This seemed to be the nicest over night stay near a Sundance film festival event at the Roxy Theatre. I wanted someplace close by since I was a lone female. There was not a lot of choices for my situation. PGH showed excellent ratings on my search engines. It looks like they've converted two Victorian houses. They have fixed them up nicely. I was told there was 19 rooms. The landscaping is pretty and there are some parts of work in progress. What really won me over was a call to Dennis; the front desk person. I talked to him inquiring about a room. The only room they had available was room 22. The room was nice enough, but had a sour smell. I felt it might be coming from the carpet The manager said they had put some type of exterior flashing near my window, which might be the reason for the smell. The room was nice and faces the street. I say this because there is a train that runs on tracks outside my window; which I felt was pretty loud. I would suggest bringing some type of EarPods. I went to bed at 11:30 PM and I could still hear the train running. Also, I found it a little annoying that the private bathroom for this room was located down the hall about three doors down. I was informed that there were six other guests sharing the same hallway. I brought sweats instead of PJs in case I had to use the bathroom in the middle of the night. I had to lock my door, then go to the bathroom and unlock that, re-lock it and go back to my room and unlock that door. I would bring lanyard to attach the keys (they attached to a large cumbersome metal key ring) which would have made this process a little easier. They consider this property a boutique which is fine but I would've called it a bed-and-breakfast. I liked that they had a glass of wine and some light munchies for happy hour in the pretty living room. A typical continental breakfast was provided in the morning. If you are bringing a car, make sure to email and reserve a spot since there are only 4 parking places in the secured lot. Of course there's going to be an additional charge. The stay was OK since I was going solo and it was close to my restaurant, my entertainment venue. I felt it was in a pretty safe neighborhood. looks like there is street parking available. read more

Having finally stayed at the Parker Guest House as...well...guests...my wife and I can say with certainty that this is one of the best B&B-style hotels anywhere, not just in San Francisco. Centrally located, clean, cozy, quaint, and operated by friendly and competent staff (full disclosure: two of the staff are friends of ours, but they were NOT working during out stay), with the comfiest bed I have ever slept in, at any hotel, anywhere. There are tons of additional perks that come with booking a room here, and I am sure I missed many others, but the nightly "wine hour" (5:30PM - 6:30PM) is a great time to relax, and socialize with your party, or other hotel guests, either in the naturally-lit dining area, or any of the multiple patio areas (either up front with the fountain, or in back among the gardens and manicured private yard), while sipping on wine and nibbling on a self-serve charcuterie. There's brandy available in the library at night, should you be so inclined (re: I was), as well as a grand piano, if you fancy yourself a keysmith (re: I do not). Breakfast in the morning consists of many continental favorites, and appears to be a mostly DIY affair, although my wife and I were engaged otherwise, so I can't say for certain. Check out time is at noon, which is another added bonus! It's easy to forget that you're in the center of one of the world's largest cities, when staying at Parker Guest House: it's quiet, clean, serene, and a welcome respite from the chaos and clamor of a major metropolis, and was probably the most relaxing way to end what, for us, was a sudden, hectic and stressful impromptu trip to California. When we finally checked out and headed for home, it was probably the first time during the whole trip we felt rested and refreshed, and I think that says more about this place than any number of stars on a review ever could. read more

Best place to stay in the Mission area. Close to great bars and restaurants. The owners and staff are all so wonderful, and genuinely make you feel at home. The breakfast in the morning is fantastic. Go sit out in the garden behind the kitchen. It is pretty magical. They have a library with a fireplace, and a good brandy to sip on at your leisure. We took advantage of this after we went to a really nice dinner at Starbelly that the owner suggested. Also a great suggestion and we plan to go back. The kitchens are stocked with tea, and some snacks during your stay. The availability of a nice hot cup of tea at night was really nice. They have a nook that has all kinds of visiter information, including restaurant's within walking distance. If you have a question, ask! They are knowledgeable and helpful. This is a beautiful little bed and breakfast in the Mission neighborhood of SF! I was so impressed by everything! The communication was excellent, the house was impeccably clean and they were very careful with COVID precautions-- all the staff were masked and there was hand sanitizer everywhere. The happy hour wine and snacks were lovely and we loved the unlimited brandy. The breakfast was great too- fruit, yogurt, oatmeal, coffee and more-- all individually wrapped for COVID precautions. The room was quiet and lovely. Patio and back yard was so peaceful and green! And there is private parking available for an additional fee. Overall HIGHLY recommend!! Checked in on Sunday- have stayed there many times before. Was in the taxi paying the driver, a woman came and knocked on the window. Telling me I was in the way of her and her husband parking. I apologized and told her I was paying and would be finished shortly. She walked away. Then I went to check in buzzing the entry door. Someone answered and said they'd be right down. She comes up behind me startling me. Did someone answer? Yes they did, and he came down. Turns out she went inside and checked me in. Not kind or welcoming. Then sent me on a wild goose chase to my room. I had to come back with my luggage asking for more direction. She took me through some dank passage. There was my room. Passing many rooms with open doors not occupied. At that point I was checking in, and rooms were not ready, ok I'll come back can you keep my bag, yes. When I did return I asked about my bag, she said she was sure it was in my room. Ok, it was not had to go back up and get it. Needless to say I will not return. Got the names of other places nearby that are kind. I see other reviews about this woman, apparently I'm not the first to encounter her behavior. read more

My husband and I really enjoyed our one night staycation at Parker Guest House. I was able to get a morning-of reservation (last room available) as a surprise little getaway. Our initial greeting to the property was warm and welcoming. The room was cozy with a private bath and the bed was very comfy. The outdoor space is amazing and not commonly seen in SF. The brandy with glasses near the fireplace in the living room was a nice touch and perfect for a nightcap. We stayed one night at this cozy boutique property in late October in a king superior room. We chose the place to be away from the tourism center and close to our sons apartment. Our room was on the lower level fronting busy church street but it also came with an intimate outdoor patio and private gated entrance/exit to the street. We stayed in room 30 which was quite spacious and comfortably furnished. As the origin of the property is Victorian era homes (two) converted into b&b accommodations, expect narrow halls, lower ceilings and unique spaces. Our bathroom had all that we needed but wasn't huge and had only a single sink which was just fine for our brief stay. I liked the bed and pillows but the room was a bit warm at night-no a/c and we didn't feel comfortable opening the street side windows. There was a small window open in the bath. Our room came with breakfast which due to Covid was continental only but still quite lavish with bagels, pastries, fruit, granola, coffee, juice and more. Plenty of choices for us. Parking is limited but we were able to request a space in their secured courtyard in advance. Speaking of courtyards, they have a bunch of outdoor seating areas in cloistered gardens and we enjoyed an hour sitting in the sunshine after we arrived. Perfect for a night or two. read more

5 stars for service and friendliness. What a gem and great find. We had two two day stays, one at the beginning of a trip out west and one at the end. Two different rooms, each clean, nice lighting, comfortable beds. Loved the continental breakfast, nice fresh fruit, tables with flowers and great coffee!! We liked very much access to the fridge for our cheeses and wines bought as we wandered the city. What really stood out was the friendliness of the staff, from restaurant recommendations to directions to just being interested in who you are. Just posted four video clips of the dust in Room 24, unfortunately Yelp limits video to 12 seconds per clip. The room was very dusty. Things you should not have in a hotel at this price point in San Francisco. When you've had a confrontation with the host that was unnecessary, one becomes more critical of a property. And when a guest in your party has the door slammed in their face by that host while the host is on speaker phone with the co-owner, followed by "we are under-staffed"... this only leads me to believe why the host seemed so on edge. Maybe rather than floral arrangements... pick up a dust rag and help your staff shortage. Oh... and one more thing William, the snide comment regarding the Aston Martin that you said to the person of our party was unnecessary. It's clear to me you did NOT get the point of the comment, with the tight quarters for vehicles in that category. This place needs some updating: fresh paint, new mattresses, etc. The breakfast was lacking. I realize, it is just continental breakfast, but they need some fresher options and better coffee. (However, Note that there are plenty of options nearby for coffee and full breakfast.) On the other hand, this place has many positives: Excellent location close to the Mission and Castro neighborhoods. The J Church line Muni runs right by the front door and provides easy access to Noe Valley and also the Downtown area. Friendly staff. Nice wine reception and garden area. We met many of our fellow guests and enjoyed their company. Beautiful living room with fireplace and complimentary brandy! It was a nice place to relax at the end of the day. Tales of the City. We arrived very late(1am). Our 2 hour flight was delayed 4 hours! We were tired, but hopeful. The management left instructions with keys in the garage, for late arrival. We requested an upper floor, and were granted one. We dropped our bags on the floor and crashed! After a short night of sleep, we awoke in a fairly comfortable bed. The room was spacious enough, with multiple windows that allowed light and a nice cross breeze. The bathroom was equipped with a proper bathtub! We made our way downstairs to retrieve some much needed coffee. We stayed in the "newer" building, the building that was purchased later, and added to the complex. (There is a nice courtyard between the two buildings). This building has a tiny kitchen with a few tables and COFFEE! We grabbed a few cups, gained our composure, and made our way to the main building's kitchen. This is where the self-serve breakfast is located. The room had enormous windows, and it reminded me of a sun-porch that was converted. Loved this space! We filled up on fresh fruit, a English muffin, with peanut butter, and a small bowl of Special K with the red berries! Being vegan, this was a more than adequate breakfast. We were stoked! They have dairy alternatives in the fridge, so just ask. The kitchen is the heart of the Parker House. This is where we met fellow travelers from distant locales. Many engaging conversations were had. On the second night, there was a strong windstorm. I've been to San Francisco too many times to count, and I've never experienced a storm that strong. It literally shook the house. My husband slept like a baby, while I was awakened throughout the night. Drama! We were in close proximity to our favorite restaurants in the Mission (hello, Cha-Ya), and walking distance to the Castro theater; where we attended a screening of Alfred Hitchcock's Vertigo, with Kim Novak presenting! We met her that evening, and she ended up sitting at the table next to us at the bar, Twin Peaks (another favorite) afterwards. With the Parker House, I've found my new favorite place to crash while visiting the city. We loved our stay here. The staff were all friendly and helpful. They let us store our bags in the lobby on our last day. Highly recommend. read more

Today we arrived with our friends to celebrate a 60th birthday and after my husband and had stayed three times in the past, we raved about the Parker House. We all made the reservations in APRIL, making sure to state we wanted to be near each other's rooms. (Our friend checked his confirmation today and it clearly stated "this reservation is attached with the [our name] reservation). Upon arrival my husband and were so excited to get into the room we were accustomed to and be near our friends. The owner Carol, who's new says to our friends, OK let take you up to your room #24 and I'll be back to take you to your room". I found this strange since we should have been near them. In a few minutes she takes us downstairs to a "Garden Room", which basically is a basement room with half windows that you can see feet walking through the garden! Carol then says, "See I got you a great room." I almost fell over and was speechless. My husband gives a look, like don't say anything. Our friend finds me upstairs not happy and I take him to the garden room and he's now upset. He goes to Carol and asks if she can move us and says Carol is not pleasant and tells him, "We're full this weekend and I've given you the best rooms in this guesthouse." Again remember we booked in APRIL!! After an evening out and dinner, our friends husband was parking in the garage because the back parking we paid for was full...other story. He came to me and said, "I hate to tell you but the room next to us is empty and the door is wide open! I looked inside and there's no one in that room." Oh boy I was done. We loved the Parker House and this was our fourth stay. We have raved about the Parker House over the years. Maybe it was the former owners who made it so special. Very nice guesthouse located between Mission and Castro. The light filled back veranda where breakfast is served has a stunning view of Twin Peaks as well as of the courtyard garden below. Adriel who works part time there was so kind and wise and gracious to me. A real gem. The location of the guesthouse is another asset, being a block away from Delores Park and on 18th street, close to the Castro as well. A wine hour is a nice way to mingle with other guests in the afternoon. Sound does seem to travel easily within the building and grounds. read more

Severe parking issues and lack of transparency about it before booking. I was not told about the limited parking even though I had called for info and logistics before booking. Robert was not very helpful and told us to park at a location 10mins away.. there is no way I'm going to walk that distance late at night. He then accused me of having too many people (two adults and a child) for a king room, when I had actually booked a deluxe (their biggest room). I asked that they cancel my reservation as the parking situation did not suit my family and I - with zero empathy he canceled my reservation and charged me $300. Well done Robert. read more

A few months ago when we began to make plans for our trip to San Francisco, we researched where we might stay. We were leaning towards renting an apartment but it's hard to know what you are getting by just looking at those " wide angle photos"! We were still considering our options when our daughter urged to to reserve a room at the Parker Guest House. She knew people who had stayed there and was confident that we'd be very happy. Maybe I'm a little neurotic and skeptical but I asked if she would mind visiting the Parker House and " smelling " the place ! You might be laughing at me or scratching your head, but I'm sure you have experienced entering a room that has a damp or musty odor and since we were planning on staying for almost a week, I wanted assurances that we'd be happy! While my daughter thought I was nuts, she did as i requested and gave me her blessings. The Parker Guest House is indeed fabulous and we had a fantastic time utilizing their wonderful amenities that included a spacious living room with a cozy fireplace and all the bourbon we wanted to drink! We loved the breakfasts which included a selection of cereals and delicious homemade oatmeal. There was also a daily selection of muffins, cakes, bagels and bread. I loved toasting bread and adding Nutella, peanut butter and jam! There was always lots of fresh coffee, orange juice and yogurt. And every day, there was a copy of The New York Times and the San Francisco Chronicle for anyone who had the desire to read the latest news. The Parker House has a great staff and they did everything to make our stay as comfortable as possible. It's conveniently located to lots of trams and trolleys as well as great restaurants and fantastic ice cream parlors. Also as an added bonus, every afternoon at 5:30, the staff puts out a few bottles of red and white wines and munchies in their dining area. I highly recommend this wonderful hotel! I'd reserve well in advance to be guaranteed that you get the room of your choice. We opted for a smaller room with a king sized bed that faced their backyard . Disappointing! Chose this guest house as it seemed to be the only dog free accommodation in the whole of San Francisco! Easy to find nice area with the lovely buildings. The first thing that assailed us when we arrived in the reception area was the smell! Like a geriatric care home! Luckily we were in the other building which wasn't so bad, the room a deluxe king was tiny with only a frosted window onto at the side of another house. Towel rail fell apart so we left it for the staff to see and maybe fix, no chance they just left the towels on a chair! REALLY! The Breakfast we ended up giving a miss each day because most days there was no where to sit and not much left! Evening drinks we gave a miss as well as the wine was undrinkable! Some staff were really nice and friendly and some were positively rude and unhelpful! Shame looks nice in an interesting area but would not return! read more

We are at the end of a wonderful 7 night stay at Parker Guest House, the guest house itself is lovely, with beautiful furnishings, attention to detail is second to none, we stayed in a king room with a really comfortable bed, the mattress was fab, really helped with the jet lag . The continental breakfast was great, lots to choose from and every evening between 17:30 and 18:30 there is a wine reception with cheese and nibbles, really nice way to interact with other guests. This is my Home in San Francisco. My partner and I were in town for a dental convention recently and chose to stay at The Parker Guesthouse instead of one of the ADA discounted hotels near the Moscone Center. I think we made a very wise decision. The Parker is located on Church Street, just a few blocks from the heart of Gay San Francisco. It's an easy walk to the intersection of 18th and Castro, where you will find a multitude of restaurants, shops, and bars to keep you entertained. It's also an easy walk to Market street where you'll find more shops, restaurants and bars. You'll find public transportation nearby too. The location couldn't be better. The guesthouse itself is beautiful. It consists of two buildings with a courtyard between them. You'll find a gorgeous garden (with lemon trees) and several cozy spots to sit with a friend and relax. Our room (#19) was in the basement but let in a surprising amount of light. I understand that it was once the owners suite. That must explain the fabulous shower! We enjoyed their continental breakfast every morning. They had a variety of cereals, yogurts, toasts, bagels, jams, pastries, lots of fresh fruit, milk, coffee and orange juice. We also enjoyed the wine social in the afternoons where we got to meet and mingle with other guests. Most of all, we enjoyed the hospitality of the hosts there. Bob was there the day we arrived. He gave us a warm welcome, showed us around and helped us settle in. Scott was there over the weekend. He took good care of us and steered us towards a couple of great restaurants. We sincerely enjoyed our stay at The Parker Guesthouse and I can't imagine staying anywhere else on our next trip to this wonderful city. read more

This was my first BnB so I was a bit cautious but I honestly loved this place. I was only here one night (business trip) but it was exactly what I wanted and I will definitely be back for a "staycation" in the future. Super clean. Nice decor. And other niceties (I won't ruin the surprise). San Francisco has a well-known homeless issue but the Parker Guest House takes very reasonable measures to ensure the security and comfort of their guests. The entrance is gated and only checked-in guests get a key. When you first arrive you push the button and they confirm your reservation before opening the door. So I never felt unsafe or limited in my access. While I was there I noticed an, ahem, non-guest attempt at access and they politely and pragmatically took care of it. I did choose the parking option. After confirming the option they said to simply pull into the partial driveway upon arrival and they'd help me out. So I parked in their driveway, buzzed the door, checked in, and they gave me a garage door opener to use. The parking area is around the corner but secure. You use the door opener to get into the private lot behind the location. So your car is secured and there's a private door to get back into the common area (key required). This was welcome to me as I was concerned about public parking. Break-ins are very common in SF. All in all, it was my first BnB experience but it was just amazing. If you're looking for a high-class, clean, and safe BnB experience (that includes parking) in the Castro area, this is your best bet. read more

When we first arrived I suppose we were a bit rowdy. It was my b-day trip and my two friends and I were ready to live it up. i'm sure we were obnoxious. The guys took our bags and took them to our room. They were gracious, but they seemed a bit taken back by our boisterous attitudes. At first, we thought they may be a bit too snooty and we would have to tiptoe. We were wrong and they were wrong that we were obnoxious. :) Shortly thereafter, we fell in love with the B&B and the amazing service we recieved.We quickly learned that they were very sweet and there for our every desire and they learned that we wern't loud and disturbing people (at least to our neighbors in the B&B). They gave us fresh water and chocolate every night and even gave my friend's son directions and a prime parking spot on a Sunday afternoon when he met up with us. The place is beautiful and the service divine. Beautiful breakfast each morning and personalized service. The price was AMAZING and we had the weekend of our lives. It felt very safe in the city and was absolutely gorgeous and public transportation was so easy. The beds were so comfortable and I can honestly say that I haven't slept so well for MONTHS. I can see why some people thought the trolley was too loud, but it didn't bother us at all. The beds are way too snuggly to be bothered by outside annoyances. P.S. You really get the feel of SFO. Plenty of good food restaurants and plenty to see and do in the Mission area. Staying at Parker Guest House added so much to our trip extremely welcoming and nothing is too much, the facilities are excellent with so many little touches which makes it feel like home. My partner and I stayed in this place about a year ago. It was fantastic. Here are the positives: 1) Location: It is in a great part of town, straddling the Mission and the Castro. Aside from the sounds of public transportation, it is in a quiet spot and is just a few minutes (on foot) from amazing restaurants, nightlife, public transportation, and even some tourist spots. It is just a very small walk from Delores Park and Mission Delores. Also, the community is safe, not that San Francisco has any areas that are truly "unsafe." Additionally, the building is quite secure, since the grounds can only be accessed by key. 2) Lodging: The actual house is beautiful. The rooms aren't all that spacious considering they are just converted bedrooms, but the common areas, like the parlor, garden, and the kitchen area, are open to guests and more than make up for it. The bed linen and amenities in the room are top notch as well, and it is well kept and clean. 3) Service: Everyone that we encountered at the Parker Guest House was kind, welcoming, and accommodating. The breakfast was great, and the evening wine social was a great way to interact with and meet the other guests. 4) Price: Though it may seem a little pricey (depending on what you're used to), it is a bargain when you look at comparable lodging in the city. You will not get more for your dollar anywhere else in the vicinity. Personally, I don't foresee staying anywhere else when I return to the city in the future. Negatives: The only negative I can think of is that my bathroom was a bit tiny. But, nevertheless, it was more than adequate and all of the B&B's other positives overshadowed this tiny complaint of mine. I enthusiastically recommend the Parker Guest House, and encourage everyone to give it a shot. You will not regret it. read more
