The Palladia has great grounds to live on and great office and maint staff. All staffing have been very responsive and very proffesional when maint needs are needed for my unit. The staff here are always constantly keeping the property clean and exterior finishes up to date and looking modern. They also host food trucks at times for the tenants to enjoy. Great nearby eatery and shopping locations that are easily accessible by just walking out your front door. Great nature park areas also for your pets. Its been a great place to live and its what keeps me here for the past 6 years now. I have nothing bad to say about the place. Its been awesome so far read more

We've been at Palladia for about 7 months and are very happy! Staff is always helpful and responsive, maintenance is on site every day, and the whole community is clean and surprisingly quiet given how close it is to a ton of stuff. This month, they opened a dog park right outside our building, and it's so great!! Really nice size for a private park, and there's plenty of shade and places to sit. Every apartment or town house complex has a management team. Is the Palladia management team doing their job well? I will let you decide, all I can report is what goes on around here, over and over and over. 1. Recently, they have been cleaning off all outside roads, carports and entry ways with these obnoxiously loud leaf blowers. Basically, they walk around and blow dirt very where. You have a fresh cleaned car? Now you don't with dirt and gunk blown all over it. Told management about it, nothing happens. Same routine every week at 8am in the morning. 2. Gutters full everywhere. If it rains, you could have to walk through a water fall going out side on your deck or to your car and doorway. I do. 3. They recently added a new provision of doing inspections inside your units, every quarter. They enter and walk around inside your place, maybe while you are sleeping or eating or working in your locked door room. They want to come in your room and they knock. You think you have a personal space? Forget it. 4. They have improved at getting things fixed, like a broken stove, or wash machine, but do not expect it to happen right away or without some sort of drama. read more

I have lived at Palladia for the past 5 years and here are some insights I have for those looking. Firstly, I do believe the rent to be on the higher end, compared to the rest of the market, with similar square footage, rooms/bathrooms and amenities. I do think it is due to where Palladia is located. It is, very much, in the center of many establishments within walking distance. Fortunately, I moved in when the rent was on the lower end, and have had the ability to negotiate the rent increases, although they have been increasing more throughout the past 3 years. The utilities bill is also extensive. I don't believe to have seen so many various charges that also increase throughout the years. There have been times where management felt to be more about making money, but they're also willing to communicate and work with you through processes. They also do a good job of coordinating events to involve the apartment community. The amenities are well kept and enjoyable to experience. The landscape of the complex is also groomed and decorative - very pleasing to the eye. Maintenance is very friendly and welcoming. Every request that I have entered into the system has been tended to with efficiency. There are also regular inspections, dryer vent cleanings, carport cleanings, window cleanings, and fireplace cleanings. Overall, in my experience, the community is quiet and respectful. It is still apartment living so there will be bangs and loud noises every once in a while. Parking is sometimes difficult if you don't purchase a carport spot, specifically after 10pm. There is a possibility that you might have to walk a bit further to and from your apartment. Pet rent is also a very large charge with a large deposit, one of the reasons I haven't felt able to purchase a pet. Everything in the apartment runs off of electricity. This makes winter very difficult due to running the heaters all day to maintain a comfortable temperature, especially on the first levels. I have personally experienced a pipe burst and have witnessed a neighbors pipe burst, just because we turn the heat down while not at home, to save on the astronomical bill. All in all, I do enjoy living at Palladia but I also know that I will eventually have to phase out and move on due to the higher rent wage, increasing utility bill, and increasing electric bill. read more

Haven't had too many maintenance requests or issues but when we did Luis V was amazing and super kind. We've lived here for 1.5 years and just renewed our lease for another 1.5 years. Suzzanna and her staff at Palladia are incredible. They went above and beyond for us on several occasions to make us feel heard and comfortable in our home. They learn each residents names (including our dog), individual needs, and communicate frequently so you're informed. The community is quiet, well maintained, and near local shops and attractions. There are two pools/hot tubs, plenty of common areas to walk and relax, and lots of families around. Maintenance is there same day most occasions with major repairs happening super fast. Rates are very affordable given you're 1.5 miles to the nearest MAX station and close to Highway 26. I can't recommend this community enough. read more

Staring from the apartment... old appliances, bad flooding, old bathrooms faucet, broken and old toilet set .. all this and they charged $2550 a month. They do valet trash for $15 and the trash Sunday to Thursday, in fact they do only two or three days a week. Now we can talk about the management or leasing office, unprofessional , not a team each one send paperwork work different than the other one . If you talk to some one make sure everything documented and record everything. We asked for two months leasing, they said we have to sign for three , we agreed but we left earlier then they charged us for 3.5 months because they forgot to enter our move out date in their system Not recommended, high prices, poor services and old apartments. Note : we already give our legal notice earlier than 30 days but their untrained stuff didn't entered in the system. Advise make sure to record and document everything before move in and move out . read more

Sadly, all we can do is leave reviews and truthful word of mouth in the hopes that you will eventually make changes. I cannot wait until my lease is over. (Original) For $1500/mo, it isn't worth it - and FYI no A/C. Deafeningly loud washer/dryer and dishwasher. Obnoxious neighbors that management won't manage. It's been under construction for a year, parking blocked, paint everywhere (including our cars), trash from the endless work left all over the place, loud banging and construction work since last year. Pools and hot tubs are shut down every other week for days at a time. People smoke like crazy so don't leave your window open. Management will be in your home monthly because they don't schedule items at the same time. read more

Horrible customer service left so many messages and didn't call back I needed to set a time to view the apartment

First and foremost, Palladia is the Worst place I have ever lived. They will do anything to nickel and dime you and then completely ignore your concerns. Prior to moving out, we contacted management to set up a move-out inspection, which Palladia encouraged, but they refused due to Covid. We offered to go stand outside the unit while they did the inspection and they declined, but a couple weeks prior, they had no issue sending maintenance into our unit while our entire family was inside, unmasked. Palladia states their carpet has a lifespan of 60 months. Upon us moving out, our carpet had been used 58 months. Management said they were keeping our entire deposit and then charging us an additional $200 on top of that to replace the carpet due to excessive pet urine despite us NOT ever having a pet. Palladia said that if it wasn't for the "excessive pet urine" the carpet wouldn't have needed to be replaced, even though, according to them, the carpet only had 2 months of life left. We emailed back and forth several times and management was not understanding that we were not going to pay for all new carpet when we NEVER owned a pet. I told them that the urine HAD to be there prior to us moving in, which was gross. I finally told management I would be contacting their corporate offices due to the matter and Palladia finally agreed we were not responsible for the cost of carpet replacement and returned our deposit. But since WSG is a month or two behind, part of your deposit will automatically be taken and applied toward that. Be prepared to leave your unit cleaner than when you first moved in. Stove, refrigerator and washer and dryer were surrounded by dust, dirt and other debris, which was not a huge problem as I usually do light cleaning prior to moving in somewhere. While unboxing the bathroom, I noticed what appeared to be urine splatter on the wall next to the toilet, which was gross, but by this time, we had already turned in the move in sheet, so it went unreported. We also had No ceiling light, or light of any kind, in one bedroom, which was odd, but not the biggest deal. Furthermore, four days after moving in, I submitted my first noise complaint due to 4 straight nights of excessive noise between Midnight and 4AM. I expect noise living in an apartment, but this was beyond excessive. In total, I submitted roughly 7 noise complaints before I finally told management I would contact the county because it was a nightly occurrence. I finally stopped submitting noise complaints because our neighbor got arrested for domestic violence and my partner was the one who booked him into the Washington county jail. Since our neighbor would cleanly recognize my partner for booking him in jail, we no longer felt safe. We went and spoke to Palladia staff regarding the issue and we were blown off and said they couldn't do anything, even though they have a strict intolerance toward DV printed in the lease. In addition, police are called to this apartment complex monthly. Do yourself a favor and stay away from this place. read more

Be ready to pay some overpriced fee when moving out even when you leave the place cleaner then when you moved in, this is their way of updating the unit with your wallet. Please do not bother responding with wanting us to call and talk directly with your office to correct this issue, you guys had the chance to correct this and chose to ignore it. Terrible customer service, terrible maintenance, and cheap quality units for the price. Ill save you the time, go somewhere else. The only nice thing about this place was the location. read more

We have only just moved in but I am already impressed with Palladia. Upon move in inspection we found a few issues and they were addressed immediately. The maintenance was efficient and friendly. I have not had any issues with parking this week and usually have gotten a spot right in front of our apartment. Our apartment is a 2 BR w/loft and we love all the large windows. The natural lighting is great and with the second story high windows it's almost like having a sky light. At night we can see the stars. The carpet looks new and I like the updated stainless steel appliances. We had to pay a bit more for the upgraded option but it wasn't much and is worth the lil luxury look. They are painting all the buildings which looks amazing. (Hoping this doesn't equate to too large of a rent increase when we renew, lol). Over all, so far we have had a great experience. read more

If I could give no stars at all I would, however Yelp limits me to just one star. There are numerous issues with this apartment complex, however the biggest of all was my last month living there. My move out date was the 23rd, and I gave a notice and had a confirmation from the leasing office with a quote for next months pro-rated rent and fees. However, once the 1st came and I tried to pay rent, they charged me for the entire month, and not just that, but the last 7 days were at the "month to month" rate, making my rent almost $400 more than expected. I called to resolve the issue and they told me there was nothing they can do about it. After asking for a manager, they "resolved my issue" This brings me to today, receiving my move out statement and low behold there was an extra charge for those same 7 days. I moved out. I was done. But I guess they like their tenants to remember them after they leave by overcharging them. Never again will I rent from Palladia, or even their parent group, Holland Partner Group. On a different note, they force you to use their "valet trash" service, which is an additional charge each month which you cannot remove. In the middle of winter, they "valet trash" service would only pick up my trash about 50% of the time, and then they were so kind to leave notices on my trash to make sure to remove it or not keep it outside. I'm guessing they were lazy and didn't want to walk up to the third story, as my entire floor had this issue. They don't hold their vendors accountable. Another issue I had, was there were abandoned cars, commercial vehicles, trailers and other vehicles that are not permitted on their lease agreement, taking up parking spaces (around 9pm-10pm there tend to me no spaces left, and you have to park elsewhere), yet they would do nothing about it. Heads up to any smokers out there, you cannot smoke even on the sidewalks, you have to walk quite a distance until completely off their property. Not a smoker myself, however my neighbors were quite displeased with this. read more

We lived there for over a year. Run! Run far and fast! They will email you constantly about the stupidest stuff. If our trash bag was knocked over, it wouldn't be collected by the "valet" trash service. Which you have to use. They would take a picture of it and email us about it. . I was visiting family over the Christmas holiday and I came back JANUARY 1st. I was horrified to come back and see the entire staircase splattered with blood. No joke, from the third floor to the bottom of the stairs. No one seemed to care . The maintenance workers are a joke. They will walk/drive by trash for weeks at a time. We moved out and they kept our security deposit of $2500 and then charged us an additional $1000!!! $3500 to move OUT of an apartment?? We lived there for a year so yeah there's going to be some wear and tear. There were no holes in the walls, carpet was decent and nothing was broken. There is also no security at Palladia. If you call after hrs, it's an off site company that is also managing many other complex's. Not much help there. Parking is a joke! They will tell you that there is plenty of free parking . That's just not the case. If you get home after 6-you ain't getting a spot and will have to park elsewhere. Buyer beware! read more

I really enjoyed my time living here. I lived here for 1 year, from October 2017 to October 2018. The walls and insulation seemed to be really good, I lived on the ground floor and rarely heard my neighbors, even directly above. The valet trash was super convenient, you just put your trash right outside your front door and they pick it up. The apartment was nice, spacious and updated -- it was quite luxurious. Maintenance was always super quick to fix any issues and always friendly. I dropped my car keys down a storm drain, something completely unrelated to the apartment and not their responsibility but they still helped me come fish them out. My only issue was that it would be hard to find a parking spot after about 8pm, but that is the free uncovered parking, and my own fault because I am a cheapskate and didn't want to pay for my own reserved spot. I was concerned that I wouldn't get much of my deposit back, a lot of the reviews here talk about them keeping a lot of the deposit. I did a basic cleaning when I moved out, nothing super intense, and I was expecting to get less than $500 back. I was pleasantly surprised when they mailed me a check for $1,000 deposit refund (the full deposit was about $1,500 when I moved in). I thoroughly enjoyed living here and would have stayed another year but I had to find somewhere cheaper (and not nearly as nice!) read more

This place was great when I first moved in about 5 years ago but it slowly declined. My biggest recommendation- take pictures of everything when you move out! I cleaned everything but they still tried to charge me extra cleaning fees. Document, document, document. The people in the office are always unhappy and act annoyed anytime you go in for anything. I lived there for almost 5 years and when I told them I was leaving nobody cared and acted like I was taking too long to get out the day I was moving out. Location is great but it has really gone down hill- we got multiple emails a week about cars getting broken into. There were also people going through our trash and recycling at early hours of the morning on multiple occasions. One time I tried to call the security team and they told me there was nothing they could do because they were off at 5:00 am. I called them at 5:01 am. This place's only saving grace - their maintenance team. Maintenance was always the best! Honestly, they work the maintenance team too hard but they were always on top of it and helped out with anything we needed. read more

Let's be clear. When they say "you are correct, you can't lease the common area during business hours because it disturbs us," they used to allow it. They changed that policy because, who guessed it, noise affects your ability to function. Now, move forward to the pool party. Barely anyone even attended. It was a flop. Why? Because they hosted it in the middle of the day on a Friday. Also, the music was SO loud. It's not a problem that they had music, or even loud music, it's that it was SO loud, it shook the windows of a building 200ft away. They also write in their rules that you're not supposed to have loud music by the pool during certain hours. Guess what? Their music violated their own rules. Having lived here for 3 years , I would NOT recommend this place . Things were good until the management change in 2017 and since then , its been a downward slide all along Pros : Location - Centrally located to Tansbourne square and US 26 Cons : The appliances are dated . The heating , washer and dryer are not energy efficient . I have now moved to a house that is 2X the apartment size I was renting and I only pay ~50% of the electric bill I used to pay while in the apartment. Get ready for high utilities bill here Parking : If you drive in after 8 pm , parking is limited and you'll find yourself driving in circles looking for a parking spot or having to park on the main road . Safety : Multiple reports of Garage break in , in the general area and once I also had someone shoot a gun in the adjacent apartment for which the police were called in ! The exit experience is probably the most non empathetic , passive aggressive process / discussion I have had . There were "stains" and regular wear and tear on the carpet and we were asked to pay for the complete carpet replacement . None of the other apartments around charge additionally for carpet replacement . Attempting to discuss this charge was met with a standard " You signed this contract " or " Do you want to look at the contract again " response with no attempt to even have a decent conversation. Eventually had to escalate to corporate to get the charges reversed . I would not want anyone to go through such a poor, hostile experience with the immediate management and would NOT recommend this apartment to anyone . Hello. Yes the reviews say it all . The apartment I had was nice but you will get a $1000 plus carpet replacement cost at the end of your lease: walk through or not. Why? Because they use Empire carpet cleaning.....yes the guys whose profits come from replacing carpets with a Lifetime Warranty against stains. Catch-22. I was told that I had urine stains....what? I regret moving to Palladia. The property is old and outdated. I've been having problems with the master bathroom, it always smells like sewer gas. Now I seem to be being charged extra for water and sewer. About $30-$40 extra. The carpet is cheap and is already snagging in a few places which I'm sure I'll end up having to pay to replace when I move out. This place is over-priced. I've lived at several very nice holland properties, but this is absolutely not worth the money. Several of the office staff members are incredibly rude and unpleasant. Avoid at all costs. Go look at The Collonnade. Exact same floor plans, better upkeep, nicer staff, slightly higher price but well worth it. ^^^Thats the review I started to write about half way through my lease. Now I have moved out and was, like another reviewer, being charged for old carpet damage. After months of battling with the staff, who were completely uncooperative, I contacted the district manager and told him that I had been requesting the invoices for the replacement of the carpet pad and seal which had supposedly been done before I moved in, thus proving the damage was my fault (it wasn't, I went through with a black light and recorded urine stains on my move-in walk through) and he was very helpful in making sure my request was being addressed rather than ignored by the incredibly rude and unprofessional staff. Ultimately I was refunded the charges because as I suspected, the carpet pad and seal had not been replaced prior to my moving in and therefore they could not prove the damages were my fault. $455 of fraudulent charges is no small mistake. Know your rights and don't pay for the laziness of inept office staff that would rather spend time arguing and patronizing you than taking any amount of time to fix their own ridiculous mistakes. There are far too many problems with this place to list in a single review, just be assured that you may think you could deal with a few problems here or there and unpleasant office staff, and I thought the same thing, but you couldn't pay me to live in this overpriced dump again. read more

But more recently the management staff has changed near the end of summer 2017, and the quality of attention and professionalism has declined immediately. The former staff were polite courteous and attentive. It is sad to see such a dramatic change of personnel. I lived here for a little over a year after moving to Oregon from out of state. I found the value for the money was well spent. I toured dozens of apartment complexes in the area and this complex was affordable, safe, and clean. The area is great - it's near shopping on one side, and parks and Rock Creek Trail on the other. The staff is generally friendly and responsive and quick to solve issues and repairs. The only issue we had was the garbage service, which is required and outsourced by another company. You get your own garbage can and it's picked up daily outside of your door Sunday-Thursday. That winter there was more snow than usual and sometimes the garbage company wouldn't be there for 2-3 days in a row to pick up. I reported this to the front office and it never seemed to get resolved, and the garbage service was never consistent. If I had the option I'd just opt to dump my trash in the dumpster and not have door garbage service, especially for the additional cost. That wasn't a deal breaker for me, though. Overall, this was a great place and I enjoyed my time here. EDIT to add, after reviewing reviews below mine: I received my entire security deposit and pet deposit back, despite a huge ink stain left on the carpet from our dog chewing up a pen. Not sure why we got ours back and people who cleaned didn't, but needless to say we were happy and surprised. Maybe it needed to be replaced anyway. read more

I have lived at Palladia for 10 months now and am renewing my lease. We have had zero noise issues, zero issues with maintenance and zero issues with office staff. Our washing machine stopped spinning and was replaced with a brand new HE washer that we love. The office staff has always been polite and helpful. Jacob is the best! There are issues like parking and price but we have dealt with that everywhere and feel we get the most bang for our buck at Palladia. read more

Repeated warning: see other reviews that reiterate this one. Palladia could be worse, it's true. They tried to fix things when we called and for 2 years we never had many issues. I hesitate to write a review because I wonder if it will affect anything. All I can do is tell our story. We kept our place clean even putting carpet on the carpet to protect it. Upon leaving, we were denied our entire deposit due to "urine" from our cat (she only ever used her box which had a protective cover and under mat). There wasn't one spot of urine in the place! Our entire deposit was used to replace the entire apartment, which except for a bit of normal wear in the entry, was immaculate. Upon leaving, we cleaned the place spotless from top to bottom. ADVICE: Don't even bother cleaning. Oh, and if you are just moved in, make sure you check the pad under the carpet because they WILL keep your deposit even if someone else made the mess. I hope this review and the many others here and on Google that complain of the same greedy practice will heed the warning and move on. I was warned by a friend who had just left that this would happen, and for us, by then, it was too late - we had already signed the lease. read more

This is the worst apartment I've ever lived in, the staff are more than irresponsible they are willfully negligent and have put my livelihood in jeopardy so many times. The cops have been called on us while we were sleeping. The complaint was there was a women screaming when that never happened. When we complained they said "we can't do anything about it" I PAY RENT HERE TOO I HAVE RIGHTS. A staff memeber came into my house unannounced and let out my service dog and he almost got hit by a car. When I complained they said "sorry about that" and that's it. According to the ADA i am protected and they are responsible. They did nothing, if and when I have the chance to sue them for everything they are worth I will. I was right. They got us on the move out. We gave them $300 as security deposit, then they managed to charge us another $600 so we were technically charged almost $1000 on move out. LOVED LOVED living at Palladia. Jacob helped me and my husband when we first got our townhome, and was always there when we needed something.
