Honestly the lobby decor and location is what sold me on this place, but everything else was just sub-par. Was it clean? Yes, although could have been cleaner. Surface level clean, but I still searched for bed bugs and wouldn't be caught walking around barefoot. Was it updated? No, could use some improvements. Our room felt very dated. We stayed her for the Ocean City marathon during off season but even then the booking was $178 on booking.com but then when you check in they surprise you with another $10 fee since you used a third party. The staff was fine, the room was clean but smelled a little funny. We had an ocean view which was great and within a short walk of where the marathon started. The walls are really thin which was annoying until the people next to either passed out or left. read more

I slept without touching anything and went to ask for another room. Not a terrible place off the boardwalk but it looks like a typical hotel off a boardwalk if you know what I mean. Depending on your neighbors, you can get the ones that understand 'quiet hours' or you get the ones that are loud and rowdy and go in and out of the room, slamming the hotel doors, shaking your room with it. Lucky for us, we got the good neighbors until our last night of staying here, where we can hear the conversation of the next room and hear the slamming of cabinets at 10pm at night, while you have a 4 year old passed out. It also doesn't help that our balcony faces the parking lot and streets, so hearing the sirens and car horns really proves that the hotel has terrible noise canceling walls. Regardless, the staff has been great since we arrived- not that we've really requested anything but they're helpful enough. The rooms are better than I expected- not the most updated but not the most out dated either. Room service was a bit slow, which was fine, but was a little inconvenient when we thought that room service was done and we'd go back in the afternoon to see that it was still not done. Not a huge deal- they were great at tiding up when needed. The hotel is also right off the boardwalk with its own entrance which I found really convenient and they lock up the entrance by 9pm and everyone would have to come through the main lobby. The location of the hotel was great- right off the beach and next to restaurants and shops that's convenient for families. The two pools are also a plus for those who want to talk their kids to the water, but not the beach! My 4 year old son loved the water and felt safe in there with his floaties and other patrons around him I would recommend the hotel, with the understanding that you COULD get crap neighbors who have no regard for time and dgaf about others around them. We reserved an ocean front room with 2 queen beds and a sleeper sofa. When we checked in (4/26/24), we were assigned room 316. The room smelled like a public bathroom so we went and asked for a different room. We were taken up to room 703 and told that this was the only room available. It was bayside (so parking lot facing) and did not have the sleeper sofa, just 2 queen beds. I asked for our rate to be adjusted and was told that this 7th floor room was the same price as ocean view rooms on the lower floors because this floor is newer. The carpet appeared to be the same in both rooms, there was peeling paint and a layer of dust in 703 so it is clearly not brand new. The toilet didn't work and an employee had to make a phone call to figure out how to fix it because it wasn't just the chain in the tank & was "above his pay grade". Turns out the water had been turned off. A Google search later showed that #1 - rooms were still available & #2 - there were no bayside rooms that cost the same as any ocean view rooms. Also the elevator safety inspection was out of date. I have been back and forth with various people at Park Place Hotel since our stay. I have left messages, I have emailed. I finally spoke with Asst GM Katelyn on 5/11/24. She confirmed that ocean view rooms are significantly higher than bayside rooms and apologized for the issues we had. She advised that she would call me back on Monday, 5/13/24 between 5-6pm. It is now Sunday, 5/19/24 and I have emailed and called 2 more times since Monday and have been told that Katelyn will call me back. I have not received another call from anyone at Park Place. I know they have the correct number and email address because they left messages about my reservation & I received one email asking me to call to address my request for a rate adjustment for the different room we were in. read more

Really nice hotel on the boardwalk that I got a tour of while in town. First, the location is superb - located right on the boardwalk with a large parking lot and easy accessibility with proximity to a variety of amenities. The rooms are also really nice, with the housekeeping staff even making towel animals and going the extra mile for the happiness of the customer. They also have two pools and a rooftop bar area which wasn't open nearly as much as it should be - really think it could be a money maker for the hotel and draw more people here! Spring break and we decided to come to OC despite being off season. Stayed in the suite, fully stocked kitchen with a dishwasher, separate bedroom with 2 queen beds, living room area with dining table and breakfast bar. Bathroom has separate area with additional sink. Plenty of closet space with in room safe. Had an issue with the dishwasher on check in, maintenance guy came up and reset the breaker. In room safe wasn't working so maintenance was called again, just needed batteries. Service guy was very friendly and courteous. Outdoor pool is heated, everything was clean and pretty well maintained. They're doing some construction work so the noise level was annoying at times. Definitely worth the money for off season stay - will be back again. read more

I forgot to leave a review for this place during my birthday trip, so unfortunately I don't have photos anymore. However, I really enjoyed my time there. It's conveniently located right on the boardwalk. There's a parking section in front of the hotel, and although I didn't see any valet, it wasn't a problem. When you enter, you'll find the elevators and a few small steps to the left leading to the reception area. Near the reception, there's a jewelry store (Park Place Jewelers) that can be accessed from the hotel or directly from the boardwalk - just like the restaurant (Bull on the Beach). There's a walkway between the jewelry store and the restaurant that leads to the boardwalk. On the right side of the hotel (facing the boardwalk), there are plenty of restaurants, attractions, and more. To the left, the boardwalk becomes quieter with fewer attractions/restaurants. The pool was open during my visit, and my friend and I had a great time there. Overall, it was a really nice place with no issues at all. read more

Park place is a good hotel especially if you're looking for someplace right on the board walk. The rooms were clean and the staff was pleasant. Just like most of these type places depending on whose close by determines how your experience will go. We could here slamming of doors but I believe that's more of the neighbors not really the hotel itself. On a hot or warm day having a pool close by isn't bad either though it isn't the biggest nor is it indoor for cooler weather. All in all the say was good read more

Customer service would be nice, I booked 2 rooms and called back almost immediately just to be told that I booked a certain way and they would not change the reservation, I tried to move it one day, so I paid for 2 empty rooms for a day. I have stayed here before and have spent thousands and would have spent thousands more in the future. The adjustment I was asking for was less than $200.00, not a very good decision. Room doesn't come with ironing boards or irons. we needed to write something down, but no pens are provided. And the hot water is not great.. I was told that this is a high-end hotel by the same person who decided to lose thousands and thousands of dollars in Futur rentals with me. read more

Had a great time for the country calling festival, even indulged the almost $800 per night charge because of the proximity... only the get home and have a $265 charge out of my bank account that was not disclosed to me. When I questioned it with asst manager Laura, she told me it was determined there was "white hairs all over the carpet which they determined to be pet hair", so I was charged a pet fee. after ensuring her I absolutely did not have a pet in that room and even encouraged her to view camera footage of the floor to prove it she still said the charge stays. then stated my do not disturb sign was up thru the entire stay which resulted in additional cleaning so that was also part of it. I'm sorry, I wasn't aware that not wanting to be bothered while I sleep in on my vacation with my kids was an additional charge. we cleaned up after ourselves and even tipped the maid $20 for some sand we got on the front tile floor. two staff members came to my room to give extra blankets and a cupcake for my daughters birthday, with the door wide open-they would have noticed an animal. and why would I openly ask staff to come to my room g for extra blankets if I was concealing a pet?!? I have asked to speak with a general manager since Monday October 7 but I just keep getting the asst manger Laura. I might also add that I signed nothing to agree for them to debit my account additional charges for suspected pet in the room to the amount of $265. Stayed here Sunday to Friday. You can arrive at anytime and they allow you to use their bathroom and pool until check in. They will call you when your room is ready. Super clean hotel with very friendly staff!! Parking for larger vehicles is a bit challenging when the parking lot is full. Room is a very good size with a fridge, microwave, plates, cups, and fridge. Balcony overlooking the beach is awesome. The balcony's on the other side all face the pool. Close to lots of restaurants on the boardwalk and bay side. Front desk staff was helpful when I needed to report an incident on the boardwalk and couldn't find a police officer. Will stay here again! Close to Ripleys, and jolly Rogers on the pier. read more

This was our first time staying at this hotel, and it was wonderful. We had a few issues on check-in day, but the night manager, Caitlyn, resolved them immediately and by doing so made the rest of our stay terrific. We also want to thank Iretha and Bob on the front desk who were extremely helpful and personable. We were so impressed. Overall, great hotel and location. Main negative was the bed and sheets are horrible. Room and overall hotel was very clean. We checked in about 4:30pm on a Wednesday. Service desk personnel were very friendly. Our toddler enjoyed all of the colorful decor in the lobby and locked onto the complimentary cookie table next to the front desk. The main level has a door straight to the boardwalk and beach access, also a door straight into the lower level of the Bull on the Beach restaurant/bar. I reserved an Ocean View king bed suite. Sliding glass doors to the balcony... Solid stucco walls divide the balconies and the railing bars were narrow enough that I am happy this is a toddler proof balcony. Direct view of the beach from the 6th floor as promised. The carpet had a soft spongy feel when you walk on it, so it must be newer. Couch with coffee table, small dining table and 2 chairs were nice. Functional dresser and suitcase bench. Kitchenette was impressive: included small microwave, mini fridge that was already cold, coffee maker, and set for 4 of plates/bowls/utensils/cups. Another suitcase bench was inside the closet. Bathroom was sufficient with a very large shower, I just wish there were a few more hooks for hanging towels. Complimentary WiFi is available, but if you have 5G, you may prefer to use your phone data. It was very slow. The TV service is super grainy, there's no way it's cable. They must be using bunny ears on the roof or something. Now let's talk about that king bed: The mattress was either super cheap or old. There was a high spot in the middle and it sagged towards the sides. The sheets were cheap. I could feel every pill in the cheap mattress cover below them. And most irritatingly, the fitted sheet kept coming off of the corners of the mattress. Throughout the night I had to put the fitted sheet back on. The pools were on the second floor facing the parking lot. They are both 3-4.5 feet deep. One had bubble jets but neither pool felt heated. From the boardwalk entrance, if you walk up the stairs it takes you straight through double doors that lead to the pools and they have a rinsing station there if you need to rinse off the beach. The nearest rinsing station on the boardwalk is in front of the Mug and Mallet near 1st. Hotel location is great for beach access, there is a walkway right in front of the Dough Roller. Beach is great for sand play, but surf is too rough for small children without an adult hanging onto them. If they got better beds, this would be a top choice for me. But if we come back to OC, I'll probably try to find a hotel with a nicer bed. I'm still in disbelief that for over $500/night I don't even get a bed where the sheets stay in place. read more

HORRIBLE CUSTOMER SERVICE. Had to cancel our reservation due to Tropical Storm Ophelia. We were told no refunds. No exceptions. Didn't even offer a credit for a later time. Front desk told me it was just raining and made it seem like it wasn't a big deal. Apparently flooding and 50 mile an hour wind gusts isn't a big deal to them!! I wasn't going to risk our safety! I guess the hotel cares more about their money than our well-being!! I have seen photos and video from last night and today. We instead are making a 9-10 hour trip in one day to OBX. We stayed here in June for Sand Soccer and we really enjoyed ourselves. The beds were comfy but the couch bed definitely needs a new mattress. The springs were poking out. The pool was really nice and so was having Bull on The Beach right there. Our only complaint was the loud noise on the boardwalk at night. We were 3rd floor ocean front and woke up at least 2 nights to loud fights on the boardwalk. It sounded like they were in the room with us. But that's not really the hotels fault just a hint to book a room higher up or not ocean front. read more

Very nice hotel- I was worried based on a recent review but our room was in very good condition (same for another room we booked for a relative). Ocean view was beautiful. Beds were comfortable, bathroom a good size, coffee in lobby was not only super convenient but surprisingly good and the location was great with door directly leading to boardwalk. I'm impressed they had an outdoor pool open in mid-April. I also liked that they supplied dishes and silverware in the room. Only issue was the balcony slider wouldn't stay on the tracks. Also would have loved if they had beach chairs available but it was too early in season. Would be happy to return! read more

My grandmother purchased about 6 rooms for our family vacation this summer. It was a one night stay. $600 per room. I was sleeping in the bed with my 2 year old daughter. All night we slept without covers. On Sunday morning at 6am I went to put the covers on me and a mouse was underneath the covers and started scratching at my legs. I grabbed my daughter and jumped out of the bed. I immediately went down to the front desk and informed the staff member on duty about the situation. She told me that the manger would not be in until 9am. I went upstairs and packed all of my things immediately! Myself and my two children went to a family members room to shower and dress and refused to sit on the bed. At 9am I went back to the desk and informed them of the situation and showed them the scratches left on my leg. They told me the manger was not working that day. They took down both mine and my grandmothers information and told me they would be in touch. I went back a third time and was told that they spoke to the general manger and that it was completely up to them how they wanted to handle the situation. My grandmother has requested to be comped for 1 out of the 6 rooms she purchased. They told me that they could not do that without the general mangers approval. My grandmother had to fight tooth and nail to get her money back for 1 out of 6 of the rooms she purchased because the hotel. All because the hotel claims they have never had a mouse issue before! I am traumatized! I have not slept underneath of the covers in my own bed because of the incident. No one has reached out to me since! read more

My husband grew up coming to Ocean City every summer and stayed at the same motel. Unfortunately said motel still looks like it did 20 years ago.. so I'm grateful that he found this option instead! I heard him on the phone booking the reservation and the customer service was very good. We even called to inquire and then said we would call back.. asked several questions.. and they were still very helpful and friendly. I grew up in San Diego, CA so I know what to expect of beach-bum, water side hotels but this place blew me out of the Atlantic Ocean. It was very clean (no sand indoors anywhere) and comfortable. The recent renovations have helped, I'm sure. There is a large parking lot with ample space that isn't too far of a walk to the building. What I wasn't sure about is having to go up to go back down (in terms of getting to the board walk). The rooms were comfortable- GET AN OCEANVIEW ROOM. IT IS WORTH IT! I'm so used to seeing the sun set over the ocean but it was a beautiful sight to see it rise. Also, the cafe downstairs plays music until about midnight but I thought it added a nice, vacation-y feel to our stay. This hotel is a decent walk to the pier and is right across an umbrella/chair rental stand. It was so nice to easily be able to go back to the room from the beach. When we grow our family, I expect this place to be where my children fondly remember staying for their summer vacations. read more

We stayed here for a little 4 night beach getaway. The hotel has a prime spot on the boardwalk and is steps away from most everything. We had an Ocean view room, which I highly recommend! It was a perfectly gorgeous view (see pictures) to enjoy with our morning tea while watching the dolphins swim along the shoreline. In the evening, after a day of lazing on the beach or shopping the entire boardwalk, it was a relaxing place to sit with a nightcap after dinner and people watch. The rooms are clean, the staff was friendly, the kitchenette came in handy, and the bathroom was a decent size. If I had to complain about anything (really, it's on the beach, what's to complain about? lol) it would be that the elevators are a little slow. We took the stairs 95% of the time anyway, so it didn't matter much - and it's better for you - we were only on the 3rd floor though lol We've already reserved our room for bike week in the fall. read more

Nice hotel right on the boardwalk. Hotel was clean and the staff friendly. Our room was always taken care of. We ran out of towels, called the front desk to see if we can get more, less then 5 minutes clean towels brought to our room. Can't beat that service. Never ate in the restaurant. Typical boardwalk food and pricey as well. Happy hour at the onsite bar from 3-6pm. $4 dollar coronas and $3 dollar margaritas ( not frozen :( ) Hotel is right in the middle of all the night time activities on the boardwalk. Only a short walk to get towards the pier. Parking in the hotel lot is a little tight. Not much room for error. Can't smoke on the balconies. Can smoke in the designated area on the 2nd floor next to the bar or in the parking lot. I think you can smoke at the pool as well. They emphasize the smoking policy pretty heavily when you check in. The pool was nice and clean. A little small but there wasn't many people out at the pool most days. Must use ur room key to access the pool, good security measure. Wife said the pool water was really soft. Not sure how hard she expected water to be ... Lol Overall good experience staying at the hotel. Nice and quiet as well. If your looking for a nice place to stay, you won't be disappointed. Rooms had a microwave, small fridge, sink, coffee maker and plates and silverware. There is a small safe in the room. Oh. And to the delight of my wife and daughter the bathroom has a blow dryer :) read more

We stayed here a week. I would highly recommend this hotel for several reasons. The location is awesome. It's centered on the boardwalk that you don't have to drive to walk the boardwalk. There are several restaurants near. It's clean and the staff is so friendly. Made us feel like we were locals. The rooms are spacious and very clean. We had an ocean front room with a balcony and loved it. The security also made us feel safe. I would definitely recommend this hotel. read more

I love staying at Park Place. I have stayed here since I was a kid in school. The staff is always friendly and willing to help if you ask them. The attached bar and restaurant is good with tasty food and usually well mixed drinks. It's always worth it to pay the extra for ocean view as well. Depending on the time of year, it can get a little pricey to stay here but I personally like going in just the before or after season because I'm here to relax for me, not sit with a bunch of strangers. If you like the off season too you can get a hell of a steal. Have been coming back and will continue to come back here. read more

The bar food was not impressive although the steamed shrimped were well seasoned. The room looked like it was recently renovated, clean and large with whirlpool bathtub. If you are staying on the third floor pool view, be advised that the noise from the parking lot and the loading area early in the morning is pretty laud. read more

Stayed here for 4 nights last week and had a very good experience from the time we checked in until the time we left. Everything was very clean, everyone was friendly, especially Ethan at the front desk! He was nothing but courteous and very informative when we inquired about anything. I come every year and stay here and it never disappoints. This is the first year I've seen Ethan there and I've always had an amazing experience but he really went above and beyond to make our stay amazing. Paid over $500 for 3 nights and dealt with noise from bay side from H20i traffic and from inside constant banging doors [WHY?] the washcloth I used had hair in it; the couch was disgusting as well as the chair with spot; this is the refurbished 7th floor I was suggested for Jacuzzi and quiet. The desk personnel are smiley until you note negatives-then they accuse you of spilling wine on the "new bedspread" and make allowances by saying "you knew H2Oi was in town" really? you blame the customer for lack of quiet enjoyment of your hotel? Also, did not get AAA discount nor even an apology; the worse is I had 5 bites on my arm and one on my leg from bug bites. save your money and go where they appreciate your business read more

The hotel is right on the boards on 2nd street. Our room was clean and nice. The hotel staff were very helpful and friendly. Each room had a coffee machine and a nice kitchen with refrigerator and microwave. Nice! If you are an internet junky then this is the place for you. The WIFI was fast and excellent quality. If you are on business then this is the right place for you. I loved the grape scent in the elevator. This is a top quality place to stay. read more
