The apartments are very nice but small. I viewed a 1 bedroom and was told that "Credit score really did not matter", not by 1 but 2 of the people in the office. I fell on the knife and believed the misleading info. I paid the $270 application fee knowing that the $200 was the "hold the apartment" because I chose a rental available in July because the rate was keeper. Needless today, I was denied. NOW THE REFUSED TO REFUND THIS HOLDING FEE. EMAILS AND TEXT AND RUN AROUND. It was denied 3 days after application and the last update was I have to check w/ my college to see if you eligible for a refund. THEY DONT REFUND TO MY CC, only mail a check and don't tell you even receive the refund it will take 4-6 weeks. My wife and i have 1 dog and that's the ONLY reason we moved in to this dump. The other more cleaner and better apartments that we looked at didn't allow dogs. In 2018 we moved in and every year after has gotten worst. The latest problem and the biggest is that they're charging us electricity even though we are paying PSE&G for that. We talked to the manager several times about this and nothing was done. This July our lease was up and after we told the manager we were leaving she said she would fix it and gave us credit but as soon as we signed the new lease she took the credit and changed it and made it as a balance to the rent. If I could give zero stars I would The Woodlands (Aion Management): A Review (One Bedroom Only) By far, this has been the most horrific rental experience of my life. I moved to The Woodlands apartments at the end of August 2021, sight unseen (something I will never do again). The pictures on the website are exceptionally misleading for the one-bedroom, and I will admit that I was not happy about the apartment. However, since I did not have alternate arrangements and started graduate school the next day, I decided to suck up the 10-month lease. That week, I noticed that I had a lot of insect bites on my legs. Since I had been outside playing tennis that week, I didn't think much of it until that Saturday morning. I had been in the apartment for four nights by then. The bites were not just on my leg but all over my body (arms, back, legs, buttocks). This time I had not been playing tennis. I sat in the bedroom examining my body when I SAW a small insect jump from my leg to the floor. I managed to catch the insect and realized that it was a flea. What I thought were mosquito bites were flea bites. My closest family lives in Connecticut, which is where I headed to once I realized the apartment was infested. I sent the leasing office an email that same day, letting them know what I had discovered, along with pictures of the welts from the bites. I was told later that they prior occupants of the apartment did have pets and were untidy. My school is in New Jersey, meaning I had to commute from Connecticut to New Jersey for class. When I spoke with someone at the leasing office, they asked whether I would be ok moving to another apartment. I agreed. At that point, I had just made an 11-hour move from another state, so I was exhausted and just wanted to settle in. I notified them about the fleas on September 4th, and I moved into the other apartment on September 12th. Between that time, the office did not offer to put me up at a hotel or help me with alternate living arrangements. I ended up staying at a graduate student's apartment that I had just met that week, when I was not driving back and forth from Connecticut. When I finally moved into the new apartment, the window, kitchen faucet, and bathroom faucets were broken, and I was assured that they would be fixed the next day, they were not. It took them almost three weeks to have maintenance fix those things. Additionally, my closet door needed fixing and does not have a door.I was told that the door would be ordered on September 12th and would be in the following week. I still don't have a closet door over a month later I lived in this space for over a month, and I am no closer to being settled. When I show up at the leasing office for updates, I feel like I am a nuisance, yet no one communicates or gives any updates. It's egregious that I have had to endure this unprofessionalism and for this long. I am a single, black woman, and I would hate to think that that is a factor as to why my concerns have not been addressed more speedily. I have not been compensated for the inconvenience, for the gas and tolls that I paid for those nearly 10 days that I did not have an apartment. These apartments claim luxury, but they are FAR from it. It's been over a month, and although I have asked repeatedly, I still have not been given my mailbox key. I will preface this by saying that the Woodlands/Aion has prompted me to write the first negative review I have ever left online for an apartment complex or anywhere else. I have a personal policy, that unless I believe that someone could be harmed or negatively psychologically affected by a business, I will not leave harsh words. In the case of the Woodlands, it is my duty.  The absolute worst thing about Aion/Woodlands is that based on my experience combined with the accounts I am hearing from people who have lived there more recently, it appears they have been killing innocent cats/kittens. I lived there from 2015 - 2018 and there were many colonies of feral cats who were being cared for. Most of them were ear-tipped (meaning they had been trapped, neutered, and released back into their environment). After Aion took over in 2018 I fled as soon as I could because they actually managed to be worse than the previous management company (not an easy feat, btw).  Towards the end of my time there, I noticed the cat population decreasing and also saw a very sick cat and a few acting very strangely.  I confronted management about my concern for the cats after they released a notice to tenants that put the cats in a very negative light. They brushed it off of course and gave a very vague response about working with a rescue to relocate the cats. Now according to accounts from people who lived there recently, cats have disappeared or have been found dead. There are pictures and videos online of dead kittens/cats at Woodlands and I have heard that there are very few cats left. These pictures show dead cats on property grounds.  I know a lot about cats. They are dignified animals. When a cat is dying of natural causes or has an illness, they do not choose to die in such proximity to people. They travel as far away as they can. Dead cats found on apartment grounds of such a large and busy complex, is not a normal occurrence. Cats also don't disappear into thin air. When I lived there were colonies all over the complex - and in conversations with people who lived there before me I was told that there were always colonies of cats in the complex.  Where are the cats now, Aion? The public wants to know. If you relocated them, records have to exist. Show the records!  I also might as well mention that while I was living there, they entered my apartment without any notice. This is, of course, illegal, as 24 hours notice is required. One morning I woke up to three strangers standing around and chatting in my bathroom. I received absolutely no notice that they would be coming, had never seen them before in my life, and I almost had a heart attack because I had no idea what they were doing there. I chased them out and called the police. Turns out, they were workers that Aion sent to my apartment to paint a small spot in my bathroom. After the incident, I was so traumatized that I barely slept for weeks. The workers also left my door wide open and my cats could have easily escaped - this is actually what bothered me the most about it. I was assured this would never happen again, and guess what? It did. I called the police again... nothing was done. I could write a novel about this place and the horrible stuff that happened. It is a dump. And now they have raised the rent, charge obnoxious fees for anything and everything, and have forced many long time residents out of their homes.  I've waited a long time to write this review and had decided not to because I just wanted to be done with the horrible hell hole that was Branch Brook and now is the Woodlands and not relive the trauma. However, seeing evidence of cat/kitten killings was the last straw for me. As an animal advocate and guardian of four rescue cats, it is my duty to inform others. read more

We moved in May '22. When we moved the management office told us we would have the washer and dryer the day after we moved in. It's august and I have been told every week when I call that we will be receiving our W&D, especially since we pay 2k+ for rent. With 3 kids including a newborn it's hard and expensive to send laundry off to be washed. It's always in the beginning of the month that they tend to send emails that "inspections for w&D" will be done. We have cameras in our entries as well as living room. No one ever comes. I get phone calls that Friday we will have it, Friday comes around and nothing happens. Worst complex ever, big mistake. We have had a rat problem, we have the washer and dryer problem, the walls, ceiling and floors falling apart, all the window screens are broken, our ceiling fan is loose, there's never parking. If you park somewhere and forget to move your car expect a $60 ticket. So. Much. Stuff for an apartment that's rent is 2k+. NOT worth it. Would NOT recommend. read more

I moved in November of 2020. I moved in due to being informed that I would receive a washer and dryer by December 2020. Today is May 2022. I am yet to receive a washer and dryer. I have called every month and went in person from January 2021 to November 2021. I had a newborn and explained I only moved into the apartment due to the promise of receiving a washer and dryer. My neighbor in November 2021 asked for a washer and dryer and received it in two days. Ever since November 2021 I have been contacting the office and walking there with my infant to get updates on my washer and dryer every WEEK. Everytime I go there is a excuse " the person that handles it is not here today" " the people that install it caught covid" " come back next week for an update" "The person that installs it has not answered the phone" ... Yet, there has never been any updates and many excuses. I honestly feel because I am a black women my needs are ignored compared to my neighbor a white man who received his washer and dryer in two days. The apartments are also not up to date and need a lot of repairs. There are paint patches on the wall, cracks on the walls and ceiling and the ceiling in the kitchen looks like it's going to fall apart. None of the closet doors close because they are too big, tiles come up in the kitchen. The Front and back door are not insulated so during the winter it is freezing cold and during the summer bugs easily come into the apartment. It is freezing cold in the winter because they control the heat. No matter how many times I call and explain I have a newborn and we are freezing. The heat never goes up even at 15 degrees outside. Parking it terrible. Rent prices changes every month. This is a horrible experience and management is terrible. I will be moving forward with reporting to better business bureau and compensation on rent for never receiving a washer and dryer that is supposed to come in a $2,000 apartment. read more

The people are so nice and it could have been gone but the management team just isn't good. Do not be fooled with their response to my last review. If they really wanted to talk to me they could have called me. Instead countless emails and requests for calls from them went unanswered. THE HEAT IS RIDICULOUS! they have the heat blairing when it's only 65 degrees outside. you will be sweating in your apartment and have your AC running during the winter. they won't shut the heat off and you have no control of it. I came from the City and I only been here for just a month and I love it here. Rent is not high compare with the amenities you have. The staff is very friendly and the neighbors are very helpful. My best friend, my boyfriend and I lived in the woodlands for one year and had ENOUGH. We moved out September 2nd 2019, and have yet to receive our security deposit after receiving notice that it would be issued two weeks after our moving date. You can never voice your concerns because they have off site representatives answering the phones and are not permitted to transfer you to the onsite office. When you visit the onsite office, the woman who works there (Jasmine) is extremely rude and careless. She never has answers. Today the excuse she gave us about the checks was "I think your roommate picked it up" and once I shut that down because I told my roommate I'd be going in, her excuse was "there was an issue with the checks and a stop was put to them but I'll call corporate on Monday to see if they can re issue another". It is HIGHLY unprofessional that if an issue with checks really did occur over two months ago the tenants were not made aware or notified. At this point, I will be seeking legal action because regardless of the amount of money given back, they are corrupt and not abiding by the terms of their lease. I have all of my receipts and emails. Please do not move here unless you want to be charged new fees for different reasons, have tickets up the wazoo for poor parking, and much more!! read more

Zero stars for sure!!! If your looking at moving to this complex, look the other way! This complex is horrendous, and over priced. Lived here for about 16 months and haven't had a washer/ dryer for 13 of those months meanwhile I've been paying for a renovated unit specifically for a washer and dryer!! I've been towed TWICE because there is no parking , but will charge you 30$ a MONTH for an un numbered spot yet your not even guaranteed to have a spot. Tickets are given on the streets because , well you can't park there either. Maintenance doesn't fix any of the work orders and will close them out and not come. My floors are scrapped up since before I moved in and they haven't fixed it. The heat is controlled by maintenance so when it's 65 degrees out it feels like a sauna in your apartment. And to top all this bullshit off, the front office doesn't answer the phone AT ALL!!! I call multiple times a day just for no one to pick up the phone, I'll walk to the office and no answer at the door. I've never experienced such a horrible complex before and I've lived in multiple different places due to traveling. 0/100 read more
