On the last month, they notified me that rent will still be pulled "accidentally" as they didn't cancel it in time, but not to worry, they will send a check out right away. Well, on the date they stated it would be deposited, it wasn't deposited. I waited a few days in good faith then called in. No answer. They wouldn't answer my calls. I had to call with a 3rd party number they didn't know, Mark answered. I said hi, its me ______. What happened? He said oh sorry, it will actually go next week. Well, it was never deposited. They don't answer my calls, or my emails. They just stole a months rent. I have filed with RT and other agencies and I will be suing in small claims court Ontario to get my money back. Don't trust this company.

She hasn't been in the GTA for a few years, soo...I still called myself to chat with someone.) After following some prompts on their phone line, I found out that I couldn't even leave a voicemail!!! It said that their voicemail service was not "initiated". Ok, being a service and time-sensitive industry at that, it's really a poor sign if a potential client is unable to reach anyone! So hence my poor review. If I had left a voicemail and someone had called me back, there wouldn't be a need for this review. However, seeing how I was unable to speak to a live agent of the company, left a super bad impression of the company. Needless to say, I cannot refer this company based on being unable to reach anyone!

I…read morewould strongly recommend against renting a place from 'Property Management Toronto' on the basis of their lack of communication and coordination, their lack of proper service and the general state of the apartment unit at the time of move in. Detailed review follows. I was all set to move in to my new place managed by Property Management Toronto and they sent me an email on how to pick up the keys on the first day of tenancy. Except, the details were wrong. When I went to their office to pick up the keys as mentioned in the email, they told me that the keys were at the apartment concierge. (The apartment concierge mentioned here is not under Property Management Toronto and they're a separate entity). I wasn't told anything about this beforehand. Anyway, I asked for the phone number I should call in case I ran into any trouble picking up the keys and was given one. Then I packed my stuff up from the temporary place I was staying and drove to the apartment at around 12PM. I was all ready to move it, except there was no one at the concierge. I tried calling the number they gave me but the only human person that I could reach was the maintenance staff. Granted this was on a holiday, but I specifically asked for a phone number that I could call in case I run into some trouble picking up the keys. Long story short, no one from the concierge came till 4PM and that's when I picked up the keys. I had to pay a fine for overextending my Zipcar usage, the perishables I had brought with me perished and I missed a meeting I had to attend. At least, I didn't have to spend the night at a hotel. The complete lack of communication and co-ordination is baffling. Now, as for the apartment unit itself, which is a pretty upscale condo.... It didn't look like it was professionally cleaned when I moved in. There are leftover objects from the previous tenant (toilet brushes, garbage bins, vacuum cleaners, patio furniture, gardening soil, etc). There is a brooding pigeon nest in one of the balconies with some aggressive pigeons guarding it. The washer/dryer unit isn't clean and has lint/hair all over. The microwave/vent unit has its vent filters missing and the inside of the vents are proper dirty. The sinks in the bathroom have visible hair on top. And the walls and doors have large Sharpie scribbles and stains in multiple locations. Since they didn't even professionally clean before I moved in, I seriously doubt if they even considered repainting the unit. I mailed them two days ago about these issues and the only email I got from them was to sign a form declaring that I've received the keys along with a single line " 'I'm sorry to hear that " about my ordeal. I don't even know if they'll address these issues or even a subset of these issues. I've rented so many apartments in the past in North America and my experience has only been excellent till this. No miscommunications on key transfers and the units have always been clean and empty at the time of move in. This is the first time I'm seeing such poor communication and lackadaisical service. It doesn't look like they even did an inspection of the place after the previous tenants moved out, let alone clean or repaint it. I WOULD STRONGLY RECOMMEND AGAINST RENTING FROM PROPERTY MANAGEMENT TORONTO.

Review of 490 Eglinton Apartments The apartment was never…read morecleaned before moved in. The toilet bowl was completely black. I had to use a lot of bleach to clean the entire place. In addition to that there were parts in the kitchen cupboards that looked unsightly. There were holes in the walls of cupboards/cabinets with tissue paper stuffed inside as a makeshift cover. It was a horrendous sight to behold and they were ok with allowing me to move there in such a condition. Also, please note that the building is not in a bad area. It is in a good area and it is not cheap as well. It was quite pricey. Next the superintendent basically attempted to use scare tactics to get me to sign the move-in document that the place was habitable. He was quite threatening which I found strange and surprising. It seemed ok to the superintendent that I move into an apartment that was inadequately prepared for habitation. Furthermore, it took them weeks to give me a parking space because no one in that entire company knows who is parked where. The first parking space they gave me was already occupied and then they told me to tell the person to move. That's not my job and I'm not a bouncer. Why should I tell someone to move from their parking lot? and of course the tenant was pissed that they told him to move because he had been paying for that spot. How can a landlord not know who is parked where when they were the ones that assigned the parking spots to the tenants? It's absolutely ridiculous. Finally, the superintendent gave me his parking spot to park. In addition, the turnover rate for superintendents in that building was significant. Sometimes the superintendent came and stayed for 2 weeks then moved. I don't blame them. Cromwell is a terrible company. I rented a 2 bedroom apartment. Typically, if someone does that, the landlord gives them a main key and a spare key as standard. I basically had to argue with the property manager to get a spare key which is standard and I had to pay a $50 deposit for it. I had never heard of anything so ridiculous in my life. In addition, it is illegal to charge tenants a flat fee in the summer for air conditioner use as a result of electricity and Cromwell knows this but they were billing me illegally this air conditioner fee just to show how evil they are. At one point in time, when there was repair work to be done, a contractor damaged my appliance and I reported it, Cromwell (Flutra) told me to contact the contractor company to get it. I told them that's your job to do that but they are so lazy, stubborn and rude that you cannot get them to do their job. Obviously, it was my money concerned so I had no choice but to call for the refund for damaging the appliance. The security in the building is ridiculous. There are very few cameras. Before I moved in, someone broke into my apartment. I found this out when I called the insurance company to get insurance for the apartment. Also, at least once a year, someone breaks into the parking lot and breaks into many or most of the cars looking for things to steal but they do nothing about it. After the last break-in, I found out that there was only one camera in the entire underground parking lot and the thief knew and covered it before he broke into the cars. There should more cameras in the underground parking lot and another one at the key entrance of the lot but there are not. Also, this happened several times and they know but they don't care. Other apartment buildings have key fobs not keys so that if anyone steals a key fob, you can deactivate it but Cromwell's apartment uses keys that they have never changed so anyone can come and break in and steal. Also, the superintendent gave me an extra entrance key meaning I had 3 keys which is so unsafe. He thought he was being nice to me. How many other people was the superintendent giving keys? Maybe the superintendents and property managers are the ones colluding to steal. Who knows? That is really dangerous. When I call for questions or concerns, it takes days for them to respond. They never pick up the phones and when they do, they are extremely rude. I saw these people in person and I've never seen women so ugly in my life. To put it bluntly, if Quasimoto from the hunchback of notre dame and Ursula the witch from Disney's little mermaids were to have a kid together, the kid would look just like Reyna Pereira who is the property manager of the building. Reynah Pereira has a very, very nasty and ugly attitude to go with her extremely ugly looks. Also, I don't believe they do much work there because they take 2-3 hour lunches. If you call at 11AM, the receptionist will tell you they are at lunch until 2PM. Also, I called once to ask who their bosses were and they would not tell me who their bosses were so I knew that this place probably is a criminal ring and does many illegal things and I am not safe there, hence my move. Also, it means that the owner may not be aware of the employees' antics.

He is paid…read moreby the owners of the property and so, it makes sense he'll be working on their behalf and not on the behalf of the tenants, OR more importantly he is not necessarily doing what is the correct and logical course of action ( certainly not in our case). We've had 2 water floods and damage and 10 months of inconvenience as a result, we've had residents above conducting illegal renovations (which caused one of the water floods) that has gone on for over a year, we've had adjoining residents up at all hours of the morning breaking patio windows and threatening murder. And the owners of the property we rent from have gone missing for over a year. I work in a hybrid office mode and we rented this place because there was an office area to work in - well that didn't happen for a year because of both the flooding in our residence and the noise from the illegal tenancy. Not a peep from the owners nor their assigned Property Manager (noted here) in dealing with these issues. I have lots of photos to post but frankly worried about both revenge, acts of violence from neighbours and lawsuits. (The Landlord and Property Manager have seen the many photos). Our calls and emails go unanswered and this is what we've come to expect. We've been advised by the condo management to call the police and they've admitted they've known about 'problems' in the building. But I made the decision to continue paying my rent in advance each month because - it shows good faith for over 2 years now that we, as tenants, have tried to work with our Landlords and their assigned agent. This Property Manager cited the law incorrectly many times in order to bully us into submission. Yes, we will be moving but there is certainly a cost to uprooting and moving well in advance of our intentions as a result of others' actions. We've investigated both the Condo Act (and Tribunal) and the Landlord & Tenant Tribunal - these are time consuming for sure, not so costly especially with ample evidence, and we're now at the point of inacing these options. This is NOT what YOU want as a Tenant seeking 'normal' and stable quiet enjoyment of your tenancy. This is what this Property Manager should be helping to strive for, especially for respectful and paying tenants. This is not the case here with this Property Manager. Avoid or Buyer Beware. My advice, stay very clear of this Property Manager - what you see and hear, may not be what you get.

I managed to do some research on the rental market and saw that Royal York pm had the most experience in property management. I gave them a call to ask them about their services and they told me everything I need to know from start to finish. I moved on to purchase their property management services since they were pretty affordable and have been managing my property ever since. If someone is looking for a pm company these guys do a great job overall.

I was a tenant at a property managed by Royal York almost two years ago. They did not return my key…read moredeposit or answer my emails until I filed a case with the Landlord and Tenant Board of Ontario, to which I got an LTB order for them to repay the deposit. To this day, after sending emails and calling multiple numbers dozens of times, they have yet to repay the full LTB order amount and have not responded (including Arif Zukiq, who was originally responsible for refunding the money). I am now being forced to move on to Small Claims Court for something so avoidable. Please take your money elsewhere... even my landlord had problems with them not returning the keys to his property for months after my tenancy ended.
