    "Our intent has always been to build you a home that is in accordance with the design and quality standards outlined in the Purchase Agreement..." That is part of the last message I'd received from them after deciding that it would be better for me to lose 15 months and $15K than to spend $400K+ on a home that I simply did not trust. So why was I so willing to lose all of that time and money? 1. This company cuts too many corners (literally and figuratively) for my liking. My suspicions really started to kick into high gear when I saw the frame and how badly it was constructed, including the materials used. This company uses finger-jointed boards (photos provided) and, as I've since learned, these are A LOT cheaper than typical straight boards. While they may be structurally sound, one of the drawbacks to using these is that the walls in the home may not be straight. Again: the walls in the home may. not. be. straight. And on that note... 2. During my final walkthrough with their team, I pointed out that 5 walls are indeed -- shocker -- not straight. So unless convex and concave walls are a new design feature that I'm not aware of, then something (and not just the walls) went seriously awry. The kicker came when, during that final walkthrough meeting, I was informed one wall "...can't be straightened" due to my crazy decision to have a water softening loop installed. I know: silly me. (Side note: at the conclusion of that conversation I was told that -- no lie -- the walls in their model homes, "...probably aren't straight, either." Ummmm...that's not a flex, my guy. Was that really supposed to make things better? You'd basically just admitted to me that ALL of your work is sub-par. Yay?) (Side note to the side note: you've gotta love it when a company tries to gaslight you into thinking shoddy work is somehow "perfectly fine" and that you're the crazy one for expecting the walls in your BRAND NEW home to actually be straight...) 3. The crews they hire are butchers. Every single time I went to check on the progress of the house I'd wind up coming across something that was, either, measured wrong, cut wrong, or quite probably both. Every single time I'd pointed this out to my salesman I was told that they'd "fix it". I'd honestly heard those two words so often that I'm convinced that they should just print them on the back of their business cards. From the cabinets, to the walls, to the electrical outlets, to the garage door, to the leak that flooded a wall, their crews are incredibly adept at haphazardly throwing your house together in ways that are incredibly problematic. But hey, good news because: "We'll fix it" And, mind you, many "fixes" often involved simply applying caulk (photo provided), presumably so they can stay in compliance with the contract. (See issue #1.) 4. The leak. I was TWO WEEKS away from closing when, during one of my many (MANY!) checks, I walked into the home to discover that there was standing water on the 2nd floor balcony and it was draining into the wall below. And into the garage. They've been persistent with the idea that one of their crew members accidentally cut into the weatherproofing (see #3), and I'll just have to take their word for it. That leak was my proverbial last straw... ("We'll fix it!") So if these are "...in accordance with the design and quality standards [as] outlined in the Purchase Agreement..." then I'm 100% convinced that I was right in cutting my losses. I'll never do business with this company again, nor will I even consider buying a home built by them. Too many issues, too many headaches, too much lost trust, and too much peace of mind decimated. ...and there's just no fixing those.

    DO NOT BUY A PACESETTER HOME. I've had nothing but problems since day 1 of moving into a brand new build. They messed up the electrical wiring behind the walls so I'm not able to run wires behind the tv... They left a hole under the cabinet where my cat was able to climb in and had to call the fire department after he got trapped in there. There are nails under the carpet in the master bedroom... They put a nail through one of the water pipes during building and one day I came home to a flooded bathroom. They tore the walls down to the studs and it's taking MONTHS to fix. The walls were at 99.9% moisture with mold growing for a week and they told me "this isn't an emergency... we'll get back to you" the builder isn't answering the phone anymore and I'm stuck with a ruined house. 0/10 do not recommend, think again before you waste your hard earned money on this garbage.

    The builder sent out an engineer to re-inspect and this engineer told me that the issue is due to not watering evenly. Ok, if that's the case, why don't my neighbors have these issues because their side yards get the same amount as mine. This gentleman also told me that the " crack spanning the width of my home is 'not that bad' and if I even out the watering, it'll be fine. He took (maybe) 3 photos and was not paying attention when I was pointing out the damages to my walls, siding, floors, and doors that no longer close. Finally, he told me to 'fill the crack with caulking' and did not recommend doing a foundation repair because it won't help the situation. Where do they find these people? I am not an engineer but anyone in their right mind can understand that it's just insane to fill an " crack with caulking and water the yard hoping that it'll just magically repair itself. It's just another example of how this builder and their warranty company will do and say anything to shift blame and minimize their responsibility. The damages continue to get worse. UPDATE TO THE UPDATE: I found the features sheet that I was handed when I was thinking of purchasing the home. It states..."10 year residential warranty for peace of mind" and other wonderful-sounding things that have turned out to be complete lies.

    My wife and I incurred $8000 of damage to our home in the Saddle Creek, Georgetown community within 48 hours after closing due to a misplaced, unprotected pex line (high pressure plumbing pipe) installed by Pacesetter. We were given two non-functioning numbers for the warranty company to call in the event of an emergency. After seven days of attempting to contact Pacesetter to resolve the issue, we were laughed at and told "you got unlucky". If you are looking for a builder that will communicate effectively, perform a satisfactory job of construction and act with integrity when faced with their wrongdoing, build with anyone besides Pacesetter. Our realtor is already turning potential clients away from Pacesetter because of how my wife and I have been treated by their sales representatives and project managers. During building, we made it abundantly clear that we would like a 3rd party inspector for the pre-drywall components of our home, a precaution that could have prevented the damage all-together. We were assured by our sales representative, Amber Rees, and pre-drywall project manager, Dan Schoenfeldt, that we would be told when that opportunity would arise and when we could send an inspector out. Unfortunately, that communication never occurred from Pacesetter and we were denied a 3rd party pre-drywall inspector The damage occurred when anchoring a 1" screw into a wall stud, something every homeowner should be able to do without fear of hitting plumbing. Unfortunately, Pacesetter's shoddy craftsmanship allowed the pex line to be "pinned" between the drywall and wall stud and the line immediately shot pressurized hot water into our home. We were lucky that nobody was seriously burned/injured. Multiple people within the profession of homebuilding have seen photos of the pipe placement and provided written testimony of the negligent placement of the pex line. Upon removal of the drywall in the water damaged areas, we found several more places where pex line is not properly secured away from the drywall. I have absolutely no faith in the craftsmanship and reliability of the plumbing and installation of the pre-drywall components conducted by Pacesetter and Dan Schoenfeldt and Jason Cearley (project managers) Over a week after the damage occurred, Pacesetter's construction manager of North Austin, Patrick Durbin came by my home to see the damage. I showed him the damaged pipe and areas of the home where pex line was improperly installed. He adamantly denied any wrongdoing on behalf of Pacesetter and insisted I was just "unlucky". His visit was entirely unhelpful, slightly insulting, and only wasted time in perusing a resolution. Do not build with Pacesetter homes under any circumstances. Pacesetter will rush their construction to close on your home, perform shoddy work, refuse to allow proper inspections to take place, then laugh in your face when your home is damaged as a result of their negligent craftsmanship.

    Over one year after closing and the carport is still not stable and the steel is not properly protected for exterior conditions.

    I purchased a Pacesetter home in Whisper Valley, a public-private venture between the developer (Taurus) and the City of Austin. It has turned out to be one of my largest regrets due to the poor construction quality. Pacesetter lied to get through closing and is not fixing problems it should fix. Examples: 1) Concrete issues, including the walkway from the carport to the back door, the back porch, the driveway, and the foundation on the back part of the house. The ground is sinking in around my house. The concrete is already crumbling, and getting worse. 2) Badly damaged carport. It was leaning towards the adjacent carport. Now it is in direct contact and getting worse. The ground around the carport is sinking in. The water is not draining and some type of algae is growing. 3) Water is collecting in the horizontal sliding window. The contractor claims this is normal and refuses to fix it. This is not normal. 4) Doors had knots and rough patches, and were warped and/or poorly painted. There were missing door stops and catches, and rusted hardware. Some of the door frames were so damaged that they tried to hide it with putty. 5) Pacesetter didn't properly install and protect the Google Fiber conduit. It was not considered a priority so I had no TV or Internet. I was finally able to get it expedited but it shouldn't have been a problem in the first place. 6) I have been overrun by insects and pests. Spiders crawl all over my car. The exterior doors are not properly sealed so lots of bugs get into my home. One of my neighbors even found a rodent in her toilet. 7) Toilet paper holders fall off the cabinets and we have been hit in the head by falling shower rods. The exterior vents are constantly clanging. I was told by ProHome to buy and install new vents because what Pacesetter installs is cheap. 8) There are no lights on the back of my house. The ground is uneven and Pacesetter just threw sod on top of it and called it finish grade. This is a safety hazard for walking and encourages crime. Pacesetter and ProHome said I have to pay an electrician to provide wiring on a BRAND NEW home for an HOA-approved exterior light so I can see to safely get from my parked car into my house. REALLY? 9) There is no gate from the front yard to the back. Service people have to either trudge through my house or drive around the block. 10) I have to either buy HOA-approved trash cubbies and somehow get them to my house or put the trash/recycling cans in my back yard where they kill the grass, block the sprinklers, take up valuable real estate, and invite pests to my property. Plus I have to step in mud to fill and move the cans. Why couldn't they build bins into the exterior side of the fence? 11) The sprinkler system is not properly calibrated and they haven't shown me how it works or labelled the zones. One of the heads is buried under sod. No one can find it. 12) The trash/recycling service (Republic) overcharged every home owner and provides lousy services. 13) The alley is improperly graded and standing water breeds mosquitoes and other things, including algae. 14) The builder never called in the final inspection for my photovoltaic panels. I asked for a specific day and time for the inspection. I was told someone would get in touch with me but to date no one has. 15) The HOA is completely run by the developer with token resident input. 16) Pacesetter construction workers sometimes blare loud music, and do construction before 7:00 a.m. and continue after 7:00 p.m. I even saw them working on roof framing in the dark, using cell phone lights. It's no wonder the construction quality is so shoddy. 17) My back gate does not properly function, and the gate of the house next to me is broken and bangs day and night. My neighbors and I are constantly finding new problems that are being ignored or minimized by Taurus, Pacesetter, and ProHome. The homes in this community by Pacesetter do not reflect the expected quality for the money being asked for them. Update: It has been one year since I purchased my Pacesetter home at Whisper Valley. They still haven't fixed all the issues and more problems have surfaced. Not only am I disappointed with Pacesetter, but also the developer Taurus, and EcoSmart Solutions.

He is very giving of his time, knowledge, and is the most collaborative of the 3 Architects we have used on the 2 other custom homes we have built. As an example, even before we signed a contract he made multiple site visits to give us his friendly professional insight about several lots we were considering before we selected the property we ultimately purchased. He was extremely accommodating and friendly throughout the entire process. Collaboration is his priority from the beginning and he made it very convenient through the use of screen share as we designed the home together. We were really impressed with the architectural 3D model that Daniel created. It was amazing that we were able to have a computer-generated 3D model to visualize the complete exterior as well as the outdoor entertaining, outdoor kitchen, and the pool and spa area. We were able to have the majority of our meetings in the evenings after we got off work and we even did a screen share to collaborate on our laptop while we were out of town visiting family. Not only is he extremely knowledgeable about both the architectural and contractual aspects of building, but he seems to have a great instinct for what the client is looking achieve. He also had the desire to study alternatives and create several layouts that might make the most sense for the lifestyle we described. Our custom home is amazing and we would definitely recommend him to our friends. We enjoyed the process of the architectural design of our custom home and even more surprisingly we enjoyed the building process that is often stressful. Instrumental in our smooth building process was Daniel's custom home building budget that he accurately laid out from the beginning giving us many options and associated costs. Daniel's project management and selection of the builder really took confusion out of the process and stress off of our lap. Other critical details that made build successful was his guidance and assistance with the interior design, kitchen, and bath design, and selection of all of our interior finishes and fixtures. Our kitchen and bathrooms really stand out with exceptional design and we are very grateful for that. All in all the 3% that he charged to be a complete steward of our project was an easy decision. We will definitely be using him in the future and so will our friends that are very impressed with our the result as well as our highly detailed and accurate design and building process.

Classic bait and switch they tell you all the nice stuff in the model home and as soon as you have signed your lease you're stuck with a house that was put together poorly by people who probably are not American citizens and refuse to follow American laws. They promised me that they had a no music policy on their job sites they have music blaring out here every day so loud that it will come in through my bathroom water pipes not just my windows. I can't escape these people during Covid. They are horrible neighbors. These jobsites have people on them 24 hours a day. I have caught people working in the middle of the night, the police have taken away people that seemed to be living in the incomplete houses on these jobsites. They have no policies for their staff because most of the people they hire or temporary workers. Not only does the "construction manager" not even speak to these people he doesn't even visit the job sites. I had to report code violations on my job site the continued after I moved in. Perry Homes construction offices and their workers have been using these houses as Porta potty's and Perry homes has not been ordering Porta potty's to the job sites. Code enforcement had to get involved and now bc of me there are Porta potties on these jobsites. They were going to have these Covid regulations without even sinks for these people. They were supposed to end business when the first lockdown happened they had workers still out here and I had to call them and ask them how these people were supposed to wash their hands when there wasn't even a porta potty on the job site. They told me they were following social distancing and using handwashing procedures. How could they wash their hands in a non-existing Porta potty? Well the answer is they're washing their hands in your house buddy. There was feces and pubic hair in one of the bathrooms of my home when I moved in. I don't even have the time to write all the different code violations lies miss handling's and miss deeds of this company. I've been dealing with them for six months and they've been promising if they were going to turn this music off and they have not. The next thing I'm gonna do is speak with a lawyer.

He stayed in contact with us every day of our project, coordinated everything with the individuals teams that were doing the work (tile, paint, drywall, electrician, etc) and it was an incredibly smooth process. The Teamwork crew was some of the hardest working people we've ever had work on our house. They made this process worth every minute and penny. The price was very fair and the quality of work was top notch. Luce, was also on our team and worked incredibly hard for us. Between Avi and Luce we couldn't have accomplished this project and we are so grateful. We will use Teamwork again in the future and will request Avi again personally!

The team appeared comfortable working on bathroom renovations; however, the shower diverter was not installed correctly, which caused the handle to be improperly aligned. We later hired a licensed plumber to inspect and correct the issue. Overall, the quality of work did not meet our expectations. Some aspects of the workmanship appeared rushed, and based on our experience, I would recommend exercising caution with detail-oriented tasks such as wood staining, drywall, painting, or door hardware installation. This project did not go as smoothly as anticipated, and I would not choose to work with this company again.
