We've had mixed reviews about the builder. The staff that we've dealt with (Michelle, Karen, Gabe, Tony) have been great and responsive! They've been helpful from the beginning til present. Customer service has been amazing! Unfortunately, we can't really say the same about the builder as a business and the quality of product they put out. They use low quality materials, some have had multiple issues within a year. Other portions of the home could definitely be better (paint, cabinetry, tubs, flooring, Hvac.) For the cost, they could definitely have provided buyers with a better quality product overall. I wouldn't recommend this builder unless you're able to score some ridiculous incentive that made it a no-brainer. But I highly recommend a home inspection and hiring a realtor to represent you. read more

I bought My Pacific community home in 2022 It's been the best home ownership experience I had the pleasure to watch My Home being built from scratch. The. Staff were really friendly and walked me through the whole process, answering my questions. I have my dream, home upgrades or not as expensive as going through an outside source, and was able to move into My Home the way I wanted it. After the move-in, if there was any questions, or discrepancies on something of the Home Gabe was our guy. Gabe was very professional and he attended to any questions or concerns in a timely manner. I would echo most of these complaints, we purchased a house in perris around 3 years ago and since year 1 we have had air conditioning and heater issues. We have needed to get repairs done 3 times. the first repair people wouldn't even work on it because they said it was hooked up wrong and could cause a fire. PLEASE READ IF YOU'RE THINKING OF BUYING!! If I could leave -10 stars I would. I do not recommend!! We bought our home in 2020 & were told we could submit service request tickets for anything that was wrong in the house before the year is up. We submitted everything before the year was up & no one came out to check everything out the day they said they would. So from there, we would call & go to the front office & ask for updates & no one was able to give us one. So it was a waiting game from there. It took them over 6 months to finally send someone out from the time we sent the requests. Once we finally got someone to come out, our main concern was our flooring. It was lifting, you could see where the people who installed it over cut with a box cutter, & the seams were separated in a lot of areas & there's a line in the vinyl about 25-30 feet long that looks like the vinyl was creased. Even the customer service guys, Gonzalo said it was all unacceptable. So he submitted all of the pictures for the company to review & calls me back over a month later to talk about how he's still trying to get someone to call him back for the other problems but doesn't mention the flooring so I asked & he said "oh yeah, they said it's all homeowner damage so they're not going to fix it" So we called corporate to ask for an update, and they were saying the same thing, we sent them pictures and talked to a lady named Tani who said she would call us back & never did. Long story short, we explained what the problems were and they refuse to fix our flooring, even though it was submitted in a timely manner & even though it wasn't homeowner damage. We're very upset & will never recommend buying a home from pacific communities. Save your money & time because they are very cheap & do not communicate at all. Here are the pictures of what they consider "homeowner damage" Lastly, they still haven't fixed 3 other main problems & have not called back to schedule appointments & it's now been over a year from when we submitted the service requests. read more

If you've looked through more than a dozen builders like we have, you would understand how much we appreciate Pacific Communities and what they've done for us. For 2 years, we knew we wanted a new home, we wanted it custom designed to our liking and we wanted the upgrades without spending thousands of dollars extra, and that's where Pacific Communities come into play. Some builders would charge you an arm and a leg for the granite slab counters, the custom cabinets, the French doors, the bonus room, etc. but at Pacific Communities, all those things are within reach. It's understandable that builders have to cut back on the upgrades since they can't seem to sell the houses fast enough, so there are instances where you have to pay a little extra for what you want, in the quality that you want, now, so I can't speak for the houses now, but when we picked our house out the beginning of this year, most of those things were included. We had to pay a little extra for the stainless steel appliances, but who doesn't? Linda Nulty was our woman and she helped us look through different models and different homes for quite some time before we picked out our dream home. We got to see our house before it even had an exterior or walls, and Linda worked with us to get what we wanted in that house. From colors, to appliances, to the design. We got it all, with her help. Even when another couple wanted to buy our house while we were in escrow (and fighting with our broker at the time, stupid story), she was willing to wait for us and told the other couple that we were going to get this house. Faith, she had it. Now, we have our house, we marvel at it everyday. The houses are built with quality, it's visible when you do the walk through, everyone who works for PC are personable and very friendly, even the construction guys. If you're looking for a new home, definitely check out PC, they even have homes for 55+ communities, for a MUCH cheaper price. read more

If I could rate this builder negative ten I would because one star is a compliment. Be advised do not buy a home from them. The builder does not disclose defects and will not repair them once discovered. They do not stand behind their product, delivery is deplorable and don't expect any customer service to your satisfaction once escrow closes. Worst experience I have ever had with a new home builder and I have owned several new homes from other reputable builders and never had a complaint! Good Evening, I do hope all is going well. The reason for this email is to provide concerns about how my family and I were ignored the final month of our lease. We have been renting from the property for 6 years. Within those 6 years, we have never been late nor had any situations renewing our lease. During the 6 years we had correspondence via email of telephone on several occasions without delay. On May 31, 2019, we received the unfortunate news that we are asked to vacate the premises within 60 DAYS. This was a shocker. We were concerned being we never had any situations prior to. We figured there must me a misunderstanding. We emailed Araceli with our concerns and in a short, not detailed email, we were told, "We did nothing wrong, the owner is selling." At that time, I sent an email to Araceli about our current situation. I had surgery on May 1, 2019 and was out of work. Asked if we could extend to provide me opportunity of gaining back full-time pay versus disability, no response...called left message...no response...left messages with other office staff...no response. So with the information of the owner selling, we emailed Araceli indicating if there is an opportunity of purchasing the home, being we have been there for 6 years. No response. We called...no response...we left messages...no response. How discouraging. Not only are we looking at being homeless with 5 children, now any opportunity for extension or purchasing was not entertained. When calling the office, co-workers would give state that "she is hard to reach" or "she is never at her desk". Prior to this, there was never a situation in speaking with her. Being time was running out and no correspondence to extend or option to purchase, we began the process. We contacted Mike Miranda with a date via message. No response. We then contacted Leesa who was able to deliver the message and the there was a response. Tim, the maintenance personal met us at the home on July 1, 2019 for the walk thru. At this time, there was a play set in the back yard. We advised that we are homeless and have no place to put it at this moment. If he could give us till the 8th, we would try and find someone. He stated that he would back on the 8th due for another walk thru. A brother from church wanted the playset and went to the residence on July 6, 2019. He text me and advised the playset was gone. We then text Tim to advise what had happened. This time, we did not get a text from him. I called and sent another text, and again, no response. Then on July 22, 2019, received a call from Sophia indicating that we owe $90 due to having to take apart the playset. I advised that Tim stated that we had time to take it down due to us not having a home. The response again was, "we had to pay to take it down" I again advised that Tim and I made arrangements and they were not adhered to by him. Was met with yet again, "we had to pay for it to be taken down". I was then told to speak to Giovanni in customer service, transferred, left a detailed message, no callback...no response. Then we received a statement in the mail. This organization is charging us $275 for carpet cleaning. 6 years we have been in the location, no consideration for wear and tear, above and beyond that, who keeps old carpet in a home that is being remodeled to sell? I did not expect to get any of the deposit back. This email is not about that. As I look at your home screen on pacificccommunities.com, the mission statement states that "Pacific Communities is a conscientious team of professionals dedicated to working together to create comfortable homes that bring lasing value and customer satisfaction." There is a picture of a family holding a dog with smiles. Does this not apply to renters? We paid $1250 per month for 6 years totaling $90,000. We would have hoped with the loyalty we shown the Pacific Builders with no intentions of moving, we would of received a heads up WELL before a 60 DAY notice. We explained to your organization of my medical condition and having to be homeless due to not having enough time. Our request went unanswered time and time again, then to follow that up, we are receiving a bill for services that should not had occurred being arrangements were made with Tim, my wife, and I, in addition, paying for carpet cleaning on carpets that are 6 years old and on a house that is being remodeled to sell. Now, this email may not be forwarded to management or the owners being there has been a strong response of no response when it came to our lease and circumstances. There was no consideration or understanding of what the word "HOMELESS" means with a family size of 7. I do hope that this email does not get shuffled away as we did during our last days with your organization. We do hope that the $90 will be dismissed. I started taking some times reviewing all the comments, complains and feedback that this builder, Pacific Communities Builder received since 2010. I discovered many people (11 out of 14) had given negative comments and complains to this builder including myself. I was not surprised because I also had an unpleasant experience with the office CFO, Christine Chung.  She hang up my first call to her without even trying to ask the reason of the call.  She sounded rude and unprofessional over the phone. I was fortunate to experience this before dealing with such person.  Since they are also a real estate licensee in California, they need to understand the real estate ethnic code. Otherwise, people will have to think it twice if they should buy from this builder. read more

I have a complaint regarding the Pacific Avenue community in Perris, California. I will continue to share with others not to waste their time with this community. The Sales Representatives are not helpful, and Felix is downright rude. They will not let you visit without an appointment, which is understandable with Covid, but it is impossible to schedule an appointment. I utilized the online form on the community Pacific Communities website, and received no response. I came in person on 2 separate occasions, and was turned away both times. The first visit, I was told to visit the website to schedule an appointment, which I did and received no response. The second visit, today, I was told by Felix that I would need to go through the lender. That is quite questionable- so I asked, "I need to go through the lender to even see the models?" I was told that is the way to get "put to the front of the line". I do not even know if I want to purchase, until I see the model homes, so this does not seem right. I asked Felix to assist me in making an appointment, since I was receiving conflicting information and have yet to be able to schedule an appointment. He refused, and gave me a handout with the lender's information. I asked what the reason was that I would not be able to look at the models today, while I was there, and see that there was no one in the office, and was told, "because you do not have an appointment." At this point, this is beginning to feel like a form of housing discrimination. I am no longer interested in this community, which is a shame, as we are serious buyers with a baby on the way. We will be taking our business elsewhere, and I will continue to share my experience on several other online review platforms. read more

My wife and I found a home we liked and are thinking of purchasing. One item I am interested in is the solor. It is now required in California. Pacific quoted me $14,975 for 3.5KW system through SunPower. I called SunPower and asked them for an approximate cost of a 3.5KW system and was told it was between $10,000 and $11,000. The builder has jacked up the price to enhance their profit margin. It is not a good deal and they won't let you go to someone else. It's a racket. read more

I purchased a home the first part of March 2017 with an original closing date of Sept. 15, 2017, it is now January 2018 and I am still not in my home. My closing date has now been pushed out to Feb. 28, 2018. I have been through the loan process twice and now need to start a third time due to the delays, all my belonging are in storage that cost me money every month. All I have received from this company in the way of customer support is a txt message every month letting me know my closing has been delayed again. What to you do when this company purchases the rental property you have been living in for the last 8 years. We received a letter telling all the tenants that we must move out. NO matter what. We are a young couple with two kids, but in our complex we have an elderly couple one is handicap and the out has kidney problems. To see the faces of this couple made me forget for a second about how my family is being effected. After doing so homework I now know that type of company they are. They buy foreclosure properties and rebuild them turn around and put the property back on the market., Never realizing or not caring about the tenants. We have to find a place soon in the same city so we don't have to change the kids routine or their school, we are having a really difficult time. All this was done doing the current holiday season. So we didn't have a Christmas... it was not much to celebrate., due to our current situation. My kids are in great schools and we are very involve parents in our school district. It' s really great to see all the wonderful reviews on their website of all the families beautiful pictures in front or in their new homes. After this experience we are no now looking to buy our home in the next 12 months, I will never allow anyone to turn my family life up side down. read more

But in the meantime they are building away on the new phases while these displaced seniors do not have a home for 7 months!!! They should offer concessions to these people who are paying for storage and loosing loan rate locks. They never explain the delays and of course, they do not offer to give back deposits and upgrades monies so people can find a home to live in. Bought a home from Pacific Communities in Lancaster. I bought in Phase 5. House was in framing stage when I bought it over 6 months ago. They kept promising us we would be in before Christmas. We ordered furniture, refrigerator, scheduled a painter, scheduled movers all on what they kept telling us. We would go to the house almost every other day and to see the progress... then I would go to the sales office and ask why there is NO progress. We would get the same answer. "don't worry, construction says we are on schedule. Now with 1 week until they told us we would close on the house I get an email from them saying, "sorry, but the flooring contractor says they will start the flooring in two weeks and we are trying to get the landscaping done." "it looks like maybe Dec 30th". UGGGGGGG!!!!!!! So now I have to tell my kids we will not be in the new house before Christmas. All thru the building of our house and the phase before ours they keep telling us about how much trouble they are having with their SubContractors. The phase before us was over 3 months late. 3 months!!!! We talked to some of the owners in that phase and they tell us that the builder kept blaming the city and Edison. But if you looked at the progress of the building of the houses, No concrete, no landscaping, and the interiors of the houses were not finished. So how can you blame the city for that?????? Well in my opinion it looks like their subs run the job, and do what they want and when they want. I can say that because I use to run multi million dollar construction projects and I know how to handle subs. Pacific Communities does not. I understand having delays, but they do nothing to make that time up. We go out to the house around 3:30 - 4:00 and the place looks like a ghost town. No work being done. Well if your that far behind schedule that keep workers there, pay the OT for them and make up some time. NOT PACIFIC COMMUNITIES. They don't care. Oh well, I guess as long as they are in their homes having a nice Christmas with their families that is all that really matters. UPDATE: Moved in, not in Dec but beginning of Jan. During our walk thru the house looked like crap!!! They kind of sorta cleaned. But we looked past that. We had write ups. (ie: windows don't close or open right, a recessed light was missing, tile grout all over the floor, doors rubbing, etc...) They send their customer service guy over to take care of some little things. Then he tells us we need to call the contractors/manufactures to get the other stuff fixed. So we need to do their job. So we are in the house for a month and a half, and the drywall ceiling is cracking at a lot of the seams. We wrote it up. They send 2 guys over and tell my wife that they are not fixing it. That standards say anything under 3/32" is acceptable. They also told her that since we repainted the interior with a paint with a sheen that is why we can see the cracks. What BS!!!!! If I had to do it all over again, NO, I would not buy from Pacific Community Builders. read more
