I'll come back and add more details when we're done dealing with this company, but I do want to warn others. You will be responsible for major repairs and you will not get your deposit back. Some repair bills are even added to your account without notice! Staff is condescending and passive aggressive often unprovoked (yes I have screenshots of this). They literally have in their contact something about "being respectful" in communication with them. Here's the thing. If it's gotten bad enough to add it to the lease, it's happened multiple times. If it's happened multiple times, that's a good indication that YOU ARE THE ISSUE. Not to mention, respect is subjective and often mistaken to mean obey authority without question. Also, since I suspect this is the reason it was added- people are allowed to be frustrated and angry when they get duped and taken advantage of. You do not get to take advantage of people and then tell them how to respond to it, or not respond to it. Take some accountability. We didn't think to look at reviews before we rented our place. We could've saved so much money if we did. Like thousands of dollars. Most companies have a part in the contract that says tenants can't get their own repair company/person, it must come from them. This is to prevent people from hiring shady workers, BUT this company is the opposite. Almost every contractor is a one person company, which is fine except most either didn't fully fix the repair or took forever, if it even got fixed at all. And why do they do this you might ask? Because "maintenance" simply adds on a band aid until whatever it is inevitably breaks and then it becomes the tenant's financial responsibility. And god forbid it breaks outside their office hours. Can't get maintenance appropriately and tries to make the tenant pay for it. The house we rented was so old and in really a bad shape that was patched with paint but they blamed us at the end in order to charge us for it. Being African American and applying for a home where I meet and exceed the requirements. Gave all the information, then being asked why I want to move to the home, I tell her and she being to speak to me like I am not even a person. They are not even the people who are renting the home, but are trying to gatekeep the home. I was bullied to move up my move-in date. I explained I could not move-in in 1 week but I could pay the security deposit so I could hold the home until 3 weeks I can move in. I was also told that my security deposit does not hold the home at all. Since when? The unprofessionalism with this company is disgusting. I hate to pull the race card, but if you are African American, I do not recommend it. I applied for a property where they asked for $7500 which was insane. She tried to convince me that this was fine and that I would receive my deposit if I finished my lease. I was not offended by what she said, but it was how she said it. I have NEVER broken a lease or been evicted, so I was appalled by how she talked to me. There were questions asked of me that shouldn't have mattered. i.e., Do I work from home? After I submitted my financials and contact to confirm. There were other questions that I want to avoid repeating. I let these things roll off my back and remained professional. My husband and I recently relocated to a 55+ community and we paid all fees did everything that was asked of us. We were expecting to be taken care of by our property manager. About a month after moving in our bedroom closet florescent light went out and we bought a new one and tried to replace but the ceiling was too high so we ask property mgr if they could come and install it and were told it would cost them too much money and for us to go buy a ladder. We moved cross country and didn't bring a ladder. So we lived with having our bedroom light serve as closet light. A couple weeks later our kitchen faucet was leaking enough we had to turn water off and they sent a handyman to fix. While he was here I was telling him about the bedroom light and did he have a ladder we could borrow. He was nice enough to replace the light but only 1 of the lights worked because he said it was a broken ballast not the bulb. Last week we noticed our front lawn was flooded and turning the sprinklers off didn't help but the gardener looked at it and said it wasn't a sprinkler but a main line and he called the OWNER and they came right away and said he would have us taken care of immediately. When we hadn't heard from anyone in a few hrs I requested a maintenance request through property mgr portal. We were told First Response plumbing would be contacting us. I called the plumber and ask about a time frame and got a voicemail. The following day property mgr told us if we didn't hear from plumber we would be 1st client Monday morning . This made us 3 days so far without water. We have been carting 3 gallon water bottles from our neighbors hose and have had to eat out cause we couldn't cook. I called plumber at noon on Monday and was told they're on the way and they arrived at 3:30 and told us they couldn't fix today and couldn't be here the next day. That will make us 5 days w/out water. I contacted prop mgr and was told she couldn't control the weather and there was nothing in our lease for compensation for our troubles. They evidently don't have a plan B in place for emergencies! We finally had water Thursday evening after 6 days without water! How would they handle a senior that wasn't able to cart water or a single mother who is unable bathe and cook for her kids for 6 days? If rent is being paid on time then the property mgr should be compensating tenant for the days without water and increased water bill. I've been working with a realtor for several weeks to find a new home to rent. I came to view one of their properties and my realtor was unable to make it today. They refused to work with her because of that. I am not going to screw someone out of their rightfully earned commission so y'all can make a couple extra bucks. Horrible customer service. Started with saying they would replace something and then later down the line told us we just needed to replace it ourself. The day we moved in the dishwasher was flooded and when we requested maintenance, first they blamed us. After I fought that since I didn't even have a dish unpacked to wash a load because it was the DAY we moved in, they finally got someone out. Every maintenance request we have made in the two years we have been here, they have tried to blame us. We have ALWAYS paid on time. Even when landlords could evict tenants in the heat of Covid, we still made every payment on time. We have taken care of and maintained the house and yard. If something is wrong, we report immediately. We are quiet neighbors. They have have been rude, disrespectful, and unprofessional to us when having discussions. read more

I am the property owner of the property in Murphy Texas that was managed by First choice realtors since 2014. They first few years were good and was managed well by the property manager. Since then that manager left and they quality of property management gradually deteriorated . During the month on December 2018 the property experienced a slab leak which caused flooding of the unit. The tenant tried to contact the property management and they did not get the a proper and prompt response. They contacted me, the owner and I had to step in and take charge of the repair. Since that incident and the subsequent repair and reconstruction, First choice management response and behavior was very poor both to the tenant and the owner. I as a owner told them that I wanted to stop their services right them. First choice told me that since the tenant has signed the contract till Oct 2020, they will not be able to terminate the contact without the owner having to pay their commission till Oct 2020. This was in spite of the tenant and the owner being extremely disappointed with their services. At that time, it was mentioned to them that i will not continue nor renew their services past Oct 2020. This year without the owners permission they send a letter to the tenant that owner has agreed to extend the lease at the same rent. The tenant informed me the owner of this letter. At that time I have formally contacted "First choice "realtors and told them that I am stopping their services immediately and will take care of the property management myself. I did inform them that I will pay the commission till the end of the contact period (Oct 2020) as per the owner/property management contract. I told them to return the keys and the tenants security deposit. The keys and the deposit has not been returned. First choice now tells me that will collect 85% of the commission for another year, inspite of the contract being terminated. First choice has been a great disappointment for the tenant and owner is is reflected by their poor rating on google reviews / yelp reviews etc. Would recommend prospective owners to avoid First Choice. read more

We lived at a rental property in Saginaw for several years. Luckily I was smart enough to take lots of photos before we moved in, after we moved out and kept EVERY email we had. When we got the letter stating how much they were taking out of our deposit I was shocked. They tried to charge us to rekey the house and because the bathroom wasn't clean enough (even though we paid the person that they wanted us to pay to clean the whole house). WOW, just wow, I don't even know where to begin. Do not rent with this company would be the starter. After being trapped in a lease because even after 5 years they would not do a month to month so we could have a bigger window to house shop, they kept thousands of dollars...EVERY last dollar of our deposit, including the $500 "Human" deposit because a friend of ours had just moved to area and he stayed with us, which of course he got a job about a month after we signed the lease but of course First Choice position is return deposit after we all move out...ok, but upon finally moving out, never getting a move-in inspection or a move out inspection, we are charged for everything they could throw at us to where we get a bill and this completely fraudulent charge added to credit reports. We moved out July 31st 2019, but in September we are charged for lawn maintenance, burned out bulbs-which we removed all bulbs for our own LEDs (when we moved in), then reinstalled the bulbs in place when we moved out with the exception of the kitchen florescent bulbs we replaced. Besides those bogus charges they charged us for HVAC filters and claimed they were replaced because it looked like they had not been changed in months...? Who decided that? A forensic team, and let's not forget we left 2 brand new filters, in the package, in the home entry way but yet I still get charged for new ones? Charged $125 no less for these filters they had to change, we changed them religiously due to me personally having Asthma as well as my children and the almost monthly HVAC problems we had at that house. Charge me for lawn maintenance months after we move out at $80, well yea, it's summer and the grass grows, if you have no tenant you are going to have to mow, we did every week! How many months after I leave am I responsible?? All these charges and you want to stick me with a $101.54 bill...I don't think so, go pound sand. How about you refund me the months and months you charged me $9.50 for not having shown proof of renters insurance when in fact we had it, sent proof several times that magically never got handled and taken care of even though I was told once proof was provided we would be refunded. This is easy to prove, our insurance company has records of our insurance, but you refused to stop charging us. How is this for putting it in writing? read more

Avoid this company. Worse leasing company in the metroplex. First, they will nickel and dime you for everything!!!!! And I mean, everything. I lived in one of their rental properties for 6 years and was billed for every single maintenance call I ever had to make. ONE week after moving into my rental property, I noticed the dishwasher, refrigerator (ice maker), and garbage disposal wasn't working properly. It took First Choice 10 days to get someone out to fix the issues (they are ridiculously slow at responding to maintenance requests). Then they had the audacity to bill ME several hundred dollars for the broken appliances, even though these appliances was broke before I even moved in. I refused to pay; however, when I moved out (6 years later), they deducted that service call and appliance repairs from my security deposit. Unbelievable!!! Three years after living there, there was an issue with the air conditioning. It took them 4 days to respond (and it was in the middle of July). Then they tried to bill me for that!!!! Anytime you need them, they are slow to respond and they never take ownership or financial responsibility for ANYTHING. I took excellent care of my rental property, as if I owned it myself. I always kept it clean and the yard manicured. I even received the "Yard of the Month" award 4 times from the HOA we were apart of. We took excellent care of our property. I even invested my own money into the landscaping, the fence that was falling over that they would never send someone out to fix, and a new $400 screen/glass door for the front of the house. They couldn't have asked for a better tenant, but yet, when it came to moving out and getting my security deposit back, they even tried to deduct $500 for ridiculous crap (such as new batteries in the fire alarms, new light bulbs for the bathrooms, lawn fertilized, etc.). If you do decide to lease a property through this company....just be prepared to pay for anything and everything that goes wrong with the property (no matter what they tell you up front, you WILL BE CHARGED....I PROMISE). And be prepared to be scammed out of your security deposit when it comes time to move out. Oh, and be prepared to have little, to NO COMMUNICATION, when you need to get a hold of them. They are horrible at getting back to their clients. Be prepared to have to make multiple calls before someone will call you back. RENTERS BEWARE! This company is a SCAM. read more

I can't express in words how unethical this realty group is. They literally left our family (father, expecting mother, and 4 year old son) without a home on the street. We were two weeks away from moving into a home in Plano. Jerri and her team not only accepted our offer on a home but took possession of over $3k worth of certified funds on this home. We secured a moving company, purchased a washer and dryer for the home and more only be told 2 weeks prior that they would like us to pay more for the home in order to keep it as our future residence. Behind the scenes she wanted to accept another offer and changed her mind about the deal we agreed upon. She was willing to go back on her agreed upon deal with us to get a few more dollars. I came home to share this news with my expecting wife and she broke down. She was so distraught that a realtor would do this to a family. Beware working with a realty group that represents money and not families and people. This group will hear from the better business bureau and the attorney general as I sent them formal complaints this morning. Jerri Gilbert, you should be ashamed of the way you do business. I agree with the other Reviewers here. They were the property management company of a home we rented and it was a terrible experience. According to their "policies" they are unable to do any repairs to the home unless the owner agrees. We had to fight for every repair. We had to wait until the fence literally fell over before they would fix it (and even that took a few weeks), when all that it needed was to have a lock repaired/replaced 12 MONTHS prior. The washer drain continuously overflowed. We had to buy a new HE washer because we were tired of having the floor flood when we did laundry, as it was NEVER repaired. We were then docked for carpet damage which resulted from this issue upon move-out...aka salt in the wound. The pipe from the kitchen sink detached. The owner wanted to wait 6 days to have "someone look at it". We had to fight to have it fixed sooner. There was a swing left on the porch when we moved in. It was rusty and not safe to sit on. We asked for it to be removed several times - it is still there for the poor people that moved in after us. The window casing starting to leak when we were having several weeks of rain. There was no sense of urgency that water was coming into the home and we had to have buckets and towels set up to catch anything that may come in. The interesting thing with them, is that they have strict guidelines on how a tenant has to report a maintenance request. They even have an "emergency" line. I have never gotten a call back from that "emergency" line, even when the water was coming into the house or the AC went out on 4th of July weekend and was over 100 degrees outside. There is no sense of urgency, a lot of excuses and no accountability with this company. Even when the tenant follows all of the guidelines, there is some reason why the issue isn't fixed. This is just a few of the things that happened while we lived there. The entire list is too long to type and explain. Most things were repaired 3 months prior to us moving out. I am not sure if they were trying to get us to forget that they were terrible so that we would renew or if they figured they would have to make the repairs anyway to lease it again. I felt bad for everyone that walked through the house to lease it. I wanted to tell them to run the other direction. It is sad that they choose to run their business this way. And, if they decide to respond here to tell me that any of this is incorrect, I will be happy to copy and paste the emails of our conversations, so that everyone can see the frustrations of dealing with this company. read more

Maintenance availability was non existent as my family and I dealt with toilet and plumbing issues the entire duration of our time at the home. Agreed upon pre and post home inspections were never done. Jerri is rude, very unprofessional and a liar. I have spoken with the owner of the home and received conflicting information about matters concerning the home. I have dealt with many realtors in the DFW and all over the country and Jerri and First Choice Realtors are by far the worst. My husbands job takes us all over the country and we have had to work with many realtors in the past few years and by far First Choice Realtors is the worst I have ever had to deal with. Never again! Our house is old and falling apart and every time I call for a repair I get a girl who answers the phone yelling at me like her hair is on fire asking what we did to cause the repair. I have called in repairs like fans and lights in the bedrooms not working and they said we can fix them ourselves if we want them fixed. Now I am waiting to see how much of my deposit I DON'T get back and this house looks better than the day we moved in. Oh ya, they charged us and extra weeks worth of rent for forgetting to read the fine print to give them a 60 day notice before moving out even though our lease is up and have to be out anyway and lastly, I have had people tramping through my house anytime with as little as an hours notice. I would reccommend you run like hell and find some one else to rent from. Now my A/C unit is leaking and I bet they send no one out or threaten to charge me for the repair. read more
