If I could leave a 0 star review I would. - COCKROACHES - Management is disrespectful, rude, aggressive, & condescending - 0 Parking - The state in which the apartments are in are very piss poor. - They do not maintain the upkeep of their facilities. - Price does not equal value here. Price equates to being in the heart of Lake View East. - Do not allow animals, including certified EMS. - Only communicates via text and email, having a conversation with someone over the phone or in person feels forbidden. - COCKROACHES - Black mold - 0 Ventilation - Repairs are not up to standard - Flaky walls, that are obviously just continually painted over - Quick to threaten with police. - The laundry room is a nightmare to get too. - Gives out a ton of misinformation Just an overall 0/10 forget out of 5... OUT OF 10 it's a negative 5

DO NOT RECOMMEND: MICE/RAT GALORE Apartment: Cobbler Square Lofts: 1350 N Wells St The units themselves look nice and it's in a great location but that's about it. If you don't believe me, just read the other recent reviews. I was fooled originally with the overall high rating on google. To summarize: - Huge Mice problem - Paper thin walls, you can hear neighbors sneeze, burp, tv, and their conversations - extremely slow elevator Complained about mice problem, management hired "exterminator" to patch up walls and setup mouse traps but that doesn't do anything. I don't even sleep here anymore (staying at friends place). I have motion sensor cameras set up and I have caught 10+ mice within a month on video. Also I don't even have food or cook in the apartment. Also the landlord and Peak Properties, is not respecting Chicago RLTO and asking me to pay 2x rent to break my lease. So if you want to live with mice and also deal with legal issues this is the place for you

We live in a small four unit building that Peak manages. We started submitting work orders within days of moving in because our apartment had more than a few problems. After submitting maintenance complaints through the portal, no one showed up for a week or two, and when people started showing up, they either (a) applied a cheap temporary fix or (b) didn't fix anything and said they would come back later but then never actually returned. Fast forward 1.5 years later, only about three of the 20 repairs/damages we reported actually got fixed, and some are pretty serious. Problems include fixtures falling from the ceiling, handles falling off cabinetry, a mysterious large hole in the ceiling of our maintenance closet, both of our fire alarms not working, a steam shower that hasn't worked since we moved in, lights that flicker no matter how often we change the bulbs, reoccurring water damage in our basement from our first floor shower, an HVAC/heating system that only works in half the rooms, black mold devouring our bathroom ceiling fan, and an electrical outlet that isn't flush with the wall that poses a safety risk. Now that we are moving out, Peak is finally responding to communications, which they notoriously never did! The Senior Property Manager we got in contact with provided no explanation to why our maintenance reports went unfixed for so long... even though they have a record of our complaints in their system! Not only was communication sparse and patronizing by the Senior Property Manager, but she also showed no interest in rectifying the poor handling of the maintenance. Her solution was to now solve the handful of problems that we have been dealing with (and reporting!) for over a year, even though we are moving out and these issues are no longer our problem. Just a really poor way to treat good tenants. Mold, water damage, defective fire alarms, sketchy electrical wiring, and unreliable HVAC/heating are serious problems that can have serious consequences if left unchecked. The lack of action and accountability is unacceptable. Please do better and promote higher standards in your business.

2608 n magnolia. For $1895 a month you would think they would salt the sidewalks when its 13 degrees so the snow doesn't turn to ice. Chicago Municipal Code 4-4-310 and 10-8-180 require property owners to remove snow and ice from the sidewalks in front of their properties.

Peak has been quite chaotic to deal with after my building (the Clark) has transitioned from RMK management. We have now had interactions with about 20 different employees from peak. Why so much chaos? Is it a smoke and mirrors tactic? Why can't you just be forward with the tenants? Also why did you enter my unit when I asked for no one to enter???

Along with the Mold. They have done nothing

If I could give this place negative stars I would. You'll see in the pictures below we have mushrooms and Mold growing in our unit. It has been a month at this point and not a single thing has been done about it. Our "property manager" Chusdeep doesn't answer the phone and barely returns emails. This is maybe the worst company to be in business. Never rent from them. Save your time and money!

Well the day finally came when The Queen made her move to get her own place. The building that she…read morewas interested in was literally down the street from us, so brand spanking new and no need for a moving truck. The property is managed by Root Property Group and I have to say the entire experience, from viewing the units to moving in was a great experience. The agent that we met with (Mark) was very pleasant as he showed us around the property to view the different layouts of the units. He was very responsive and accommodating as there was another woman doing a virtual tour along with us. Mark was great, showing us around as well as answering the questions. After viewing the unit that The Queen actually ended up moving into, she told Mark she was interested in submitting an application that day. While we were leaving soon for Mexico, The Queen did not want to wait and asked Mark if he could send it to her while in Mexico. Mark responded immediately and even answered questions while we were in Mexico. On moving day, The Queen and I went to the property office to get the keys and such to move in. The folks in the office were friendly and thorough, explaining the move in process, showing the assigned parking spaces, etc. After The Queen moved in, there were a few things in the unit that needed attending to, and the management team was responsive and got the issues fixed. To date, whenever The Queen has had any questions, Root has been responsive. The one thing all of us love about the way they are managing the building is that they have security all over the place. Entry into the building requires a FOB and/or app to get in, as well as getting into the elevator, the mailroom and garage. There are also cameras in the hallways. The Queen and I are very happy with the way Root has been responding to her inquiries as well as mine.

Would avoid renting from them until they get their act together again - if that's even possible. Honestly, would have given a glowing review up until winter of last year and called them a "family-feeling" management company; not sure what happened to turn them into yet another landlord/property management company trying to squeeze every last dollar out of their tenants and their tenancy. Broken washer/dryer that had notice put in the second week of January did not get replaced until the last week of April. After repeated communication, we were ghosted about the issue only to find out that our property manager had left and we had a new person. Think that would be something the tenants should be aware of! I could write a whole novel on how abysmal their service was with the washer/dryer situation; everything from poor communication to the installers arriving at our apartment at 7am on a weekday with no notice from the management company to both tenants to the installers having to do the whole thing again (7:30am the next day, still with no warning, but, hey, extra half an hour!) because Root ordered the wrong washer/dryer. Currently, the new appliances don't even fit the space and the accordion door had to be removed to "fit" it. Unsurprisingly, the doors are still sitting in our apartment since Root has not removed them. The company did the absolute bare minimum to "make it up to us" for all of the inconvenience. On top of this, after giving our Notice to Vacate we continued to receive messages that bordered on harassment via email and text about renewing our lease and how a new lease would be sent over when it was abundantly clear we were not reupping. Icing on the cake is being told that our place is too "cluttered" for showings when all we're trying to do is move, clear out every nook and cranny of our stuff, and get as far away from Root as possible. I genuinely am astounded at their reaction to what a living space in the middle of a move looked like. Though the leasing agent (who showed up after his agreed upon time and with no advance warning of being late) continued to insist it was "all transactional" and "just business," I'm deeply offended at how he continued to mention cleaning the place to look presentable for Root and their needs while his tone cast aspersions and disparagement for what is a situational living arrangement. None of this is touching, either, on the back stairwell that took months to fix and was a legitimate safety hazard. Every interaction with them this past year has been heavily about what is best for Root and the Root property. Utterly astounding that the property manager, when speaking to us about the washer/dryer situation, mentioned how great the washer/dryer was and that it's one that will be good for a long time. That might have been helpful had we not had it installed a few weeks before preparing to leave the place. We offered to break the lease and/or leave early due to moving into a new property, but Root would rather get their money and continue to bombard us with asinine emails and requests. I cannot fathom any other reason than them just wanting to get their rent money that they would not take us up on leaving early. Considering it would have been a whole month where they could take their staging photos - which the property manager, when asked, mentioned they did not have any previous on file simply because he didn't know why - and fix their broken washer/dryer while doing any other updates to the space they might have felt were necessary (the kitchen appliances are outdated as well, so good luck to whomever has to wait four+ months to get them fixed when they inevitably die), it seems like a no-brainer. We would not have gone through any of this hassle, not be leaving with an extremely sour taste in our mouths about Root, and this review would have gone differently. I'm just amazed at how a company that I had such positive and tenant-first interactions with when I moved in two years ago (and heard the same from my boyfriend about his four years before that) has become a standard leasing company interested in what is best for their property, which itself is debatable. I cannot stress how happy I will be to be done with them. One positive from all of this is the urgency with which it's inspired us to move out.

Despite numerous maintenance issues, a laundry room that's almost always defunct, violations of the RLTO's access rules, illegal utility billing fees, ignored maintenance requests, nonstop lies and deferments, oh, and not having been able to get paper mail for months because their striker is broken, they tried to raise my rent 10% after my first year. No negotiation. My 12-resident WhatsApp chat is nothing but torrents of frustrations and complaints about Rany's despicable behavior. Notice that the positive reviews here and on Google usually focus on the leasing agent, or are over 2 years old. Rany bribes new residents with a $20 rent credit to write positive reviews. These people have no sense of responsibility toward their residents or the communities they profit from. Everything is about gouging as much money as possible out of tenants and doing as little as possible. Avoid avoid avoid.

Somehow the review on google went mysteriously missing? They still have not addressed the rat issue…read more(rats running wild in the courtyard) and all the dryers are still broken. Original review: I was visiting my cousin, and he unfortunately and recently moved to the 4828H W Addison St apartments. I left towards the end of the day. When I got into the interior hallway, I was surrounded by several large rats (about the size of cats) and they looked like they were going to attack me. I freaked out and slipped down the whole flight of stairs, slightly injuring my leg. I asked him about this, and he said that the door to the outside has been broken since he moved in and that he has been trying to contact the management regarding the issue. However, when he calls, the phone rings a few times and then disconnects. Go on try calling yourself, you'll see that you can't speak to anyone. He also mentioned that all the dryers are completely broken and don't work, and they promised to fix them many times but never did (he literally is forced to hang clothes out like it's an 1800's Amish building) the hell is going on here. It's impossible to get in touch with anyone, and you can't submit a written demand for repairs. This is also probably a huge fire hazard, as I suspect the dryers are completely clogged with lint internally. In this building, the pipes also make a weird, LOUD, echoing clank/thud noise randomly every 5-15 minutes. It's extremely loud for no reason, like it's a production factory. I can't imagine how hard it would be to sleep in this place, let alone be sane living in it. This entire building should be completely condemned by the city, in my honest opinion, and every time I pull up to this building someone is moving out with a moving truck (wonder why). I decided the only way to get their attention was by posting this review on Google. I will take photos soon and post them too. It also smells like rat pee everywhere and you can see poo all over the hallway we will forward this to his alderman and photos. Legally speaking, they are obligated to address the rat issue within 14 days, but you can't contact them. Maybe they think they can skirt the issue by never answering the phone. The next route we can go is 311 and the tenants rights site.

Ardmore…read moreWinthrop Properties sets the bar and sets it high for what being great property managers and landlords looks like. Incredibly attentive and responsive staff, from the office to the maintenance folks. They're proactive about health and safety concerns. They make it a point to replace all smoke detector batteries twice a year and offer complimentary preventative pest control (always with advance notice and signs posted letting you know it's going to be happening, and they always make sure to ask if you have pets that they need to be careful not to let out when they enter) - they keep the building extremely clean. I see the cleaning person around the building doing her thing almost every day. It's also the most festive building I've ever lived in. Every month they put up new decorations (and sometimes candy) for holidays in the entryways, lobby, even on each floor. And they keep a ton of beautiful plants and a water feature in the lobby and laundry room. Everyone is very friendly. When you run into the maintenance person, he always takes a moment to ask how everything is going on your floor/in your apartment and maybe share some fun facts about the building's design. If you have an issue or concern about something, they respond right away. They send you holiday and birthday cards and have been offering free laundry on site throughout the pandemic. The laundry room is huge with 6 washers (most brand new) and 8 dryers. They do everything they can to make receiving packages easy and secure for their tenants. If you're looking to rent in the Edgewater neighborhood, do yourself a favor and ask Ardmore Winthrop Properties for a tour of one of their buildings.
