The apartment was warm and modern, with oversized windows in both rooms for taking in the Fox River views. The hardwood floors gave and high ceilings gave the apartment a loft feel. The apartments were the best I saw in the general area. I was even more delighted to discover all but electricity was included in the rent (including DirecTV). Not only were these apartments spectacular looking, they were the most economical around. The quality of the rooms were accentuated by many of the other amenities that, if absent, would make life there challenging. Because they were there, life in these apartment was simply phenomenal. Secure indoor parking meant I didn't have to crawl through snow mounds to get to my car. in the winter. Clean storage areas and rigid controls on bicycle parking meant the hallways always looked clean and inviting. And finally, the management team at Fountain Square was top notch. I cannot say enough about the value a good property manager brings to the quality of life at a rental property. Oddly enough, I did get my full security deposit back. Katie was responsive and professional at every juncture of my stay there. She even rescued me when I locked myself out on my balcony at midnight. I cannot speak to other former renters' experiences with Katie, but I fully believe her strong adherence to certain cleanliness, noise and security standards are what make Fountain Square the most attractive rental property in the west Chicago suburbs.

I think we experienced the usual challenges of downtown rental living, but management was always responsive and professional. Our unit -- and the living spaces throughout -- we're clean and maintained (of course, the maintenance and cleanliness of the tenant space is primatily the tenant's responsibility). Speaking from a nearly ten year perspective, we were very satisfied with Fountain Square. Now that we're back in a single-family home, I miss the conveniences, friendships, and consistency of Fountain Square living -- Amd we miss Elgin.

The biggest reason TSOSE won is literally because of the homey feeling I had the 3 or 4 times I came to look. I changed from 1 to 2 bedrooms and Devin was so accommodating, answering every single silly question I asked, even when I asked it again. The entire staff at TSOSE are wonderful humans, always there with a helping hand if needed. The best of the best can be found in the maintenance team, they really do rock. I didn't have many but the couple of items I needed help with were immediately taken care of and they were not only professional but extremely knowledgeable. LOVE my maintenance team. I really love that I can decorate the outside of my pad with my own design and materials. As a previous homeowner, this is a fantastic feature. The neighborhood, staff, and grounds cannot be compared to anything I have seen locally. You will not be disappointed living at The Springs of South Elgin! I highly recommend living here!!!

I've almost been hit many times. The neighbors are very mean people. I tried to talk to them in sign language, and they robbed me and beat me up. My walls are also full of rats and are collapsing. There is no bed in the unit so I sleep on the floor. Sometimes I wake up covered with rats. They gave me rabies and aids. They are not rats they are monsters. I tried to take a walk through the park and got beat up and they stole my clothes. I would not recommend living here. Can I give zero stars?

We were lucky to have a lovely view of the lovely historic home just across the street, which had a beautifully maintained yard and often featured cats at play. Utilities weren't costly at all. Heat and hot water was included which meant we only paid for AC/electricity. The building manager, Mike was very friendly and highly responsive with every issue we did have. I couldn't speak more highly of him. We had an issue with a couple of our packages being stolen from the front entrance inside of the secured doors. We brought the problem up to him, and he had cameras installed all around the building about a week later! Though we only stayed in Elgin for a year, we couldn't have been more happy with our little home at 401 E Chicago!

The community pool, well it's GREEN and looks like an algae cesspool. There is NO elevator so good luck trucking all of ur shopping up the stairs week after week. Also, if u plan on moving a sofa into ur apartment, it won't fit through the tiny doorway to the apartment. It's a struggle to even get a loveseat into this tiny doorway and around the right corner!

Dishonest company, go with anyone else…read more I went with someone else who fixed all my issues for less than 1/3rd the cost of these scam artists. 1. They overcharged, 500+ dollars for a 10 dollar transformer and 20 minutes labor. 2. They didnt give me a quote before doing this overpriced repair, and forged my signature on the electronic consent forms. 3. The repair did not last for longer than 5 minutes. They wanted another several hundred dollars to replace another part. 4. They ghosted me when I tried getting customer service help. I still had a non working system, after paying over 500 dollars for labor and for a transformer to be replaced ( replaced with possibly either an old and used transformer or not replaced at all). I was never given a price or information on the work that was done by the first tech prior to him completing the work, after I told him explicity that I needed to know the repair cost before anything was done because Im a renter and my landlord would need to approve any repairs. The tech didnt do any testing of the system after it turned on, and it stopped working minutes after he left, when I switched the system from heat to AC, which is what caused the system to stop working initially. I told him that is what caused the HVAC to stop working and asked if that could be a cause, he said no. Turns out, that was false. I have lost all trust in your company, despite your motto "Bringing Honesty and Integrity to HVAC", and don't feel comfortable with any work your company would do going forward.

My last message I told him I was going to dispute the charge with my bank; which I did. Tim then sent me an email with a credit of $197.71. I would never recommend this company to anyone because of their unprofessional conduct. They were quick to set up my appointment but when there was an issue they ignored my communication.

I've used the co-working space about a dozen times and it has been empty except for one time, and the person there was friendly and quiet. The restroom is a long walk from the front entrance, but Tamitha would give me a back entrance access card since the shared space I was using was right by the back (close to the restroom). The parking is convenient (in the same building) and it is covered, which is great for those cold and rainy days. I highly recommend this space.

I understand that maintenance and repairs are necessary, but reducing the number of outages or providing more notice when possible would really help residents plan better. Many adults work on strict schedules, so having clearer appointment times or more precise time windows could make things easier for residents who need to plan their day around work. Overall, I still appreciate my time living here and the efforts made to maintain the property. With a few improvements in these areas, I think the community could be even better for future residents.
