    TL:DR: Brohn is disorganized & deceitful. They will not hesitate to drop you even months after the papers have been signed. There are far better options out there and Austinites deserve better. I'm going to attempt to keep this short but I could go on and on about why you should avoid Brohn like the plague (no COVID joke intended). Essentially, we were 2 months into our contract w/ money down and building begun. We asked for an inspection, they got annoyed and dropped us. Our exact house (some lot, plan, and exact upgrades) was listed w/in hours for close to $20K more than our contract price. You tell me what happened there. Before you ask: yes, this is legal. It's written into the contract that they can drop you for no reason w/ just a $500 penalty. Is it right? Obviously not. But clearly "doing the right thing" is not what matters to Brohn. If you're in the Austin housing market right now, I don't have to tell you that $500 means nothing compared to the 2.5 months we were off the market since prices had gone up a ton. From day 1, when I walked into Anne Ford's office, she was rude and dismissive. Her desk looked like a tornado had come through. When we left, I said to my hubby "I like the place but Anne seemed so disorganized. But she's just sales so I'm sure it'll be fine in the long run." Come to find out, I was very wrong. It was near impossible to talk to anyone but Anne, even during the build. We asked multiple times to have at least 1 other contact at the company since Anne was usually annoyed with our questions and often gave conflicting information. It was like she was offended when I came to meetings prepared, waving away my questions and making snide remarks about my folder. Truth of the matter was, I felt like I needed to keep things organized or something would go wrong. For us, this was a big purchase and she did not seem willing or able to get things done correctly. As you can imagine, we didn't have much confidence in the people or the process. So, as many realtors and past buyers had recommended, we asked to get outside inspections done at 3 key points - the first was before the foundation was poured. This, my friends, did NOT go over well. I can't tell you the amount of pushback we got. First, they told us we only had 1 day on which the inspection could be done but they wouldn't tell us what day until near COB the day before. Then, they couldn't release the site plans because they're proprietary. (Shouldn't we be able to have the plans for our own house? How is the inspector supposed to inspect without site plans?) This was the point where Anne decided we were too much hassle and they could make more money with a different buyer. When corporate called my husband to cancel the contact, they had contempt and vitriol in their voice. They verbally accosted him, spouting accusations that were flat out false, all on Anne's word. It was like being in the twilight zone. The craziest part (I think) was that this was the first time we had talked to anyone else in the company but Anne. Our realtor, who has been working in the Austin housing market for over 30 years, was floored. He's still floored and advises his clients to avoid Brohn/Waterloo. Canceling our contract was the first time Brohn had ever done something efficiently. The speed with which they did it makes me believe that they do this often enough that they have the process down pat. When we had already signed a contract, put almost $10K down, spent over 50 hours making design choices, announced it on all the socials, picked the nursery, spent 2 months planning furniture, and even had our dog pee on the land, we were so sad to have lost our house. We almost didn't try again. The truth of the matter is, we put up with the poor treatment and disorganization for so long because we thought that's just how it was since it's such a competitive market and we don't have any point of comparison since this is our first house. Now that we're with another builder, it's a night-and-day difference. They sat down and went through contracts with us and patiently answered questions, they were more than happy to work with us on getting additional inspections (which we don't feel like we need b/c we trust them), and we've talked to multiple people at the company. It's almost like we left an abusive relationship and now we're with someone who actually has a soul and we're still always a little on edge that something might go wrong. (Review to come on the new builder/community when we're done.) Ok, so I didn't keep it short. Thing is, I left out so many details but I think you get the picture here.     Buyer Beware! Brohn homes have a cause in their contract that says they can cancel your contract without a reason and sell your house to another buyer .That's what they did to me. I started building my home at Double Eagle Ranch in Cedar Creek Tx in September and for 7 months was strung along to believe that we were weeks away from closing. I was getting excited. I planned , I bought furniture , they would call every week and say come look at your house and I never ever imagined that this builder would cancel my contract because I asked a question about a modification. An Unprofessional woman from Brohn homes , Jamie Lieberman called me in a nonprofessional manner and said you are never gonna to be happy and we don't want to do business with you. She would not let me get a word in edgewise and called me at work. Soon after , I got the news , Brohn canceled my contract to make a 120 Thousand dollars on my house by selling it three days later to someone else. We are in a housing crisis in Austin .We tried writing letters and calling but they never returned phone calls or emails back to try to reconcile. I invested my time, my trust and money into this company Brohn Home builders are non ethical, and non professional and I would never ever ever do business with them again! It was an awful experience.

    Not surprisingly, they are selling the house for 376k now after cancelling my contract at 305k. Do you want to retract your blatant lie about not canceling contracts so you can make extra money? You are all despicable.

    Un-repaired hole in wall from leak

    WARNING: Do NOT buy a home built by this company! Less than a year after moving into our home, we found a leak. The builders had put a nail straight through one of our water lines, and when the nail rusted, water began leaking, which, eventually caused mold to grow behind out cabinets and refrigerator. They had a plumber come out and take out all the dry wall, that was now wet, and one of our cabinets to find out where the leak was coming from. When they did this, they found that another nail had been shot into an electric wire near our outlet. They told us to wait a couple of days for the wood to dry; meanwhile, they left a super loud industrial fan and a dehumidifier on in our home so that it would dry faster, but since they came on Thursday (they were supposed to come on Wednesday), knowing that it would take 2 full days to dry, we had to wait until the weekend was over for them to come back to fix the giant hole in our wall. When they came back, they decided that it wasn't dry enough, so we had to leave town for a week because we have an infant , and the mold was making us all sick. A week later, they told us they would be out to fix our home on Tuesday, but they only sent 1 guy out to tell us that the wood was dry. He told us they would come back the next day to fix the wall and put our cabinets back, but they never came. We have been out of our home for a week and a half now waiting on them to fix a job that should have been done correctly the first time. Also, we spoke to a few of our neighbors about this who told us they were having the same plumbing issues. This company does not care about the quality of the build. They only care about how quickly they can build houses without thinking about the consequences it will have on the families that move into them. They have no regard for our time or money. Be careful who you trust to build your home. More issues with the home: 1. The grout was not made at the correct concentration and comes up when I vacuum causing holes in the grout all over the floor. 2. The tiles are not flush- I stub my toes on them all the time and it is hard to push my baby's high chair around the house. Also, it makes it difficult for my baby to walk around. 3. Door hinges have come off. 4. The shower door is not sealed, so water gets all over the floor every time we shower.

    I've helped many of my friends that are moving here tour different builders...and I have to say, Brohn is seriously the best! Sometimes they have issues keeping the construction clean around the neighborhood but anytime I've ever had issues - they immediately address and fix the problem. Fortunately, the problems are only around the neighborhood and will be gone once the neighborhood is done. The issues my friends are having are with the actual houses from other builders! My friends have built with DR Horton and GTO Homes and have the worst issues with their homes and their builders could care less! Their teams are extremely lazy. Brohn actually cares about you once you buy your home. We are buying a few more houses this year and definitely will be trying to stay with Brohn as our builder! My only constructive criticism for Brohn is: 1. When your team is selecting cabinet and counters for a home, don't mix warm and cool tones. I'm a designer and it drives me crazy that my bathrooms are brown and my kitchen is beautifully gray and white. 2. Please please make the master showers bigger. My house is huge but my shower is teeny tiny! Keep up the great work guys!

Gary and his team took our house down to the studs, destroyed and rebuilt the back 1/3 of the house to replace a crappy patio foundation that had been closed in at some point by previous owners, and added a second level. From the get-go, we had a stellar experience with Gary. During our introductory meeting, he spent as much time as we needed talking with us about our project, his process, and the way he does business, and did an exceptional job of setting our expectations up front. His ballpark estimate was right in line with the other bid we obtained, which immediately gave us confidence in his estimating. We signed with him without hesitation. About a month before the project was set to start, I realized I had completely lost my mind ... it was a *terrible* idea to move out of my home for 7 months. I was too chicken to call Gary on the phone, so I sent him an email telling him that I thought we should delay the project for at least 6 months because I just couldn't deal with it. Like the best therapist, Gary listened with compassion and then broke down my monumental, paralyzing mountain of stuff that had to be accomplished into its most basic elements. "I know it doesn't feel like it, but you're almost done with the hard work," he told us. He sent a list of what we needed to do, with deadlines (this is something he did countless times during the project, which was great!), and helped me get a grip. Much to my husband's relief, the project proceeded as planned. Did I mention that we expected to be out of our home for 7 months? Gary finished almost 2 months early. How? In my opinion, it's because he respects and watches out for his subs, and they return the favor by moving mountains to get stuff done for him. It was truly a joy to watch -- at one point during the project, one of our neighbors remarked that there were almost always people at our house, and they were *always* working. Speaking of our neighbors, living next to a project like ours can be a nightmare. Gary walked the neighborhood before the project started, talked with our neighbors about what to expect, and left letters with each neighbor with his personal contact information. I know of two times during the project when neighbors had complaints ... in both cases, Gary immediately -- and very diplomatically -- addressed them. Now that we're back in our gorgeous "new" home and we've paid the last bill, Gary's level of service hasn't faltered a bit. We've reached out to him with a couple questions and issues, and he has responded immediately, reached out to subs or vendors as necessary, and obtained exactly the "fixes" we believe are necessary - at no cost to us. The workmanship throughout our home is absolutely gorgeous, and the materials are of excellent quality and exactly as specified by us and our architect. He even added a number of "Gary-isms," such as rebuilding a fence for us (not in the contract -- we had planned to have him reinstall the old fence) because it faces the street and the old fence would have looked terrible against our shiny house. I can't recommend Gary and Urban Home Builders enough.

He is very giving of his time, knowledge, and is the most collaborative of the 3 Architects we have used on the 2 other custom homes we have built. As an example, even before we signed a contract he made multiple site visits to give us his friendly professional insight about several lots we were considering before we selected the property we ultimately purchased. He was extremely accommodating and friendly throughout the entire process. Collaboration is his priority from the beginning and he made it very convenient through the use of screen share as we designed the home together. We were really impressed with the architectural 3D model that Daniel created. It was amazing that we were able to have a computer-generated 3D model to visualize the complete exterior as well as the outdoor entertaining, outdoor kitchen, and the pool and spa area. We were able to have the majority of our meetings in the evenings after we got off work and we even did a screen share to collaborate on our laptop while we were out of town visiting family. Not only is he extremely knowledgeable about both the architectural and contractual aspects of building, but he seems to have a great instinct for what the client is looking achieve. He also had the desire to study alternatives and create several layouts that might make the most sense for the lifestyle we described. Our custom home is amazing and we would definitely recommend him to our friends. We enjoyed the process of the architectural design of our custom home and even more surprisingly we enjoyed the building process that is often stressful. Instrumental in our smooth building process was Daniel's custom home building budget that he accurately laid out from the beginning giving us many options and associated costs. Daniel's project management and selection of the builder really took confusion out of the process and stress off of our lap. Other critical details that made build successful was his guidance and assistance with the interior design, kitchen, and bath design, and selection of all of our interior finishes and fixtures. Our kitchen and bathrooms really stand out with exceptional design and we are very grateful for that. All in all the 3% that he charged to be a complete steward of our project was an easy decision. We will definitely be using him in the future and so will our friends that are very impressed with our the result as well as our highly detailed and accurate design and building process.

    I signed a contract with Coventry for a house (not a custom build). I was traveling and outside the…read morecountry. My realtor saw the house and assured me that it was an amazing house with small issues (smaller breakfast area). So I signed without touring the house in person. After I was back to country, I went to tour the house and saw that all the bedrooms rooms upstairs were really small, to the point that if you put queen bed you have around 1.5 feet space on one side to walk. This is the largest bedroom room upstairs, all other bedrooms are even smaller. I immediately informed the realtor and we started taking with our Sales person from Coventry at Sauls Ranch. I had paid 3% earnest money, which is 27,000$. First he told us our earnest money is transferable as long as we pick a inventory home. So we like one house, from inventory, and asked to move the money. Then he comes back and says now even with inventory homes you will loose 1% of your 3% earnest money (9000$) and cannot negotiate price of the house. The original house I paid for, had a 40 foot yard, backed into green belt, was on a Cul-De-Sac, was 3,212 sq ft. The new one I liked was 2877 sqft, no Cul-de-sac, backed into a road, smaller yard. So now I was expected to buy this new house which is much worse than what I paid for, for 921,000$. My original house was 900,000$. After I threatened to leave and buy with someone else, they finally came down to 885k$, which is still much higher than any house of this size on market. So essentially I am their hook, so they can ask for any amount of money or will just take my earnest money, 27k$ in cash, make no effort to make it work. This is my experience with them. Finally Coventry made no effort to make it work, finally I had the option to stay with them, buy an overpriced house (overpriced by 25k$ as per market rates) or walk away and loose 27k$ (and stay in a poorly designed home). They responded to my review by saying my concerns have been forwarded to management, but no effort to contact me. Beware! Their sales agent will mention a really low price during showing of the house, but as soon as you make an offer, the price will go up. If you put more earnest money, they have all leverage and will refuse to corporate with you. Never give them more than 1%. They will make up things like: "on new builds we ask for 4% since people will make offer on multiple homes". Reality is no buyer is going around putting 10k$ on multiple homes. Its a tool used by builder to assert leverage.

We planned to buy a one story home as our forever home. We looked for several months. We avoided new homes since we love trees and thought new neighborhoods would be pretty bare. On the last day of our visit on Jan 2025 we went to look at new builds on Quiet Stables Circle We were interested because Ash Creek Homes' advertisement said the homes were in a boutique neighborhood with all one-story, 3 bedroom homes with an HOA that took care of the lawns front and back. Nicole showed us the street and the models. We bought one of the models on the spot even though our home hadn't sold yet. We moved into our perfect new home in April and we couldn't be happier. The service to get things just right made us feel that Ash Creek Homes wants their buyers to be fully satisfied. They kindly made a few changes like moving the microwave to a different location and removing a laundry room/closet door. We paid for our own inspection and Ash Creek fixed the couple of issues he found before we moved in. The home space is a joy to live and entertain in. Ash Creek homes accommodated us with a long escrow so our old and new homes closed on the same day which made it possible to pay cash for the house. The neighborhood is lovely and peaceful. Near everything we need. We are very happy with the home buying process and our new home.
