Terrible! Could not even figure out how to operate basic items in our house like window openers, dish washer, ceiling fan, and jet tub in the bathroom so he told the buyers that these items didn't work! Even though they absolutely so. So the buyers requested huge credits to "repair" all of these items that actually worked fine. He also broke a window latch trying to open it and didn't say anything. Though I used Patrick for an inspection in March and he was very good, I tried contacting him just a couple of days ago--work phone, cell phone and text--no response! He may be competent but apparently he does not respond to customers. So if you need a home inspection given the tight deadlines on house offer contracts, DO NOT CALL PATRICK!
