We purchased a palm harbor home a little over a year ago, and it has been a constant problem since day 1. We have had several people from palm harbor come out to "fix " the issues multiple times, yet they are never fixed. For the high cost of these homes, the quality is just not there. If you want a house with leaking windows, leaking doors, cosntant sewer smell from drain lines not being connected in walls, broken shower doors that never get fixed, get a palm harbor home. We purchased a new home from Palm harbor a little over a year ago. Worst experience ever. Started with Mark Toth who was a little easier to work with but not much. We had issues after issues with flooring, siding, air conditioning, cabinets. Now we are having issues with ceilings. Now they refuse to come out because it's after a year. Spoke with William Reding. If this is what Palm Harbor has as a manager, they should be ashamed of themselves. Tried to tell him that we had other companies out to look at the damage, and they all said shotty workmanship. Salesmen will tell you anything to get you to sign a contract & give them a down payment! If you read there own documents, it tells you several times that ONLY items in writing are valid. Palm Harbor Village is the last place you want to go to purchase a Palm Harbor built home! They constantly mislead you. Try to pull "bait & switch," and continually change the figures. I went through 5 contracts before I told them I wanted my deposit back. (I only got part of it because of a verbal, not written agreement.) Also check the Better Business Rating. While selling our summer place in Delaware, a pipe burst in between my laundry room and walk-in closet. The plumber believed it was a defaulty pipe put into the wall in the factory. I contacted Palm Harbor and someone was supposed to get back to me. No one ever reached out to us. We had approximately $80K in damages. The "home warranty, " which I have for the first 7 years, paid a whole $100. of the plumbing bill. Nothing else. When I talked to some neighbors that own Palm Harbor homes, they had the same issue with their homes, however, they were home to catch it. Don't be fooled! read more

On the surface, the home looks good, but it doesn't take long to see where costs have been cut, the worst case for us was that the roof was badly installed, and after seven years we have to replace it, no it wasn't storm damage, the reputable roof contractors that checked the roof, all said it was badly installed, you could say that they just wanted the business, but they all said talk to Palm Harbor first, but tough cookies, it's out of warranty, now we have an over $10000 bill, be careful with this outfit, make sure you get a reputable individual to check out the home before you buy, else you'll regret it. read more

My kids bought their first home here. It's been a nightmare since day 1 from acquiring their property (not PH issue) to getting the mortgage company and insurance on the same page (not PH issue) to getting to move into their home.....PH issue. They made settlement March 11, 2023. The property was cleared the next morning in preparation for the home and services to be put in. 9 weeks later, building permits were granted. At the 10 week mark, the water, health and electric permits came in. Everything was scheduled to be put in. House came out, no issue. Water and septic went in within 2 weeks. (We're at 12 weeks now.) The Energy company requested to know something about the electric with the house. It took almost 2 weeks to get a simple answer, which was finally given to the energy company. They then took a week to get out to the site. And, after 5 days, they gave my son in law and answer as to how much it would cost for the transformer....on a Friday. He paid it on Tuesday....and they told him it was a 4week setback. So of course, they gave 2 extra weeks to that time and of course, it was completed on the last day. Final inspections are to be done. They inspect the electric box that has no meter. It passed. Great, right? Nope.....now they bring out the skirting. My kids picked one color so of course they brought out white. Well....that worked out ok, but there is 1 panel that needs to be replaced. It's sliced. You'd think that when the punch out crew came out to do that, they'd fix the siding pieces that fell off the front of the house, exposing the wood, right? Nope. They weren't told to do it so it didn't get done. They had workers come out and each time, I went out to check that it actually got done. And lo and behold, they locked the door with the lockbox.....they just never closed it. I complained. This happened SEVERAL times. We are in the height of rainy season and squatters look for things like this. Workers who were working under the house, and had nothing to do with the interior, went in. It's not like there was air conditioning or bathrooms to use. They had no reason to go in! There are now orange clay foot prints that lead from the bedroom door to the closet. Why would a person working under the home, need to go in and look in the bedroom closet? We don't know if it was a worker or a neighborhood person just looking through the house. We are now 3 mortgage payments in and 5 months since settlement and they are STILL not in their home. Upon speaking to Mr. Lyons, a manager, who said he wants to make things right, offered absolutely no help. My kids were guided by their salesman to take the lot model and cut 2 months off their wait time. It's not what they wanted, but being a newly married, young couple, they took it. Had they had the house built, it would have been in their colors with taped and textured walls and no carpeting. So, we requested these things, since Mr. Lyons said he wanted to make things right. Instead, he offered to make a call to see if he could expedite the final inspections. Ummm I was told they were already called last week and that's what we're waiting on. So he offered to let us in the home to create a list (the one you have 90 days to get to them) to fix things inside the interior....like the bathroom sinks that are seriously crooked, cleaning the dirt out of the carpet, putting the broken pieces of cover that goes between the wall panels up, fixing the crooked shelf over the refrigerator, etc. So basically, he's offering to compensate my kids for the extra time and stress they've gone through, get this.....by doing what's expected of him. Seriously.....by literally doing what's supposed to be done, and it's a favor to us. Steer clear. If I had known the company went so far downhill in just a few short years, I NEVER would have allowed my kids to go there. read more

Purchased a Palm Harbor manufactured home in 2000. Had a nightmare of a time getting them to honor the warranty in the beginning. Very often wouldn't return phone calls until I bugged them to death. Additionally, they had a little clause in the ridiculously long contract that said they reserve the right to replace items as necessary due to market conditions or something equivalent to that language. Which of course they took advantage of big time. After much bellyaching and fit pitching, I did get most of the stuff done or redone though. But the point of this review is something different. When I bought our home, the salesman made a big and repeated point about how well built these homes are. I was told they were built using the same standard materials as well built, stick built home was built with. They even had pictures of a lone standing mobile home amongst a a backdrop of totally destroyed homes in Miami from a hurricane. Convinced me they did. So here I am twenty years later pricing a solar power backup system for my home with several companies. They all tell me it's not legal to install panels on the roof of my 2020 Palm Harbor manufactured home. What's up with that? I even have an attached garage with a 6" SIP roof and 2x6 framing on a concrete foundation that they had installed and the solar installers wouldn't even do it on that. I live in Hillsborough county Florida. I have asked this question on the Palm Harbor web site and their Facebook page several times and have received no reply. The only conclusion I can come to based on my overall experience is they will try to slip one by you whenever they can and if you're expecting good customer service, this company is not for you. read more

I decided to get my home new siding. There was an issue where some got melted. The crew came out, to estimate. They pulled off a section to see if it needed new wrap as well. When the pulled it off they said they won't do the job! Why you ask? Because Palm harbor never put up plywood on the exterior walls. It was just a thin sheet of insulated board, that was rotting away. Under that was insulation, then the interior drywall. So I had protecting me was vinyl siding, thin insulation panels, some insulation that was half ass done, and 1/4 in drywall. That's it! Who builds houses with out putting up plywood? Well palm harbor homes does. I urge you not to buy these crappy homes. read more

My wife and I went to Palm Harbor yesterday and left encouraged and excited about having a Palm Harbor home. The reason for not getting 5 stars is the difficulty that lead up to this day. However, yesterday alone would be 5 stars had it been where I started. We had been there two times before. First visit was to find out more about the company as the reviews online were not encouraging at all, and the reviews I did find, after doing little bit of research found that they were written by workers of Palm Harbor. When I asked why this was, I was not given an adequate answer and I left not having a lot of trust in the company and pursued a different direction. When COVID hit our original plan fell through and we found ourselves back at Palm Harbor to give a second chance, the sales agent that was assigned to us really rubbed us the wrong way. He was very knowledgeable but didn't seem to genuinely care about our concerns. Was a "this is who we are take it or leave it," type attitude. A month later and a new direction needed in our search for a home and we decided to try to build a smaller home with less risk and money before investing into a larger forever home. We decided to give it one more chance. We knew people who worked there in years past and really spoke highly to the point of saying if they were ever going to get a new home it would be a Palm Harbor home, yet we, as of yet, couldn't see it. We called and called and couldn't get an answer (Seems like a common problem.) Then we got through on Facebook and was told we could come down. However, upon arriving we were told that the model we wanted to look at wasn't available but a sales rep may be able to take us through it even though it wasn't ready for public view. This is where everything changed for us. Nelson Williams met us in the lobby and didn't hesitate to take us to check out the home we were looking at. Sure we had to jump over a railing and climb up into the home, but that added to the adventure and I was cool with that part. I was grateful not to leave without getting a chance to see the model we wanted to see. He could have said no, it wasn't ready, it isn't setup fully, but he cared more about helping us see what we came for and didn't want us to leave empty handed. Nelson was very knowledgeable and personable. This was a huge difference in my experience. We could ask him questions, share our ideas and dreams, and even push back on a couple of concerns and he patiently and joyfully responded to each one. You could see he truly cared and believed in this company. For once I didn't feel like I was trying to be sold but that he wanted to make sure we got exactly what we wanted. I began to see what our friends who used to work there saw. This experience was night and day different. To say that Nelson went above and beyond would be borderline offensive because Nelson went to the level above even that. From expertly sharing all of the features of the home and the company, helping us understand the process, and then spending additional time in his office to go over every detail. We probably spent a couple of hours going over everything but it didn't feel that way at all. Questions I had and questions I hadn't thought of were answered. A game plan was given and my wife and I left feeling like we have finally found what we were looking for. I don't write many reviews but I felt this one was worth writing about. If you are thinking of a Palm Harbor Home, ask for Nelson. We are excited about taking the next step in this journey. read more

This experience with Buying a Palm Harbor home has been a horrible nightmare. We purchased the Labelle V with upgrades and modifications. Price $189,000. As a Modular/Mobile home Dealer, the purpose of buying this home was not only to be our permanent home, but to also use it as a show piece. We also had to pay an additional $3000 for Engineering plans because, according to the sales manager Steve, this was the first time this home would be erected. Weeks after we completed the process of choosing all colors, flooring, counters and cabinetry, we decided to visit the plant and see how the process was coming along. It was then that we were told that the the quarts color for the kitchen island was discontinued. We were also told that because we eliminated the kitchen window and the kitchen would be too dark, a sun tunnel would be installed above the counter. Thank God that another associate was present. He emphasized that the tunnel wouldn't look right and to leave the window in. So we did. A different quarts counter was also chosen. The tunnel would be taken out and we were assured that the hole in the ceiling would be done in such a manner that we would never know where the hole was.( We know exactly were the whole was because they haven't fix it yet) When the home was on route to be delivered, we got a call from the driver that they had to bring the middle section back to the factory do to the fact that the ceiling collapsed. We couldn't believe it. We made several calls to the factory to try and find out what happened, but only to be told by costumer service that Steve would call us. Several phone calls and days later, Mr. Kelley informed us that the main ceiling collapsed from the front door to the trey ceiling. This was due to the fact that the factory, its personnel did not take the proper measurements in securing the roof from the rain. We asked to come and see the extent of the damage, only to be told that we couldn't do it. Two weeks later the home was delivered. The nightmare ever since has been just that. It looked like a bomb had went off in this home. The ceiling was full of cracks as were the walls. Palm harbor made us wait almost 2 months before they decided to send their handy men to start the repair process. The main wall's sheet rock was replaced twice, do to the fact that the wall had so many waves. The workmanship is the shadiest we've ever seen. The ceiling has so many waves and different shades of texture. Their handy men made it worst every time they attempted to fix it. Floors buckled, master bedroom shower base and tiles lacked grout, walls bulging out, molding full of overspray and running marks, cabinets and countertops full of scratches, Our up grated black stainless steel appliances look like they came from a scratch and dent place. Our floors were full of scratches, doors are all damaged, glass sliding door, windows are defective, nothing is leveled. Two of their handy men had to rip up the master bedroom floor tiles so that they can sand down the sub floor do to the fact that it was buckled. They left and never returned to install the tiles. The cracks on the ceiling and walls were patched by yet another one of their crew, but only to leave them worst than before. They painted the out side of the home a different shade of color paint that we had chosen, their crew damaged the side door, this was replaced. The plumbing material shipped with the home, was full of tar and pipes were clogged with all sort of materials. The roof line is a disaster, full of lumps and waves. Pocket door leading to the laundry room has been replaced twice and it still isn't installed straight. Every time we open the glass sliding door, the metal or plastic shavings fill the floors. This home is a disaster and we have pleaded with the plant to fix all. The un finished repairs still exist and now they are trying to tell us that the warranty has expired. FIX THE PATCHED WORK THAT YOUR HANDY MEN TRIED TO REPAIR. Legal will be sought and we will expose all. Our ceiling is all wavy and full of cracks as is throughout the house. Emails, dates, time and messages, photos, videos, will disclose all. Who's inspecting the electrical work? The poor workmanship of this home is disturbing and we will expose all. If you can't repair these issues, then we are asking for a substantial amount of money so that we can have a licensed contractor fix all issues with this home. I completed all of my required obligations for the deal within the required 90 days, only to find out they sold the model to someone else. Now they would like to offer to "build me a brand new one"....for MANY THOUSANDS OF DOLLARS MORE IN PRICE. They act like they are doing me a favor by offering this to me. We purchased the Mt. Shasta model about 10 years ago, the roof leaked in several places from Day 1. Years of repairs, sheetrock replacement, and no interest from Palm Harbor to fix it. Roofing repair folks, not from Palm Harbon, told us the shingles were overlapped the wrong direction. Also, no flashing was used where there should have been flashing. We finally had it ripped off and totally replaced at $26K. Problem solved. Otherwise, we are pleased with the house and the floor plan was perfect for us. The installer/dealer in Arcata was exceptional, but is no longer in business. If you buy from Palm Harbor, get an agreement in writing that they will guarantee the roof at least 10 years and pay/repair for any damage from leaking. If they are not willing, then walk away very quickly. read more

Plus they said prices are on refrigerators on all models, there were no prices on ANY and we looked at 7 different ones, it was a ploy to get us to go back to office which we didn't because when you start off lying we will simply take our business and $$$ elsewhere. This is actually a HUGE ZERO STAR Review! We went to Palm Harbor January 17, 2023. After looking at multiple mobile home dealers, we drove 2 hours back to Palm Harbor on January 18 to purchase the home we found the day before. Max was our salesperson (Didn't like him from the minute I met him). My husband handled most of the interactions with Max, because Max couldn't get the figures right among many other things. (should have been a red flag) On 2/1 we wired the down payment and closed on February 16th. Max told us that we would be in our home mid-September/early October. On 4/5 we wired the money for "land improvements" as we were told permits applications have been submitted to AFP. After multiple calls to AFP we found out that our permit application wasn't submitted until the middle of August, however they had our money. The lady at AFP actually called Palm Harbor for us to get this going and we ended up with our permit mid-September. Max kept telling us "We are waiting on the County", when the permit application hadn't even been submitted. Here we are November 18th, and our footers are not complete. The County has been out here twice this week and cannot pass the footers because of this. I did speak with Paula Elliott, Construction Manager (yes, she actually answered her phone) last week and she told me that the home is scheduled for delivery on November 28th, however it could be up to 90 days before we are in. If this is the case it will be over a year before we can move forward with our lives and enjoy our home. OVER A YEAR for a home, we purchased as a lot model, not having one built! My husband has made multiple calls to John Lyons, General Manager, and he has yet to return a call. I have left messages for Paula Elliott with questions we have regarding delivery, no response. I penned an email on November 6th to John Lyons, Paula Elliott, Lois Elston (Operations Manager) with our frustrations with ABSOLUTELY NO RESPONSE. I truly wish we had read the reviews before we purchased with Palm Harbor. On a side note, there are 4 other Palm Harbor homes in our Village that we know of that have had the same problems. This was a horrible experience. The quality of workmanship is subpar. Many things were broken or damaged and the contract makes the buyer responsible for everything. So for example, the house was delivered with 3 HUGE dents in the fridge door. They claimed they'll replace it but it's been nearly 2 months and nothing. A light in the pantry didn't function and still no replacement. The plumbing leaked under the house because there was a crack in a 90 degree joint and they tried to glue it instead of just putting a new joint on. There were electrical issues, fixture issues, siding issue and more. The seller shrugged it off and pointed to palm harbor for resolution. Palm harbor says, "we'll see what we can do, but we're really backed up so.. " and then haven't heard anything since... Been a month for some issues and several weeks for others and NOTHING. I drove an hour and a half as an investor to meet and discuss opportunities to purchase their homes and place them on lots. I was told to speak to Kevin, (by the lady in the office and John in the sales office) but instead was unfortunately linked up with Greg (I believe his name was). He was extremely arrogant, and when I explained that I was looking at buying modular homes instead of hiring a home builder (have already been quoted at $120,000-$160,000 but wanted to figure out how to get the highest return by looking at alternative options), and he immediately said that no one would be able to build in under a year, although I'm not sure why he would seem to know every builder's schedule. I explained that I was there to collect information, but as soon as he realized I wasn't ready to purchase, he became dismissive and uninterested in helping. He genuinely seemed to steer me away from purchasing with them, as he kept trying to add on exponential costs without understanding what I was even trying to do. Besides the speed of having the home, for anyone looking, Infinity Homes in Tampa does phenomenal work at $90-$95 a square foot, and can have it completed in 4 months. I was referred to him by a family friend that helped build one of my latest homes, but I will be sure to let him know to stop referring people their way. The sleazy attitude and appearance made me feel like I was buying a used car. read more

Recently bought a new home from Palm Harbor....they must be pumping these out like crazy because ours had horrible quality. The texture was bad (little holes everywhere) the interior paint was just dusted on, there were electrical wires still in the wall (not Connected) horrible tiling, (Not to order) missing appliances, floor heater registers in the wrong place etc. We had to paint the interior before we could move in , the outside is cracked and needs repainting as well. The service department doesn't want to do much of anything....I would not recommend this manufacturer to anyone. Forgot...the heater didn't work and they said that I needed to go to the Manufacturer of the heater to get it fixed! read more

We purchased a Home from Palm Harbor two years ago and it is a beautiful 18 x 76 Santa Fe Model. Palm Harbor did an excellent job of closing the deal and setting it up. We are now in a position to have to sell it and Housing Consultant Doug Zank at Palm Harbor in Tomball is making arrangements to assist us in this process. He is very kind and pleasant to talk with and understands our situation. We feel we are in good hands because we purchased a Palm Harbor home and that it has held its value. Everything about the Santa Fe model is second to none including the warranties. Our goal is to purchase the Horizon model and retire near other family members north of Tomball. I feel confident that Palm Harbor and in particular Mr. Doug Zank and his team in Tomball will help us to find a buyer and make this happen for us. We came to Palm Harbor and put an initial deposit down in June 2016. At first everyone seemed very helpful and very good at responding to any questions. We did run in to many of our own issues with the land and permitting which held up the process. Once we were ready to move forward and put down our 20% down Palm harbor called just about everyday asking if it was sent yet and very impatient, but after receiving the 20% down the eagerness to respond to any of our questions declined a ton. During the initial appointment going over the contract we were told that we would be priority since we were paying cash for the home. The biggest disappointment with Palm Harbor is that they have not been upfront and honest about everything or they have major communication problems in their company. We have constantly been told a short timeframe from one person than when it comes down to it they say its many weeks longer. A few examples; I was told if my building permit was approved tomorrow they would start building my house immediately and be able to finish the building and have it delivered in about 2-3 weeks at the time. Sounded too good to be true and yes it was. Come to find out we weren't even in the queue to start building our home and once they started it was at least 4 weeks of building. Another example came later, our home has been built and delivered, payed for. The sales man told us it would need to settle for 2 weeks before they would come finish the interior of the home, that was fine, we go to close on the home and now they say AT LEAST 2 weeks and more like 2-4 weeks before they come finish interior. Now it has been 3 and a half weeks and we are being told it could be 3 more weeks! Very unacceptable to have a home that only needs a few days work on the interior to wait this long. I have rescheduled furniture delivery 3 times already. It is also very hard to get ahold of anyone or when my husband does they say they will call back that day and we do not hear back. I have emailed several times and have not heard back about simple questions that i need so I can move forward with my own work on the home. A lot of information was misled when purchasing a home from Palm Harbor. When you first go it seems like its a complete package deal all included. Which its not there are many extra fees for labor that apply that are not disclosed. They do not finish the plumbing underneath the home, the steps are not included in the purchase price, they want to use all their own contractors for finishing the home but over charge them all. We did catch a few things and saved money by using our own contractors, electricians, and plumbers. However we did get stuck paying someone to work or the permits which if we would have known we had a choice she would have been replaced with someone that would have communicated with what we actually needed for submitting our permits and not submitted them anyways to have them rejected and show us the rejection list. At the closing there are surveys that we were going to fill out and we were asked by one of the superiors to just give the salesman all 10's so he would get points to be entered to get a vacation at the end of the year, we figured at the time why not they were finished our home now and delivering it the next week. Which I regret now since we are once again having a hard time getting questions answered or any work done on the home. We originally went with a modular home because it was supposed to be faster at getting us in our home. This company is absolutely HORRIBLE. We purchased our home in June, it was set on our property August 30. Today is December 4. I've made three payments and still do not live in this house. No one comes to work on it. I was diagnosed with breast cancer on November 9th. We called then and begged them to finish so that we can move in and I can start treatment. They sent no one for two weeks. Then they send one guy who works about 3 hours a day. We have called the General manager, he never called back, called the VP, he never called back. After several phone calls, and threats to call lawyers we get a call back. They say they will have it done by next week, I'm very doubtful as I've heard this for the last three weeks. I am posting this in hopes of helping someone make the decision to NOT use Palm Harbor Village in Plant City! It has been a horrible experience and not a day goes by that I don't regret my decision for choosing them! When you go in, they make the process seem easy and quick but in truth, so NOT the case. From the arrogant General Manager, Joe Pequignot to my Sales person Mike Gunn. The act like they care in the beginning until you are to far in to cancel. I was lied to about the amount of time it would take to complete and was giving every excuse in the book as to why it wasn't getting done. Once the house was on the foundation I noticed a huge bubble in side of house. Turns out that when the house was built, the nails were not put in the studs, which is common practice. So 3/4 of the house had to be redone. Then, when I was suppose to sign off on inside of house there was a lot of problems with the dry wall. When I pointed this out, was told my house was a Level 4 house and only responsible for fixing it if it can be seen from 6 ft away. I laughed at the guy and told him "I don't care what level they consider my house, I'm not signing off on anything until i am completely satisfied with the completion!" It took several months to get that completed. Then, I noticed there were a lot of paint splatter on my vinyl floors throughout the house. Was told by a contractor I had come out and look at state the floors should be replaced. When I addressed this with Palm Harbor was told that was not the case and that it could be cleaned up. I tried for a month to get them to do before we moved in but they are so under staffed that it didn't get done. So, now we have moved in and all furniture will need to be moved in order to get it cleaned up properly. They have come out twice and still not completed. We have put vinyl flooring throughout the house and it is horrible! Every time we put something on it, it gets torn or nicked! Now, it's bubbling up everywhere. I had another contractor come out regarding the floors and they stated the reason it is doing that is because it was not glued down throughout, only along the edges. When I asked the maintenance guy about it he stated that's how they instal the floors. So, we moved in in December and here it is April and still not taken care of! I feel completely taken advantage of and all money put into this house so I have nothing left to fight them! I sit in my house and cry because there is nothing I can do! We paid $189k for the house and that's very expensive for a modular home. I have been trying for months to get management out to look at the floors and keep getting blown off! So now I have turned to social media and in process of contacting their corporate office to see if I can get any recourse! Everyone at Palm Harbor have poor customer service skills and do not care about anything they put their customers through! I so wished I would of looked at their reviews before purchasing! So, I'm posting this in hopes that no one else has to go through what I went through. This isn't a car I can turn in in a couple of years, this was suppose to be my last house that I could retire in. After 1 and 1/2 years of dealing with this sub par company, I finally got my electric hooked up only to discover that there is a short in my electric in the house. After trying no less than 5 different people at the company, including managers, and only getting voice mail, I finally reached a real person who assured me that he would find someone to deal with the issue and he would get back to me later in the day. Good thing I did not hold my breath. Never heard from anyone at Palm Harbor, although I was not surprised. I could go on and on about the entire process with Palm Harbor from start to finish but so much of it still irritates me. read more

I have been trying to get pricing on one of their homes for a couple of weeks. Each time I speak to Eddie Small he says that I need to come to the show room. We are trying to relocate and we live 2500 miles away. I have stated I am looking for estimates to see if this is a route we want to pursue when we can make it there. Time after time he avoids all questions and inserts babble about coming to the showroom. When I finally said to remove me from his mailing list I will deal will someone that values their customers and provides answers to questions I received and ok goodbye with a smiley face. Horrible sales office. We drove over 30 miles on Sunday afternoon in pouring rain and bumper to bumper traffic to see the elevated home displayed on I-4. Before we could see the home we had to check into 2 different sales offices and each time stated we were there to see 1 specific home. We were given a map and of course the home was the farthest from the office and up a tall set of stairs. We walked through the rain, stepping in huge puddles to get there, climbed the stairs, closed our umbrella's, and went to see the home;; the door was locked !! Tried calling the office several times and no one answered, instead an answering machine picked up to say they were busy and to leave a message. Walked back to office and saw several employees hanging out talking to each other. Told them we would rather live in a tent than buy a Palm Harbor home and left. I will never give them another chance. If their sales people could care less, imagine what will happen after you purchase a Palm Harbor Home. Buyer Beware!!! read more

I would like to express that if your buying a structure home you would insist, if you see flaws, that they get fixed before you move in! Well Palm Harbor Homes will tell you," We are allowed to make so many flaws and get away with it". We are living in a new home that was put together. Renting for now and checking out the area before we decide! Well forget buying it!! The whole right side of this house is so messed up. I have made complaints to Palm Harbor but they REFUSE to fix any of those flaws and mentioned that they have won awards! So I will put this out there for all of you who are considering to purchase one of their Modular homes. BEFORE you move in, here is a check list to look over: Kitchen first, Make sure all Kitchen cabinets are in STRAIGHT. Also that they are flush with the counters, look inside for gaps that shouldn't be there. Check all the cabinet doors and make sure they are attached right, no gaps! We are now having issues with all ours not closing! If there is an island make sure all sides are straight, no gaps in corners. Floors, make sure they are flush with the walls. Trim make sure it goes down to the floors..lol Check entrance ways and make sure they are ALL STRAIGHT...one of ours is so uneven its so funny. Now the cabinets in the bathrooms, same as I said earlier. Make sure they are put in straight and flush with the counter! Also make sure your floor in the bathrooms are not slanted and that the showers are not put in crooked! You should see our master bathroom, if I stand on one side of the shower, I'm the same height as my husband who is 5'9", I'm 5'5".. Other side of same shower I'm so much shorter than him! This is just a few things you should look over before you move in! Make sure when you order one that the warranty includes that they fix any of the flaws you find! If ANYTHING goes wrong as you are living in the home, It takes FOREVER before they bother to repair!! There are other issues with this home but these I mentioned you can see!! Others you might not see till you move in so i suggest you REALLY look it over well before you give up your hard earned money for something they are allowed to do and for something that will decrease in value as time goes on!!! read more
