Worst property managers I've seen in my life! Their house are in abysmal condition, nothing ever works, most maintenance requests are being ignored, even emergency calls that threaten severe damage to the house. When we rented from Park One, we had to fix emergency issues ourselves and the non-emergency problems were simply piling up. If you are a tenant, they will steal money from your security deposit under the most ridiculous pretenses and then ignore your attempts to contact them. DO NOT USE THIS COMPANY!! If I could give this company a 0, I 1000000% would. Park One Properties, Lavan, Mandy, Dan and the rest of its employees are just like any other property management company out there. SCAMMERS. They will not respond to any emails unless they have something to say. They will also block your number after they're done with you. Per law, close out letters/statements shall be sent to the tenant within 30 days of receiving the forwarding address and if they don't then the tenant is entitled to a full refund. Not only did they fail to get the letter in the mail within 30 days, they also listed a few bogus charges on the statement and kept all $2200 of my deposit, which they refuse to give back because they acted in "good faith". I've requested receipts and invoices for all charges and based off what they have sent so far, they probably made some stuff up because some amounts are not matching what they notated on their letter. They charged me for a broken window that was broken prior to me moving in(never gave me a condition form let alone even mentioned it). I still live in the same town so of course I drove by the house multiple times only to find the window was still broken up until 7/22 when they finally replaced it. I've been out of the house since 4/30. Two months later and they finally replace the window AFTER I have hounded them weekly about it. They charged me for electricity from Tri-County even though the home is in Oncor territory. Those are two separate entities, you have one or the other.. not both. I've requested a statement multiple times but all the can provide is a credit card transaction from FEBRUARY. I didn't move out until the end of April. But according to them that isn't a "major issue". Not to mention all utilities were in my name so if anything was owed then it would have come directly to me from Reliant.. not Tri-County. We experienced many inconveniences during the two years living there such as a broken AC unit in the middle of the summer, roofers showing up with no warning and maintenance requests that went unanswered for month but we chose to stay cordial with them because the rent was cheap for what we had and just because everything else that was decent in the area was way too expensive. I've given them two months to do the right thing but they still refuse so I have gotten an attorney involved since that's the only choice I have left at this point. I'm sure they've done this to sooooo many other people over the years but I am not the one and I will see this through to the end. read more

I am a current renter at one of ParkOne properties and I have submitted a request and followed up multiple times to have our kitchen sink looked fixed. The original request was submitted 6/20 and it is currently 7/20 with absolutely no update or response on the issue, even after calling and texting our property manager, emailing the email on the website, and leaving 5+ voicemails with the main number on the website. We also submitted a request back in February about an issue with the shower. This company and specifically my property manager are completely unprofessional with addressing any rental issues. read more

let me start by saying if I could choose NO STARS bc we'll that's what they deserve I would. My brother and I toured a unit with this company and decided to apply. In the midst of waiting for the approval they decided it was best to stop move ins until March due to issues with the units. However I was never contacted with this info. It wasn't until not hearing back after numerous attempts from both my brother and myself , calling the office then speaking to Gerard was maybe his name the manager/ supervisor. He informed us we could not move in due to issues and offered a refund and to let Lavan who we worked with our decision to wait or refund . It's been over a month no contact or issue of refund for the application fee I've called and text left vms and not once person has called us back. read more

I would give Park One Properties zero stars if I was allowed. We hired, and trusted, Park One to care for our property for 7 years since I am in the military and was stationed out of state. Their neglect for our property caused nearly $70,000 in damage that had to be repaired in order to be able to sell it. The home was completely trashed, yet the reports we got for 7 years was that it was in great condition. We were horrified at the condition that Park One Property deemed acceptable to rent out. The property I applied for was initially listed (when I applied for it) at $150/mo LESS THAN I ended up being roped into for the lease. I moved from out of state and was told that the home was a great home. I arrived at the home April 1 and upon entering the door was smacked in the face with the most disgusting smell of animals and urine! As I proceeded into the home I noticed that the carpets were stained in every room, they were 'wrinkly' and separating from the seams, kitchen floor has holes all over the laminate ranging in size from a pencil eraser to larger than a half dollar. As I continued through the house there was a smell of feces that was overwhelming coming from the hallway to the bedrooms, the 2nd bathroom was clogged with poo (it currently still constantly overflows)! The blinds were mismatched, cheap and broken in every room. There was (and STILL IS) a broken window. The Garage door has a hole in the middle of it. (I have detailed and descriptive VIDEO's of the damage ). And the house WAS FILTHY (I literally spent the day scrubbing it with my kids and just one bathroom turned the water BLACK!)! I contacted Mike Beck, my property manager, and he told me that he has been telling the owner to replace the flooring for the better part of 2 decades. He claimed he couldn't smell the stench when he came by a few days later (total BS because here I am 7 months later and guests still notice the stench, I HAVE NO PETS BTW) . Not long after I moved in I got locked IN my house at the garage because the door handle was broken. The stove burners have stopped working, the drain in the laundry room flooded for weeks, even after they sent someone out to service it. The fridge waterline (which I didn't have hooked up was leaking and flowing into the carpet, they fixed the leaking waterline BUT LEFT THE CARPET SOAKING WET. Promised they'd bring a fan or something to dry the carpet, but that never happened. The master bath tub had a crack at the drain preventing me from using it that was eventually sealed with some white sealant. The sprinkler system doesn't work leaving us to purchase our own sprinklers to water the yard. The roof needs to be repaired, especially after all of the hail storms, which they claim the owner refuses to do. There are dings in the walls that weren't patched... OBVIOUSLY I COULD GO ON AND ON... Through all of this there is 0 concern from property management to fix issues. I have always kept an immaculate home and can not fathom living in a home this poorly cared for. My previous Land Lords can attest to that and they will tell you I have left homes in the same or better condition than I have rented them... From previous reviews, I WILL FIGHT it if they try to charge me for the SHIT HOLE stuff I moved into!!!! I will NEVER use them again, and wish I could contact the OWNER of the home on KILCULLEN DR. in Plano (included in case you are reading, or in case past tenants want to comment/reach out etc...)personally at this point, It IS possible he is unaware of the condition of his home. I have been renting homes/apartments for the better part of 18 years and have NEVER experienced anything as atrocious as this!!! We rented a single family home from Park One. The rental home definitely needed TLC. The previous tenant was evicted and he/she had a dog or dog(s) which according to Park One was not aware. The bottom frames on the doors were chewed off. The carpet was extremely dirty and disgusting and was full of pet hair. There were cracks around the exterior doors that caused bugs and a draft into the house. It took multiple calls for maintenance issues to be resolved. They are very slow in their response and then the have the audacity to blame the tenants on normal wear and tear of a 16 year old house. I would recommend working with another rental property management. read more

This company left my 6 year old CHILD and I HOMELESS! If I could leave 0 stars I would. From the day I moved into their "property" it was detrimental to mental and physical health. I moved into their property due to lies and misleading information. I should had known something was off when I met Lavan Alexander in a McDonald's parking lot to submit the security deposit. By the way, I am still waiting on the RETURN of the security deposit. I was led to the property by a realtor that seen the property listed on MLS by Ian Anderson. I moved in on December 18th, upon moving in I noticed the fridge, hot water, and heater was not working. I notified Lavan regarding the issues found. A couple days later, I was informed that Ian was no longer working for the complex. Another RED FLAG! For weeks, my son and I LIVED without HEAT! The thermostat was never REPAIRED or properly INSTALLED! I was not able to work from HOME due to the fact, the builder never INSTALLED copper wires or taps for the internet companies to connect services! I LOST my JOB due to this major inconvenience! How could I work from home with no internet services? So many LIES! Lavan informed me connected with a rep at AT&T Business to connect services, that too was a LIE! Then, Lavan and Gerard both LIED via a phone call about supplying space heaters and NEVER provided the heaters. We went through the winter storm with no proper heat. The entire time I lived on the property, I could not control the temperature. I utilized the GAS STOVE to warm up the condo the entire time I was there. DO NOT DO BUSINESS WITH THIS COMPANY! I have so many more RED FLAGS, unfortunately, I do not have the energy to continue. The only remedy to this solution was to LEAVE the property and I have yet to hear back from this company regarding my security deposit. Do your RESEARCH before renting or working with this company! I rented a 6 bedroom home from this company for two years. After the first renewal, nothing was done as promised. Such as, removing the carpet from the bathrooms . This was a breeding area for mold and the carpet smelled like urine. The previous tenants had dogs and the urine smell was evident, all they did was put in several wall plug ins. Once we notified park one we will not renew for a third year. They then decided to make changes. The only reason this was done is because there is a lot of houses in that area for rent, so there is a lot of competition. Finally, after moving we had the carpet professionally cleaned, 1 1/2 months later they asked me to reclean the carpet. They charged me for not cleaning the house. Even though it was professional cleaned. Park One didn't want to refund my full deposit even after I fulfilled my lease agreement. read more

I am writing this review out of frustration. I continue to contact Kimberly Beck on issues that I have at my home and never get a response, or I get routed to her voice mail by the admin or a guy named Mike Beck, who I now see after looking through the company website is related to her. I don't understand how this business can take your money and then never respond when you have questions. When I called and asked to speak to the owner or whomever oversaw the business I kept getting sent to this Mike Beck. I read other reviews and completely understand the complaints now. It seems this Beck team or group has a track record of not responding to tenants or addressing any issues. When my lease is up I WILL NOT be signing another lease with her or Park One and will tell my experience to the BBB or any other regulating body for real estate. I wanted to add another point that I found funny on this whole thing. Their website Q and A states as follows: (Q) How often is the property inspected and what constitutes an inspection? (A) Every quarter we visit the property inside. Every 6 months we check to insure the filters have been changed. It is the duty of the Tenant to change the filters every month as stated in the lease. I can say that while we were leasing the property, there was NEVER a visit in the entire 19 months. Property manager Mike Beck's poor communication and people skills led to an additional $1800 cost. His poor communication was especially stressful during move out time when slow and unclear updates cost me a lot of extra money. They also breached contract by sending over visitors and cleaners without proper notification. They expect you to jump through hoops for mailings and payments, but they do not show the same courtesy. They have disorganized invoices with no evidence of charges, no certified mailings (even though they want you to send everything through certified mail), and Mr. Beck seems only to reply after you contact him first, even during periods when it is common professionalism for the property manager to contact you. They moved office locations, and yet maintained their old address on letter heads and official e-mail signatures. What a surprise not to be able to find their office during a time-sensitive payment period. Repairs were not timely, and in many cases they just waited until we took care of essential fixes ourselves. I'm very glad to be ending my business relationship with them, and will recommend everyone i know to avoid them like the plague. I would urge anyone who has done business with them to have a professional review the contract and itemized bills because they have demonstrated the capacity to omit critical information. read more

we leased a 3 bedroom house in the Mckinney area the fence fell down and was told we were responsible for the repairs! the only reason it was replaced is because the HOA got involved! the carpet was filthy we had it professionally cleaned and with in months all the stains and spots were back! they threaten to sue us for the carpet we took pictures of carpets and any thing else that needed repair! Moved into one of their rental property. Carpet condition terrible with multiple stains and should have been replaced. Walls dirty and should have been painted. Ceiling had multiple cracks from foundation problems. AC broke down several times.. Trees needed to be trimmed. Windows and blinds dirty like they've never been cleaned for years. Documented this at check in but nothing was done other than carpet cleaning of one area but stains was left all over the house. I left the house in similar conditions When I moved in. I move out and they charge outrageous amount for interior cleaning!! (Really), tree trimming, patch wall painting and wall repair. And more than half of my deposit gone. DO not rent with this company without taking pictures before moving in and out and ensure repairs are done before moving in or you will either not get your security deposit back or get charged for ridiculous repairs. read more
