Here is my thorough review of the complex. -- Building 2: If you decide to move here, stay VERY FAR away from Building 2. The people who reside in that building do not care about upkeep. They let their dogs pee in the elevator and poop right in front of the door to the building. They are constantly smoking weed and are insanely loud at all hours of the day. -- Trash: Overall, there is always trash in the stairwells (mainly cigarette buds even though it is a "no smoking" complex). Trash pickup is also 1-2 times a week which means that there will be multiple dumpsters in the middle of the road between Building 1-2. -- Parking: There is always someone parked in the walkway between Building 1-2. More than a few times, people have even parked (and left their car) in a way that you can't get around them to get to the parking garage. Another issue is, if you parallel park between buildings, people will block you in by parking beside you (you can see in the picture below) -- Pet waste: ~80% of the dog owners in the complex don't pick up after their pets even though there are pet waste stations all throughout the complex. Often, I would even see someone letting their dog poop directly next to a pet waste station then not pick it up... Which truly sums up the people that live here. -- Building 1: Between the two buildings I personally lived in, Building 1 is the better building. It is cleaner and quieter than Building 2. However, don't lease an apartment on the side of the pool. Especially during the summer, people would be in the pool until midnight and would be as loud as they pleased. -- Mail/Packages: Broadstone runs their package system through Fetch which is the MOST inconvenient thing I have ever experienced in an apartment. The way Fetch works is you have a completely different address for your packages than for your mail. Your package is sent to a Fetch warehouse and put in your "box." From there, it is picked up by a Fetch employee and delivered to your door. Sounds great in theory, but your packages get to you days later because of the extra steps. Plus, if you have people sending you packages, they have to have both your mailing address AND your package address and know the difference between the two (considering we had dozens of wedding presents trying to get delivered, you can see how this was an issue...). -- Moving out: We moved out Dec. 3, 2024 and didn't receive our deposit back until the last week of January even though our lease says we would get our deposit back within 30 days. When I returned our keys, I was not given any information on moving out and the leasing agent only took my keys and put them in a drawer (no email confirmation or anything). In fact, I had to ask them if they needed our new address to which the leasing agent responded, "um yeah probably." Then he searched his desk and pulled out a sticky note... Needless to say, I didn't have full confidence that our move out was recorded. Sure enough, through initiating a conversation with a different leasing agent at the beginning of January, I could tell that our move-out process hadn't started. All of that is just the overarching issues. We experienced lots of nuance problems throughout our 2 years of living there that just made our time there that much worse. If someone forced me to live at that complex again, I would choose Building 4. It has its own parking garage and seems quieter than the other buildings. However, if you don't care that you are paying a luxury price tag for a non-luxury apartment complex, this is complex for you! All of the issues we had with the complex wouldn't be a huge deal if we had paid significantly less in rent. Don't let the great amenities fool you... the tenants in the complex make this a terrible living experience.

The manager DeMille and assistant manager Xavius work seamlessly together to provide and maintain a superlative product. They are very passionate about making this an enjoyable, comfortable, and peaceful place to live. When I first visited the property, I was greeted by Xavius's cheery disposition, beautiful smile, and overall warm energy. He answered all of my questions, was very professional, and left a lasting impression that prompted me to cancel my other apartment viewings for the day. I knew from the moment I stepped foot in the doors of Broadstone Junction's leasing office, that I was making the right decision. When touring the grounds, I could definitely tell that an extensive amount of detail was put into the buildings, which is a nice touch to have as a renter. The pool is gorgeous, and there are loungers that actually sit inside of the water, giving a resort feel. The clubhouse is great, my friends and I reserved it and had a dinner party there one night and we had the most amazing time. There is a kitchen area with a lot of counter space so we were able to bring prepared food over and set up a self serve area for everyone. If you're a remote worker there are a few spaces for you to work or have a private meeting/presentation. My favorite amenity is the creative space, which is designed for creative social activities like a beginner art class! They also host a ton of resident events, from coffee and cookies, to holiday parties and everything in between. They even invited a food truck last month, and gave the first 30 residents a $10 credit for their order! I absolutely love it here! A beautiful property with a ton of amenities, professional staff, and a responsive maintenance team? What more could you ask for? I have lived at numerous apartments over the last 17 years in Atlanta, so trust me when I say, this is where you want to live!

    I had a living situation fall through at the last minute and needed to find a place to live within…read morea week. Ms. Cherry was extremely helpful and was able to get me set up in a studio apartment within a matter of days! I have now lived at Park Trace for two years, and my experiences here have been wonderful. I love that this complex is located off of the main road, but still very close to The Forum and Peachtree Corners shopping. Another huge bonus is that apartments have Google Fiber. The complex itself is a little older, but management is always working to update and upkeep the grounds. They just recently finished updating the landscape around the front office, and I've seen them paint and pressure-wash the sidewalks numerous times. The pool is gorgeous! Ms. Cherry and Ms. Evelyn in the office have both worked here for years, and know me by name anytime I stop by the office. They definitely go above and beyond! Maintenance requests are filled almost immediately- I never have to call more than once to get things taken care of. My dishwasher broke within weeks of my move-in and they had it replaced with a new one right away. The neighborhood is quiet and friendly. I feel safe walking my dog every evening. I do hear my neighbors through the walls sometimes, but I am pretty sure that that is the case in most, if not all, apartment complexes. This place is definitely a hidden gem. I'm sad to move, but I will definitely consider this complex if I ever move back to the area!

However, my move-out experience raised serious concerns about communication, integrity, transparency, and how charges were handled. One issue involved a $200 charge for a paper parking sticker. We were given nearly four pages of detailed move-out instructions and possible fees, and at no point was a parking sticker ever mentioned as something that could be charged for or required to be retained/returned. That omission felt like either a lapse in oversight or a lack of clarity around fees. We were never informed about this charge beforehand, and it was only removed after I questioned it. For future residents, don't toss your parking sticker--because apparently it's worth charging you for later, even though it's almost certainly never reused and feels wildly overpriced for what it actually is. There was also a carpet "damage" charge at move-out. The only documentation provided was a statement noting that the carpet had been replaced approximately five years prior and was due for an upgrade, which aligns with typical apartment carpet replacement cycles and normal wear-and-tear timelines. However, no evidence was provided showing that we were actually liable for "damage" beyond normal use or what the "damage" even was. Despite requesting clarification and proof multiple times, the charge was still insisted upon, and I was told the account would be sent to collections if it was not paid. After that, communication was cut off, which felt unprofessional given that I was trying to resolve the issue in a civil and respectful manner. Overall, while living there was fine, the move-out billing process felt unclear and inconsistent, especially regarding documentation and dispute resolution. I hope management improves transparency and communication so future residents have a clearer understanding of potential charges upfront.

I personally bombed before I moved in and it did nothing…read more Repeatedly they have tried to get extra money out of us by saying we owed 1700 instead of the greed upon amount of 1500 that we signed our lease for. Then once that's been paid, they will put a note on your door saying you owe an extra $30 in the hopes you can't pay it and they can charge you the $250 fee for being late. The apartments are roach infested, it takes days to get someone in to fix anything, they barely understand any English, the management is never in the office, the pools are full of broken glass, the weight room is disgusting, the gates don't work every two weeks. This place is terrible and I strongly recommend you do not move here unless absolutely necessary. If it is a must, then sign for the shortest lease available. I hate this place and hope they are condemned.

They said oh we'll put a portable ac unit in so it will cool it down NEVER HAPPENED. And Oscar came over and turned it on, oh it was on fan that's the reason it's not cooling. Like what!! I called him and and he argues with me that it is not possibly that it's not cooling, and I told him, I'm standing right up, the temperature has gone up and please don't insult my intelligence like I don't know how to operate a thermostat. So I have a paper trial every time I go in I write out a request. Ive been taking pictures of the thermostat to show that its not working, because we can meet in court.

    Raiting -10 Staff…read moreAttitude and Customer Service Unfortunately, the general attitude of the staff is consistently negative. Maintenance personnel often behave as if they are doing residents a favor rather than fulfilling their job responsibilities. The leasing office staff also appear disengaged and unhappy, which reflects poor management and creates an uncomfortable environment for residents. Gym Facilities Despite reporting these issues multiple times since moving in, the gym remains in unacceptable condition. None of the four cardio machines work, the stationary bike does not have a functional seat, the water fountain does not work, the machines are outdated, and the air conditioning barely functions. As a result, I am forced to pay for an external gym membership even though this amenity is included in the rent. Constant Warning Emails vs. Poor Quality Living Conditions Residents receive frequent emails complaining about trash, patios, parking, and other minor issues, as if we were in kindergarten. Management is very strict when enforcing rules but fails to provide quality living conditions. Issues such as gym neglect, a poorly maintained pool, cockroach infestations, and mold problems are ongoing and inadequately addressed. Pool Condition and Lack of Accountability The pool is frequently closed, and management consistently blames residents for these closures. Responsibility is never accepted, despite the fact that the pool is clearly old, outdated, and poorly maintained. Instead of addressing the root cause, residents are blamed for problems caused by aging infrastructure. Valet Trash Service Issues Residents are charged an additional mandatory fee for "valet trash" service; however, the service is inconsistent and unreliable. The valet trash staff comes at random times, whenever they choose. During December--one of the busiest months for residents--the service was especially poor. Around Christmas, valet trash was collected only three days, and the same occurred around New Year's. Despite this lack of service, residents were still charged the full monthly fee. Mandatory Television Service Fee Residents are also forced to pay approximately $40 per month for television service, regardless of whether they use or want it. This mandatory charge adds to the overall cost of living without providing value or choice to residents. Lack of Rule Enforcement Many residents walk dogs without leashes, and numerous balconies are excessively cluttered, despite claims of fines. Balconies contain children's toys, office chairs, wooden furniture, bicycles, televisions, and other large items, creating safety concerns and an unsightly environment. High Cost vs. Low Quality The most frustrating issue is the high cost compared to the low quality provided. If these apartments were priced at least 30% lower, some of these issues might be understandable. However, Rosemont charges rates comparable to high-quality communities such as Camden and similar companies, without offering comparable standards. In other communities, management motivates residents to improve; here, residents are punished instead.

She assisted me in finding the right APT for me and gave me the run down of it. Jennifer was not pushy just well informed. I moved into the Apt on 02/24/2025 which was amazing. I was told if I moved in March my first month would be free. All I had to do was pay the utilities which was fine then in May I received a bill for the utilities with no warning again that is fine. I also went to the office to ask about paying for cable that I am not using literally I have no T.V. and the office manager looked me in my face and said it would not be fair for the other residents to have to pay $45. Again I am paying $45 for a service I am not using.
