By far ~ this has been a top notch experience for myself as the Realtor and my buyer! The sales Rep - Anne Ford - was incredible. She included me in the updates, was available and responsive to questions, and was overall amazing. My buyers are out of state Military PCSing here so I was pretty active in the process. The walk through (x2) were clean with very little issues to correct-even on the 3rd party inspections. Nathan Adams was personable and knew his build and his crew. Very Impressive!!! Our walk through woman ~ Racheal Mizzen was on top on things too! Very organized, knowledgeable and just a great person. read more

TL:DR: Brohn is disorganized & deceitful. They will not hesitate to drop you even months after the papers have been signed. There are far better options out there and Austinites deserve better. I'm going to attempt to keep this short but I could go on and on about why you should avoid Brohn like the plague (no COVID joke intended). Essentially, we were 2 months into our contract w/ money down and building begun. We asked for an inspection, they got annoyed and dropped us. Our exact house (some lot, plan, and exact upgrades) was listed w/in hours for close to $20K more than our contract price. You tell me what happened there. Before you ask: yes, this is legal. It's written into the contract that they can drop you for no reason w/ just a $500 penalty. Is it right? Obviously not. But clearly "doing the right thing" is not what matters to Brohn. If you're in the Austin housing market right now, I don't have to tell you that $500 means nothing compared to the 2.5 months we were off the market since prices had gone up a ton. From day 1, when I walked into Anne Ford's office, she was rude and dismissive. Her desk looked like a tornado had come through. When we left, I said to my hubby "I like the place but Anne seemed so disorganized. But she's just sales so I'm sure it'll be fine in the long run." Come to find out, I was very wrong. It was near impossible to talk to anyone but Anne, even during the build. We asked multiple times to have at least 1 other contact at the company since Anne was usually annoyed with our questions and often gave conflicting information. It was like she was offended when I came to meetings prepared, waving away my questions and making snide remarks about my folder. Truth of the matter was, I felt like I needed to keep things organized or something would go wrong. For us, this was a big purchase and she did not seem willing or able to get things done correctly. As you can imagine, we didn't have much confidence in the people or the process. So, as many realtors and past buyers had recommended, we asked to get outside inspections done at 3 key points - the first was before the foundation was poured. This, my friends, did NOT go over well. I can't tell you the amount of pushback we got. First, they told us we only had 1 day on which the inspection could be done but they wouldn't tell us what day until near COB the day before. Then, they couldn't release the site plans because they're proprietary. (Shouldn't we be able to have the plans for our own house? How is the inspector supposed to inspect without site plans?) This was the point where Anne decided we were too much hassle and they could make more money with a different buyer. When corporate called my husband to cancel the contact, they had contempt and vitriol in their voice. They verbally accosted him, spouting accusations that were flat out false, all on Anne's word. It was like being in the twilight zone. The craziest part (I think) was that this was the first time we had talked to anyone else in the company but Anne. Our realtor, who has been working in the Austin housing market for over 30 years, was floored. He's still floored and advises his clients to avoid Brohn/Waterloo. Canceling our contract was the first time Brohn had ever done something efficiently. The speed with which they did it makes me believe that they do this often enough that they have the process down pat. When we had already signed a contract, put almost $10K down, spent over 50 hours making design choices, announced it on all the socials, picked the nursery, spent 2 months planning furniture, and even had our dog pee on the land, we were so sad to have lost our house. We almost didn't try again. The truth of the matter is, we put up with the poor treatment and disorganization for so long because we thought that's just how it was since it's such a competitive market and we don't have any point of comparison since this is our first house. Now that we're with another builder, it's a night-and-day difference. They sat down and went through contracts with us and patiently answered questions, they were more than happy to work with us on getting additional inspections (which we don't feel like we need b/c we trust them), and we've talked to multiple people at the company. It's almost like we left an abusive relationship and now we're with someone who actually has a soul and we're still always a little on edge that something might go wrong. Buyer Beware! Brohn homes have a cause in their contract that says they can cancel your contract without a reason and sell your house to another buyer .That's what they did to me. I started building my home at Double Eagle Ranch in Cedar Creek Tx in September and for 7 months was strung along to believe that we were weeks away from closing. I was getting excited. I planned , I bought furniture , they would call every week and say come look at your house and I never ever imagined that this builder would cancel my contract because I asked a question about a modification. An Unprofessional woman from Brohn homes , Jamie Lieberman called me in a nonprofessional manner and said you are never gonna to be happy and we don't want to do business with you. She would not let me get a word in edgewise and called me at work. Soon after , I got the news , Brohn canceled my contract to make a 120 Thousand dollars on my house by selling it three days later to someone else. WARNING: Do NOT buy a home built by this company! Less than a year after moving into our home, we found a leak. The builders had put a nail straight through one of our water lines, and when the nail rusted, water began leaking, which, eventually caused mold to grow behind out cabinets and refrigerator. They had a plumber come out and take out all the dry wall, that was now wet, and one of our cabinets to find out where the leak was coming from. When they did this, they found that another nail had been shot into an electric wire near our outlet. They told us to wait a couple of days for the wood to dry; meanwhile, they left a super loud industrial fan and a dehumidifier on in our home so that it would dry faster, but since they came on Thursday (they were supposed to come on Wednesday), knowing that it would take 2 full days to dry, we had to wait until the weekend was over for them to come back to fix the giant hole in our wall. When they came back, they decided that it wasn't dry enough, so we had to leave town for a week because we have an infant , and the mold was making us all sick. A week later, they told us they would be out to fix our home on Tuesday, but they only sent 1 guy out to tell us that the wood was dry. He told us they would come back the next day to fix the wall and put our cabinets back, but they never came. We have been out of our home for a week and a half now waiting on them to fix a job that should have been done correctly the first time. Also, we spoke to a few of our neighbors about this who told us they were having the same plumbing issues. This company does not care about the quality of the build. They only care about how quickly they can build houses without thinking about the consequences it will have on the families that move into them. They have no regard for our time or money. Be careful who you trust to build your home. More issues with the home: 1. The grout was not made at the correct concentration and comes up when I vacuum causing holes in the grout all over the floor. 2. The tiles are not flush- I stub my toes on them all the time and it is hard to push my baby's high chair around the house. Also, it makes it difficult for my baby to walk around. 3. Door hinges have come off. 4. The shower door is not sealed, so water gets all over the floor every time we shower. read more

BE AWARE BUYERS! They are the worst builders you can find in the town (Texas area). Brohn Team point of contacts: Bailey Hill, Bree Miles Here is the situation: 1. I found a lot and house model. Signed and Paid huge earnest money ($13K). - Jan 31st. 2. Construction only started on April 25th (concrete poured). 3. Framing is done in 2-3 days (first sign of poor quality build). 4. Entire construction is done by June ending. 5. July is only interiors and small issues fixing. 6. I got the inspection done and inspector said the roof raftors are installed 100% wrong. I emailed them about it along with report and talked to construction manager. Construction manager said he has no idea about framing (I am shocked at this point, person who is incharge of building the house doesn't know the main part). Even in the email they never shared the city inspection report or never confirmed that the roof is properly built after me and my realtor trying a lot. Never got that confirmation from the Brohn team. Now I am close to closing date and asked them either fix the issues or if they need time push the closing date. Then you can see the true colors of Brohn team, their reply is " House is built correctly and you have to close on the same date as decided before the inspection is done", this house built correctly part was never in writing again, It was all in calls (they randomly call you and force you for closing). Than harassment started for closing, and me & my realtor clearly see that all they need is money. Now the date of closing has come, me and my realtor said either fix the issues or closing won't happen. They kept quite and the second day after they sent me an cancellation agreement saying i didn't follow the agreement about closing date. Brohn team literally cheated me and kept all my earnest deposit. Anybody reading this do you think it's fair? In one word I can say Brohn team is bunch of lairs and cheaters. Also read the complete agreement before signing, there are lot of addendums that will safe gaurd Brohn if there is any water leak that damage house or if there is any concrete foundation issues. Also my construction manager said they won't address any foundation issues unless the crack can fit 3-4 credit cards. Now you all know how big of a crack it has to be if you want them to fix, horrible builder. There weekly calls are just a bogus to make sure buyer won't come to property so these issues can't be found. Me and my realtor are trying to get atleast my earnest money back and we are still fighting for it. I will keep posting the updates here as and when I get any response from them. Update1: Reached out to them 3-4 times in emails for returning my earnest deposit back, but no response from them. We are going to try for it again, I will keep you all posted every week here. Week2: Same my realtor and me reached out to them asking either to give city inspection report or give the earnest deposit back. Brohn team is adamant in giving both. First time homebuyer. Signed a sales contract in Oct 2020 not knowing how hot the market is or was getting to but I my Wife and I were determined to not rent. Our Realtor knew what we wanted and suggested a new build and I like the area and lots that Brohn homes had available. Seneca and Derrick helped us from start to closing. They helped us with everything from options, changes in inventory availability, design choices and every way to save a us money to get what we wanted in our new build. Derrick and Seneca were very knowledgeable, if I had a question they did not have the answer to they always followed up with an answer. Andrei, the construction manager was very helpful and knowledgeable. If he didn't get back to you with an inquiry, He'd follow up within the next few days or Seneca and Derrick would too. The Brohn home team made our first home buying and new build experience stress free. I gave 5 stars for our personal experience and being its our first time buying/building a new home. Most issues we ran into were not because of the Brohn homes team but mostly because of the pandemic and all the inconveniences that came with it. I've seen articles of customers contracts being canceled by Brohn Homes. I don't know about that story in detail but I do know that there are 2 sides to every story. I had a fantastic experience building a home with Brohn. West was my construction manager and he went above and beyond in every way. No question or concern was too big or too small. He would patiently explain the build process, ensuring that I understood everything that was going on. I never once felt like I was asking dumb questions. He struck the perfect balance between explaining things thoroughly without a ton of construction jargon that I wouldn't understand, but also not keeping things so simple that I felt like I was being talked down to. He was always ready to go into more detail whenever requested. West was very responsive to any concerns that arose from the third-party inspector that I hired. He walked me through each report, showing exactly where he addressed every single item. His expertise, obvious care for the customer, and pride in the quality of his work gives me confidence in the quality of the house he built. Throughout the build process, Shireen was there every step of the way. She patiently answered all of my questions, took me through each and every decision that needed to be made, and kept me informed of progress and any potential delays/changes. I've helped many of my friends that are moving here tour different builders...and I have to say, Brohn is seriously the best! Sometimes they have issues keeping the construction clean around the neighborhood but anytime I've ever had issues - they immediately address and fix the problem. Fortunately, the problems are only around the neighborhood and will be gone once the neighborhood is done. The issues my friends are having are with the actual houses from other builders! My friends have built with DR Horton and GTO Homes and have the worst issues with their homes and their builders could care less! Their teams are extremely lazy. Brohn actually cares about you once you buy your home. We are buying a few more houses this year and definitely will be trying to stay with Brohn as our builder! My only constructive criticism for Brohn is: 1. When your team is selecting cabinet and counters for a home, don't mix warm and cool tones. I'm a designer and it drives me crazy that my bathrooms are brown and my kitchen is beautifully gray and white. 2. Please please make the master showers bigger. My first concern was regarding part of the driveway retaining water, which was fixed. Unfortunately the color of the concrete doesn't match any other parts of the driveway, but I can deal with that. My second concern was, and still is regarding the large crack in my driveway. After six months my driveway developed large cracks and spider cracks that are getting worse by the day. After months of back and forth between Brohn I am told this will not be covered.......... Expected much more from this company, especially with the pricing in this community. read more

They canceled my contract (mid April 2021) which I signed Dec 2020 because I questioned why it took 4 1/2 months to pour a foundation. Brohn contracts do state either party can cancel for any reason. If you cancel the contract, you do not get back your deposit/earnest money; If Brohn cancels, they will refund your earnest money and pay you a $500 cancellation fee. It's only been a few weeks. But our experience SO FAR has been great. Ahead of schedule. Communicative. House looks great (I just really wish they built fences). I will say they use extremely cheap fixtures (lights, faucets, towel racks, toilet paper racks, shower heads etc) was I replaced all of these things the first weekend I moved in. The house is awesome though. I have no complaints as of yet. The paint they use however is god awful. It's some matte finish cheap stuff that comes right off with one whipe. Oh well you get what you pay for. Overall a great experience for a first time home buyer/builder. read more

Shelbi Parks(New home Consultant) and Stuart Hodge(Construction Manager)are fantastic! They were polite and professional from the first call to closing and were a joy to work with. They have been accommodating, understanding, and extremely helpful! While it is expected to run into some unforeseen delays due to labor/material shortages during the home building process, Shelbi and Stuart's team kept in close contact with us with weekly calls often just checking in and making sure we were comfortable with the entire process. They truly stand by their work and display exemplary customer service. We had an excellent experience on all fronts. Stuart is the most knowledgeable person when it comes to home construction. He is also honest and a great person to work with and to know. We want to extend our heartfelt thanks to Shelbi and Stuart for making our new home build a very smooth process. Bought my first home with Brohn this past year, and it has been a horrible experience with them. The AC unit has either gone out or stopped working on 5 different occasions. Brohn partners with subpar companies that only care about cost savings and not about taking care of the customer. I would think twice about buying a house with a company that is ok with someone going a week without AC during the summer. Now that the winter is here, the heater is not working. They say that "they are sorry that the relationship didn't work out, they did not cancel our contract for financial gain." It is clear they are only trying to save face because they are getting enough reviews that are not good and WAY too similar! People have already stated that they have seen their previously contracted homes are going for significantly more than their contracted price. So, people please, do not be fooled by these lying crooks! They have zero integrity and will play their hand on clause 6b in their contract if it suits them! Still "NO" Pool or Amenity Center after 3+ years. The HOA that we pay $120.00 a month for - and we have ZERO Representation and no say in how our monies is spent - virtually no say in how things are run - we will not have anyone on the board for another three (3) years . During HOA meetings (held by PAMCO a management Corp) is the organization that runs the HOA meetings - but there is never anyone from Brohn Homes in attendance - NO COMMUNICATIONS FROM BROHN - BROHN REFUSES TO MEET WITH THE HOMEOWNERS. If I could give Waterloo-Brohn zero stars, I would. I am a first time home buyer looking for a home within a certain price range and Waterloo-Brohn in Lago Vista was perfect for me (so I thought). I spoke to the ladies in the model home and asked ALOT of questions and got replies back from Rachele in a very timely manner. I visited the model home multiple times with my parents and realtor to ensure everything being told to me was valid and not BS. All was well, I was in love. Well, about 2 maybe 3 weeks ago, I asked for an updated lot sheet so I can start building my first home. I received this updated lot sheet on July 30. Within the email from Rachele she states that on August 1 the lots would increase 4K-6k... So, I have 2 days to find a lot or I would have to pay more. I go into the model home the next day with my realtor (by appt) and spoke to Rachele's assistant, Ally at 12:50pm. She was super nice, and provided me other options besides building from the ground - a spec home. I would have most of the nice upgrades I wanted for a little bit more, but nothing crazy. I was open. I even drove around for 2 hours looking at potential lots for a spec home. Not once, did Ally explain that the spec home prices would increase by 8k on Aug 1. Now I have 1 day to make one of the biggest and priciest decisions of my life. This is NOT Rachele or Ally's faults. It is the leaderships fault. Communication is at an all time low. In this field, you don't play with people's time OR their money. At 9pm on July 31, this situation got worst. Rachele's leadership will NOT give us 24 more hours to figure out what home we would like or be flexible with us. I have been looking at Waterloo-Brohn in Lago Vista for over a month. Getting necessary questions answered, waiting on responses from Rachele, since she isn't getting answers from the construction team was not answering in a timely manner. I don't know what kind of company this is, but get your sh** together. This is the worst home buying experience. I have gone from being so happy and excited to buy to now pissed & starting this process all over. Waterloo- Brohn in Lago Vista leadership, I pray you don't do this to anyone else. Ensure your employees all have the correct info in a timely manner and get that information to their clients. It's literally your job. P.S. whoever made that horrible database holding home information, specs, etc. Fix it. It's horrible & is super slow. We sat there way longer than we should've waiting on stuff to load. read more

We love our Brohn home and had a great experience during build and living in the house for over a year now. More importantly, the warranty representative, Jasmine is an absolute gem. She is extremely prompt and does an amazing job making sure that any issues are taken care of quickly. I have a so much peace of mind knowing that if a problem comes up I have a go-to person who will actually help me solve it. Just an update on "luxury resort style living" here in Edgewater, Cedar Park. Brohn is now pulling out of the community, leaving several empty weed filled lots. Residents enjoy the weed filled dirt lot where the amenity center and pool were promised to be built. Our signage is falling apart and paint is peeling, common areas have dead shrubs and lawn that is more weeds than grass. The community is being left with a shortage in reserve funds, as the developer helped himself to this money. Yeah, Brohn is an upstanding builder... NOT How could this builder lie to all the residents of the community, even as of this date they are still advertising an amenity center! CROOKS! read more
