Our property manager immediately introduced himself and provided his contact information if he had any questions or issues that needed to be addressed. We had an issue with an unsafe floorboard on our deck, and Martin handled it immediately without any issues . unfortunately I'm unable to give less than one star. due to living costs being high I have been stuck at a condo under this company's management for what is about to be my fourth year. DO NOT (and I cannot stress this enough) DO NOT rent a property managed by these people. for the duration of my rental period my toddler and I have been harassed over (harmless) sidewalk chalk drawings. after years of harassment and after our lot was numbered (meaning each unit had a parking space) we resorted to me moving my car to a visitor spot so she can play with chalk. since the numbered spot is affiliated with my condo and I was required to register my vehicle. yet the harassment has not stopped. most complexes cater to their younger tenants and provide a playground. you'd think that'd be the case since our development is surrounded by busy roads. in addition to this I continue to receive fines for things such as my child's father parking in a VISITOR SPACE upon his visits with our child. these people take no accountability. they prey on children and mothers. their greed fuels them above all else. You cannot access corporate readily so they are not transparent. I am a resident of Sea Winds in Longbranch,NJ. This company has been nothing but problems since I reached out to them on day 1 for help with an issue. Thankfully, I 've been advised by our board that they were terminated at the end of this year but not before they took money from our account to which they were not entitled. I hope our board can recover these funds as I work to hard for my money. I'll be sure to update this review when I learn of the resolution. I've had nothing but bad experiences with MEM and their management. 1. When I needed certain financial documents from years back, they said they were unavailable, even though these documents should be updated yearly. 2. When my ceiling caved in from faulty repairs to the roof, they said I needed to go to my own insurance. Once they realized that this was a problem throughout, they offered their services to repair, which went slowly and at their convenience. I was offered payment up to half of my damaged belongings. 3. There has been a bug infestation for over a year now. They have not responded to many of my emails, and the situation is getting worse and worse and worse and worse. 4. There is no communication whatsoever with unit owners regarding repairs, tests, or anything. Not one sign up.... Oh... but they do take care of the flowers outside, because in a building that is breaking down, with one of the three laundry machines always broken, with bugs (dead and alive) all over every floor... the flowers should be the priority. I do not know what to do as a home owner in this apartment complex. I am sure that all unit owners in this place feel the same. Can anyone help? Can anyone help please? They are at it again. My community raised our maintenance by $3. Many of us never received notice. Very standard of Community Hills. I requested my balance of Mem and Crew and was told that I'm on the tow list. Maybe for $15? I don't know. They refuse to tell me my balance. This was after I was asked to change my review. Never, never, never. Not until you guys act decent and not crazy. Negative stars for Mem. -- I continue to be harassed by Mem. Over a Yelp review. Clearly the owner didn't read the constitution. He's seems extremely batty anyway. The scariest thing (and why I got my lawyer involved) is that he has looked up my records and called me several times and had something delivered to my home to let me know that he knows where I live. Yelp Community, if anything happens to me, look at Mem first! Check the pictures for a letter I was served from his lawyers to remove my Yelp review. That ain't how this works buddy! read more

If you want to live in a community where the grass is never cut, choose MEM, if you want to live in a community where cedar siding is replaced with pine, choose MEM, if you want to live in a community where the irrigation system hasn't worked all summer, choose MEM, if you want to live in a community where the contractor wasn't licensed or insured for two years, by all means choose MEM. They are the company for you. They don't visit the property, they ignore homeowners and if you asked too many questions - your basically blacklisted. Below are two goodies of the property. A terrible management company. The property manager assigned did not visit the property as often as promised in the contract. Following words with board members, there were no on-site visits. The company did not provide the community with vendors to address repairs or maintain services. They were slow to make approved payments, provided less than stellar accounting services even when they were given the necessary entries to correct their errors. In my opinion, our association paid mem a significant amount of money for negligible service. read more

I am quite satisfied with MEM and Shirley Beverly, the property manager of Community Hills. I am on the board of Community Hills. Working with Shirley she is very polite and professional and follows up on tasks. I usually get notified by MEM first of garbage policy, insurance inspection, and other things. I would, however, like to see more emails. Every notification should also be an email and posted on the website. Also the no-grill policy makes me sad. If it weren't for insurance I am sure we could grill and obey the fire code. I would pay extra for the right to grill. read more

This company was our management company for about 3 years. thankfully they have been replaced by a responsive and equitable company. I had multiple water damage situations to which the on site manager did LITERALLY NOTHING. I had to figure it out, pay out of pocket, make all the calls and then waited 15 months for the insurance company to reimburse me, because no one followed through - ever. I left a bad review here before and immediately received an automated threatening reply, saying they will sue me, when they are really lucky that I don't have the patience to sue them. I had been living with a dangerous situation because the trusses in our ceiling were substandard ( from the original builder) and even the upstairs neighbors floors were warped. I waited 4 years and nothing was done. After a few months out new management company had it done, neatly, quickly and courteously. We missed our chance before real estate prices went crazy. We were pre-approved for a 4 bedroom house but couldn't list out condo with them faulty trusses. So we lost that opportunity and now the same house would list for $200,00 more that what it was. Think twice before hitting this company.Thank God they are gone now. Let's wait for my threatening response now read more

We needed a company which was transparent, competitive and experienced to let Reliance go. Mem property management was very professional from day one. We took our time deciding and they never refused to meet us multiple times which indicated their will to work. We onboarded them during covid and transitioning was smooth. They created a professional website for all residents for easy and quick info transfer. We asked and they provided, from robo calls to website and zoom meetings with residents... we have it all. We were able to do quiet a lot of project with them inspite of we bringing the vendors, there was no hesitation from them to onboard pur recommended vendors. I recently had the pleasure of working with Mr. Laderman on the NJ Cooperator Expo. I was shocked to discover the negative reviews about him here on Yelp. It is a very difficult thing to be a Property Manager when your job is to uphold community standards and rules that others choose to not follow. For this reason, property management companies really do not belong on Yelp however I do feel that the commitment and professionalism that MEM Property Management upholds deserves to be recognized. During the expo I was very impressed with Mr. Ladermans drive to help others and to support and care for the members of his communities. I witnessed this first hand! He is a leader in the industry and as a real estate investor myself, a true inspiration to younger generation investors. Properties under MEM Property Management are breathtaking and are maintained under the highest standards. This is something that can be hard to find in NJ/NY these days. Any time I have been put in touch with their office the staff has been professional and always very helpful. The reason why I am giving them 4 stars is because I am not a community member. I have worked with many property management companies in South Beach, Miami and only wish they held the same standards as MEM! I am posting this review as a vendor and someone who has worked with mem property management company for the past few years. We work with him in the capacity of managing his Google ads/online marketing campaign, we notice that mem property management is very proactive in promoting the company via the website, making sure that their clients know how to find and communicate with them. I find Martin very responsive in his emails and prompt in giving directive. Additionally they pay their bills promptly, which is of course always a plus. Martin has been a reliable long-term client.   Understanding the care and detail with which he handles his company, I am sure this carries over to the way they manage their clients as well. read more

I am really impressed with mem property management. When I started looking for new management companies for my condo association, mem was the quickest out of about 10 companies to contact me back. Prior to signing on with mem, mem management was above par with background knowledge on local laws. We needed structure in place that our prior management company was lacking and mem had that. An added bonus -- the price was right too! Once we signed on, mem had a different person to manage the buildings and someone else for the accountant. Marylee who is our direct manager comes on the property to do site visits and follows up with a weekly task list so we understand what has been action during the week. Also involved in the owner, Martin. Having dealt with a much smaller company, it was great to be able to escalate if needed (but it is not really needed:)) It is going to someone who is personally invested in the business's success and not someone so far removed from the day to day business that you probably find with larger companies. Last night we had our first association meeting. mem came properly prepared with balance sheet information, budgets, information on 101 of condo ownership, etc. It set up my association and mem for a successful business relationship. We have 1 tough outspoken owner that while his comments are important, how he delivers is not the best. Martin invited him down to the office and spoke to him today, answered all his questions and might actually closed an outstanding payment of 3+ years from an owner just by spending time with him. Shows that he cares for the success of his business and the association. All in all, mem is great. I wish we changed years ago. read more

Dealing with management companies is never fun, but due to a leak in my apt coming from the unit above, I had to get MEM involved. The unit owner above my apt did not seem to think or believe that the leak was an urgent matter. She would tell me she was getting the leak fixed, but the problem would still remain. Not only was is it inconsiderate of her to downplay the urgency of the matter, but it was a health issue as well. The water that was leaking had foul smell and it would stink up my apt. I ended up having to call MEM so they could maybe intervene. I spoke to Matt Laderman and he was more than helpful! The leak wasn't fixed immediately, but he did follow up with me several times until the problem was taken care of. When I could not get him by phone he would respond to my emails pretty quickly. He really made this uncomfortable situation a much easier one to deal with. read more

MEM was the property manager for my condo building at the time I purchased a unit there. I did not care for the level of service that they provided. The condo board elected to replace them with a different property manager with whom I believe provides a much higher level of customer service. I am unable to provide additional details because MEM sent me an email notice to cease and desist immediately upon my posting a more detailed evaluation of their services that I believe was completely factual in nature. read more
