UPDATE AFTER THE RESPONSE: Notably, Anna's response does not address a single issue raised in this review. Instead, she focuses on my Yelp profile name, which is obviously not my legal name as a property owner. Rather than providing explanations or taking responsibility, she chose to respond with accusations and legal threats. The facts described below remain accurate. I rarely leave negative reviews, but my experience with Anna was beyond frustrating and completely unacceptable. Before signing the contract, she replied to messages almost instantly. After the contract was signed, she became nearly impossible to reach. Emails, texts, and phone calls would go unanswered for days or even weeks. The only way to get a response was to CC her supervisor or upper management. Every single task dragged on for 1-2 weeks simply because of her lack of response and extremely poor efficiency. She also showed very little motivation in finding tenants for the property. We were told there would be quarterly property inspections. In reality, over FIVE YEARS, the property was inspected only THREE TIMES total. Because regular inspections were never done, many small issues went unnoticed and became unnecessary expenses later -- loose screws, loose handles, leaking pipes, small maintenance items that could have been identified together during routine inspections. Instead, we repeatedly had to pay separate service call fees just for tiny repairs that should have been prevented or bundled together. When the lease renewal time came, she never contacted us about whether we wanted to renew the lease or how the renewal process would work. Again, no communication unless we repeatedly followed up ourselves. The move-out process was even worse. When the tenant moved out and returned the keys, there was absolutely no communication about the process. No instructions, no updates, no explanation -- nothing. Every piece of information had to be dragged out by asking one question at a time. Even coordinating key transfer with our home sale agent became a nightmare because Anna completely stopped responding to texts and calls. It took nearly TWO WEEKS just to get the keys. After move-out, there was still zero communication regarding inspection reports, property condition, damages, or any documentation. We had to continuously chase them for nearly TWO MONTHS before receiving any answers. The security deposit situation was shocking and unacceptable. Without discussing anything with us, without asking if there were damages, and without any communication whatsoever, she returned the FULL security deposit directly to the tenant. Later, when we were selling the property, we discovered multiple issues that were clearly caused by the tenant -- issues we were never informed about because no proper inspection or communication was done. To make matters worse, after move-out, nobody reminded the tenant to close the electricity account, and nobody informed us that we needed to transfer the utilities back into our name. Two months later, the former tenant received additional electric bills and came back to us about it. Anna then incorrectly calculated the bill amount -- apparently without even properly reading the bill -- and attempted to charge us over $100 more than the actual amount owed. This was one of the most unprofessional, disorganized, irresponsible, and poorly managed experiences I have ever had dealing with property management. Communication was terrible, follow-through was nonexistent, and basic responsibilities were neglected repeatedly for years. I would absolutely NOT recommend working with Anna. read more

Screw this company if you're a tenant. I agree with other reviewers who say that management does not give a crap about you if you need something . As being a tenant, all they care is about getting your money for themselves and the homeowner. Let it be known that if you work with Kateryna Pesotska, be prepared for additional, unnecessary stress as she will make your application process frustrating and your life will be miserable. Kateryna's service was non existent. I was qualified based on a nearly perfect credit score run by their own office and I had a significant amount of income for the home I applied for. I paid $55 for crappy, inconsiderate, non responsive service. I was never asked to take an in person tour of the property as Kateryna is incredibly lazy and doesn't want to do it herself. I had to ask for a tour where she gave very limited times (I get that she needs to show it to numerous ppl) but will flat out tell you "no" should you ask for alternatives as she does not want to inconvenience herself. Instead she will try to get away with this and ask whether you've seen the YouTube video posted on their website to see whether that's sufficient as a tour. Kateryna will answer her phone maybe 1 out of 6 times. She NEVER returns texts, calls or emails and is NOT a professionally considerate, organized, reliable agent. I've texted her about 4 to 5 times and not once did she respond to me. I was never given any updates or information on how their company processes applications or how prospective tenants were selected to be leased to. I was owed this decency as my application was paid for and approved to be submitted to the homeowner. Btw Kateryna did not tell me this, I only learned that my application had been given to the homeowner as I had to contact their main office who looked it up for me. Kateryna promised that she would return my questions once she had found answers for my questions, then she never would. She NEVER follows up with you. She has NOT even had the decency to tell me if my application was approved or turned down by the homeowner when I specifically asked her to do so. Perhaps I should consider myself lucky as I may have dodged a bullet. Forget it if heaven forbid, my toilet gets clogged, my washer breaks or I need an immediate repair, Kateryna is the flakiest agent who will not give you the time of day once you have a signed lease and she gets everything that she needs from you. I've even called the main office asking them questions about the property that she's responsible for and when I tell them she's unreachable they simply don't give a sh*t. I was someone whom was responsibly showing interest, provided all my credit information and financial documentation very promptly proving that I was a qualified, respectful tenant. This business may think I may be a disgruntled prospective tenant, but heck I was willing to pay 75 to 80k over a year worth of rent and in return, just to be treated like dirt. Not worth it, RUN, and stay away from this company if you are a tenant. You have been warned. read more

If the previous tenant was charged as noted in the Hi Pacific Property Management, Lease Addendum-General Rules, those infractions should not have been present during my walk thru dated 22 September 2017. It's apparent to me why you (Arlene) discouraged my wife from using another carpet cleaning company because you wanted to ensure that your contractor would perform in a substandard manner. Thus the issue of normal wear and tear would become your business model rally chant. In the average household of 2-4 residents, carpet lifespan is usually about 3-5 years. It is noted that prior to us there was another renter at this address. I had to move off island for work earlier this year and needed to rent out my home. My home needed some maintenance and repairs and between my day job and moving the household, most of my time and effort were taken up. Yana at HI Pacific PM helped me with my home and she is just amazing. She is very understanding and was there at each step of the process and helped me out very much with her team of contractors. They did a lot in a short amount of time for very good prices. They patched and painted walls, installed new flooring, conducted some maintenance, and super cleaned the entire home including all the jalousie window panes. All the repairs and maintenance she recommended were very reasonable and things I would want completed if I were renting my home. When the time came to advertise the home for rent and Yana and team HI Pacific PM found a renter within a day at comparable rent price to other similar rentals. After a couple of weeks, the renter decided they didn't want to rent my home any longer. Yana and team were able to find a new renter within a day again at the same rent price. They list on many different sites and keep you informed. They have great renter screening criteria that they go over with you. The renter candidates Yana showed me were all great. Owner statements are through their online Appfolio portal. Everything is easy to navigate and understand. Rent money is deposited a few days after collecting rent. The management fee is reasonable. Communication with Yana, whether through voice, text, or email is easy and quick. They take care of both the owner and the renter. Renter concerns are handled quickly. I've worked with other property managers and Yana and team are the best. I enjoy being able to provide a great home to someone and I trust my home in Yana's hands. read more

Our family condo in Waikiki needed a property management team because I live on the mainland. Checking online I kept seeing Hawaii Pacific Property Management's positive reviews. After checking out their website I was sold! I was impressed with their commitment to the owners and the promise of paying the rent if they couldn't find a tenant. I sent over an email inquiry and within an hour, Duke called me. We had a lovely chat and I felt very comfortable knowing he & his team would have my back. Later in Honolulu, I met with Julie my property manager. I loved her energy and enthusiasm upon visiting our condo. Our previous property manager seemed more interested in selling our condo rather than manage it. It was a little disheartening. Anyways, I was so happy to connect with HPPM. Photos and videos were taken at the start of the week. On Friday, the condo listing went live on over 10 sites. By Monday morning, there were over 40 inquiries (!) Showings were all ready done over the weekend and we had a handful of applications. Applicants are screened and if their credit is not great, they are not able to rent with HPPM. I could not believe how quick everything went. They are awesome! Owners receive a weekly report so you are always in the loop. So friendly, yet very professional. Even their office staff is great. I've all ready dealt with a few of the admins and accounting members and they were nothing but efficient and polite. There is even a maintenance department that can handle repairs rather than outsourcing third parties. I don't have to worry about a thing knowing that Duke and his team are overseeing our condo. The Hi Pacific Property Management Team is nothing short of phenomenal! Our family rented a home in the Ewa Beach area about 18 months ago and the time has come for us to head back to the mainland. I'm not going to lie to you, the house had a multitude of issues and probably never should have been rented to begin with. I don't blame that on HIPACIFICPM, I blame that on the property owners. Every time we had an issue, HIPACIFICPM was all over it to try and fix the problem. The property managers (Mike and Yana) and the entire Maintenance Staff (Gina, Princess, Novie, and Gary) bent over backwards to help resolve as many issues as they could in a timely manner, day or night, 7 days a week. They must have dealt with over 3 dozen issues, including an irrigation issue that took 8 months to fix and was wasting up to 24,000 gallons a month. They fought hard for me to get reimbursed for all outrageous water bills (which they did) but it cost them. They lost 3 properties that they had managed for this particular homeowner. I know that will cost them a lot of money, but I hope that they are better off not having these people as clients anymore. If you are looking to rent a place or have properties that you need managed, I couldn't recommend a more dedicated team of people than the men and women that work at HI Pacific Property Management. I am a homeowner and have been working with Kelly Lee for many years. I first hired Kelly after interviewing multiple property managers and property management companies. Kelly was the most responsive, answering all of my many detailed questions patiently and clearly, to my complete satisfaction, explaining what I could expect and why I could expect it. He has never let me down. Kelly has the magic touch when it comes to choosing tenants, not only ensuring their ability to pay the rent, but choosing lovely people who make wonderful neighbors, managing to keep the home rented even when a tenant moved out during Covid. He's very responsive, even on weekends, both to me and to the tenants, and answers emails right away, and addresses any concerns ASAP and to completion. In an emergency, he gives clear, calm instructions and makes sure the problem is resolved. The only things I sometimes disagree on have to do with routine maintenance, the annual inspections of roof, gutters, solar, water heater can sometimes be overlooked, and once a tenant moves in, he leaves it up to them to complain of anything needing to be fixed. Surprisingly, a lot of tenants don't complain even when they should, in order to keep their home in good repair. But despite this one imperfection, I would highly recommend Kelly Lee and Pacific Core Properties to any friend or family member seeking a property manager. I and my family have a very great experience with this property management company. Mr. Duke, Ms. Arlene Ichimura and their whole team are very professional in helping us when we put our property in the rental market. They came by the house and did an inspection and suggested what price we can get it rented out. When the house was rented, they always inform us on any repair that needed to be done and make suggestion on what maintenance company we can go thru since we are in mainland. They very easy to get in contact and always willing to help. Lastly when we decided to sell our house to the tenant they ensure that the tenant is not just making new maintenance request to get the price of the house to be lowered from the list price. They validated and inspected every request by doing visual on-site inspection and they ensure they inform the tenant on what can they only request per the landlord and tenant agreement. Ms. Arlene has been a great help with us for the whole process of renting and selling our property in the end. I would like thank them and their company on what they do even though is out of their job description. Our family has rented 2 different properties from HI Pacific Management and have nothing but positive things to say. We moved to Hawaii a couple years ago and rented a town home site unseen from Arelene Ichimura. She was easy to get ahold of and was very attentive to any issue I had. Getting the lease started and closed out was painless and quick. When then rented a home from Loa Durante, and the experience we had with Loa was more of the same. Friendly and quick to respond if we had a question or issue and was an advocate for us the renter as much as the home owner. Using two different managers from the same company that were both wonderful, I can only assume that the whole team here at HIPacific is of the same caliber. Their online portal is very helpful for paying rent and keeping track of expenses and is also easy to use. We were able to purchase a home here in the island after our last lease expired, but if I had to lease again I would talk to these folks first and see what properties they had available first. I had been wavering between using a property manager for my house or trying to manage the property on my own. After reading the great online reviews of Hawaii Pacific Property Management (HPPM), I decided to have HPPM manage my property. This is my first experience at being a landlord, and HPPM gave me several excellent suggestions before I actually rented the place out; for example, tips on how to clean the bathtub, what was essential vs. what was not essential with regard to landscaping, and the pros and cons of allowing pets (and the importance of considering the size of pets). HPPM posted the property in a large number of listings and found an excellent tenant. I also like their procedure wherein, before the tenants move in, the house owner has the place professionally cleaned, and when the tenants move out, they must have the place professionally cleaned. Julie and Ikaika have been a pleasure to work with. Deciding to have HPPM be the manager of my property has been one of the best decisions I have ever made. read more

I have had all great interactions and business dealings with Hawaii Pacific Property Management. They manage two of my properties. One property I was unable to rent before I moved off island, and it was left vacant for a while. I was scared that it was left vacant and couldn't be there before the tenant left, but Maria took time from her own schedule (before agreeing to manage the property or anything) to check on the property for me. This was the first interaction that told me that people here were good. Since then, HPPM has took over managing another property for me. I have worked with Yana to lead, manage, and design the home remodeling improvements for the other property. It was a ton of work, and Yana really did an amazing job. We were able to rent the home quite quickly and to excellent tenants. I highly recommend Yana and the team members at HPPM. I currently live out of the country, and I am at ease knowing my properties in Hawaii are manged by such a reliable and trustworthy team. read more
