    This business completely missed noting that my water heater was 18 years old at the time of my…read moreinspection. Fast forward 3 years and the thing blew up water spewing it all over my house. Thankfully I was home at the time and immediately began addressing the water flow. When I politely emailed him to let him know he really goofed, he told me, there was no corrosion noted and that I should've had an annual inspection. I'm sorry, but that is a LAME excuse, it is his area of expertise, and from what I know from plumbers and supply houses, the expected lifetime of a water heater is 10-12 years. He put in his report that a hose needed a new washer, yet neglected completely that the water heater had no pan under it, was so old it could not only ruin my house, but totally needed to be replaced. Then, instead of politely recieving my criticism, had the nerve to tell me I should have had annual roof and water heater inspections. These inspectors are supposed to be experts, yet they have absolutely no responsibility beyond their reports. If the water heater looked cleans and"operational" as he stated, he didn't even take the time to look up the date of manufacture online by serial number to see if it needed to be replaced. DO NOT USE THIS COMPANY!!

However after completing the transaction to purchase the home I discovered there had been damage caused by a leaking dishwasher that resulted in rotted lower kitchen cabinets accompanied by mold and mildew. He also failed to catch a sliding screen door with rusted and broken rollers that would not operate. Guess he wasn't as thorough as I thought. I think there are better home inspectors in Santa Fe.

    I cannot recommend this company. They inspected my home in end of May 2016. Said in the report that…read morethe central A/C was working. When I moved in the middle of June, after driving across country, it was 100degrees in Rio Rancho and the A/C did not work from the moment I stepped into the home. The fan worked but NO COOL AIR! It took seven days for the A/C to finally get serviced and for me to find out that there was no freon in the A/C. Not only that but they missed reporting a very important issue with the home. The master shower plumbing did not connect to the drain pipe. Looking down, you could see that there was a good inch gap in which water was not being funneled into the drain but was running down onto the foundation. I had several quotes from contractors who wanted to pull apart the shower and charge thousand of dollars to fix. How could a home inspector miss such a thing? For me, I found it very easy to spot. The very first time I stepped into the shower, I found a plug in the shower drain - not a tub, mind you, but a free standing shower. Instead of the normal shower cover that attaches to the proper plumbing, there was a metal ring in the opening where there should have been the usual shower drain cover (see attached photos). In my opinion, this should have been a clue to ANY home inspection that something was amiss but somehow, in the home inspection report, there was no mention of a plug covering an open drain or a missing shower cover or that upon inspection, water was running around the drain onto the foundation under the master shower, I called Mike and also sent an email. I wanted him to show up, see the problem and explain exactly how they missed this. He called back once to say that he was on his way over and would be there in 15 min. I was not home and missed that call. I emailed him after that including photos of the shower drain. No response ever again. Not an email in response to my email, not another phone call, nada. Had he gotten back to me and at least tried to offer proof that the A/C had been working at the time of inspection (other than just his statement in the report) or an explanation about the shower situation, I probably would not be writing this review. But, he didn't.

A&R squeezes in 6-7 inspections a day where Mike only books 2!! This assured us that we would receive a thorough and appropriate length inspection instead of a rushed one (A thorough inspection should be at least 3 hours). I had done some research on A&R and read some horrible reviews. Mike was referred to us by a coworker of mine and it was by far the best decision to change inspectors and go with Enchantment Home Inspections! Mike's inspections last about 3 hours if not more. He thoroughly checks everything, takes pictures and creates a binder containing pictures and descriptions of your home. Additionally he will provide you with a homeowners manual so you can learn proper care for your home. This is our first home and I wanted to feel secure in the decision of purchasing it. Mike was able to provide that sense of security! Thank you so much Mike!!

Her best friend, a real estate attorney in town, recommended Patrick to do our inspection on the home we are purchasing. In fact, she said do not use anyone else. Well, she was right! I can't imagine getting better service and a more thorough inspection than what we were provided. Patrick was on time, in fact, five minutes early. His communication from start to finish was top notch. He was extremely professional, and after his inspection, took his time to explain everything in great detail. He even explained that someone had been in the house and had turned up the radiant floor heat prior to inspection, so he was unable to get a proper thermal imaging of the floor. Because of this, Patrick offered to return to redo the floor imaging at a later date. I don't hesitate to recommend Patrick for any home inspection needs. He definitely has your best interests in mind, and you will surely have a wonderful experience!

He didn't catastrophize the issues he found, but he didn't minimize them either. He was candid, clear, and obviously very knowledgable. What impressed me the most, though, was the follow-up. He called me to discuss his findings and answer my questions, and he helped me prioritize the issues that need to be addressed. I HIGHLY recommend him.
