Not a good company to deal with. They don't return emails or calls and their website does not work to submit emails. They just ignore. I called and did speak to Melody Poulos via phone letting her know that we never receive things in the mail except for when they raise the assessment and don't send anything out. She tried to push it on accounting and USPS and that simply is not the case. You can't receive a letter saying you are behind the increase fee when you didn't know there was an increase but no other correspondence in the mail. It's been 3 weeks since the call. I sent emails and they haven't been answered. Nobody will give me a straight answer. Don't go through them if you can help it. NO customer service. The owner is the same. read more

The owner (David Kress) is not just unprofessional, and overly sensitive, but rude and refuses to call back when there are issues. He will show up for the first meeting being super FAKE and make it seem like he/they care and will work for your building to ensure a peaceful environment, but it's all lies( hence their overall reviews). I had a situation that caused me to call multiple times ( 3 times to be exact) after hours and although NO WHERE on their website or when calling the after hours emergency number does it say if David doesn't consider the issue to be an emergency, then they will charge you $75 for each call. My condo association just hired this company this summer. I entered a work order because a snake entered possibly into my wall through a hole near the brick. It took 2 months to get a response, and it told me to take care of sealing myself even though it's an architectural issue. The next day a man arrives without my knowledge, sprays caulk or some material all over the concrete, doesn't clean up and did not even seal the actual hole. Want a non response company to take your association money...go for it. I know there is worse to come , see photos attached! And I have ring video of the person doing it! "I am incredibly disappointed with Park Management and their partnership with our HOA board Greenview in Odyssey. They do not have the homeowners' best interests at heart. Decisions are made with little transparency, and the board president, Loretha, who should be advocating for residents, has consistently failed to address our concerns. We've been given false information and promises that never come to fruition, and communication regarding major community issues is vague or non-existent. I have been requesting (via emails, phone calls, and portal requests for six years) a simple task (trimming the tree away from my deck) since 2018. I had to show up at a meeting in July 2024 with pictures showing the foolishness that has been going on for six years, leading to deck structure damage. After meeting with David K (owner for 25 plus years), President of Greenview HOA, Loreatha (for over 20 plus years), and Heather, the new manager (for a few years), following the meeting in July 2024, they all assured me that my problems would be taken care of, ASAP. Their vendors came and butchered the top of the tree (which was ok) in August 2024, leaving my issue unresolved (branches hanging onto the deck) and making the structural damage worse. Numerous calls and emails followed this butcher's job, requesting the removal of the tree. Their vendors shouwed up again at the end of October 2024 and cut "some" of the branches away from the deck. Looking out my patio door is a sore eye, which gives me an unpleasant feeling. Greenview Association has done nothing to address the damage to my deck. My patience has run out! I rented from this place after being with home owners all my life! My last place was 14 years and she never raised my rent. Go to this place, my name was never put in the doorbell. I didn't have the code to get in until a nice man asked if I knew the code? Code? What are you talking about. So I finally had a code. I had to go up n down 3 flights of stairs to OPEN my door. Won't mention the lights NOT working so u can see going up or down the stairs in the DARK!!! Also charging me different prices and no one calling me to explain. So I stopped paying in the portal and PERSONALLY TOOK my rent to the office on a SUNDAY and put it in THEIR mailbox! ( have camera footage from my trucks camera!!!!) They claimed they NEVER got it. Now I turn over the keys JUNE 17th and lease was over JUNE 30th and still no 1075 security deposit. I've emailed the whole time I was living there but my emails fell on DEAF ears! One star is too much for Park Management as a rating. I THINK PARK MANAGEMENT IS NOTHING BUT CROOKS per my experience. They over charge, don't do what they are supposed to, and none of their financial budgets make any sense. Park Management did not pay a bill and our HOA was sued because of Park Management. We then got a judgment against our HOA in January 2024. Park Management refuses to explain why they hired attorneys without our knowledge, why they did not pay the bill in the first place and if they finally paid the judgment which is accumulating interest day by day. Park Management hired an attorney without the approval of our HOA Board. They charged us $32,000 in legal fees in 2023. BEWARE! David Kress is not your friend, he only wants your money! Everything can improve! They literally do nothing! I've had a request to fix the fence, the siding, the roof is leaking as well as tend to the surrounding area which is not maintained. They collect the assessments every month and increase them and find ways to fine you for not putting up your garbage in the fenced area that is broken because they have failed to fix it or tow your car when you park in your spot but they want you to have a sticker on your car which is crazy because no one even parks in the lot and it's filthy because the landlords here have terrible tenants that throw garbage outside and I clean it up because again, the property management company does absolutely nothing - EVER!!!! This property is not kept nor do they care about up-keeping the property. I have been on the phone for years, yes years asking them to fix the fence, fix the siding which is coming off. They are suppose to pave the parking lot. The mailboxes are hanging off the hinges. The companies they hire to plow, breaks the cemented stoppers and moves them guess why because park management doesn't care so why would they! Our building was left open all night and half the next day because one of the tenants broke off key in the lock. I called and called said our building was wide open anyone could walk in. The lock smith took the lock and left open hole. This was totally unacceptable and they just didn't care said they were told it was fixed really They should get pictures of completed work. What management company would do this. We have been waiting for garbage pickup mattresses for 2 months and 3 buildings need candelabra lights. I was told the person would be back 2 weeks ago that handles the lights. It's been the practice that the cleaning company replaces all lights in the buildings. This is the worst HOA management company. First, you will never be able to talk to anyone directly (I've called more than 20 times). You are always forced to leave a message, but the person always calls when I'm busy or at a work meeting, so we never talk. This happens, not just once, but 100% of the time - and I've called at different times of the day. My question is: "Should I accommodate Park Management and Realty in my busy schedule, or should they accommodate me - the paying customer?" This is a service I pay for, not a favor I'm asking them to do for me. Second, I filed an on-line request for the gutters to be cleaned a month ago. They haven't been cleaned in ages...at lest 5-7 years ago. There is a waterfall coming down from the gutters every time it rains right in front of our entrance. Nothing has been done yet, I didn't even receive an e-mail that they received my request. The web page is probably just a facade to make us believe we have communication options available. All the gutters and balconies are in dire condition across all the buildings. I am afraid that by the time the tenants organize to find a different company, there will be so many things that need fixing that the HOA fees will go through the roof. read more

The one star I am forced to give them is too generous. I have an ongoing issue from the end of January and have yet to receive a resolution. Mike does not return most phone calls and David does not call back when he says he will. They have sent 4-5 people out to review my problem- I even had to lend one a tape measure?!?- and we have yet to come to a resolution. They have viewed the damage, admitted to fault because the issue had nothing to do with my unit and discussed the quote and payout info with me but have yet to do anything about it. I have called every day for the last 3 weeks and nothing. Most of the time I get the excuse of waiting on David to make a phone call to someone else for weeks at a time.. how long does it take to make or receive a phone call? What do we pay them for? I feel like they are slum lords and I am forced to live in these conditions because they will not do their job. This entire ordeal started with my husband and me wanting to get new windows. We didn't get initial approval from the association because of the color. Even though there are tenants down the street who have the color windows we wanted, we were denied. My husband and I go to another company. This company stated they have worked with PMR in the past. All the paperwork is completed and submitted. We then received 'preliminary' approval pending an additional form be completed and submitted. It was clearly stated that no work could be done without full approval. The form is filled out and emailed to the address listed. No answer was received for a full 2 weeks. The response was only received because I sent an email to the property manager asking for an update. The update was the form would be forwarded to the association for a response. Wait! What? Now, the window company has called stating they are ready to install as our windows have arrived. As difficult as it is receiving merchandise given the supply chain issues we're having, I am extremely disappointed. Why wasn't the form forwarded when it was sent 16 days ago? I call my property manager and get vm, of course. I called back immediately and was sent directly to her vm. It seems to receptionist recognized my number and didn't want to have to deal with me. How do I know this? Well, when I called back from my work phone, the receptionist picked up immediately. So now I am left with a couple of choices. After having already left a message for David Kress, I will email him and copy the property manager. If that yields no results, either my husband or me will stop up to the office to speak face-to-face. Hopefully, the situation will be resolved. read more

In a word, never, never, never use Park Management for anything. Ever. I am a homeowner who still owns the property being "managed" by Park Management. If I can save any prospective renters/complexes looking for management/guidance the immense headache you are certain to receive, my life's mission will be complete. But here are some reasons you might like to use them: 1. Service means nothing to you. If you want someone to act like your business is doing a great hardship to them, by all means, call Park Management. They will be sure to treat you like an incompetent idiot who understands not even the most basic correspondence. When you question something--even doing so in your most polite nature--you can feel the person to whom you are speaking trying to compute the mere thought that you...want more information that she might be willing to give you. 2. Time means nothing to you. They're moderately decent at returning a call, but if you have an issue that's been on-going, long-standing, or is one that's repetitive in nature, plan on making a few (thousand) more phone calls. 3. They are neither honest *or* trustworthy. When asked about some missing documentation regarding financial records, one should probably expect to receive some kind of serious avoidance of the question at hand. And don't bother bringing it up again, for the next response will be no different. 4. They dislike their jobs. Or at least don't like the "high pressure" environment that comes from having to return calls, address issues, you know...MANAGE properties. Ummm, hello. This is your job, right? You signed up to do this? You probably get paid. There are a ton of other *ahem* less demanding jobs out there, I'm sure. At an informal meeting not-that-long ago, about 80% of the complex felt that PM sucked. The other 20%? Wasn't in attendance. That should tell you something right there, no? By all means, avoid Park Management and look elsewhere. I paid my HOA dues for the year thru Park, yet received a bill a month later! No one will contact me via phone or email about this situation or any situation. This company is managing our HOA. Emails are not answered, letters are signed "community manager" with no email address to ask for help. Building they were in on Chandler Blvd is no longer rented by this company. They do not answer their phones or respond to emails. Yet I am sure they would know how to pick up the phone if we ever did not pay rent on time. Park Management took over our complex a few months ago in 2016 and since that time has been nothing but rude, exceptionally slow and disappointing. They had lost my final payment, do not return calls, demanded documentation that were not theirs to ask for, and don't communicate internally between their own people. The person I sold my unit to has had continued troubles with them regarding miscommunication, updating/using contact details and dealing with repairs on the building. Owner waits 3 months and decides he could have done it cheaper and refuses to pay. Park got fired from two more sites we work at (although we were retained by the new property management companies). DO NOT rent from Park Management Realty!! No matter how "nice" the place looks, don't believe it! Tinley Park Code Enforcement had to come out THREE times in 1 year to the "really nice" house we rented from them. They were found to be in violation of code 302.5 Rodent Harborage (MICE INFESTATION), code 304.6 for Exterior Walls (there were HOLES IN THE ATTIC to the outside so big you could stick your hand outside with a BIRD'S NEST in the attic), code 603.1 Mechanical Appliances (GAS STOVE WAS LEAKING). Guess how they responded? THEY DID NOTHING!!! It wasn't until after they received the letter from code enforcement that they ONLY fixed the stove. They NEVER FIXED the rodent infestation or holes in the attic. I think they wanted to pay Tinley Park the code violation fines. We started keeping a list of all of our possessions lost due to the FECES. At one point I found mouse FECES IN MY FOOD! When we first moved in there was MOLD even BLACK MOLD found in the house and they fought us until the house owner went around Park Management and contacted us direct. He told us Judy Bond LIED to him and told him the opposite that there was no mold. Eventually, the mold was removed. Park Management loved to try to claim that they couldn't do anything because the owner wouldn't give them permission. When we spoke with the owner he told us Park Management never told him. So they played a game of not fixing health code violations by pointing at each other. This is from an actual email I sent to David Kress and Judy Bond: "Since March 1, 2017, inside and outside the premises we have experienced: 1. Within days of moving in, found black mold in the humidifier. This led to the humidifier being completely removed and never replaced. 2. Mold under the premises, which after much arguing, lead to the Tinley Park Code Enforcement Officer to make two visits to the house. -Note: The house owner explained to us that Judy Bond of Park Management never notified him that there was any mold. 3. A broken sump pump that kept us awake at night, which resulted in 8 inches of water in the crawlspace under the house, and had to be fixed. 4. The garage door's wheels being off-track, cutting a hole in the garage ceiling, and a large piece of drywall falling in front of the garage. My boyfriend pushed the wheels back on the track. 5. Skeleton key doorknobs so old it broke and our clothes became trapped inside. 6. Water coming into the house from the drywall. In the end, the outside of the house had to be tuckpointed. 7. Frozen pipes 8. We reported a strong gas smell coming from the oven twice to Park Management. Their handyman, Tom, confirmed the smell and suggested I call Nicor. I called Nicor, who explained they will not come out unless the smell is outside the house. To this day, we still have the strong gas smell from the oven. 9. A rodent problem resulting in mice feces being found in the living area, laundry room, kitchen counters, and eventually my lunch bag. 10. Holes in the roof so large daylight is streaming in, your fist could go the outside, and there is a birds nest in the attic. We left a month early due to them NOT FIXING the code violations. Sadly, the house was up for sale almost immediately after we moved out, which means some poor person might buy that house with its nightmare of problems. The real problem wasn't the house. The problem was Park Management NOT DOING THEIR JOBS and fixing the problems in the house. The entire year was this bizarre horrific nightmare of sending an insane amount of emails to Park Management (and David Kress) and them ignoring us. We spoke to a former employee of Park Management who told us, "David Kress is a complete (curse word that ends in hole). Not just as a boss, but as a human. Judy Bond just plain sucks. The Irish guy (Dennis) is the only nice one." We couldn't agree more! For the health code violations we went through, David Kress should be fined, put out of business, and possibly spend time in jail. You don't IGNORE MONTHS and MONTHS of emails telling you there's BLACK MOLD, MICE FECES, HOLES IN THE ATTIC, AND GAS SMELL COMING FROM THE STOVE in one the properties you manage. SHAME SHAME SHAME ON YOU DAVID KRESS! Your family must be so proud when they read these horrifying reviews of yours! It really says a lot about who you really are. read more

Then after I moved out 2 months ago, I still haven't received my deposit back. I keep calling, getting transferred to someone who doesn't answer and never receiving a call back. I currently (12/17/17) rent a studio from Park Management on 63rd. St. in Chicago. They are terrible. Roaches! I just killed a roach in my kitchen sink that I NEVER use (I'm being honest), except for filling clean water bottles. There's often roaches crawling into my apartment from under door, and there's currently a dead roach in the hallway. My neighbors complain of the same thing. Before I moved here, I asked a random person I saw going out of one of the Park Mngmnt. buildings nearby. She said the EXACT same thing: They crawl under her door into her apartment. So all of they're buildings are nasty. If you call, they will only spray YOUR unit, not whole building, so they're just spreading them. Don't rent from Park Management unless you want to clean your apartment and still have roaches. Nasty! I also have seen them crawling on the baseboards in hallway, my bathroom, and my closet wall ( a place where there can possibly be no food, water, garbage, etc.). YUK! read more

if i could, i would gIve park management & realty a NO STAR REVIEW ! i am a handicapped 77 year old lady who fell of my back door step. broke two fingers and lots of bruising & bleeding. went to hospital.. I paid their bill but should have given it to our Association Manger since it was their fault I fell in the first place. Three (3) months prior- all i asked for was for the association to pay for a new step. It has been more than 4 months and still no word about the replacement. i have been stuck in the house all summer due to the fact i cannot exit my house from that door-way. park management is paying $900.00 plus for other units's porches, yet mine, park management asked me to pay for 1/2 the cost of a slab of concrete. they want me to pay $250.00 of a $500.00 full cost of the slab. stay away from park management. they just take, take, take and raise their dues every month but give nothing back.
