The property remained vacant for over four months while under their management. During that time, the property was reportedly shown only twice. Despite the extended vacancy, we received very little communication beyond automated weekly emails stating there were "no updates" and "no recommendations at this time." I had to repeatedly request information regarding marketing efforts, showing activity, tenant feedback, and ANY recommendations to improve leasing performance. We were willing to adjust pricing and make changes if necessary, but we were provided with absolutely no proactive guidance - guidance you would expect from a professional property management company. On top of that, our new property manager went out today and discovered that the utilities had never been turned on, and there were mouse/lizard droppings throughout the home. We trusted Gulf Coast to help us rent and take care of this home as we are located out of state. They wasted 4 months of our time and thousands of dollars. This company is a scam and will not take care of your property.

The pool and outdoor areas had not been cleaned prior to arrival, making a key amenity unusable for the first portion of our trip. There were also issues with bedding that required multiple visits to resolve. Communication was inconsistent--we were told we would receive a call back regarding these issues on the first night, but that never happened and we had to follow up ourselves to get a response. Additionally, important details about the property setup (including a tenant on the property with visibility into the pool area) were not clearly disclosed during booking. While a partial refund was eventually issued, it did not feel proportionate to the disruption. Overall, this experience reflected inconsistent management and a lack of attention to detail.

And good luck getting ahold of anyone from Baron. Lol. It wont happen. The nightmare doesn't end when you move out either, they try to defraud tenants by strapping them w $1000 charges upon leaving. They did this to myself as well as some other tenants who also left around the same time I did. When I asked for the reason for the charges, I was given small, grainy pics of cobwebs, stickers, a plain wall, etc., and a toilet that was trash when moved in. No joke. When I asked for an itemized list of charges related to the pics I was given, crickets. When I told them the toilet looked like that when I moved in, crickets. They literally cannot substantiate the charges and didn't even try to, but they keep sending emails to pay. I am SO much happier after leaving. I could go on but yeah. This is your sign. Go anywhere else. All the nearby places are so much better.
