Avoid these solicitors at all cost. I paid a deposit for them to represent my in the transfer of equity on a property. After completing my ID checks, I received radio silence from then on. I emailed multiple people in the team dealing with my case, I phoned their direct number (which they never answered) and I spoke to a receptionist on multiple occasions, who promised to get someone to deal with my request but I never heard back. I have now decided to cease using PCS as they were delaying the purchasing of another property and risking that. It seems I have lost my deposit (non refundable in the T&Cs) and I am considering legal action. Unprofessional and non responsive - just save yourselves the stress and use another business. Do not use PCS Legal or you will regret it. I instructed them to sell my house in October 2023, and in May 2024 I decided it was enough and changed solicitors. They did not know whether I was buying or selling, provided me with wrong legal information, did not respond to any emails, and even when you manage to speak to them after luckly two weeks, and only after raising a complaint with the complaints department, which are equally useless, they are arrogant, and condescending and don't know what has been done or where we are at in the proceedings. After eight of the most stressful months of my life I am so relieved to finally be rid of PCS legal. Despite being a straightforward sale with no chain, the process was plagued by constant delays and a complete lack of communication. Things that could have been resolved in one phone cal and 5 minutes took weeks and weeks of daily chasing. Molly Hiron and and her team consistently refused phone calls and would only provide a generic email address, which they never responded too. Escalating to managers and the complaints team yielded no improvement. Absolutely do not use this company unless you enjoy sleepless nights and wasted time. If only PCS legal would use the time they spend writing fake 5 star reviews on servicing their customers. I worked with Ongar office, so stressful experience, if not my own effort my case would not be completed in time and I would loose the bank offer , which was with very good rates. In some ways I'm relieved that others have had similar experiences to me and my partner, but at the same time I'm exasperated that I feel like this is my last resort at getting the attention of anyone at PCS Legal. As first time buyers we have had to put a lot of trust into our conveyancers to help us through the process, however they do not appear to have any empathy for how stressful moving can be. When we first instructed PCS (through onthemove.co.uk), I actually couldn't fault them. They returned searches incredibly quickly, which we were told was one of the longest parts of the process. However, as we were about to exchange (after 2 emails confirming we had provided everything needed), I suddenly get an email telling us our the signatures on contracts aren't valid, and that they need a whole host of other things we weren't made aware of previously. And then acted like it was our fault for not knowing we needed things. They then threatened to close my case after an 'abrupt' email our deposit giftor sent, which was only abrupt because they wouldn't clearly tell him what they needed him to provide. They do not answer phone calls. I have spoken to our 'conveyancing assistant', Taylor, once. And that was to get confirmation that we were happy to exchange. We then didn't exchange for another 2 days, and I had to chase to find out what was happening. When we did finally exchange, I didn't get the 'official' confirmation email until the next day. This started with 'as previously discussed, your buildings insurance must be active from the date of exchange'. This sent us into a bit of a panic, as this had never been discussed. It turns out it was a one liner, buried in a mountain of text from 2 months prior. This would have been a great thing to point out the numerous times I tried contacting them to ask about everything we needed to have ready for exchange. If you do phone and ask for them to call back, this can take 72 HOURS just for the message to be passed from reception to the team handling your case. Which is absolutely disgusting, especially when you need to talk to someone the week you're due to exchange. But be aware that they won't actually call you back after 72 hours anyway. They tried to charge me an extra £2500 in stamp duty which they've claimed was a 'system error'. I have tried phoning/ emailing several times just to confirm they've received payment of stamp duty and their final fees, and they can't even tell me that. As it stands now, I don't actually trust that they will handle my completion this week properly. I am dreading something going wrong. When I spoke to an estate agent (regarding a completely separate matter), I mentioned that we'd had issues with our solicitors. When they asked who our solicitor was and I mentioned PCS legal, there was a long pause and a very telling 'oh'. When I mentioned Taylor and Alex Wright I was met with a similar response. Which just proves that they have a reputation from others in the industry as well. I have written a complaint, no response other than the auto generated reply. And I am incredibly looking forward to taking this to the ombudsman as soon as the 8 weeks from my initial complaint is up. read more

Bought a property on aug 2021. Everytime when I asked about my property ownership this was the reply from pcs LEGAL 'The land registry currently have a delay of around nine months and therefore it shouldn't be too much long until your property is registered.' When checked with Land registry this is what i found out. Application 1: Submitted to HM Land Registry 30/3/2022 Started processing and requisition (request for further information) issued 6/4/2022 Warning of cancellation issued 8/6/2022 (this is because we did not have a response/response in full to the requisition we issued) Application cancelled due to no reply 20/7/2022 Application 2: Submitted to HM Land Registry 15/9/2022 Started processing and requisition issued 26/9/2022 Reply from solicitor on the same day 26/9/2022 Additional letter sent to solicitor due to the original reply was not sufficient 28/9/2022 We are currently awaiting a response to the last communication. We are experiencing an increasing lack of communication with PCS Legal. We frequently send emails to which we have no response. It is difficult to get hold of someone over the phone and when we do, the only answer we get is that someone will look at our file and get back to us. But then no one does. We have received an automatic answer informing us that they are understaffed. Which 1. it is not their clients' fault 2. it is not a professional answer to give and 3. it certainly should not jeopardise the process of buying/selling for their clients. The last time we received a concrete update was 4 weeks ago. We are being chased by our buyers and sellers, so we are clearly the ones holding up the process. We have had a terrible experience with PCS legal so far. They have ignored any communication with us over the past week and have even ignored the seller's solicitors and the estate agents. This is a company to avoid. I did not choose to instruct PCS Legal. I was passed to them by the conveyancing firm I engaged called 'My New Move'. They commissioned the property searches then gave my business to PCS Legal. I concur with the reviews on this page. PCS Legal are completely unresponsive to their clients' requests. Typically, you telephone the company and spend ten minutes listening to a recorded message telling you what a professional service PCS Legal provide. You then speak to a harassed telephonist who tells you that your solicitor is unavailable. You might get to speak to a PA who is equally unhelpful. It's very rare to be able to speak to your solicitor directly. The bottom line is that they are completely overworked. I used them to buy a two-bedroom flat. They did not reply to any of the messages the vendor's solicitor sent to them. They sent me meaningless updates saying, for instance, that they had received the property searches. I knew this because I had emailed the searches to them. Their inactivity jeopardized the transaction; I was surprised that the vendor didn't lose patience and find another buyer. In the end, I had to take my business away from PCS Legal. The local solicitor I employed did the job quickly and efficiently. It's worth paying rather more to save the stress of employing these people. read more

I hired them for a property purchase. They failed to register my title with the deeds registry office because they didn't monitor requests for information nor properly reconcile the refund given by the deeds registry office to notice that they'd failed to complete the work. They also took months to lodge the application and didn't have the information they needed at completion. Their processes are obviously completely inept and even once I flagged the issue I had to call the deeds registry office on a daily basis for weeks because they kept submitting page 1 of a multipage document. They don't take responsibility for their errors and cost me £800 when I came to remortgage which they have refused to refund. There are plenty of competent solicitors so use someone else! read more

Having reviewed the other recent reviews on PCS Legal, I can vouch for their poor experience. We are a small buy to let company. We have never had an experience as poor as this from any firm of solicitors. We instructed PCS Legal to purchase a property. The only time which they have responded to us was when they took our initial instruction. Since such, they have ignored not only our correspondence, but also the seller's solicitors. This spanned a period of 2.5 months. Only once we raised a formal complaint, did we receive a response. They lied and said they had responded to the seller's solicitors. This was not true. It was the final straw. We have since terminated our instructions and gone elsewhere. If there is one thing to take from reading this, it is that you should not instruct PCS Legal under any circumstances. Do not be lured in by their competitive prices. Avoid!! read more

NOT GOOD is an understatement. We all know that moving home is a stressful and expensive process in it's own right. Therefore saving costs where you can is so tempting. I used this conveyancing firm one year ago for what on the surface should have been a straightforward transaction. This has not been the case. I have regretted instructing PCS legal so much. The impact on my financial and emotional Health is hard to quantify. I have struggled to communicate with my conveyancer, she seldom responds to emails, doesn't take calls, doesn't respond to messages, doesn't communicate with anyone else in the chain and sadly doesn't appear to have any empathy when her inactions have dire consequences. It's so frustrating when you need simple questions answered and can't speak to anyone for weeks and weeks on end. Those poor receptionists who's job it is to fend off endless disgruntled callers. Sometimes they thank you for being polite because most people who call are irate and desperate. In the rare event you should have to complain about service, you would like to hope that the complaints team of a conveyancing firm, would at a minimum operate within their own standards. This is not the case. They too ignore correspondence and seemingly don't care about the impact their firm are having on peoples lives. Inaction to this extent, causes chains (however small) to breakdown. No one needs this level of additional stress. Pay more money and go with someone recommended. First off, this is not a fake review but an experience I am currently suffering due to this poorly ran organisation. This organisation is nothing short of a joke. I have my house sale being delayed because these people have been sitting on the buyers case file doing absolutely nothing for over 6 weeks. My house was sold through auction with the expected completion date, 56 working days later AS PER THE AUCTION RULES, being 1st August 2022. Here we are on September 27th, over 8 weeks (41 working days over the 56 allowed) overdue and counting, with my 16 year old daughter now commuting 18 miles each way per day to her college, my 18 year old son doing the same and my youngest son attending a school he should have left during the summer, bearing in mind it's his last GCSE year. Until these i-diots pull their fingers out my family will be suffering stress and further financial loss due to this so called conveyancing firm being lazy and incompetent. No excuses as that is exactly what it is. There is no chain in this, I am the chain as the house I'm buying is empty and the buyers you represent are now renting, due to you not doing your job. Try answering emails and telephone calls, it kind of helps in the business you pretend to work in. They claim to have sent something regatding enquiries over in June, which was actually received on July 28th (I have email chains to show this). They then claim that my response was recieved on 5th September which was actually sent on 22nd August (after unpacking half of my house to find the relevant files since they had dragged it past the point of being reasonable before requesting said information). Their excuse claimed that it was only received a few days ago due to it being with the wrong department. Even if that was true I'd assume that their "wrong department" just sat on it for over a fortnight. Very unprofessional and disorganised or ignorant, incompetent and telling lies, let the reader decide. The incompetence is unforgivable. Their attitude is to ignore all calls and messages from the buyers (their clients), the sellers (my) conveyancers and the auctioneers. I wouldnt recommend this organisation if they were the last option. They are a disgrace. Do not use this firm unless you enjoy wasting your time and hard earned money. There are a lot of fake reviews of this company which I suspect are from staff or themselves as they read very positive. Let's be honest, when I, as the seller, and the buyers, theirclients, are both considering legal action there is a clear issue with the service of this so called conveyancing firm. PCS. The offer was accepted on May 13th 2022, therefore 56 working days completed on August 1st or thereabouts, NOT september 27th with no end in sight. FYI the house for sale is 34 Wycliffe Road. You should be able to find that in your records, though probably not judging from the disorganization I see from your joke of a company. They outright lied to my face the one thing a solicitor shouldn't do!!! The worst most unprofessional company ever dealt with.

If you enjoy the following: 1) never being able to reach your conveyancer on the phone because they're 'unavailable' 2) having to constantly chase for movement 3) replying to the same questions and requests time after time 4) complaining because of the above and not getting anywhere .... then this is the firm for you. My wife and I are reasonable people but they made an already stressful process even more stressful and we're gutted that we chose them to work for us on our house move. The reality is, they are totally inept. Also, have a really good read of the 5* reviews on Trustpilot and ask yourself if they look a little similar. That's all I'll say on that one. I agree with all the other reviews. Their phone line goes to an external company and none of my messages were acknowledged or returned. They are terrible at email correspondence and they made so many errors when handling our sale - they sent two contracts to the buyer's solicitors and both were wrong, in spite of the memorandum of sale sent to them with all the correct details on it. Both contracts had my name as the vendor and not my husband's as well, the wrong address for us and the wrong purchase price. One had the name of a previous buyer who had pulled out on the top and bottom and the other had the previous buyer on just the bottom. They also sent the buyer's solicitor the title deeds for another random property. They were so bad with communication that we had no option but to switch solicitors before exchange. I recommend paying more for a solicitor you can trust to do the job. read more

I would advise anyone that is going to use this company when buying a house to double think about using them a simple transfer ended up been hell First :couldnt find my deposit but had it in there account just wanted to build interest with my money Second so many hidden charges that they dont show you on paper or e mail Third : On the day of compleleting to get the keys was so much stress and messing about was bloodly unbelieveable and to finish off once you moved in and settling in they ring , email and send non stop letters asking for more money when they have be over charged but the tird party company they used, so they expect you to pay for there fuxk up if not they take you to court . Brilliant communication via email and phone. No time lost having to visit offices to sign paperwork etc as this could be done by post or email.
