The team not only provided excellent service but also took the time to guide me on what to expect and how to handle everything. We lived there from 2020 through 2021. It was a mixed bag of great and not-so-great stuff…read more Our apartment was sort of old (despite their website photos of new remodeled units), where everything felt painted over as makeup. But it was clean, well maintained on the inside. And we used it with care, so nothing broke. The green areas around the buildings are also well maintained and mowed regularly. Snow plowing was always on top, done whenever necessary. Speaking of old: the A/C-furnace was *CRAZY* noisy. It's an old super loud engine inside your house! Eventually you'll learn to live with it, but noticing it is unavoidable: it's a small apartment. The only way to damp the noise would be staying inside the room and shutting doors. Mara, the manager, is smart and friendly. But office staff is regularly overwhelmed. Constantly putting out day-to-day small fires. And as they're running a business, they're after each cent you owe. Absolutely no rounding down cents. - "So you need to extend your moving another 3 days? Sure, no problem. Here's a prorated charge for a full week." Another source of income (for them) are covered garages. The garages are rented separated from your apartment contract. So for an extra monthly fee you can have a place to park your car nearby in a designated roofed spot. Or you can park wherever spot is available in front of the buildings - first come, first served basis. If a next door neighbor decided to throw a party, you'd have to park pretty far from your place. They also make money being middlemen between tenants and utilities providers, adding their "admin fee" here and there. This is not hidden, they're clear upfront before you sign the contract. Still, it's a bummer of several fees littering the final monthly leasing price. Speaking of which, they have a crazy pricing model based on demand + advanced payment: if people are willing to rent there, prices go up on a daily basis until you close your contract, and if you're willing to secure a lower contract, you should pay it in advance. Again: it's not shady, nor unfair. These are their rules, presented upfront. It's up to you to accept them or not. We have arrived one month before 2020 lockdown so we were lucky to have our stuff settled down before that. On the other hand, pool, gym and community areas were closed for a year, so I cannot assess them. Maintenance crew was always courteous and responsive too. Except when it involved the exterior of the apartment. Our rear deck had some nails constantly poking out (from the natural movement of the construction itself), and several rusted heavy duty staples dangerously poking out (see photos) just waiting for someone to walk barefoot. I had to remove them myself after a couple of months as the crew ignored these exterior calls. Also, the main entrance door that was heavily skewed and out of alignment: I fixed it myself as I knew how to. The water heater and laundry room were tiny but functional and dependable. Also dependable was the noise isolation between apartments. Each building holds 8 apartments: 4 downstairs, 4 upstairs. We lived upstairs and our neighbors were mostly quiet. Whenever the next door neighbor decided to play loud music, it was barely noticeable - except their bass, that came through walls. So, overall it's a nice place to settle for a while: it's safe, well maintained, administered by great staff. But don't forget: with a incredibly crazy noisy loud A/C-furnace system.

Every time the maintenance man comes out he says everything is fine! The AC DOES NOT WORK IF YOU WANT UR APARTMENT LOWERE THAN 71 degrees in the late summer heat, it completely shuts down and doesn't come back on until the next day! We paid the extra for the premium apartment with granite countertops and lighter nicer cabinets and one of the drawers has been unusable broken since before we moved in. The sink faucet is ancient and takes both hands to turn to put water in the other sink. The sprayer hose for the sink leaks and works only occasionally. The community pool, well it's GREEN and looks like an algae cesspool. There is NO elevator so good luck trucking all of ur shopping up the stairs week after week. Also, if u plan on moving a sofa into ur apartment, it won't fit through the tiny doorway to the apartment. It's a struggle to even get a loveseat into this tiny doorway and around the right corner!

The property is outdated and, in my experience, poorly maintained. Hallways and garbage areas were frequently dirty and smelly, outdoor trash containers were often overflowing, and dog waste was regularly left throughout the property. Dogs were also frequently off leash. I also had security concerns. Back entrances were often left unlocked, and my key only worked in one of the two entrance doors. On one occasion, I had to call the police because intoxicated neighbors were physically fighting on my patio. The laundry facilities were limited and expensive, and some dryers damaged my clothes even on the lowest heat setting. The studio itself had poorly insulated windows and doors, which contributed to high electric heating costs. The kitchen cabinets were also old, worn, and in poor condition. The fitness room, BBQ area, and other amenities were disappointing for the cost of living there. Most disappointing, however, has been the handling of my security deposit. I left my studio in pristine condition, handled my move-out responsibly and respectfully, and believed I was leaving on good terms. More than 45 days after vacating, I still have not received my security deposit. I contacted both property and leasing management multiple times seeking clarification and resolution. Despite my efforts to resolve the matter directly and respectfully, my most recent communications have received no response at all. A little transparency, communication, and respect from management could have made my experience end very differently. Unfortunately, based on the property conditions and the way my move-out and security deposit have been handled, I cannot recommend this community.

If you have a dog, they require you to take samples of the dogs stool (no lie) and send it in for testing so they can fine someone if they don't clean up after your dog--what kind of place does this? additionally, they keep building here , but don't expand amenities so it'll most likely be a crowded pool and gym. My 1st reason is that the management is terrible, its corrupt and out to ruin your time living here, why is this you ask? Because my son has been riding around on his electric bike and he's been enjoying it, but then Richard Berendson stops him for riding after a ice cream truck to conduct buisness with them. But then he stops him and says you cant ride that here and says you cant ride after the ice cream truck for some reason. Reason 2, the thing cumberlabnd advertises are not true, 1st they say theres a pool, sound nice right? But no there is no pool it broken after 2020 and they cant fix it because it too expensive, but they still advertise there pool on the website even though its broken and they have no plans to fix it, 2nd the coop fest, they advertise it as a fun event that happens once a year, but guess what? After 2020 they stopped doing them and they have never gone back to doing them because they claim its too expensive! 3rd reason is cumberland hypes up there member amenities too much, they claim theres a nice bike path but the path is filled with potholes and has a lot of uphill paths and curves which is what makes the bike path hard to ride on, they also used to have vending machines but they took those out for no reason it seems. Cumberland bids off more than they can chew and should reconsider there financial decisions and use the money i give them each month to fix there pool. Im glad im moving soon and out of cumberland jurisdiction. Also dale and rich are dicks.

In the short time I've lived here, I've already noticed several concerning issues that I feel…read morefuture residents should be aware of. Let me start with my recent experience in this "gated" community. After my car was broken into, I contacted management because I had noticed the gates had been left wide open for days. I was told the gates are considered an *amenity*, not a safety feature, and that they keep them open during snow so trucks can clean the roads. That would make sense--except it hadn't snowed in days, and the last time they salted was on Wednesday. So why were the gates still wide open? They might want to review other sites information, because the way they promote their gates as 'security' is highly misleading. When I questioned this, management pointed out that the lease doesn't state the gates must remain closed, essentially saying they can leave them open whenever they choose. If that's the case, what safety or security does this "gated" community actually offer? This situation could have been prevented, and it was disappointing to learn the gates aren't treated as a security measure at all. I just moved in on Saturday and have already experienced several frustrations. When I picked up my keys, I was told the community is extremely strict about trash--only bagged items are picked up, even boxes must be bagged, and nothing can be left out overnight due to fines. Since I had just moved in, I let the assistant manager know I would have boxes out temporarily, and she said that was fine as long as they weren't left overnight. Even though it was cold and raining, I made sure to take everything to the dumpster myself to avoid being fined. Meanwhile, many of my neighbors had trash sitting out since Saturday night with no issue. I also left a few brand-new moving bins outside for about 10 minutes, assuming they wouldn't be taken since they weren't in trash bags--yet the pickup service grabbed them. Thankfully, I caught the trash man, who was very apologetic and was simply doing his job. Before I found him, I asked management through the community chat if there was a way to retrieve them before the truck left, and the only response I got was that the bins had been taken to the compactor and were gone--no apology, no concern, no offer to help. On top of that, I've been to the dog park, and multiple owners warned me that their dogs were not friendly. With the number of dogs on the property, I believe management should do more thorough behavior screenings--I would have preferred that over paying for a dog DNA test. My dog's safety is far more important. The property is also advertised as smoke-free, yet my neighbor is constantly smoking on his patio. After my car was broken into, I reviewed my lease and noticed something troubling: the agreement states that management is *not* responsible for running criminal-history checks on residents, guests, or contractors. However, when I moved in, I was told that background checks were required for all tenants. So which is it? How do they decide whose background they actually run? What made them check mine? The inconsistency is confusing and honestly very concerning. Across the property, there are several areas with holes that are covered by thin, non-durable plastic. While walking my dog at night, my foot slipped on a broken section. I reported the issue to the office, and although they confirmed it would be fixed right away, no one asked whether I was okay or if I had been injured. Additionally, the property advertises a coffee bar as an amenity, but I've mentioned multiple times that there is no coffee available. The creamers are usually almost empty, and there have been no cups or lids. The last time lids were provided, they were the wrong size, and I nearly burned myself. Lastly, the walls are very thin--you can hear almost everything, even people simply walking upstairs. Overall, for the cost of living here, I expected far better security, communication, and consistency from management. I hope things improve, but my experience so far has been disappointing.
