Original review: I was given multiple inspectors to choose from and Jason Lovelace was the only one that had a Yelp presence and since it was so outstanding, I felt confident in choosing him. He was easy to reach, responsive and communicated via text, which is helpful in these modern times. Here is what you need to know to determine if Jason Lovelace is the inspector for you: Inspection cost: $425 The roof was not inspected. It was "inspected from the ground only" (and the roof did have an issue and a roofer had to come out.) I feel this should have been disclosed before we hired him as our inspector. The air conditioner can not be tested if the temperature outside is below 65 degrees The inspection lasted no less than 3 hours for a 2900 sq ft home The report was very detailed and included tons of accompanying pictures. The inspector does not cover anything related to termites.

And I'm glad I did! He coordinated with my realtor about how he would obtain access to the home as I am purchasing from out of state. He took plenty of pictures and was very thorough in my opinion. Out of the nearly 80 items inspected he found almost 20 issues that I would have been completely blindsided by. Thanks to him I can see about negotiating the seller fix those issues. (Sewer isn't draining, potential water damage from various issues, too low of water temperature and pressure, signs of rodents in the attic etc.) he made sure to check it all and every thing that could manifest into something worse was noted. Looking at the condition of the house you wouldn't think the issues he found would have been an issue in the first place so I'm really thankful.
