    What I thought I was supposed to pay for app & admin because I applied during the special and they didn't honor it.

    If I could give 0 stars I would!! To begin with Keyla Reyna is a terrible lying leasing agent. Not sure how she still works here after lying to multiple applicants. She makes so many false promises and nothing ever gets resolved with her. I applied and was out $430. I've attached the following review I posted on google as well. PLEASE DO YOUR SELF A FAVOR AND STAY AWAY FROM THESE APARTMENTS!! Leasing Agent- Keyla Reyna I went in to check these apartments out and I loved it! The whole leasing team was very nice and pleasing. But that's what these people do to get you to apply and then you loose your money. I paid $430 for Deposit, with App & Admin fee included. I supposedly applied during a special where it was $99 App & Admin fee. So when I finish the application and it's time to pay they tell me I have to pay full price and once I get my apartment the difference will go towards the rent. That was a red flag. I informed them I had a discrepancy on my background, Keyla was well informed and she told me she would speak to her Manager to see what they can do. So the manager told her they can do my background check through another system, because the one they use will deny me because my offense happened in the past 2 years. So Keyla said they will send it with the other system because that one only detects incidents within 1 year , & my incident happened 2 years ago, so it won't affect my application because the offense had to take place in the last year for me to get denied. So she told me to finish applying and for me not to worry, that I would get approved because they are using another system for my application. So I paid the $430 I sent my application. This is where the waiting game starts on the website it states it can take anywhere between 24 to 48 hours to process my application. They took a week to process it. I called every other day for a status update because Keyla wasn't updating me. I spoke to Janelle for an update she said they are pending my Employment and Residency Verification. Next day, Keyla said no only the Employment Verification. Then the following day, Erica went over it and said I was pending both. Then Keyla reviewed it again and I was missing both forms still. I was getting told different information every time I called. Oh and get this they rarely answer the phone so I had to show up there twice to know what was going on with my application. So then the second week comes around Still no update so I called and Keyla answers and said " Didn't you hear the voicemail I left you this morning?" " You were denied " I said "why ?" She said she didn't know. So I went and heard the Voicemail. She mentioned in the Voicemail I was denied because of my background. I even confirmed with Keyla twice before I sent my application is she sure my background won't be the cause of my denial ? She said " Im positive " I confirmed again and told her is she sure because I don't want to loose money and she said the " I'm positive " again..... I'm mad and upset she lied to me, Keyla Clearly knew I wasn't going to get approved but instead of being honest she lied and took my $$$. And get this they were supposed to send me a letter of denial in the mail in 2 or 3 days again these are Keylas words. A week goes by nothing I called on Tuesday and Keyla said she will email it to me. It's Friday and still didn't receive an email or a letter in the mail. So I call again today and finally Keyla sends me an Email....... Also if I wasn't approved why am I receiving Emails about the Manager telling residents to clean up the patio, if I don't live there and also emails about downloading the app to better my stay and submit maintenance request tickets ???...... DO YOURSELF A FAVOR and DO NOT APPLY HERE, save yourself the stress, the wait, and the money loss. READ REVIEWS!! I made the error of not doing so, and I'm out $430 and was lied too/scammed by the Leasing Team here. Don't let Keyla fool you with her being extra nice! She has no idea what's going on with the application nor does she care. These people are only in the office for a paycheck, they don't give a damn about the residents nor Future residents. They only want $$$....Ive attached the special that was going on when I applied and didn't honor. I also attached what I actually paid for Admin & App fee.

It looks modern, the amenities are nice, the staff is friendly, and the location is hard to beat. I have lived here for 2.5 years, and the reality is different. This place was built 2016-2017 and clearly by the lowest bidder. In the time I have been here, my air conditioner has broken 13 times (really, 13). I've had a major water leak that flooded my closet and left us without some interior doors and drywall for a month. We've been moved out of our apartment for a week for them to do major construction for defects from when the place was built. I average at least one broken thing a month. The grills don't always work, once a month the gym is a sauna. Water leaks from the ceiling. The list goes on and on. The maintenance team is very responsive, but they are hamstrung by management that is more concerned with saving money and doing as little as possible. For example, today the manager told me the AC is not broken, it just doesn't work when it's hot out. Got an issue after hours? Not their problem they will tell you, even though they live here. With all the great apartments being built in this area, it's hard to see what 1 Hermann Place offers that the others don't. Move here if you like to be frustrated. Move somewhere else if you want to come home and not deal with maintenance.

The line staff at the building is wonderful -- from the attentive and caring concierges (Jennifer, Stephen...), to the helpful shuttle driver, Aaron, to the rental agents, Jackie, Crystal and Eysha. The building is lovely and the location is wonderful. But when there was a roof leak that flooded several apartments, after several days of equivocation, it was determined that I needed to move to another unit. I, and all my possessions, were transported to a unit which had never been cleaned of construction dust, and never been made fully ready for occupancy. But rather than try to make things right as soon as possible, the manager, Carrie, deflected responsibility, dragged her feet and made the whole experience pretty miserable. When I left several weeks later, the washing machine had finally been hooked up to water, the dishwasher had also been connected to water supply, the dead circuits in the master bedroom had been activated, and after about a week's delay, the apartment had been cleaned of sheet-rock dust. But the ice-maker was never made functional, Carrie never apologized for any inconvenience, and she remained as supercilious and rude to me as I observed her being to her staff. She spoiled what would otherwise have been a singularly positive experience in Houston.
