, over the span of nearly three months, and, through a total of four escrows, we were able to find and purchase the perfect home for us. James' attitude and professionalism were absolutely STELLAR. He not only went above and beyond, in every way possible, he did so with a calmness and compassion I have rarely seen. We have bought and sold quite a few properties through the years, and, I am a retired forensic appraiser - recognized by various courts - trial, appellate and supreme, as an expert in real estate.
