    Hey there neighbor, here is an updated/most recent review on the Pearl Two Condominium!…read more Nicely tucked away from the main road, the Pearl Two Condominium is located at the top of Koauka Loop, right next to the Pearl Regency. This 33-floor condominium features 24/7 security, secured building access with a proximity key, a large pool with an in-pool jacuzzi, sauna, tennis court, cabana, BBQ area, a small child's playground, and ample visitor parking with 15 open stalls that are available to use by your guest; from the hours of 6:00a-2:00a. Upon entering the drive way, there is a 15min parking/loading zone area that will allow tenants to load or unload things from their vehicle, make quick trips to the condo, or move bulky items from 8:00a-4:00p - with prior notice to Resident Manager. The driveway then leads you to a concrete roundabout area, which allows others to be picked up or dropped off to the front entrance of the building. The building offers three elevators, one of which is a freight elevator to help with moving large/bulky items. During the late evenings, security will shut down the middle elevator, allowing tenants to use the freight and other elevator. Interestingly, at least one elevator, at any given time, will come to the ground floor and remain open until ready to be used or operated by a tenant or visitor. That way you're not always waiting for an elevator from the 26th or 33rd floor to come down. The upkeep and maintenance of this 1975 building is astonishing. Management hires a company to do monthly carpet cleaning throughout the building's hallways, which leads to little to almost zero bugs found. You'll find zero rubbish on the property, and the landscape is well maintained. Now for the house rules. Every condo or apartment you reside will always have house rules; some places stricter than others. One house rule that is most famous at Pearl Two, is the 5mph rule while driving in the garage. Separate from the condominium, the 5-floor garage offers an elevator that allows you to get to and from your parking stall. There are cameras in place that will clock your speed, for safety reasons. There is a 5-10mph speed limit. Once you go over 10mph, you will receive a ticket, posted on your front door. On a light note, other than the house rules (which is with any condo or building) they do allow you to reserve and "rent out" the pool area for private parties - up to 20 people. It's a little pricey in my opinion to rent out the pool & spa area, but it's a great way to have a party right at your own home.

The bus runs right through the neighborhood and connects easily to the rail station. Our new General Manager, Michael Turman, has already made a noticeable difference. He's professional, approachable, and attentive to residents' needs. He personally reviewed a concern I had, identified the issue, and even sent me a photo. It will be fully addressed as part of the upcoming alarm system installation. The building feels well-managed, safe, and convenient--everything you want in a home.

Staff is very nice and professional. My 1 bedroom unit came with one designated parking but it is a secured stall. The good thing about parking is that there's is a 15 minute parking for loading and unloading, overnight parking for guest, weekly parking and monthly parking. There's also a lot of street parking available. The building is a 5 minute walk away from Pearlridge mall, theaters, and the hospital. It's about a 5 minute drive from Pearl Harbor and about a 10 minute drive to Hickam AFB. It's pretty much central to everything. As for the inside it comes with a washer and dryer, rooms are descent size. The living room and kitchen are average apartment size but both living room and bedroom have a huge sliding window that goes into a lanai. I highly recommend the place to people livng on Oahu.

It's easier to list everything in pros and cons, so here it goes: PROS - The staff is phenomenal. They are the highlight of living here for me. They are always nice, pleasant and look out for you. Two examples are when my battery died in my car, they came and jumped my car for me. Also when I was expecting a really important package, Jimmy actually came up and delivered it to my door. He, along with Rick and John, have always been super friendly and helpful. They seem to get along great with all the residents. It's really a community feel here where most people who live in the building are super nice. I really like that, as it's the aloha vibe I expected and wanted coming from the usual experiences I have on the mainland with very rude neighbors and office staffs. - I love the central location. We are right by H1, H2 and H3. You can get to most places in the island within 30 minutes, and if there's no traffic I can get to/from town within 18 mins exactly. Plus there are tons of shops and restaurants in Pearlridge mall, Aiea, and nearby in Pearl City. And the stadium and swap meet are close too! Not to mention the Pealridge Farmer's Market is walking distance so it's nice to go on Saturday mornings! - Having an assigned parking spot is absolutely necessary! They have some outdoor parking, some covered, and some in the garage. - Controlled access to the building so visitors have to call in and you can view the security camera from your TV. - The security office will hold packages for you, which is AWESOME. Or mail carriers can leave smaller packages in the locked mailboxes in the lobby. - I live on the south side of the building which gives me a great ocean view of Pearl Harbor! You can't beat it. It's so pretty. - The neighborhood is pretty safe. I go for walks and runs, and I have never had any issues at all. - The units have a good layout. - I like being in a highrise because it's safer for some of the dangers we face living on an island, such as a hurricane or if there were a tsunami the harbor would really save us from taking a big hit in our area. - My unit has been pretty good as far as noise from other neighbors. I don't hear people above me walking or anything unless they slam something down. I hardly ever hear my next door neighbors. They're not 100% soundproof, but definitely MUCH better than other places I've lived where the walls are paper thin and you can hear everything from neighbors! - There is visitor parking but not very many spots and they cannot park there between 2AM-6AM. This is a pro and a con I guess, because I feel it's kind of ridiculous that our visitors have to leave by 2AM so we can't have overnight guests. There is hardly ever street parking available nearby, so it's not even worth the hassle. But at least there is SOME visitor parking where their cars are safe. - They have shopping carts available for residents so you can take your larger items or groceries up the elevator in them, which is a HUGE help. - I love having the carwash area there. - There is also a gym, which is very small and has no AC, but hey it's something. CONS - The building is REALLY old and outdated. I know this is standard for Hawaii, but I wish they would do some updates to the lobby at least and replace the carpets in the hallways. You kind of feel like you're stepping back in time. - Each unit is in different condition based on how the owners have maintained or renovated them. Mine has some updates, but some things, like the cabinets, seem ancient. Also, when I first moved in there was a huge roach problem in my unit. I bombed it and cleaned it THOROUGHLY, and have went above and beyond to be very meticulously clean, and I have not had any problems in months. So I do think it's based on your neighbors, but if you keep your place clean you shouldn't have any issues. - The pool is pretty small and usually always has shade. Also, it seems to be closed for water treatment ALL the time. So don't get to excited about this! - The layout of the entrance to the complex really makes no sense. It's kind of confusing for visitors how to enter with the strange lanes and the visitor parking lot is so tiny and awkwardly situated. It's not the end of the world, but it's one thing I hate having to explain to every visitor. - The speed bumps are so obnoxious. I literally go over like 10 just to get in and go to my spot. I understand why they're needed to keep people driving slow, but I think it's excessive. - I do not like the loading dock being in the trash room. When I moved in, I had no choice but to tell the movers to park there and we had to put all my stuff in the smelly trash room and then take it through there to get to the elevator. Again, not the best layout or setup. Overall the pros definitely outweigh the cons. I like living here & recommend it!!!

The flooring was all damaged and I basically had to gut the whole unit and have it restored. Come to find out it was the buildings sewer line that got backed up and flooded my unit. Thinking since it was the buildings line that ruined my unit the association would pay for the damages. Boy was I wrong, After about 2 years of fighting and going back and forth with the AOAO and Rick, I had to fork over $41,000 because the association refused to pay for damages. It makes no fricken sense to me why I'm at fault and had to pay that amount, it was the fricken building line that messed up my unit. Lesson learned, don't do business with this building, the shitty association and Rick!!!

    the management has just finished installing fire speakers in every bedroom .yesterday the alarm…read morecompany had a walk through in every unit to make sure every speaker was working . if they could not enter the unit a $600.00 fine would be asset. to be in your own bedroom and have someone on a microphone down stairs saying it was only a test just felt invasive and creepy . the building already had 2 fire alarms per floor along with 3 fire extinguishers,2 self inclosed fire escapes sprinklers every ten feet in the units and an existing fire alarm that could be heard in condos across the street . all in all the speakers in the bedrooms are unnecessary and creepy .

From personal experience I was told there nothing they could do in a way that was says "that's not my problem" in a professional manner. Only options are to get a parking ticket around the block, park a good half mile plus away, or receive increasing fees if your car is in the visitors stall but you're a resident. I've also seen multiple times where the guards will come to the pool and yell at kids or dish out fines for having pool toys. One toy that was cited was a small board for a toddler learning how to swim. The association fee is also very high.

And we use to have a beautiful view of the west side too, until the RAIL got in the way. Lol! And then there's the east bound view & the north bound. For what it's worth, this place is perfect for those who really needs a place to stay with a family of 3 or 4 or MORE. Maybe not more than 7 because that'll be our 4 bedroom units & those are very limited & they're ALL OCCUPIED RIGHT NOW. You won't ever get in unless someone moves out. And THAT is once in a BLUE MOON. So aim for the 2 or 3 bedrooms. Elementary is right down the road. With school bus transportation pick up outside the building for elementary students. Hugh school & intermediate school bus pick up is down the road, on the corner of the side street. Shopping centers are in walking distance. Fast food restaurants, other shops in the area too. FREEWAY to BOTH WESTSIDE & TOWNSIDE & the H3 is down the road as well. Easy access into the valley & out of the valley. Traffic can be really backed up on MOANALUA but if you live here, you can either take the back roads or cut off to stadium & BOOM you're home in no time. Just renovated the apartments about 5 years ago. Still doing some upgrades & fix ups here & there. Can't really complain about this place except for the building of the rail really. Oh and if there's traffic noise. And maybe the ambulances, police & firetrucks that fly by during their drills. Pearl Harbor is right across the street of us. Arizona Memorial & the Museums too. Ford island is nearby. Sunsets are beautiful. You can see the sun set on partial cloudy day. Pearlridge is down the road, as well as Pearl Kau & Pearl City. They have MORE TRAFFIC than here. ENTRANCES/EXITS: There are two entrances/exits to this property. Both are on Moanalua Rd. One is by the big "Pearlridge Gardens & Tower" sign, shaded by some trees. The other entrance/exit is closer to Kaonohi Street, but it gets blocked off by cones around 7pm every evening, forcing you to use the first entrance/exit I mentioned, the one by the sign, when night falls. GUEST PARKING: There are some guest parking slots towards the entrance/exit closest to Kanohi Street. All other spots are assigned parking for the residents only. The guest parking closes at 2AM and reopens at 6AM. In between that time, they will tow your vehicles. SECURITY: There are security cameras around the property as well as guards that roam around. POOL/JACUZZI: There are two different pools on the property that're open to residents and their guests. The one at the base of the blue tower opens at 9AM and closes at 10PM. LAUNDRY ON SITE: There's a laundry room at the base of the tower that takes quarters only. These machines fill up during weekends and in the early evenings. These machines don't lock, so make sure you take your laundry out on time.

But the worst part was the stray cats defecating outside, fleas, roaches, and leaving their doo doo paw prints on my car.....gross!! The hall way and elevators have no air or AC, it's hot as heck! What exactly do you guys do with the monthly maintenance fee anyways?!? because it doesn't go towards the building and anyone can feel it, see it, smell it!! Security is a joke, they have a cone to block main entry at 8, so you have to use the other entrance and sometimes they will have security sometimes they won't, but they let anyone through. I feel like management and security make it more about following their rules versus focusing more on the comfort and well being and enjoyment about living in the building. They always post signs about if rules are violated, then there will be 50.00 fines, this fine, that fine,....good grief! So management changed not too long ago, a little before I moved and they were doing this really annoying and very inconsiderate thing almost every week, they would turn the water on and off without notice whenever they wanted too. They also turn the power off and on when they want too. (So the power shuts off as I press the elevator button) but the most irritating part.....HELLOOO!!!! ! You do NOT just turn the water off at your convenience! The only thing I liked about this place is that my electric bill was considerably lower then most other places I've lived, and that's about it! So glad I'm done with this place!

First of all,…read moredespite this complex having 24 hour security, my car was broken into IN THE COMPLEX PARKING LOT. when my husband checked for the security on duty, she was asleep with her headphones on. I reported it to the resident manager who did not do anything about it and also did not let other residents know that car thefts were occurring in their parking lot. Additionally, my microwave broke down due to a power outage but no one came to fix it. I had to go like a month until I moved out without a microwave. To add on to the resident manager's poor handling of theft and the terrible security, I've never been around a more inconsiderate group of neighbors. People constantly dump things like water and even food from their balconies completely disregarding where it falls. I've had my balcony completely drenched in water because of the lady above me and even when I kindly asked her to please not do that, she continued to do it. One time I was even walking from my car to the apartment and someone threw raw chicken off of their balcony into the parking lot. Like what the heck! I also had to deal with a smoker next door who smoked probably a pack or more a day and his smoke was constantly wafting into my apartment. It was becoming a serious concern given that I have a newborn. If you are apartment searching, I highly suggest looking elsewhere.

Although the building is a little older, it has been well maintained and modernized. The pool is clean, the elevators work as they should and the location makes for easy travel on the freeway. With restaurants and shopping malls nearby, this is a perfect location to reside.
