I've watched many HGTV shows where this strategy of renovating before selling results in a larger profit upon sale, so I was excited to move forward with Tom's recommendation. The renovation budget was detailed and priced fairly, and it took about 5 weeks for completion. Tom reviewed the comps in the area and came up with a solid sales price. After a week of deliberation I thought we had made progress in the process of moving me out with a "cash for keys" program but instead Tom decided after a few emails I was being to "picky" yet I kept explaining to him this move was too soon. I offered him and the bank that I would pay rent directly to them but they refused and now will proceed with eviction. The two men who run this company are pretty sketchy. Sure, its "business", but they've changed their company name numerous times to get away from the issues that have befallen them. Anyway, let's start with the good. We bought a fully flipped house with amazing attention to detail and modern touches that feel right at home in a hip millennial atmosphere. They know who they're playing to and they have great taste. The bad; we put in an offer pre-market, no contingencies. They came back with a clause about suing (reading reviews now, I see why), we added contingencies, the original offer became convoluted. So, despite our offer being ratified and us being in escrow, they put the listing up on MLS and hosted open houses, not even bothering to mark the property as "pending" or being transparent to other agents that we were already ratified. They were still showing the house two weeks into escrow. Items they had already been marked as fixed were not, and did not get fixed prior to close of escrow. After learning of their prior forging of documents, we hired our own inspector to ensure everything was up to code; much was, some was not. They offered a credit to fix the items, but then also retracted that credit offer once they started seeing the other offers coming in from the visitors who viewed the house after we were in escrow. The sellers are the flippers and the agents. They run the show and when things aren't going their way they say "we'll have to get back to you after we talk to the seller"...after you... talk to yourself? And yes, while many of the upgrades to the home were wonderful, they did not use a licensed contractor and some items were not always level or even. Not horribly noticeably so, but not high-end professional as first look would suggest. All in all, I wish the house we fell in love with had come from a different seller/agent group but you can't choose that. If you're planning to sell your home to them or have them sell them for you, be wary of their tactics.

With a few conversations on the phone, emails and texts over 2 days, we were verbally approved to rent the unit and relieved to have found a place. What everyone should know is that she is a poor communicator and lacks the audacity to pick up the phone to share crucial information about losing a rental that we were approved for by the owner, Gupta. After sending our personal information and documents via email, we had to consistently call Sherri to get any sort of update. We were verbally approved for the unit and the owner, Gupta, wanted to rent to us. We were excited and hopeful to have found a place. Each time we communicated it was by calling her, and each time we called, she gladly picked up. We asked to setup an appt to view the property and provided available times, but she said she was busy with open houses on the day we were given the verbal approval so her husband would need to meet instead. After the day went by and sending her the timing of Saturday availability we did not hear from her, nor did we get any follow-up messages or calls to meet. Another full day goes by and we ask again when we can meet because the next day she gave a window of 30 mins to show up to view the apartment. Not enough time to get there and also a day that did not work for our schedule. Again, another day goes by and now we just wanted to know next steps to secure our verbal approval on this rental property. We did so by text messages and also by calling her to leave a message since she is now ignoring our calls and sending them straight to her voicemail. Sherri was very unprofessional and a poor communicator that was too busy to follow-up with potential clients. I will be sure to share this information across social media sources about our story and this unfortunate experience with an agent that lacks a backbone to even follow-up by a simple call.
