The fact that Rick John was among the names provided by Ludowici said a lot to me. Second, when Rich came to the house, he took time to understand what our situation was, and he even flew a drone so he could get a closer look at the roof to help assess and map out next steps. As opposed to a project price, Rich proposed an hourly rate for the work. I was very skeptical, because I felt like I was giving them a blank check, and I had no idea how much the project would ultimately cost. In the end, however, I see that he was trying to be fair to both of us. His team worked diligently and efficiently, and I feel that the final price was very fair. Third, when Nick came on site to do the work, he was an absolute gentleman and professional. He was engaging, and took time to update me on what he was finding, and listened thoughtfully as I provided additional information on the issues we had been experiencing. Maria set us up for a home inspection and radon test to be done in October on a home we were planning to purchase. I was told Dan Kelly the inspector would be there at 1PM that day. When I arrived Dan was already in the home with the seller of the property. They were already conserving about the work the owner did in the home and being shown around. Bear in mind I arrived on time for the appointment. Dan proceeded to walk around the home and constantly commented on how nice the home was and talked about a cabin he purchased. Things quickly went downhill from there. Dan was too busy talking with the homeowner to notice major issues that I needed to point out with the home. It felt more like a social gathering than a service that I paid for. Dan noticed there was some water coming in through the garage wall and took out a direct contact moisture detector to confirm. That led to us looking at the concrete pad outside which he noted was sloping towards the house (a waterproofing professional with a level proved it was not sloping towards the house). Dan went upstairs to check out the attic space. He was unwilling to go past his shoulders into the attic space and was unable to determine if anything was damaged or in need of repair. Later Maria lied to me stating Dan used a moisture detector in the attic but could not have been true as he never entered the attic and the moisture detector he had was a direct contact only. Dan briefly walked around the outside of the house and then left. He spent a total of 45 minutes on location. This was not nearly enough time for him to fully inspect a home as many things were missed. I found out that the homeowner replaced the roof himself prior to the inspection. There were visible issues with shingles popping and questionable ventilation of the attic. When I asked Maria about why Dan did not inspect the roof she stated that he did so with high power binoculars. When I questioned her further about the popping shingles she said got very defensive and offered to send Dan back out to finish the inspection. I opted to have a roofer come out to look at it as Dan was unprofessional and not thorough. As a result of Dan's inability or lack of ambition in his work led to me bringing out many other professionals to find additional issues with the home that easily would have been spotted if Dan would have spent more than 45 minutes at the home and looked at the home rather than conversing about his camp and with the homeowner. Maria repeatedly called me trying to explain all the problems but had so poor phone reception that she could not complete a simple conversation. For perspective I used another home inspector for a home of the same square footage and that inspector spent over 2 hours and took time to explain to me different problems and provided a very professional report following the inspection. Weeks after I tried to contact MAria numerous times and she refused to communicate. With so many home inspection options in the Pittsburgh area I would strongly advise to avoid Dan and Maria. They are unprofessional and will outright lie to you as they assume people don't know anything about the inspection tools they use. And for some reason you decide to enlist their services, do yourself a favor and not allow him to chum it up with the current owner as he will take what they say as fact and ignore an actual inspection of a property. Maria, without admitting any fault, offered to refund me for part of the inspection cost given that I sign a no fault disclosure stating that I would not tell anyone about the manner in which the inspection was conducted. That was angering as I would rather not receive the money to warn others to stay away from Keystone Building Inspections.

Each unit being individually owned without a coop gives each homeowner liberty to do what they like. The downside is when we share a common roof and everyone decides for themselves about replacement. That being said I contacted at least a dozen companies last fall for a roof replacement only to be turned down since my unit sits in the middle of the complex. Of the few that agreed to work with me only Prescott gave me and my adjoining neighbors peace of mind by agreeing to work in the "transition areas" and extending their 15 year warranty to those areas so that the neighbors would approve the work. I also checked their references and got good reports from the people I spoke to. I highly recommend anyone considering a business to ask for and check their references. My roof was nearing the end of it's life and to avoid any potential water damage I was able to contract with them last fall for this year's project. Prescott roofing offers financing but if you pay by check you get 2% discount. With the trend of roofs now going to dimensional shingles I figured my 3 tab shingles up there weren't long for this world. The quote seemed high but the other few I did receive were higher than theirs especially for 3 tab shingles. With a few "hiccups" along the way my roofing team finally came out to do the job on a very hot summer day. I was very pleased with their honesty about the decking when they said didn't need replaced. That decking has been up there for many years and I was extremely concerned about the area around the ridge vent. They arranged for a dumpster to be placed on my driveway so that they could remove the debris. I was able to watch them through the install process and they answered all my questions and concerns. Since my townhouse is small they were able to complete the whole project in one day. I'm very pleased with the work they did as well as the clean up to make sure nothing got left and nothing fell into a neighbor's property. I'm very glad that they were able to "separate" my unit by installing ridge cap shingles after putting an water and ice guard shield both in the transition areas as well as the gutter lines. The workmanship is guaranteed for 15 years and they will register the shingles with the manufacturer and they in turn will send me my warranty. A new roofing system is a major investment but for me I wanted to make sure I was getting quality work for the amount of money put in. Time will tell about the new roof and how it stands up. This review will be updated to reflect that if need be but I feel confident that with them team working in near 100 degree heat that tar just immediately stuck to the new felt pad installed. So the shingles needed to be applied carefully. I'm very pleased with the work they did and more importantly to see it done properly.
