I rented at 839 Mulford from December 2019 until May 2021. The apartment was nice and well-kept. Wherever maintenance issues came up, they were fixed promptly. However Ciddy was one of the most horrific, incompetent, and rude property managers I've ever dealt with. I have worked in real estate for over a decade, am also a property manager. After I fell in the parking lot and injured myself because of an issue with the building that I had informed them of long before the fall, the treatment I received became very different. They nicked and dimed my hospital bill and threw an NDA in my face when I went to collect the check. When my car was stuck in the parking lot during a snowstorm, she refused to call maintenance to help me and as a result, my car was damaged. When I mentioned that the issue causing my fall hadn't been resolved, i received no response for 3 weeks. Then I was informed they were not renewing my lease. Living here was fine, but moving out was hell and for that reason I would never rent from this agency again. During my 1-year lease, there was quite a bit of turnover in onsite property managers (three to be exact). I had minor issues with a malfunctioning dryer or it being too cold in my residence because the radiator wasn't turning on, but those were the least of my problems and were typically resolved in a timely manner. Towards the last 2 months of my lease ending, communication was especially lacking. I was informed 24 hours ahead of a showing of my apartment. Unfortunately, I was out of town for work that weekend and could not make it back to clean up my apartment. I informed the property manager, but she could've cared less, she showed my apartment anyway. If you are a person who has experienced a break-in as I have, it's close to the same feeling-- a violation of your privacy. After discussing the disappointment in showing my apartment in its condition, Kasey responded with "In your lease, we only have to give you two hours notice." They continued showings for the next 5 weeks (approx. 26 showings). I guess the first prospective tenants couldn't appreciate the beauty of my messy apartment. Between the multiple showings, a move out inspection 3 weeks prior to move out (where do they do that at?), two visits to check and see if they had the correct keys for the locks on my doors, and another visit from maintenance wanting to touch up my apartment 2 days before I moved out, I had more unexpected visits than I've ever had in my entire 10+ years of renting. I felt comfortable living in the apartment in the beginning, but in the end I felt as though I was not deserving of privacy or adequate communication from management. They would do better to ensure confirmation from tenants that their emails regarding communication are received. Sometimes, it's not enough to just send an email (or automated email). A little follow-up would go a long way. read more

Truly a deplorable management company ran by incompetent staff. My partner and I rented a unit at 230 Elmwood Ave in Evanston IL from Meltzer Realty in 2017/18. We paid our rent on time and paid attention to being considerate of the property and our fellow tenants, however the other tenants didn't share our values. It should've been a warning that the day we were to move in, the apartment was left in a disgusting state with bolts sticking out of the walls and ceiling, dirt on everything and rotten food in the fridge and pantry. The second warning should've been that they require a non-refundable "move-in fee" as opposed to a security deposit which means that the renters are usually transient and have no vested interest in keeping their units and the property in general, maintained. I should've listened to my instincts; when some of our fellow tenants weren't polluting the stairwells with cigarette or pot smoke, they were using the back stairwell for "business" purposes and urinating in the stairwell. The police were frequent visitors to our building. The property was poorly maintained. In 2020, melting ice along a gutter pipe leaked through the abutting walls into our unit and the units above and below. Meltzer never came to inspect the damage and as a result, mold grew all along the affected area. Garbage was often overflowing or just thrown on the ground. The laundry facilities smelled like ooen sewer. After sending numerous emails to Ciddy at Meltzer Realty, we were either met with indifference, hostility or just inaction. We finally moved out, but not before Meltzer Realty refused to return a $1500 deposit that was supposed to have been routed to the new apartment but accidentally was routed to Meltzer. A deposit they legally have no right to keep. If you plan on renting from Meltzer, become very familiar with any and all tenants rights advocacy organizations that are at your disposal. They don't appear to do soft background checks on their tenants so they aren't held to any standard. Then, buy a mold detection device and put one in every room. One positive: the maintenance staff was very responsive and would typically fix things in a timely manner. read more

I lived on Grove Ave for 3 years and didn't have any major problems with the apartment or with management. During my time, there were 3 changeovers of Property Managers but each was very communicative and easy to work with. Service issues are resolved very quickly, as the maintenance crew is absolutely fantastic. The resident portal provides a way to document and request for service but for the quickest response, you must call the non-emergency service line to relay that information personally. Having just moved out, I can say that Ciddy was a great property manager to assist me with the process. I was informed of what to expect and she made the whole endeavor hassle free. Regarding showings of my apartment before moving out, I made sure to tidy up and received prompt notifications on when such showings were to take place days in advance. I would definitely recommend this company, the location and price are great! read more

We lived at 6606 W. Windsor Ave in Berwyn for 4 years. Since Meltzer took over about 2 years ago, the decline in management/communication/service was rapid and immediately noticeable. Our fridge stopped working in summer 2019 (it no longer kept contents cold), and it took them just over a MONTH to get it replaced. Then they tried to get US to pay for the $60 "installation fee." Of the 2 coin-operated dryers in the basement, only 1 works properly; the other one must be jerry-rigged with a chair to even close (super, super ghetto). They started charging $25 monthly for parking in the overly cramped lot here, but if someone parks in your paid-for space, they don't assist you in any way to get them moved or towed (that's YOUR problem). We are thankfully in the process of moving out now, and they have made this as difficult as possible as well. They contact us at 7/8 pm Friday night to try to schedule a viewing for this unit Saturday morning, citing a "2 hour notice" when it clearly states in the lease they MUST give 24 hours notice. Thank god we have a lawyer! We cannot get out of here fast enough! read more

The common areas were cleaned regularly and we never had a problem with prompt services and communication when any sort of issue arrived. I have been a tenant at a property managed by Meltzer Real Estate for 10 years and they have been the best landlord / property management company I have ever dealt with - and at 72, I've dealt with a few. First of all, they are responsive to communications regarding service issues or any other questions. They have an easy to use portal where you can open a service ticket and pay rent. Kasey Barnard, the manager for my building, has been wonderful to deal with. Always responsive and great at seeing that things happen when they are supposed to. Several years ago, my refrigerator died. Two days later, ABT delivered a new fridge and took the old one away. It was brand new, not referbushed as I once experienced at a prior rental. I'm sorry to be moving but need a much larger apartment. One other thing... Resident turnover is very low. In my 6-unit building, 4 of the neighbors have been here more than 5 years. Where do I begin! This place is the worst and Kasey is very rude. My lease agent Ashley has been the only helpful one and she is the best. Now, back to what happen. I looked at the place I was interested in and I wanted to move forward. I filled out the application and paid the $50 fee. I sent in all the pay stubs and what ever they needed. Kasey replied via email to have my fiancé fill out the application and pay the $50 as well. Before I did that I called her and asked if everything on my application looked good and was I approved and she said yes but we need to have your fiancé fill it out now as well. So, we paid another $50 and sent in her paystubs, which was not even needed as I fulfilled the income requirements, but we sent it all in. The next day I was told everything was good and approved so I would be getting a lease and must pay the first months rent. Once I received that day it was signed, returned, and rent paid. Two days later I received an email from Kasey, not a phone call but an email that stated they cannot approve my application any longer because the just noticed after further review I have a felony charge from 9.5 years ago! I immediately called her and spoke to her and I said you told me I passed everything and was approved.. All she said I am sorry I missed it.. I then explained to her me and my fiancé already gave our landlords notice we are leaving and because July 1st is a busy moving day we had to put a deposit on the movers. Her reply was "well you can dispute it with your credit card" REALLY!!?? This is not there fault I told her! She then said I lied on my application by answering NO to the question if I ever been convicted/guilty of a felony. I did answer no but as I told her I thought it stated with in the last 6 years like all the other applications I was filling out stated, but as it turns out I did not read it clearly or correct so that's my fault. But as I tried to explain that she did not want to hear it and said I lied so they are canceling the lease. She then started to say she also can not confirm my history from my landlord previous to my current one of 5 years. My previous landlord is from 6 years ago and lived in North Carolina and I rented her house in Chicago. Once I moved she sold it and I had no reason to keep in touch with her. The last number I had I supplied and no longer valid for her. When I tried to say who keeps in contact with a landlord from 6 years ago to be sure we have up to date contact info she stated that my current landlord of 5 years is not good enough because he could want me to leave and lie to them!! REALLY!!?!?? If my current landlord wanted to get rid of me he would not renew my lease every year!! At this point Kasey was just coming up with anything she could to cancel my lease. She called me a liar and would not listen to a word!! Keep in mind I signed the lease and paid $2245 for my first month already!! Kasey discriminates and handled very unprofessional!! My advice is stay away from such a company that tolerates such behavior from employees. Such a joke! A felony charge from 9.5 years ago and because I answered the question wrong because I thought it said in last 6 years like all the other apps I filled out! Kasey made this into some huge ordeal and cancelled my lease for my family's new home because she wants to assume I lied when I read wrong and she just did not therally do her job. But everyone reading this ask yourself this.. Was her actions proper in this situation? I had rented an apt with this so called real estate company for a year. My return deposit was taken up by cleaning and painting fees! Who takes out a deposit for painting and cleaning?? The place did not need painting and I DID clean the apt before I left. I have tried twice to contact management and no one has gotten back to me. What a dirty move! Painting is usually done as a courtesy to the next tenant, yet I am charged for it! This is the last straw after dealing with such a jerk. I was scheduled for a viewing of 1925 Grove Ave - 309, Berwyn, IL 03-28-17 at 6:30p. I confirmed through email that I was still coming to view the apartment. I work/live in Tinley Park, IL. I work from 8:30a-5p. Once I got off, I went straight to the address given to me. Unfortunately, due to the rain and traffic, I was running late. I called the only number I had currently 773.790.4004 and left a voicemail stating I was going to be late. I arrived at 6:40p. There was nobody present and the office was closed. I checked my phone and I received a text message from Aya at 6:03p asking if I was still coming to the apartment. However, that was during time I was driving and you should not text and drive and also business should not be done via text message. I called the number for Aya and there was no answer. I texted her back and told her I was here and told her I called the only number I had to state that I was running late. Her exact words were "Okay, well your appointment was set for 6:30p. I didn't hear a response from you when I texted about 50 minutes ago. So I'm sorry but you'll have to reschedule." I am very disappointed in the way you all handle business. I will not reschedule because this can happen again because of where I work and live. I do not recommend this real estate to anyone. You cannot talk to the person directly. Nobody will call you back nor can you give a feedback. This place is unprofessional especially by during business by via text message and not answering the phone. Be mindful of the practices of this Property management Co. They are dishonest, greedy, and they misrepresent themselves. They will tell you can take cosigners and if you have the minimum credit score, then you should be fine. You give $100, then they make a hard inquiry on your credit which lowers it, just to turn you down for the Apt. This happened to me, I was VERY honest about my situation. I have a great job, but a lower than GREAT credit score, however it is considered GOOD. However, I told the lying agent that if that would not suffice, I could easily get a co signer who has extremely high credit rating to sign. Not only that, I offered to pay six months rent up front!!! Yes, I am to save, because I am very responsible. After explaining this to the agent, she said, "No problem, we take co signers!! I'm thinking great! She takes the application from me with my cosigner and my $100 app fee and two days later, calls to tell me I was denied". I'm was dumbfounded!!! How much more does a person have to do to get an apartment for Goodness Sake? I can't fathom the actual reason for this happening except for some sort of fraud. When an agent tells you to go ahead and apply fter you were so honest with them and then shows you the apartment, then denies you, for RISK. In fact, I actually am a Zero risk renter. Along with my cosigner who was willing to absord any risk, I offered to pay six months rent up front. But the answer was no.
