One of the issues with my apartment that I'd been trying to get Peak to fix since May was installing a screen door, which is required by Chicago building code. I returned home from a camping trip last week to find that they finally put a screen door in...HOWEVER, there is a 3" gap below the door and a 1" gap above it, meaning bugs can get in and my cats can get out. The door is completely useless and it's insulting that Peak's maintenance thought that this would be acceptable. Whoever installed the door should be embarrassed. I emailed my property manager Sharron and maintenance coordinator Kevin yet again about this issue on Monday and have yet to receive a reply. Their lack of customer service is appalling. read more

Would give 0 stars if I could. We applied to one of their properties, but were told after we already paid the application fee and move-in fee that parking for the unit was unavailable because it was rented out. We were not told this when we went to see the unit, and they even directed us to where the garage parking was located when we were there! Because parking was a deal-breaker for us, we would NEVER have even applied if we had known! They told us they'd refund the move-in fee, but not the $79 application fee because they already used it to check our credit scores and the background check. Absolutely ridiculous. They were the ones who made the "mistake" and we were the ones who paid for it! We wouldn't have paid ANY fee if we had know they had LIED to us about the unit details. Like most of the other reviews, VERY unprofessional, do not bother. First of all, I love my apartment. I've been living in this apartment for 4 years. It has been such a fantastic place to live. I'm close to everything and have an awesome patio that my partner and I enjoy all year round. So when my independent landlord called me to tell me that he had sold the building and it would be the very next week, I was brokenhearted. Now, my landlord was a great guy. I would text him about a problem and usually, that very day someone would be at my place to fix the problem or at the least the next day. He kept the place in pretty good shape and we rarely had outages. But when he told me Peak Properties would be the new management company, I immediately remembered from my brief time as an apartment finder what a bad company they were. Then, I got on Yelp and they had a WHOPPING 1.5 stars. As I read through the reviews, my heart sunk even more, thinking that I would possibly lose my perfect apartment. Sure enough, the first day they had the place, they started demo on the apartment above me at 7a, the day after the pride parade. I wasn't happy. And several times, they would use power tools before the required 8a start set by the City of Chicago. Now, it just so happened that my dishwasher decided to crap out on me the week they took over, so after I finally found out who to call about repairs, I called. And called. And called. Left messages. Talked to a guy. Left messages. Finally, about two weeks in, I received an email from someone about signing a new lease with new rents. I let Natalie know that I had concerns that their company that still hadn't made it out to my apartment to repair my dishwasher would increase my rent just because they took over the building. I received an email from the building manager that very day. And 2 days later, someone finally came by to look at it. They said that it needed to be replaced and that they wouldn't replace it until they knew whether or not I was staying. Um, REALLY? Now, we are 4 weeks without a dishwasher, without any sort of lease agreement, and I've simply had it. I mailed them a certified letter with my rent check advising them of my 30 day notice to vacate. Whatever you do, DO NOT EVER deal with this company. Furthermore, the alderman checked out their permits for the building, and they didn't have any at all. They were ripping out walls, that could possibly have been asbestos and lead paint. Also, we saw them doing duct work. I'm pretty sure they replaced plumbing and moved gas lines. ALL STUFF REQUIRING PERMITS and I'm pretty sure requiring an inspector. When the police came after the alderman called them, the workers that were in another apartment ran down the back stairs and lied to the officer saying they were not working in this building. I honestly could not say one positive word about Peak Properties. Since day one we moved in our apartment everything has been a miserable experience. My roommate and I finally moved out about a month ago after our ceiling had been leaking for two months with NO help or assistance from Peak. It ruined most of the furniture in our living room and we also had mold growing -- i've added pictures to the page. I had the City of Chicago Building Code come out and they actually wrote up a list of all the violations our apartment had. 3443 N. Halsted in case you are wondering about moving there..don't. It was foreclosed and Peak clearly tried to "trick" people into living here and robbed us all of our money. Our landlord was miserable to work with and the owner did absolutely nothing to help out. I could rave for hours about how much TIME and MONEY they stole from us -- we stayed in a hotel our whole last month of living and the fire department had to come twice in the middle of the night to help with the water and advise us to get out ASAP. Peak didn't even respond after we notified them of this ...AT ALL. They were RUDE, completely un-understanding (tell me you would allow your family members to live in this) we wore ear plugs to bed and woke up to wet floors for a month. I've been a tenant for just a week and Peak Properties have been very attentive to my needs. The first day I moved in I accidentally locked myself out of my apartment. It was the weekend and the office was closed. I reached out to Peak Properties' emergency line and the receptionist immediately took care of my situation and put me in touch with a kind soul by the name of Xavier. Xavier came within 30 minutes and didn't even charge me for the $80 lockout fee. Furthermore, a few days following, my washer had an issue (which was a result of my minor mishap) and they sent a guy by the name of Mario who thoroughly explained to me on how to work the washer properly and he even repositioned it in my closet so I had more space! read more

Peak does a good job. My main interaction has been with Vernon and Alfonso. Both do a great job. Vernon is very conscientious and gives proactive recommendations on how to improve the efficiency, safety, and financials of our building. He also walks the building to gain familiarity and check on things from time to time. Alfonso does a great job with the behind the scenes work, very responsive via email, takes all concerns seriously, and is very helpful. Overall our building has been with Peak for nearly 10 years and we are pleased with their service, specifically Vernon and Alfonso. read more

It took a review, copying the higher ups on an email, and 12 days but the sink was fixed the day after we agreed upon because the handyman's keys didn't work. Let me just say, this is another recounting of a "if I could give 0 stars", "this is my first time writing a review that's how much they got me fucked up" type of review. This review is for 915 W. OAKDALE Avenue and for Peak Property as a whole. My problems began before I even moved in. I was set to move in on 7/1/19. This was one day after my lease at my previous place was set to expire. I called. I emailed. I left messages. It wasn't until I threatened to break my lease that I had the CEO blow my phone up while I was at work before finally sending an email that basically said "break the lease, you're paying for it either way." Oh, and I asked if I could move in one day early to avoid the awkward "where do I live for a day?" and was met with a "they'll be fixing your apartment. Bullshit." On move in day, I met with my movers that were great and move all my stuff to my new place. Now on my tour, the previous renter had clearly hung things from the ceiling, normal wear and tear from living somewhere, etc. I was assured this would all be fixed prior to my move in. In addition, there was a window unit present on the tour. On my move in day, what a shocker that the ceiling still had holes in, the bathroom cabinet was broken, smoke detector broken, no window unit, and I even found 2 roaches while unpacking. Lovely. I happened to run into my property manager that day while finishing unpacking. She gave me her cell phone number, said if I needed anything to give her a call or text. I was tired in the moment I forgot to say, "hey, can you show me where the laundry is?" About a week or 2 went by and I was running low on clean underwear so I sent a text. No reply. Copy and pasted the following day. No reply. I did this for several days before once again, reaching out to the CEO to be like "what the fuck is going on?" Finally the property manager got back to me, saying "oh I never got your texts!" Bullshit. At this point I happened to run into a nice person in the building who showed me where the laundry facilities were so I was clean but fucking annoyed. In addition to all of the above, I've had at least 5 packages stolen from this building, including my new passport and furniture while moving in. When it finally came time for me to move out, Peak started harassing me around February or March about my decision. I didn't have to move out until the end of June but they wanted a decision by mid-April. I, drunkenly and tired of apartment searching, was going to say "fuck it" and sign on for another year when I realized Peak had raised my rent and never notified me of the upcoming change. In the middle of a global pandemic, when people are losing their jobs left and right, these fuckers raised the rent almost $50. I decided I'd rather move home than stay another year in this hell hole (didn't have to move home thank God.) During the move out process, I was asked several times by employees if they could come in and take pictures of my place. I said no, I did not feel comfortable with this. They asked for pictures and videos. I sent said pictures and videos. About 3-4 weeks later I get a knock on my door in the middle of a day. I'm fresh from the shower about to log back into work. Nobody knocks on my door in the middle of the day as my neighbor and I were friends and we would text first before coming over. I answer and whatdya know? It's a Peak representative claiming I never sent in the pics of my place AND ASKED IF HE COULD COME IN TO TAKE PICTURES. I told him no, he could leave, I'd be forwarding the already sent pictures right then. The final nail in the coffin was Peak required me to drop off my keys at their location instead of just leaving them on the counter. I don't have a car so this required me to pay an extra fee just for a 2 second drop off. Since then, I'm still friends with the neighbor and we peaked in to see progress on them literally making my old place into a brand new apartment. So they had the time, energy and resources to fix all the shit they had broken, they just didn't want to for me. 10000000% please rent from anywhere fucking else BUT this place. read more

--My landlord is friendly. The neighbors are also 100% friendly, which I think is really key in a building where at least one person has a flamethrower (more on that later). --The building suffers from serious hygiene issues. In the last month, I've found around 8 roaches/earwigs in/around my kitchen sink. --The maintenance of the public spaces is deplorable bordering on possible building code violations (e.g. one of the door knobs was so jagged that it cut my hand when I opened it the first time -- please see picture below). A different door had a broken lock that could be opened by anyone and it took them about 6 months to fix it. The parking lot is riddled with holes so deep that it's like driving on the surface of the moon. --THE FLAMETHROWER: Earlier today, I saw a man doing a jury-rigged repavement job using what I believe was a commercial propane flamethrower to melt tar into place. If you have to take one thing away from this review, 15 Dryden Place's public spaces are literally so bad that using a flamethrower makes them better. --COMPLAINTS NOT INVOLVING FLAMETHROWERS: Some of the units are grossly overoccupied (10+ people in some 1 or 2 bedroom units). In addition, the parking lot gets so overcrowded that a legally parked car may be blocked in by illegally cars. If you come home after, say, 8PM, you probably will not get a parking spot. My suggestion to building management would be to limit each unit to 3 parking stickers or perhaps to offer individual parking spots. read more

STAY AWAY! Right from the beginning, Peak was a nightmare. When we toured the apartment, we were told that the apartment would come with the AC units and the ceilings fans would be fixed. Move-in day arrives and neither of these things is true - no AC and no working fans. We were told we would pay the rent on the first day when we pick up the keys, so we arrive at the office and we are told very rudely we cannot get the keys until we finish paying rent. That makes complete sense. Except we explained to the rude man that we had tried to email about how to sign up for rent payment and never received any reply. I then have to pull out my credit card right then and there to log in while the employees ask me why I thought I would be able to move in without finishing the rent. Well, we drive from the office to the apartment... and they gave us the WRONG keys! We're unable to get into the building, much less our apartment, and we call the office multiples times and no one picks up. So we have to drive back where they tell us that we're wrong and they did give us the right keys. We insist no and demand new keys. The manager then drives out the apartment and says, "see these are the right keys!" except he hands me a completely different set of keys! (First pair was silver and the new pair was gold.) Well we finally enter the apartment and the ceiling fans don't work and there are no AC units as promised by Peak. I put in an immediate maintenance request for the fans - it took over a month for them to be fixed. I emailed and called daily after a week of no response. This was not the only time we received no response, it was only the first of many. Any time we had a maintenance request during the year I rented with Peak, it was an uphill battle. The company and managers simply do not care about you because they already have your money, so why should they bother providing any further service? (The word slumlord does start to come to mind...) I also had renter's insurance from day one of my lease, but Peak apparently does not read their emails so they upcharged me for not having a policy. I corrected them and forwarded my policy to them (again) but they insisted that I needed to pay the fine since I didn't tell them in time, even though I had. They then tried to say I didn't pay the original fine in time, so now there is a late charge. They are conmen who want to nickel and dime you for their own incompetence. Obviously 2020 has been a bad year for the world, but unlike many other property management companies in the city, Peak provided no rent help and didn't even send out an email about options for those who may be struggling. In fact, they sent out an email basically saying 'rent is still due tomorrow! Figure it out!'. Their tone was disgusting. When I chose not to renew my lease, the Peak representatives came after me asking if I was comfortable with people coming into the apartment for tours. I said no since I work from home and we are in the middle of a pandemic. I found my new apartment (not with Peak) and had to depend on photos and virtual tours. That is life right now. Peak continued to harass me anyway and basically said too bad. Don't ask if people are comfortable if you are going to do whatever you want anyways. The final blow was about two weeks before move out day. You must be out of the apartment before noon on the last day of the lease so I called the office and asked for an extension for just a few hours. The man (Ryan?) at the main office was fine and actually the only polite/helpful employee I have ever interacted with at Peak. He transferred me to the building property manager and assistant property manager, neither of whom picked up or responded to my voicemail until over a week later. I was told someone rented my apartment so I could not receive an extension. Okay, that makes sense, I understand. Except for that very same day a Peak representative texted me again asking to show the apartment since it was still unleased after me. So I was blatantly lied to. I knew that I would not be renewing with Peak only a few weeks into my lease. They cannot even accomplish the bare minimum and they shift blame into the renters for their own gross incompetence. They take your money and basically tell you to take care of yourself because they will not provide the service you are paying for. I cannot emphasize enough that everyone should stay away from them. I will never rent with them again and I will continue to tell everyone I know to do the same. read more

Peak properties is a joke. I have been on so many different ends dealing with their craptastic company. How many times does someone need to call to get an issue fixed before they send maintenance out? Months of calling. They like to send the guy out to your apartment only to tell you they don't have the parts needed to repair anything. Been hearing that song and dance since December of 2013. When I worked at a HVAC company that ran service for Peak Properties they were always impossible to track down for payment, if you did reach them never wanted to pay our company for services rendered. But when it comes to collecting rent they are on the ball. Also explain to me how a parking spot that was $60 for 3 years jumps to $100 a month? That is ridiculous. I would understand gradually hiking the price but a $40 increase is bogus. Get your act together. And when someone needs maintenance and pays over $1,000 for rent how about doing your job and providing that service. So an individual can live their life and actually enjoy their apartment because they can take a nice hot shower and their toilet no longer is severely leaking. Can't wait to find more black mold! I have been using Peak to manage my condo for several years. My biggest complaint is how terrible they are with responding to my emails. It's mind boggling that a business can fail so bad in that department - with their own clients! At times, I've felt like a stalker, just trying to get someone on the phone. They also royally screwed up with my association, did not follow their protocol, and my association billed me for their mistake (which is appropriate). Thankfully, I was able to find the contact info for the CEO, who sent me a check for what my association billed me for. Hopefully they step up their game. read more

Peak Properties recently purchased the building where I live for conversations from condos to rentals and the experience thus far has been pretty horrific. Peak Properties decided to let go of the building doormen and has instead moved to a company that requires us to ship all packages to a third party and then schedule a separate drop off with this vendor. While the vendor system is not an incredible headache, the premium rent paid is not worth it without doormen as you can live in a luxury building for the same price. Peak Properties has also deemed the remodel of all vacant units, the gym, and the community room "essential" during the quarantine. The work in the community room/gym is a non issue as those areas are closed during the quarantine (however I'm sure the units below are impacted), but as many tenants of the building are forced to work from home, the in unit construction is absolutely horrific. Throughout the day I am subjected to saws, hammering, etc., which impacts the work day, calls, and the ability to relax - there was even work being done on a Saturday. I have reached out to the management office several times to let them know the construction is impacting my ability to do my job as well as my quality of life to determine how much longer the construction is expected to last or how they are making sure tenants' quality of life is not trashed and all emails have gone unanswered. On top of all this I put in a work order for a leaky bathroom faucet and was told it could not be fixed until they picked the fixtures for the units so they could replace my entire faucet, it has been 2 months and my faucet is still leaking. In summary I would not live in a building managed by Peak Properties if you want a management company that cares about a tenant's quality of life or building managers that act professionally in addressing the concerns of the tenants. Update: Noise is allegedly coming from a tenant in the unit and not the construction. Response time from the property management company was longer than it should have been but they are working to fix the issue after posting this review. Update 2: Noise is not from upstairs neighbor but from construction 3 floors above mine. Literally sounds like they are using a jackhammer to remove a cement floor. read more

Avoid working with Peak Properties at all costs. They recently bought my unit/condo building and since then everything is gone downhill. They have been unhelpful, unresponsive, and an overall nightmare. My unit developed a cockroach problem starting in Sept 2019. I keep a very clean living space and give no reason for this problem to occur. When I initially reached out to Peak Properties, they provided no help and gave non-stop excuses why this was not their issue. Thankfully I was able to contact my building maintenance team to spray the unit when I ask. Fast forward 6 months and this problem is still occurring. I have to email the new PP property manager multiple times to get one response. They have had the unit sprayed, but the problem still persists. They say they are working on the issue, yet every time I follow up, they have done nothing new. I asked to end my lease 11 days early and they denied the request multiple times. Considering I've dealt with this issue for 6+ months, it's the least they could do. And it would give them time to properly treat the apt for the next tenants. These people do not care about the health and safety of their tenants. From the people I've dealt with here, it seems as though the requirements to work here are: lack of caring for tenants, lack of taking responsibility for problems, and lack of morals. read more

My roommate and I decided to take a clearly poorly maintained apartment in the most amazing location compared to an obviously more attentive property manager at a different building. Huge mistake. Do not think that they will fix anything. Our apartment has been below the legal temperature and they still have not done anything to weather proof the windows. Any maintenance you may as well try to do yourself because it will take 5 weeks of constant begging and then a guy shows up with no warning, makes a huge mess and does it worse than you could do it yourself. Maintenance once woke my roommate up knocking, went in to my room, threw my clothes around, and left dirt on my rug and bed to work on a radiator because it was leaking in to another apartment - we didn't even put in the request. I have lived in 100+ year old apartments my entire time in Chicago; I understand that old buildings have some trade offs. But every other landlord I have had has been extremely reasonable when I have asked for extremely reasonable maintenance. I will take this review down or update it if things improve at 1403 N Wicker Park Ave, but based on other reviews, this seems typical to all property managers at Peak. read more

Peak Properties took over the management of my condo building at 2 East Oak Street when residents decided to deconvert to apartments. I stayed on as a renter for six months before relocating to another unit that I had purchased. Peak Properties ran the building better as an apartment building that the previous management company did as condominiums which is counter-intuitive especially during a difficult time (pandemic, riots, looting) that hit the area hard. Hats off to Jessica Ruiz and her team for doing a wonderful job during this transitional period. read more

I moved into one of Peak's buildings about a week ago (3/27/22). From the moment I came to see the apt I felt comfortable and reassured that this company takes care of their apartments. It was clean and the guy that was showing me the apt (David S) was awesome, very friendly and welcoming. I had bugged him several times and each time he was nice and quick to respond, he met me at the apt 3 times, I just wanted to be sure. The moment I decided to rent the apt each and every person I've communicated with (Oren, Seth, Xavier, Claris, and Shealy) either in person, by phone, or via email was friendly, very helpful, respectful, and willing to go the extra mile. When I moved in as clean as the apt was already, I could tell they cleaned and vacuumed again. All around AWESOME!!! read more

I do not rent from Peak currently, but I have several friends who do and I personally have had a ton of experience with truly bad Chicago landlords over the years. Some would use the term slumlord -- which I found myself yelling on a series of consecutive nights in an old Roscoe Village 3-flat, while squirrels were scurrying through the ceiling above me. Or was it that time when horse flies the size of my fingernail had taken over my living room... "it's just that time of year, said the landlord" which wasn't going to cut it in my mind. These were just some of my horrific experiences with non-professional landlords over my years renting in Chicago. So I bought a condo, but have referred many of my renter friends over the years with similar complaints to Peak -- who I got to know through my career in real estate. I have not heard a bad word from any of them since that time. Their units tend to be well-located and are always maintained to a high level. Their property managers have been responsive to my friends' occasional issues (which happen from time-to-time in every living situation) and fair about rents. This is a very professional company with a full-service staff that truly cares about their customers. They manage a lot of great buildings and I would highly recommend renting with them. I will continue to recommend peak to others in my network and they will be my first call if I ever decide to rent (or sell) my condo. read more

A couple years ago the owner tried to get me to pay for the bed bugs my neighbors brought in, even though that is illegal by the Chicago Ordinance. It even said so in the lease! He pretended like he forgot when I brought it up. He forgot what was in his own lease? Funny. Very sketchy and unreliable. I've been renting my apartment for almost 3 years, and it was managed by another company before Peak Properties became the building's management in 2020. Since Peak took over, my building's property manager has changed multiple times, and communication is all over the place. I find it very difficult to get questions answered promptly, because I'm not sure who to talk to, and the responses are not always consistent. Last year, one of my previous property managers increased my rent amount and pressured me to confirm on a lease renewal when I was in the middle of sensitive family and personal circumstances. I was not given a lease renewal in advance of this conversation. I actually had to get on the phone with this person and make clear to him that I never received advanced notice of my lease renewal options. But that didn't stop him from pressuring me to make a decision in a matter of days when I had family and job matters to attend to. More recently, I asked about buying out of my lease early, because I am moving out of Chicago, and I was given four very different answers and buy-out fees by two different people. I have asked to speak over the phone multiple times, but instead I get slow responses to emails and I have to send multiple emails to get a response. I have contradictory documents and emails telling me that I can buy-out of my lease for x or y amount. This is a complete mess. Peak is a large management company that could care less about its tenants. I have never rented with a company that is this sloppy, this inconsistent, and this heartless -- in the middle of a global pandemic. I don't recommend Peak at all and advise that you stay away. read more

Terrible management. They are at peace with their tenants living in garbage conditions inside of a brand new renovated unit. They do not care about your well being nor your needs as a tenant while you overpay to live in their buildings. I strongly advise to not live anywhere that Peak Properties manages, unless you want them to rob you of your sanity. read more

This company just care about collecting the money from the renters. And take only the landlord's side. Why is odd. Let me start by saying that when 2 E Oak was transitioning to new management -- I wasn't sure what to expect...the previous management team was extraordinary and with change comes uncertainty. I have never left a review like this, but it needs to be noted, Peak Properties is complete trash. We moved into our apartment and the list of issues is probably a mile long: - the shower didn't push out water. - the kitchen sink doesn't drain. - the apartment wasn't cleaned before we moved in. -you can't see into the vents because the dirt and dust is so caked on. -the closet door is disconnected and there's no part to fix it. - there were no batteries in the fire extinguisher that is out of reach without a 8ft ladder. - there was water pouring through our kitchen ceiling at 11:30pm, and when we called the 24 hour number they said they had no idea when someone would come... could be the next day during business hours. - apparently the "head honcho" is Johnny Blanco but nobody can get a hold of him. Even the third party vendors who he goes through have told us that he never responds to emails and is terrible to work with. - we made the mistake of not asking to see the "in unit" laundry room they said was here and the trash out back... the laundry room can be accessed by going outside (either down icy stairs that management doesn't touch or walking around the block) BUT the laundry room doesn't even lock so anyone on the street can access it. Trash is the same death trap trying to access. We are counting the days until we say goodbye to peak properties forever. We wouldn't recommend this management to anyone. read more

Current renter through Peak and have been for several years. Earlier this week with several days of extreme cold, I had experienced issues with my pipes freezing. I am writing this review because I am extremely pleased at how responsive the property manager, David Maeir and his team were, and how quickly they were able to resolve the issue. Having maintenance issues is never fun. It is reassuring knowing that it will be handled accordingly and in a timely manner. Thanks Guys read more

I've been under Peak Properties for the last two apartments I've been in. Oddly enough, both times I was under a different landlord that was later bought out by Peak. I have to say that Peak is honestly one of the nicer property managers I've dealt with. I've had numerous repair requests sent to them and they've always handled the repairs without hesitation. I enjoy their RentCafe integration. Recently, I've had to deal with re-letting my current apartment because my wife and I are moving to another building. We love our current place and the staff at Peak really made the transition to having a re-letter painless. They communicated quiet well when there were any building issues and I honestly feel I will miss them with the new place we are getting. Thanks a lot, Peak! read more

I have to say Peak really don't deserve some of the negative feedback they receive online. We have been with them almost three years and are generally impressed with how they operate. The maintenance team are excellent and have typically resolved any issues the day we have reported them. read more
