These developers are unethical liars.. They utilize cheap labor and have to redo most initial work. The work the buyer doesn't see such as plumbing and water runoff with drainage. They are environmentally backwards and not on board with what the future holds. They cut down huge mature trees, build overly dense developments w/ faux architecture that promote fire hazards. Their landscaping is minimal and not indigenous . They have zero consideration for the neighborhood they're developing within. I'm pretty sure they're stuck in the 1980s or maybe even the 1950s. If you had the misfortune of dealing with them, don't trust one word from their lying lips. read more

We just moved in to our new condo built by Warmington Residential and we are very happy here. There have been some minor issues here and there as expected for a new build but the service has been excellent. The head contractor or supervisor (not sure his official title) Jeremiah reached out to me and made sure I was getting proper customer service in terms of repairs needed in my new construction home. It turns out I had a tiny gas leak behind my stove, and some cabinet doors were malfunctioning. The workers that Jeremiah sent to do the repairswere fantastic. Very friendly, very nice, and they got right down to business as soon as they arrived. Augie showed me how to use soap to check for gas leaks on the gas line. They found the leak quickly and Augie and Manny had one of their guys pick up a new gas line at Home Depot. As a side note, Manny the service manager is always great as well, he's always got a smile on his face and willing to help out in any way. Augie afterward kept offering to move the oven back into place for me even though I said it was ok; a change of pace from repair guys who want to do as little as possible! Danny was the other guy who came and he made short work of the malfunctioning cabinets, fixing everything in just a few minutes. Everything was looking good so he took off with Augie after the repairs were complete. But within about 30 minutes later he came back and told me that he had read over some of the notes I had written about another cabinet not closing properly and he came back just to make sure to fix that one too. I had actually totally forgotten about that cabinet so it was awesome that he actually took the time to attend to all the details like this. He quickly fixed the offending cabinet by replacing all its hinges. And then I noticed that he also tightened up some other loose cabinet handles as well which I hadn't even asked him to do. So he just went above and beyond. I haven't seen repair workers this polite, friendly, helpful and proactive in a long time. Real breath of fresh air. Just great customer service overall. This review is for Fred who responded to my shower issue. Long story short, shower tile fell off due to bad waterproofing (in a bathroom that had not seen much use until the past year and a half). My home is technically out of "fit and finish" warranty but I figured due to the poor install which is of no fault of mine (just regular use) I'd contact Warmington to see if there was anything they could do. I submitted the request online (with pictures) on a Saturday night, and by Monday evening I get a call from Fred. Friendly Fred suggested that I air out the bathroom to let everything dry and spray diluted bleach to make sure there wasn't mold then came out first thing Thursday morning. He was right on time, had everything he needed and took the time to show and explain the products he would be using. He then cleaned off the old sealant and adhesive and reattached the stone tile piece (luckily still in good shape). He then cleaned up and advised me to let it sit dry for 3-4 days. From start to finish it took him about 40-45 mins. Great guy, nice, patient, and got the job done. It's been about a week now and after a couple of uses it seems like the issue resolved (as of this review). read more

If you've ever purchased a newly built home, you probably understand the three things that determine your ultimate satisfaction with the experience. 1. The quality and thoughtfulness that went into the construction. 2. The number of issues you have with the home once you've moved in. 3. The manner in which your problems or issues are addressed. In the last 40 years I have been fortunate to purchase 5 newly built homes, and, MOST fortunate to have purchased the Warmington home I currently own in the Great Parks in Irvine. Of all of the builders I've dealt with, Warmington Residential comes out at the top of all three areas mentioned above. 1. Quality? Absolutely! The only issue that comes to mind involved a trim piece at the top of the kitchen cabinets. It was a cosmetic issue that many people would not have noticed (I have OCD), but it was handled promptly with great enthusiasm. 2. Handling of issues? Have you ever had a minor issue with your home and you just didn't get around to dealing with it before your warranty expired? Not with Warmington. This was the first time I'd ever worked with a builder that scheduled a one year walkthrough to assure that everything was in good order before the warranties were set to expire. That's customer care that is rarely seen today. 3. How are you problems addressed? Well... I had an issue recently that was clearly not the responsibility of Warmington. But you know what? They were there for me. I just didn't know who else to call. They genuinely care about the quality of life of their customers. I feel like I purchased my way in to a family that cares about my life. I have a letter from Warmington stating that Warmington will guarantee the operation of all of my GE appliances for as long as I own my home built by Warmington. Now, Warmington refuses to honor its promise indicating that the Warmington subsidiary responsible for building our home is no longer in existence even though the same parent company (Warmington Group) is still the parent company for all of its current home building subsidiaries. read more

Beverly Rineck broker # 1002322 should not be running the show at Warmiington office in mesquite nevada. there are 3 stages of upgrades and every stage changes the price of the house and you have to give them more upgrade money, which she keeps saying is not refundable, and she said she wants $7500 earnest money in a cashiers check and a personal check for the upgrade money... will I get credit at closing for the upgrade money in a personal check? do title companies even take personal checks?????? then you have to qualify before you even get the finally price of the house and she keeps saying money is not refundable... and they have deadlines after every stage. I didn't have internet service at the last day of stage 1 deadline and she changed my upgrades that I picked on me cause I didn't sign in time... then stage 3 I went to meet with the woman at the design center and you need an appointment so we talked to her for a little while and made an appointment which was one day after that deadline. so we tried to explain to Beverly that we need an extra day for stage 3 and she said "that woman at the design center should have never spoke to us " (like a dictator) and said no to an extra day because of our deadline.... meanwhile the lot just has dirt, no pipes or foundation, which was supposed to be in 6weeks ago... so I guess the deadline is for me and not thee. read more

I have been living in a condo built by Warmington now for two years. As a new structure, there were numerous issues to address including lights, door, windows, grouts, etc. The customer service, Darcy at the office has responded to every single call and online request for services. Josh and most recently Rene have addressed every single request timely. Not all issues were resolved but they really exhausted all reasonable efforts to resolve the problem and I am satisfied with that. I understand some problems are just not fixable. I'll keep this very short and to the point. Warmington is a small group of people who don't quite understand what it means to take care of people. They don't understand that if you're willing to give them close to $800k for a home, they should make you feel good about the process and hold your hand if you want them to. Service above the field level is seriously lacking and unprofessional. They infer that they can change the price of the home at any time for any reason before escrow, which whether true or not is grossly unethical. This is how deals are supposed to be done: Seller wants buyer's money. Seller offers compelling product and sells with a story. Buyer is compelled and agrees to buy for the price the seller is asking. Seller presents money, buyer accepts and both parties skip down the Yellow Brick Road singing a haply song. Agreeing to pay what they want you to pay isn't enough. Also, know that their Chateau Designs company will rip you off for interior upgrades. They wanted $22k for floors that Home Depot would sell and install for $13k. Come on, Warmington and Chateau, step up your game. Not everyone is stupid. read more

She was able to helped me replace my living room flooring within the Warmington rules & restrictions. I have heard the same answer for 9 months. It is ridiculous to think that someone will get the problem solved soon. There is absolutely no excuse for the sloppiness and the incompetence of Warmington Homes to not have resolved these issues before I purchased. I was lied to about the hot water as well as every other problem by the salespeople, John Walker the warrenty person & every subcontractor. I have begged for someone to come out since I moved in here 9 months ago & I still have warranty problems 9 months later. Just because Warmington Holmes has been in business for almost 100 years does not make it competent. Nor does Warmington Homes bother to think about all the inconvenience caused to your homeowners. Why don't the management of Warmington Homes call me to apologize personally and pay me for the time I have wasted waiting for this work to be done? Warmington Homes couldn't wait to close; you forced me to close as quickly as possible and yet I have waited 9 months to get my work done. Why doesn't Warmington homes make my Plumbing right and fix it so that I do not have to turn on a hot water under a switch in the master bathroom or the kitchen? We bought a 20 year old upscale Warmington home. The design and floor plan is very good, but parts of the construction is very poor. For example, the windows are obviously a very cheap line & have been nothing but trouble. The prior owner had the windows worked on several times and they are still terrible. The balances has come loose on over 10 windows, the windows are cocked in the frames, half of the windows are out of kilter so bad they cannot be locked, etc. Windows should last the life of the house. It is clear Warmington selected a cheap sub par window line. Very disappointing. read more

This company and its chateau interiors is a mess. They don't know what they have or how much it is. They will change pricing on you after you've given a deposit. The work is subpar at best. After they make all their mistakes, driving you crazy, they will want realize they told you that your total is $26000 instead of the $25000 they said it would be. And after all the hassle they have put you through and all the problems they created, do you think the wound say that it's ok. You've been patient. We will charge you what we told you. Well no. It won't work that way. They don't care about their mistakes or the poor quality of the materials they use or the extremely poor installation. You will have uneven tile, damaged sinks, nails sticking out of your carpet, giant holes in the walls where outlets should be, hanging wires, upside down outlets, misaligned and unevenly spaced sconce placement, misaligned bathroom lighting, improperly spaced overhead lighting, uneven shower doors, the wrong kits installed for ceiling fans, and horrible grout work. Thermostats falling off the wall and they told us it's supposed to be that way! Uneven balcony that fills with water. The wrong garage door unit for the size doors they use. Door knobs installed crookedly. Fencing that is not properly sealed and that swells in the rain causing the gate to be unmovable. Poorly placed hvac units. Our front door wasn't even made properly and we had to have an outside firm cone and rework our floor and cut the door so we didn't have leaks from outside. Then they won't stand by their work. Stay away. Spend your money wisely and elsewhere. If you want to hear similar stories from my neighbors, just ask. read more

Bought a house from them (which was delayed by 7 months). It's been nothing but a nightmare. Had to have our floors replaced(this is now the 3rd time replacing our carpet in a year because it wasn't installed correctly) so many lazy errors, had to have a major leak due to our toilet not being put on correct (poop water was dripping into a ceiling! Yay!), had leaks in the roof from the rain(2 different leaks in different areas), had to have our roofing replaced (good thing they did that cuz they forgot to put these vents that should have been there from the beginning), the list goes on and on. We moved in Dec of 2018 and it's been non stop issues since we moved in (whether our unit or the community areas). I just would like to say that dealing with Warmington sucks and we DO NOT recommend buying a property with them. They are not quality!!! read more

Extremely disappointing. I will go Into more detail soon but just know that these people are awful to work with. Bait and switch, the word of the day is "NO", refusal to even try and work with you on anything. They don't want you to have YOUR home, they insist you have whatever cheap, insanely overpriced garbage they offer. Incompetent design people, promises broken (after they have your deposit for ransom), upsetting and disappointing surprises at every turn. And we haven't even moved in yet!!! If they didn't already have thousands of dollars in deposits from us we would walk away. You should too! Update: we do like our home and overall it's very nice. but the problems are still there. Most of the problems are items we chose from their Chateau Design Center (which they own). Outlets hanging from giant holes in the wall, outlets half on one side of a cabinet and half in the other side, upside down, etc. lights installed so unevenly it's almost laughable. A row of three in one area are placed like this | | while wall fixtures are at odd heights, not centered, etc. Carpet installed with several tacks sticking up so that when you walk you almost always get punctured. I was misinformed about some of the wiring in our home. After I spent $300 finding out I was misinformed I offered to split my cost with them and they refused! The supervisor of the construction team was very condescending and every time tried to say the problem wasn't a problem, it's "supposed to be that way". A thermostat cover that kept falling off was "supposed to be that way", an exposed ceiling lighting fixture that showed through to the Insulation was "supposed to be that way". But persistence led to many of the items being fixed. It was very annoying to have to ask three times for every repair. Now that others have moved in I'm hearing that they were told what a problem I have been. I'm sorry but when you pay $700,000 for a new home you should at least be able to use the outlets! And what professional person would "tattle" on one of their customers like that?? It's not my fault you did such a bad job. read more

I purchased a Warmington home in the La Costa Greens community called Castlemar in 2006 and have been quite pleased with the quality, especially when I see neighboring builder homes that are not as nice by comparison. Customer service has always been very responsive, from the beginning when it's a constant, to nine years later. They always responded immediately and came out asap. I even had to call them recently as we were painting our front door and garage and needed the paint colors. When I called I wasn't sure they'd offer any help after nine years by they treated me as if I were a new owner and returned my call within the hour, spending a good deal of time figuring iut the information needed in a very friendly way. The only thing I feel was cut short is lack wood moulding on windows and the use of hollow interior doors vs. sold wood. Our home is "higher end" and was expensive, and I think those aren't high expectations at this price range. I don't often write reviews but reading others I thought I'd share my very positive experience in terms of both quality and customer service. read more

I live near a proposed site of a Warmington project and was originally put off by the changes that were to be happening around me. As the different groups of workers came out to sample this and photo that, they were each very respectful of my concerns and acted quickly whenever I wanted more than they were doing. Was I being a snot; probably. Were they treating me like I was being a snot; not at all. This company began to win me over...not the end of the story! In a bbq conversation with friends in Temecula, the subject of neighborhood trauma came up and we were laughing at my snottiness and my about-face about the changes. My friends asked "what's the builder's name?", they smiled when I said "Warmington" because we were sitting in their 11 year old Warmington built home and I didn't even know it! Their home is beautifully laid out and they are still in love with it. The community they live in is even more scenic than when they moved in because all the landscaping has matured and all the homeowners take pride in their community. read more

I bought a brand new Warmington Home in 1994 in Simi Valley, CA. I have had roof problems from day one. They have come back several times to fix various leaks in the brand new tile roof in 1996, 1998, 1999, 2000 and 2005. Most of the major leaks have not occurred except for one that occurred about 2 years ago, but now it has gotten worst. In 2005 Warmington Homes sent August Roofing of Simi Valley, who I guess just did a little patch, since the last couple of rains there is now a brown spot and crack in the ceiling in the living room. I contacted Warmington, but now it is past their 10 year responsibility, even though it is in the same area as the leak that was supposedly fixed in 2005 (we haven't had much rain since 2005, we have been in a drought). I have spoken to two other neighbors who have my same plan and I found out they also had a leak in their roofs in the exact same place and also noticed another neighbor with the same plan further down the street having their roof repaired in the same area. Now I have called on my own and at my own cost another roofer who will finally fix my roofing problem. I was sold a house that in Warmington Homes Homeowner's Orientation Manual states under Concrete Roof "Lasts a lifetime! You won't ever have to worry about a replacement."' I think the last sentence above says it all! read more

I bought a condo from Warmington Homes in 2005. From the time of purchase, I have had an ongoing problem with my air conditioner/heater. The builders sent repairmen out to try and fix the problem. They have been out over 15 times in the last 7 years. They finally figured out that there is a small leak in the line and freon is leaking. They isolated the line and found a leak somewhere between my condo and the air conditioning unit on the roof (4 floors up!). They didn't want to tear out the floors and wall between my unit and the roof to find and fix the leak. They said they put something in the line that would close the hole. They filled it again with freon. However, the air conditioner is once again not working and blowing hot air. The leak is causing my air conditioning unit to work harder, raising my electric bill. It is also a hazardous material and is an environmental issue. Air conditioners do not consume Freon and constantly refilling the freon is not a proper way to resolve this issue. When I contacted the builders again, Matt Tingler said that he would not fix the problem even though this was the builder's fault. This is not the only faulty construction in the building. There are many plumbing problems. They have used sub standard materials. There are cracks everywhere. My moulding in my kitchen is falling off. Some of my electrical outlets have never worked. Even across the street in another Warmington Home complex, they've had to replace window flashing that was improperly installed. The leaks have caused black mold in many of the units. I would never buy another home built by Warmington Homes! It's unbelievable the amount of repairs I've had to do to a new condo. I hope this information helps any new home buyers. read more

Whatever you do...DO NOT BUY A WARMINGTON HOME! We have lived in their Palarmo Track in Ventura county for 9 years and for 9 years we have tried to get them to fix everything from plumbing that was installed incorrectly (causing slow leaks and mold) to windows that leak water 6 feet into the house every time it rains. We have watched all our neighbors go through their own hell with Warmington too! We are now having to sue them and they are full of tricks! They're saying the particular devision of the company that made our home has gone bankrupt! And the parent company has a 250 thousand dollar deductible which they can't pay. They hire illegal immigrant workers to build their homes fast and cheap! These things go up over night and these workers have no idea what they are doing. Then their costumer service people are hired to just yes sir you and do nothing until you get so fed up you fix stuff yourself. Our problems are so expensive we can't fix it ourself....hense the lawsuit. Warmington homes may look good on the outside but they are a money pit. And WARMINGTON are just a bunch of scammers! I purchased a Warmington Home in September...what I LOVE about my home is its location and the view I have. SO far the air/heating have been to my house about 5 times...the granite on my counter in kitchen came with big chunks taken out of it...I am still waiting on Warmington to replace this...the cabinets that the granite are on...slope down so my water from the sink that leaks out onto the counter drips down the counter and onto the floor. Warmington cant decide who should pay for this...the granite people or the cabinet people...so nothing has been done to repair this problem. The dishwasher does not work properly...when the repair person came out he said it was because the water heater needs to be set at 135...our water heater goes to 120. So we have not had a dishwasher that works well since we moved in. The appliances that were chosen by Warmington are low quality with a high price tag. The oven broke after its first use...the oven company did come out and repair that...that took over a month. The list goes on with the poor quality of materials used in the house. I paid for upgrades...I wonder how bad it would have been if I didn't. The customer service is good...but I am sure he is overwhelmed with customer service calls and can't do it all. read more

Tried to make a offer to start the negotiating process and the response was not going to even negotiate with you. Thought I offered a lower price but a fair number based off of previous selling prices and expected some sort of response, not a response that essentially told me they were not interested. Overall they sales people have not been helpful. They refuse to let you go to the design center to talk about upgrades until your offer has been accepted. "well how do i know that you aren't going to charge me an arm and a leg for the upgrades." If I don't know how much upgrades are how do you expect a person to give a proper starting negotiating price. What's the experience worse they offer no help and I am trying to buy two houses , one for myself and one for my brother. read more

i purchased a unit in their Vantage complex in Palo Alto. this was not a well thought out community. They used what was supposedly green components - tankless water heaters; a fujitsu made heating and co0ling system and both are proving to be suboptimal. Vantage did not provide any extra insulation or sound proofing as this complex is located next to the freeway and units are not well insulated to weather. the units did not include heating to bathrooms or a thermostat to show temp in condo. read more

Deadly. These people are crooks. They lie about what they sell you, they'll lie about your property tax, they use cheap materials, they will not fix your house unless you pay for an attorney. This is a true bandido organization. We've owned one of their houses for 13 years now and can tell you truthfully that your new house will cost a fortune in the future just to repair all the cheap stuff. If you buy a model then really look out. That landscaping is being fed through schedule 200 piping and they'll blame that on the landscaping company. Check with department of Corporations and you'll learn that they formed a shell, did the landscaping, then closed down the shell corp. Plenty more could be written. And yes to Jackie D. They are smooth talkers. I hope they performed for you, but history would say they didn't. P.S. They apparently duck out of responsibilities by bankrupting one name and then rising like the Phoenix with another. Warming Residential used to be Warmington Homes.
