I moved in a couple of months ago and saw a lot of the negative reviews beforehand, so I thought I'd share my own experience. Is it perfect? No--but my apartment is clean and I feel safe here. The staff has great customer service and made the move-in process fairly easy. It's a very large complex, so if you don't like occasionally hearing things like the ice cream truck or smelling someone's BBQ, it might not be the place for you. For parking, you get a two-car garage with a two-bedroom unit, but any additional parking is on the street. Personally, I like the layout because it gives me a sense of privacy. Also it's not a complex that nitpicks little things, they leave you alone, I appreciate that. Maintenance has been very responsive whenever I've had an issue--they show up quickly and are always polite and accommodating. Overall, it's pretty much what I expected. I also haven't seen any roaches or rodents. I've noticed a couple of crickets here and there, but that's manageable. read more

Lived here for two years. There's always cars/ebikes speeding down Sandy Dr at all hours of the night so families of little ones beware. If you end up in a unit along Jake's Way closer to the train tracks, at one point during our tenancy someone shot into the apartments from the street. So pray they put you on the other side. The dumpsters are always overflowing and pretty gross, so many roaches in the garages and parking lots, and one of the sprinklers was pointed at our patio and sprayed our window every night so we couldn't store anything on the patio. From a couple months into our move in to the time we left, the unit living above our garage had plumbing issues causing leaks on the ceiling and walls of the garage and onto our cars. Every time we brought it to the attention of the leasing office, they'd tell us they can't do anything cause the unit would deny them entry and they'd patch it for it to continue leaking a week later. Having sewage on our cars isn't exactly enticing when you have a newborn. But that's not all folks! The ladies at the leasing office don't have a great record log or communication system. When we moved out, we were sent information for prorated rent since we left mid way through the month. The amount was paid and we got a phone call from another gal, Tara(?) who was telling us we owed them money for the remainder of our rent. I had to explain that we were moving and were quoted for a prorated amount and she said nobody added that to our file so she'd put it in our notes. The icing on the cake is we never received our deposit. When I emailed Yesenia and Alexandra, nobody replied (shocker! Kind of like when I'd email about our garage biohazard ) so I gave a call and spoke to Yesenia. She let me know our check was mailed out on June 3, and asked if we provided a forwarding address. I let her know we did since I was looking at the email to Alexandra with it noted - which Alexandra responded to with Yesenia copied, saying thanks for providing it. After being put on hold, Yesenia let me know that they didn't have a forwarding address so they had mailed our deposit check to the unit that we moved out of. Ya, let me word that again, but slower: they mailed our deposit check to the unit we moved out of, 2 weeks after we left. She let me know she'd have to contact the current resident that moved into our unit to see if they received our check and then contact upper management to see if they could reissue a check to us. I insisted that we pick it up from the leasing office ourselves cause I actually have no words. Anyway the pros: location is close to the freeway, there's lot of family friendly/community things in Santa Clarita, and the neighbors are pretty friendly (except for a few that get drunk and rowdy and have friends come over that block everyone else's garage access) read more

The Complex is horrible with Rats in the walls, Cockroaches that could carry you away, Police are over there daily with helicopters. The Gangs that are living there are Ridiculous. If your not the Right Color don't bother to move in. It's a slim Ville. read more

Honestly we moved in 6 months ago and it was all well. About 2 months ago I started noticing big roaches in my living room. It was just one. Then 1 or 2 weeks would go by and I would se another one. Hence I am a very very clean OCD person. Then one night I had one crawling on my neck in the night and that was my last straw. I have a phobia of those things and cannot tolerate them. Tell me why the next day I ended up seeing one in my sons room. I messaged the office to see if I can get an intense treatment ASAP. I want to break my lease so bad because roaches are a big no for me especially because I have small children. Its not the office fault but living in a property where there is roaches is a big no for me. I cannot live in peace because of that. Because of that i have to give this property a 1 star read more

I literally was locked out of my own apartment and we called the people who go in and check the apartment and they said they couldn't open it but yet they open it all the time when I'm not home I wouldn't recommend these apartments and the front office closes at 3pm so imagine going home at 7pm and ur apartment won't open!! read more

Where to start... My husband and I have been living here for the past several months and to start off my first 2 months here I was getting verbally sexually harassed by my neighbors. Every time i would step out of my apartment and coming back in and out I would get cat called, whistled or they would say sexual comments (i was so close to making a police report, i genuinely did not feel safe also considering my husband got deployed so it's just been me) . Secondly, some other neighbors are constantly watching me walk in and out of my car and into my apartment as there on the street drinking beers. This is a CONSTANT lurking behavior. 3rd of all my apartment has had a rat from about 6 months now, i've sent multiple requests to deal with it and they've came and patched holes and move on. as of today 10/22/2025 they just completed another request that i submitted nearly 2 weeks ago of the rat still being in my apartment (i can guarantee it's still there based on the work i saw they did to "fix" the rat problem). Reason number 4: There is an insane amount of noise ESPECIALLY after 10pm! Specifically, at midnight. There are neighbors who are extremely loud outside their patio's past 10pm. There is a couple who leaves there window open at night and are CONSTANTLY fighting and yelling at each other while their daughter is crying and the man is yelling at the little girl to stop crying and calling the mother annoying and that she's always "bi***ing (these goes on for exactly 2 hrs from 11:30pm-1:30AM). There is ANOTHER couple who are yelling at each other at the top of their lungs that i can also hear their conversations which its basically this (The woman found the guy cheating again and she's screaming at him that he's always disappointing her, and the guy is telling her to shut the F*** up and all this other BS). the way there yelling is so bad that you genuinely think one of them is going to commit homicide I swear to God. I have contemplated making a police report about this NIGHTLY because it's actually scary. My sleep is absolutely shit because i am constantly being waken up at midnight by those neighbors. ALSO there's neighbors who park in the fire lanes and are blasting music.... can you guess what time this happens at ???? your correct at midnight hours ! shocker. Reason number 5: My dryer SUUUCCKKKKKKSSS it has burned my clothes and i have to run the dryer 3 TIMES to dry a small load of laundry, I have emailed them about my dryer MONTHSSSSS ago and nothing has been fixed. (Guess how much my Edison bill is because of that :|) Reason 6: Everyone's packages are constantly getting delivered wrong which i get it's the carrier issue but the way the buildings and units are labeled (lack thereof) is also part of the problem. Reason 7: The Trash sites are absolutely atrocious and the bill we get added to rent sure matches it. Reason 8: It looks like my apartment is recently getting roaches too. Reason 9: so many homeless are digging through the trashcans. This apartment complex is not worth the price there going for. monthly payment should be MAX 1500, this is the most ghetto place i have lived at and that says something because we originally come from Lancaster where we rented before. read more

This is one of the worst places I've lived. The neighbors have no respect for noise levels, with loud music blasting 24/7. Management doesn't take any action, even though noise restrictions are clearly stated in the lease. If you're looking for a peaceful neighborhood, I highly recommend you stay away from this place. I've rented many apartments in the past, and have never hated one as much as this one. I've been here for over 1 year. The complex is decent. But the people who work really do not care about you. It's been 111 degrees the past 2 days. The air conditioning has been blowing out hot air, and I let them know yesterday noon, stating it was an emergency. My cat is at home panting. My plants are dying. My creams are melting. Food going bad. And it's absolutely impossible to stay there for a prolonged period of time. I'm prone to heat strokes. Called Brianna the assistant manager around 1:40PM and she said it would get taken care of by today. I called them 2 times today, to which they said "there are no more portable AC units". That's not my problem. You guys should be buying more then. And "the AC guys may not make it by today. They stop working at 6pm. They don't work on the weekend so maybe Monday." You have got to be kidding me. Are you serious? You stopped picking up phone calls. I came to the office and of course, the sign now says close at 6 when it shows 7pm everywhere else. You want me to live without air conditioning in this weather for another few days. 5 days total? You really do not care about your tenants. Just absolutely horrible. There is literally an excessive heat warning going on right now. For someone to even think this is okay. Maybe someone has to die first before they'll take this seriously. Highly do not recommend this place to anyone. Also, this is the second time the air conditioner has broken down. **Forgot to mention the cockroaches here. I find baby ones in my closet and bathroom, and bigger ones near the kitchen. Really unsanitary. read more

Future Renters!!!! Management is helpful and understanding but even there's stuff out of their control. If you rent don't get the apartment with the master room patio especially if it has a gutter drain going right into your patio because then you can have nothing in your patio total waste of space. Eventually all the water is gonna end up in your garage messing up the drywall on the garage ceiling that eventually fall in damage a car enter garage with caution as well. Anytime it rains you'll have this issue and yes where the water supposed to exit is not clogged and for some reason the floor of the patio is an angle where the water doesn't flow out and stays stuck unless swapped out physically. read more

This place is a shithole . You get less than what you pay for. Do NOT be fooled by the front office pretending to welcome you before you sign your lease . The DAY after you move in you will completely see a shift in attitude. Make sure u meet the ppl in the residents services because you don't meet them until u move in and they are the ones you have to deal with not front office. The residents office are the most nastiest and hostile people you will ever have to deal with. That's why they keep the offices separated. So you don't see the assholes u really deal with till after. The place is covered with roaches. Your apartment is Band-Aid together . Holes covered by paint , all the doors fall off hinges, maintenance never comes when u request. I've seen them threaten everyone on eviction for dumbest reasons and they get pretty hostile about it . Everyday people are moving out and people moving in . NO ONE lives here longer than 3 years everyone gets evicted or leaves. Now about the ppl that live here People live in there garages. Like a lot of ppl . Neighbors always fighting each other . A lot of gangs Police is here 3/4 times a days . Dogs loose everywhere . I will continue to update this as I encounter more problems. read more

I've been living here for 3 years, it just keeps getting worst, the unit it self it's pretty decent for the most part, but the service to tenants and to the building it's just horrible, it just seems they keep downgrading in the personnel with the time, work orders get lost, new tenants park wherever they want blocking people's garages and when you let the office know, they seemed bother and don't do a thing about it, Jessica and Sandra are just the worst! before you even get to any of the supervisors you get a million questions, like if that's going to make them decide weather to see you or not, packages get stolen all the time, spoke to Amazon and usps and was told drivers make the mistakes because there's no street signs, spoke to them about it and they acted like it was not their problem and sure enough nothing was done, as I wrote this I had to answer my door, one of the neighbors looking for a package at my door, this suck, but what sucks more is the fact this ladies don't do anything about it, a couple of year ago there was Sara, she was awesome, now it's just a nightmare! I would not recommend moving here at all at this time, it's slowly becoming the valley, more like panorama city! Until they step up their customer service and their maintenance this place is bad! Why am I still here? Sadly because it's a hustle moving, and the units are not bad! When I moved here it was a whole other crew, so when they give you a tour, make sure you drive by trash cans, all the pools, close to the grass so you can see all mask thrown and never picked up! I do believe the service managers do live in a place where it's just like this, otherwise I don't see why they wouldn't want to offer better service! Their personal standards show in their work ethics for sure! Stay Away Well sadly I can't reply to the representative that responded to my review, but here: first of all it took several attempts so the issue with people parking and blocking my entrance can be addressed, I actually had to reach out to someone above them, and still when I went back to the office they acted like I was lying as Sandra said, I went and nobody was blocking, I sent proof with the times and I was there and nobody came out, the other issue is every time I go they just seemed bother and have the worst attitude, they never answer the service line, and today marks the 4th day of me placing a work order which still not being addressed, but yet their employees have time to keep messaging back and forth instead of just getting their work done! We have been tenets over 10 years. Yes we have seen management good and bad just like anywhere else. But for the last few years our new management have been more involved with our community and trying to get more interactive with tenants. I had some concerns with parking and able to work with management Elaina who was very helpful and we were able to come to agreement. And when I have needed issues taken care of, the response has been good. I have been very satisfied. Sure why not let me take the day off and be there guess what no one ever freaking shows. BUGS omg don't get me started on the damn bugs. Every day you will be killing 1-3 bugs. Upstairs apartment. Freaking nasty You enjoy spot lights coming through your bedroom window at night? I wish I could leave less. They do a really good job of cleaning the area before tours. We feel like we were tricked into an apartment over the dumpsters because they gave us a model tour and then said we had to arrange to see the actual unit which would be a process due to renovations being made and liability, but the lease was signed and on move in day we see that our unit is right behind the dumpsters. All year we had issues with trash overflow. So the smell at summer time and fly problem were a new ordeal for us, and the inconsideration of neighbors leaving garbage and other large items made going in and out an issue. We regularly sent pictures and requests for the trash to be cleaned and picked up, but it wasn't until around the 4th complaint that I noticed anyone from the building coming to help pick things up. I spoke with Waste Management on several occasions and got their end of the story. Park Sierra over the year has done little to nothing about fixing the issue with over capacity/placement of the dumpsters. To top it off, they have a leisurely approach to the issue so it feels like salt in a wound when you have to walk through dirty diapers and old food to get to your door. I wouldn't recommend living here at all, two thumbs down and no stars if I had the chance. Attached are a lot of different days of trash issues. This place is cheap for a reason. I regret moving here but it was the only place that would let us move in without putting my hubby on my lease, due to his credit making us pay more. My garage remote does not work to open it..I call the office letting them know my remote not working. I call the office and speak with Justin/then another TROLL major attitude BIACTH!!! So I call the office to tell I can't get my vehicle out of the garage... today is 98 degrees outside... Here's what they ask me are you in the garage? Are you freakin kidding me!! I have already told both these idiots I can not open my garage and get my vehicle out!! I told the Idiot girl that I could not open it and again she ask are you in the garage? I tell het it's a 100 degrees outside I would be calling 912 if I was stuck in the garage... then she ask are you home? I can't get out of my garage... trust me you don't want to rent from ant property managed by GHP Management and/or Park Sierra Maintence is a Joke so is the office staff... If I could give this place 0 stars I would. From the very beginning of our lease in June the apartment was fine. Soon to find out after not even being there for 3 months the AC unit stops working as soon as the weather starts to get warm. It would run but it would not blow out any cold air. In our 1 year lease, we made 5 separate Service requests to the leasing office requesting maintenance. Each maintenance request took them 5-7 days to respond to and it was 104 outside during the time when our AC was out. My husband and I have a 4 year old and trying to cool off in an apartment which reach 90 degrees during the day while we worked. But according the office that is not "unlivable conditions". Not until the end of our lease when we requested to leave a month early due to the lack of them maintaining their units did they offer us a portable AC unit. WHERE WAS THAT OPTION ALL OF THE PREVIOUS TIMES WE REQUESTED TO HAVE OUR UNIT FIXED!!! And to top it all off the property isn't properly maintained and we consistently found roaches in our home. NEVER would I recommend anyone to live here. All they are is looking for excuses and cashing your checks. read more
