I lived at 110 N. Kenilworth Ave. for five (5) years. I loved my apartment. I moved because I moved out of state. Whenever there was a problem with anything it was taken care of immediately or as soon as possible. The maintenance people were great. In spite of the tenants, they tried their best to keep the building clean and tidy. My only concern was the number of young people moving in and out of the building. I think if there was more of a mix of people there would be a little more stability. read more

I've lived in a Pabcor managed building for 3 years and have had several awful experiences. Our screen door has leaked every time it rains since the weekend we moved in. Over time, we learned that other apartments in the complex had the same problem. Pabcor refused to fix it. Many contractors came to assess the damage and give estimates. One company even started to fix the building problem but left in the middle of the project, stating Pabcor was refusing to pay the agreed upon amount. 3 years later, they are finally starting to fix some of the buildings (although in the past 7 days, I've seen a few guys out there twice, so I'm not sure what they're actually doing.) Last fall my fiancé and I came home on a Saturday night and our door handle was broken. Although we had our keys, we were unable to get in. After working on the lock and handle for a bit, we called Pabcor around 10:30. The woman who answered informed us that since we weren't technically locked out, she couldn't put that in the report. She stated that since it was after hours and the weekend, they couldn't help us until Monday. At this point I started getting very angry. Were we supposed to just sit in the hallway for a day? The woman said she would put down that it was an urgent problem for the on-call technician but it wasn't unlikely they would see it. Fortunately we got the door open after another hour of messing around with the handle. Nobody from Pabcor or the on-call technician ever called me back. Finally, our parking system. They attempted to implement a new system for resident and visitor cars last fall and it was terrible. They asked for a lot of information they shouldn't have needed and residents complained. They decided to put the system on hold. Months later when it started back up, we were told we would receive an online link to register our car. We didn't receive ours for several weeks. Once we did, our application was denied for no reason. Christine (who handles parking questions) had no answer for why it was denied. And, her response to why we received the application so late was because "she forgot." So, we were residents who couldn't park at our own building? By the time it was approved, we'd made the decision to move. I also just had an out of town friend stay for the weekend. I gave her the parking pass, not knowing our original parking passes were no longer valid. Her car was fine on Friday night but it was towed on Saturday night. Not only was it towed, but Pabcor's towing company went into her car and removed the parking pass. Overall our experience in our apartment and with our landlord was great. However, I would avoid Pabcor at all costs. They are rude and extremely unprofessional. read more

Been in a Pabcor building in Oak Park for 1.5 years. Everything has been great. Move in was easy, they keep it clean, building is safe, anytime there has been a maintenance issue they have resolved it at least as quickly as I would have hoped. read more

I currently rent a Pabcor Management Company managed condo in Glenview on Dearlove Road. I was renting for my parents, where one has been battling recovery from a transplant and had a emotional support dog, a nine year old maltese. We disclosed all the information before hand and received permission when we signed the documents. However, when we moved in, we would have neighbors sneer at my stepfather and threatened to tell management. The landlord of the condo even knew about the situation, but because of complaints from board members living in the complex, we were told the dog could not even visit or be in the building. My mother was in the hospital 4 days out of the week, my step dad was taking care of her in the hospital, and our dog, Mimi was my step father's dog. To tell us to give the dog, he raised for 10 years, away because all of a sudden it wasn't okay to have the dog caused heart break for our whole family through a Ripple effect. My stepfather ended up leaving the condo, and leaving my mother because it was all just too hard on him. My mother passed away six days ago. And now we are faced with having to move out within a week because we have received notice of no dogs and a $100 fine. We cannot stay at this condo with rules changing all the time and I cannot just give my parents' dog away. We have a lease from the condo owner and now all of a sudden move our charge went from the ,$150 to $500. Additionally, this past Saturday, with the funeral arrangements still being made, we were told we would have to stay in the apartment for the extermination company or would be fined $50. Do not rent from a Pabcor Managed apartment or condo. I have lost my stepfather and mother due to the Ripple effects of this management company and now in the process of trying to move out within a week. read more

Had an apartment from them in Palatine and it was the worst place I've ever lived. The place seemed nice enough before we moved in, it was even newly renovated! Trouble started on the first day though. Our landlords weren't present on our move in day to give us the keys. They also weren't there when we moved out. In fact, I'm not even sure who our landlords were. A few weeks after we moved in we never saw our landlords again. Upon entering our new apartment, we found maybe a hundred dead bugs on the ground. I guess they didn't feel it necessary to clean them up. Turned out they were cockroaches, and they didn't get them all. A few weeks later they were back in force. We called management a few times and the exterminators came several times, but it really didn't make any difference. Neither management nor the exterminators seemed that interested in getting rid of them. So, we dealt with living with cockroaches for the whole year. I called and asked if we could break our lease just one month early, due to the fact we had roaches for the whole year, and Pabcor clearly knew about them before we moved in, and of course they said no. The best part, was when I get the remainder of my security deposit back, there was a note attached listing what was dirty, which included this gem 'Kitchen: Roaches'. There were a litany of other problems at my apartment: terrible laundry machines, never fixed maintenance requests, and the 'renovations' to our apartment turned out to be extremely shoddy, but the worst part was definitely living in RoachCity. read more

"Free heat, Free Garage Parking, Laundry on every floor." I Rent a unit right now, and the experience I had from day 1 has been a nightmare. I was given the Grand Tour before I decided to live here, everything looked great. Then I moved in... -Shower head didn't work, when you turn on the shower it was spaying all over the bathroom. - Turning on the water in the bathtub, when you pulled on it, came out of the wall, like seriously out of the wall, I could put my hand in the wall. -I had the Landlord come fix it, looked like a blind man did a tile/patch up job. He left white powder residue through the entire apartment, as if someone had a baby powder fight, not to mention I had the floors cleaned the day before. - I mentioned this to my landlord, and she pretty much told me it's not her problem. -Air vent fan in the kitchen sounded like an airplane and had to be replaced, when following up on that my landlord gave me an attitude about it, first of many times to come. The free heat advertised is definitely available, but given to you at its minimum. There is absolutely no insulation on the windows or around/near the air conditioning. Forcing you to feel comfortable only by wearing slippers and wrapping yourself in 3 blankets at all times because the floor is absolutely FREEZING. -Pipes used to give off heat were clogged and never reopened based on management probably never doing a maintenance check. Why it was so cold to begin with, but still no. Insulation and freezing floors. Pipes will leak and create a trail down the bedroom creating small puddles. -Landlord sent someone over to check out heat, after problem had been solved she told me next time I'd have to pay for the service call because she was charged for that, TURNS OUT SHE WASN'T... Free Garage Parking is available, but could be better. The garage door is unlocked at all times making it kind of pointless to have one in the first place. The space is so narrow if you make a wrong turn, you will definitely scrape up your car. Laundry is a joke. Multiple times I have been doing laundry, and half way through the wet cycle, the machine has turned off, making you carry your full load of soaking wet laundry up to the next floor to restart your load. I called the phone number on washing machine label, and they said since it's an electrical problem I need to call pabcor. I called Pabcor 3 times. Received a phone call back from the management yelling at me, saying this isn't an emergency don't call here as if it is, this isn't the number you call. This got me so aggravated, like dude it's not my fault the washing machine company told me to call you and you didn't answer the phone. Last but definitely not least, walls are insanely thin, you can hear a phone alarm in other units. read more

Pabcor took over our complex recently. We are very happy with their services. The staff is pleasant and helpful.

We think It's ridiculous when they allow hardwood floors in a unit and people have to live next to it, above it, and below it and put up with the tenant moving and sliding furniture around at 2 a.m. in a Pabcor Employee owned unit of Gary the property manager himself. So complaints will go absolutely nowhere regarding his tenant in this case because they're corrupt and you're left in a unit to suffer broken sleep till that person willingly moves out. I even spoke to someone who said that Gary hired a retired tenant Mon-Fri to do mopping, trash pick-up, be the contact person for emergency personnel on an on call basis for $250.00 a month. That breaks down to $8.33 a DAY ( $1.04 an hour ). Wow, nice management company. read more

I have lived in a Pabcor managed building in Chicago (just a few feet from Loyola University) for about 3 years now. It has been a very pleasant experience I must say. The unit was recently remodeled before I moved in and is very accommodating. The on site building manager is very nice and helpful. Although he can sometimes be a bit on the slow side to get things done, things always get done. I did not have parking when I first moved but they allowed me to use the guest parking until a space became available. I would recommend this company and building to anyone. read more

Utterly disgusted. Currently battling pest infestation (mice and cockroach). I have asked multiple times for the unit to be fumigated properly, but no luck. This is the worst apartment I have ever lived in. The place is infested with roaches and mice. The garbage is never cleared on time, specially on the weekends. Its embarrassing to invite anyone to the apartment, the place stinks. The maintenance requests are never attended to, until you call them at least 10 times. The management sucks, they simply do not care.The elevator is constantly under maintenance and the laundry machines frequently eat up coins and there is no way to get them back. I would give them 0 stars if possible. The apartment has insanely thin walls and people are always blasting their tvs and music. People in buildings next door are always yelling outside. Everything is always breaking like two doors don't even close shut. The laundry room has ONE machine working for the entire building. The other 3-4 are broken... like really? You can't use a microwave and AC unit at the same time or the fuse box will blow out. (This has happened 4 times) Pabcor has let the building know they would do work on it and I haven't seen them come in on the days they've said they'd fix it. Not once. It's a huge problem in our building and they seem so very unorganized to the point they don't care. I am never renting from this company again. They overcharge for an awful place. I'll admit, they fooled me from the beginning. I can't wait for the lease to be over so I can leave this place. Management is incredibly rude. No point in calling in, no one is ever by the phones to help. Leave a voicemail and they don't get back until you call more than once. Everything is just so unprofessional and so unorganized. I am quite shocked to see poor reviews. My experience with Pabcor Management has been great, the building and location were excellent. If I did not relocate to NYC this summer, I would have resigned my lease again and made it year 4 there. I lived in an older unit and then a newly remodeled over my time living there and it was wonderful. If there was ever an issue (rarely) management was on it right away to find the right solution. I have been on the Board of Directors of our condo complex (consisting of 10 buildings) before we selected Pabcor to represent us. We suffered, and I do mean suffered, through several other management companies (one of which advertises on a Chicago radio station. I laugh whenever I hear it played). One of our former management companies had allowed us only 20 hours of work per week including the handling of all the financial work involved in running this size of property. Basically, this left our property agent to walk around once a week and write a report that was distributed at our monthly meeting. Anything else that might have been required was either charged at an hourly rate or left until the next 20 hour period. Another company that we contracted to manage our property played revolving door with our 'designated' property manager. 6 managers in 4 months and nothing got done. On an older property such as ours we needed to have a commitment to the owners that our investment would be maintained and the property value increased. THANK GOD for Pabcor. We have undertaken many major projects from stabilizing and securing basement walls to incorporating a property wide flood control and drainage plan that has protected the homeowners property while eliminating the devastating property loss we had always had when the basements flooded. One year was $100,000 of the Association's money to remove garbage, clean, and sanitize the basements of all our buildings. We have 30 acres of property encompassing large green spaces that have been upgraded and improved by Pabcor utilizing hardy plantings that add value to the homeowners property while beautifying the property. Pabcor is thoroughly versed in our Association by-laws and rules and regulations that enable us to resolve issues with renters or tenants. Most of these issues would have been avoided if the homeowner had taken the time to review the rules and regulations with their renters. Regardless, Pabcor is very sensitive to the needs of everyone on the property. This is the only property management company that we've had that has sat with the Board and helped develop multi-year plans to maintain and improve the property and keep increasing the homeowners property value. Never ever would do any business with them! First of all, "newly remodeled apartments" leave much to be desired. Leaking ceiling in my bathroom my husband had to fix by himself, after waiting for 3 months for someone to get it fixed. Cockroaches in the kitchen & bathroom.My friend, who's living in the same building is having bugs in her carpet, & guess what, no one is doing anything to get rid of them. The other neighbor's apartment upstairs was robbed, so nothing is done to keep the tenants secure. And to all that , I didn't get my deposit back, when I moved out, and no one even would listen to your explanations.... read more

I live in a pabcor managed building and have had many issues with management. Over the winter, pipes were bursting in the building and flooding the downstairs units. When management was called they informed me that the plumber was ill and could not come out until the following day. After many persistant phone calls they finally came out to fix the problem. Unfortunately the water was seeping in from the unit next door and my unit also flooded. When the same occured to the people across the hall at 7 pm a week later we could not get a hold of management at all. The fire department had to be called to try and cut the water off. Three times this winter I lost heat in my unit and when management was called, it took three days to get the problem fixed. No one would return a phone call. After a lot of calling, and serious threats to fix the situation, which was not in my unit,it finally got fixed. Also my building is "sinking" the floors have dropped (2 " gap between walls and floor) Hey don't worry about that it's not an issue! I wish they would take some of the "special assesment" money and fix something. Yep shelled out for that every year I have lived here. read more

Pabcor management of Prospect Heights, IL is the worst management company ever to deal with. I have lived in this condo they manage for 7 years. This is the third management company that the association has hired and they worst! I have had water damage and called 5 different times to have it fixed and 3 years later I am still waiting. I do get rude, unprofessional remarks when Barry calls me back. He is so lazy and defends himself by being a jerk. Being "hated" by all other owners is really a sad thing Barry not a good thing. (in case you are reading this). I had water damage as welll about 5 years ago and they contractor they brought in managed to cause another 2,000 in damages to my ceiling. Great job! I have been without heat for two days and Barry is wondering who is gonna pay for the damages. No one ever came to assess. Is he a psychic? How does he know what is wrong with the heating system. Overall, they stink and if you are looking to buy a condo that is managed by Pabcor Management, don't!!! you will be sorry! read more
