A year later and I must yet again make a complaint about this terrible company. The rule is that contact with the HOA board needs to go through Patrician. After notifying them of damage in garage that has been in disrepair for (literally) over a decade, requests for updates have gone unreplied to. They treat us like an annoyance rather than the people who hire them to provide a service. Horrible management company. Ignores issues. We have had a rat infestation in our parking lot for months and they are doing nothing about it. A rat died in my parking space. Patrician was called and asked to remove it. They never did and I had to look at it (and watch it start to smell and decay) for 5 days. Thankfully, another animal took care of the issue since Patrician did not. Rats are a health issue and cause damage to living areas. A neighbor had to pay $3k to repair her car after the rats ate through the wires. Patrician denies the issue. We have issues with mice infestation every year. They charge high association fees and nothing is done. Currently, I'm displaced because of the amount of mice that I have seen in my building. It's disgusting We have a set of rules we are to adhere to... apparently it is up to the discretion of Patrician who has to follow the rules and who can get away with anything. For example- had a neighbor light candles in the hallway and leave the building. Patrician did nothing. This is one example of many, but I'm using this one because it is a fire code violation and they still chose not to address it Julie P is especially bad. She consistently lies to residents and says "no one else calls about this problem" when many of us have. Any issue is pushed to the side, including this disgusting rat issue. In addition, Julie is so careless I have received emails from her containing private information about other locations Patrician manages. She is a gossip and talks about other tenants. Patrician is bad, but Julie is completely unprofessional and has lied consistently about any issue brought to her. I wish they would do something about the rats and mice, but since we have to go through this woman... who knows if they're even aware? I posted this review on Google as well and as a result of my review the owner Julie called my landlord and threatened to sue her if I didn't take it down. I'm not sure what she would sue her for since she had nothing to do with the review and nothing I stated in this review is untrue. So I've doubled down and now I'm reviewing them here Yelp. If I could rate them with zero star I would. If you live on a property that wants to hire this company to manage it, I would vehemently advise against it. I have so many qualms regarding this company, it is difficult to find a place to begin so I will only speak of the two most recent issues. I rent a condo on a property they manage. A few years ago a hot water pipe burst. The pipe ran underneath the apt I rent. The pipes condition went unoticed for a very long time (it goes to show how frequently they inspect the areas on the property). It was finally brought to light because the walls in my son's bedroom became soft and mushy. The wooden floors in the apartment began to buckle and warp. Their insurace company wouldn't pay for damages because they deemed the damage was caused due to negligence (I whole heartedly agree). My landlord fought tooth and nail with them for three years before they finally paid for the repairs. However, the company they hired (ANC Construction in Nutley) which I would also emphatically recommend against using and will also be reviewing) was subpar at best. Next major issue with Patrician, this past weekend (the coldest in record time) I had no heat. My landlord called their emergency line several times and no one responded or returned her call. The super finally showed up on Monday morning and said he thought the pipe was frozen and nothing could be done at the moment. My landlord felt, as did I, it was an unacceptable answer and called Alex Borges of Patrician Associates and let him know I was going to call 311. He then told her he would have a plumber here the next morning. The evening before the plumbers arrived I had heat for about an hour. I called my landlord and left her a voicemail letting her know. Thank God I did because now there is time stamped documentation proving that the heat valve was open and water was circulating through the pipes (I'll get to why that is relevant later). The pipe burst the evening before the plumber arrives. Firemen are dispatched, alarms are shut off. The next morning the super comes back to my apartment before the plumber arrives and asks to check the heat valves (the same valves he looked at the day before but says he didn't touch) and says the heat valve was turned off which is why the pipe burst. I of course have no idea what he's talking about but ask him if the valve was shut off why did I have heat last night for about an hour? He responds I don't know. He reports back to the management company that I shut off the heat valve because I was too hot, a remark that was entirely untrue. Then Alex Borges writes an email to my landlord in which he states that I told the super I shut off the heat and that I was difficult and out of control. As a result of my actions I caused hundreds of dollars of damages. Of course my landlord did not believe him. I was of shocked that Alex would label me difficult and out control since he doesn't know me AT ALL but this is something that small men (not anatomically speaking) do to try to put women in there place and make them complacent. Wrong woman Alex, I will use my God given voice to speak up for myself or anyone in need of my help ALWAYS. Me being a huge People's Court fan, thank you Judge Milian for hours upon hour of free Education, decide to go the basement and speak to the plumber and record our interactions. According to the plumber the insulation around the pipe in question was old and no longer worked properly. I cut a piece of the old insulation off and took it back to my apartment . I have no idea what Patrician will say in light of the evidence I collected but of course they will try their best to weasel their way out of their responsibility. In sum this is a horrible company. They don't care about their tenants. They don't care about the properties they manage. They care about their bottom line and that is it. If you have sway at the property you reside in use it to steer them away from this management company. Truth be told this company shouldn't be in business they are HORRIBLE! read more

Pet owners beware! I live in a Patrician-managed complex that "allows" pets, but charges a $500 fee to have a dog, and won't allow dogs to walk on the lawn. Patrician encourages esidents to take pictures and send in anonymous complaints about other residents so they can be fined. The salt they use in the winter burns my dog's paws and they expect us to walk our dogs on the black asphalt in the summer, which could also cause terrible burns to their paws. I have been dealing with Patrician Associates since 2016. As a homeowner I haven't been informed of any HOA meetings. I have requested this in the past and was only invited to a meeting that was for Board members. I have been fined "mistakenly". When calling to rectify the issue no one/Joanne is ever available by phone. Emails go unanswered. In the past I've had someone in the community place a sticker on a vehicle parked in my assigned spot. When I reported it to the association they did nothing however, I did call the police department to file complaint for vandalism. I have asked for a name change on the doorbell directory since I purchased the unit and the response to the request was that they couldn't change it because the signage used was outdated. I had to wait years for them to replace the entire doorbell directory to have my name listed. I don't even know who the board members are, how long their term is for, when voting takes place, and the break down of the annual budget. The lack of communication is minimal to none and most request go unanswered. HOA fees are insane for no amenities 250 a month to maintain landscaping seems absurd. The management is very efficient and have high management skill. I am the tenant in the medical office building under the management of Patrician. Recently, my upstairs neighbor had a toilet overflow incident. Mr. Alex took a quick action, he changed the ceiling and shampoo cleaned the carpet within the shortest time line. When we go back to the office, the environment is so refreshed. Since Patrician took over the management in our building, I can see the building is newer and nicer. I often hear from my clients saying how nice is the building and the inside decoration now. read more

Patrician Associates Management should be ashamed of calling themselves a property management company. They are extremely unprofessional and have no idea what it takes to manage the properties in their portfolio. They are also prejudiced. I have to ask repeatedly for them to provide a garage with a entry pad, they repeatedly lie and say it's unavailable and they can only give me a garage where I would have to install my own. I asked to be put on a waiting list, and have see numerous new tenants move in after me getting garages with entry pads, meanwhile I am still on the waiting list. The association tells me I have to pay to install my own garage entry pad when it's common property and I would not allowed to take it upon moving. . All nonblack tenants have garages with clickers, except for me and I'm an owner, not a renter. Now, they gave a new tenant the garage I've been asking for, and accused me of causing a leak into that garage unit below me, all while not giving me a garage with an entry pad. You'll see below that the management company agains says I must pay to install the garage entry pad on the entrance of the garage door, while she followed up with an email pretending to be confused that I was asking for a garage remote which one can easily purchase, not the entry pad that needs to be installed by a professional. I have asked for an entry pad for 3 years and still nothing. This management company is a complete, dishonorable mess with poor customer service. Forget about asking them questions or for additional services they should be providing. They dodge questions or avoid taking responsibility, and are extremely incompetent when scheduling repairs. As the other reviewer stated, it seems like they hire anyone off the streets because I cannot understand why a receptionist can't grasp the concept of making an appointment when all parties are available. I repeatedly give them windows when I could be available, they either schedule repairs when I'm not available or don't circle back with me to confirm which of the 4 days the technicians can come. As I work throughout the day and have many meetings pop up, my schedule is always changing and the earlier I have a confirmation, the earlier i can block time on my calendar. The receptionist Nina has no idea how appointments work, so she doesn't confirm which of the 4 days the repairman can come, so I assume he's not coming. Or, I explicitly tell her I am unavailable at certain times and she feigns confusion and still sends the repairman. It is often quicker to call the repairman directly as they understand the concepts of making appointments. I also had to repeatedly ask for keys to access the laundry room, which again was delayed despite asking for 4 years. Unsurprisingly, many other people have had bad experiences with this association as apparent by the low ratings over the past several years they have been in business. The most unpleasant, unprofessional, and uncensured company! The maintenance fee went up from $325 to $395 a month. What we got at the Park Glen Condos is cutting grass and replanting almost new small bushes. The snow clearing is must be much better. You can look inside of the hallways. read more

If I could give 0 stars, I would. I have had MULTIPLE issues with my unit and to be honest, Patrician does not care at all. I can understand times are "stressful" but nothing gets fix and when it does, it's because people are constantly complaining. Our HOA is $400/month and I genuinely don't know what it's used for. My newest issue is I have multiple leaks in my roof - I called the emergency line because it was a weekend which is fine but I had a leak in my closet and it was leaking straight into my lightbulb which is hazardous. I got a call that I'd be contacted by a roofing company to come which they came today and they are lovely. However, the company called Julie, who said the roof would be fixed next year etc, whole conversation happened. This isn't soemthing that can wait - everytime we get rain, it will leak into my unit. The roofing company explained the situation to me AND THEN SHOWED ME A TEXT FROM JULIE THAT SAID "never speak in front of unit owners.... especially her." I have proof of it but all I can say is Julie has a lot of nerve. read more

Patrician Associates Management is a full service management company. Our condo association has used this management company since 2012. Our condos consist of 3 buildings with 12 apartments each.The BOD meets with them 1x month and they follow-up with-in a week with items we ask them to follow-up on. At times, I call the office with an issue, and they return my calls within a day. On occasion, I need to call to see if the problem is resolved. An ABSOLUTE NIGHTMARE of a company! Here is experience, you be the judge based on this and previous from over the years from others: As a current and new home owner, My husband and I are beside ourselves with the level of service this " Professional Management Company" provides. I now wish we would have seen the red flags before purchasing a property that has Patrician Associates as managers. It's the same story as all the previous reviews: No response from owner, Gabrielle continuously being unprofessional and full of excuses when and she does respond to your calls or emails. They are in the business of creating further problems and not providing solutions. The owner is non existent, there is never any accountability taken nor repercussion for employee misconduct. The only logical explanation for such poor business practice is that J Palma and Gabrielle have personal relationship outside of business ie. family, friend. It is now the pandemic (I am out of work like many during thus time) and somehow all "past due" (outdated and erroneous) notices were posted in public areas of community and entrances where absolutely anyone from the street can see personal information for the 4th time in a month and a half (harassment, defamation of character). We immediately contacted them in hopes to aid in stopping this harassment and obviously illegal acts against us. Gabrielle's excuse was that someone was " Getting into our mail" keep in mind, the only things posted up were only Patricians Associates correspondences (paper that was not even folded to fit in an envelope) Gabrielle insists that they were "mailed". When a request made to Gabrielle to accommodate by emailing temporarily, she states she can not accommodate because she will not make exception to accommodate us of the thousands of homeowners yet we are the only ones( or so we think) that this is occurring to. You would think that anyone with half business sense or in the business of serving people who keep them in business would say, "perhaps in avoiding further problems involving our company I will do what it takes especially a simple request like temporarily emailing them." The answer is no, now we have taken it upon ourselves as a community to do our own surveillance because quite frankly what's happening is appalling. Gabrielle's excuse is that someone in the community is doing this. My husband and I take it upon ourselves to ask neighbors around including board members. Two of our neighbors have seen someone not from the community taping it up (workers contracted by patrician etc.) on two separate occasions. Now we as a community have gotten together with surveillance to expose this appalling behavior which even a child can clearly see who the culprit is. I'm sure they'll respond with another excuse, how they try and that it's from the "mailbox" even with proof that it isn't. This is the type of company that will bring your property value down and make you miserable like they've made us for purchasing and living here. Now we wonder, if they won't hold themselves accountable what governing authority has the power to do so. I'm sure that we are not the only ones especially after communicating with other owners and previous reviews from homeowners. They'll just keep apologizing and continuing to conduct themselves as such, there has to come a point when enough is enough. This is years and years of professional misconduct and who knows what else! This is is just one of the things that has occurred to us thus far on top of : enduring employee misconduct, not receiving any monthly expenditure notices, multiple unanswered calls and emails, promising to walk through on "completed" work and never hearing back, horrible contracted work and damage to property during work performed by contractors) At this point, I can only share my experiences with this company in efforts to help anyone else from experiencing anything like this. read more

Patrician Associates has been managing my condominium complex for over 5 years now, and their team has always been professional and accessible. When our complex was severely damaged by Hurricane Ida in September, they constantly followed up with FEMA and our insurance company to make sure the property was fixed quickly. They were always available over the phone, kept us updated, and would come on-site to address any concerns. I was very impressed with their service and willingness to go above and beyond for homeowners. I look forward to continue working with Patrician Associates in the future. read more

We recently had a major flood at our complex and Patrician's response was great. They were on-site the next morning to assess the damage, speak to the residents and were able to obtain contractors to start the clean-up. I have had my differences with them and my Board but what is right is right, they did a fantastic job when it mattered most. read more

If you come across a property associated with Patrician Associates Run!!!! They are the absolute worst management company. The worst mistake I made in property ownership was ever agreeing to work with this company, they are horrible. I recently sold my property. Patrician charged the buyer at least $1500 dollars in fees "administrative charges" for the sale. This of course made me have to lower my price to accommodate these "fees". they had them broken down to this fee or that fee it added up to $1500 bucks. And this review might never have come to fruition had it not been for this next part. I was behind in fees $13,000 dollars, now that's a lot of money and one of the reasons I decided to sell. I had some non paying tenants and it took a long time to evict through the New Jersey courts. I knew I owed this money and was happy to pay it HOWEVER, when it came closing time like the last week of closing as we are gathering all the final payments PATRICIAN tacked on and additional $3000 in fees that didn't exist the week prior. They had the audacity to make up another 3 grand in fake fees.... 3 thousand dollars they just made up last second. Of course I could have fought this and argued the point but I was at the end of a very long road with trying to handle some terrible tenants a state away and I didn't want to hold up closing for 3 grand. So they stuck my property sale for almost $5000 dollars in the end. Just know this about Patrician, they are sneaky and take advantage of situations. As an owner and as a seller I can tell you they burned me. So if you are a property owner I would implore you to please consider a different management company. I could go on with the problems I had with them over the years of ownership but that's not what this review is about. HORRIBLE management. Gabriel from Patrician Associates is the example of a person who rests on excuses of why things can't get done. Excuse after excuse after excuse. That is what she chooses to hide behind. This management company likes to put blame on contractors for why things can't get done and takes no ownership or responsibility. If they are not blaming the contractors that have been doing work for them for decades, they are blaming the board or the bank. Another year and the sameeeeee problems! Always running out of oil, or not knowing what's going on with the property. Have been with no hot water for more than 24 hours, called an hour ago they said someone is coming in an hour, called an hour later oh we are waiting for the oil delivery, it wasn't until I said well the oil was here yesterday they finally got off their asses and called to realize the oil was delivered and something else is wrong so now they don't know when it's going to be fixed. Beware, when refinancing a place you own, and they manage. This company, will spread lies, and slander the people there supposed to be serving by telling the refinance company unfounded claims that we don't pay our maintenance fees, mean while we are current and have all the records to prove we are. Fortunately, my credit score is 820+ on all the major credit reporting companies, and the finance company dismissed there claims as NOT CREDIBLE. Dollar for dollar we don't get that much for our maintenance fees, and they're not very good people. read more

This management company was brought in at our condominium dwelling shortly after purchasing a unit at a Harrison property. Since being hired everything at our property has gone into a tailspin. Simple tasks like correspondence to building maintenance or upkeep are constantly being mishandled and misappropriated. Patrician wantonly hires organizations that provide services at unjustifiable charges. They have grossly mishandled everything on which they have put their hands. The Home Owner Association fee, which has not been increased for three preceding years, has also been augmented...unjustifiably. If anyone or any association is considering hiring a management company, please steer clear of Patrician Associates it could be one of your less than tasteful decisions ever. read more
