Please skip this place. We were looking for a relaxing place" by the river" What we got?: A. Literal packet of rules and regulations. I was so discouraged to enjoy anything after reading it. I'm posting the pics below.. They do not have this on the website. Pecan Park does not want you to have guests. You will be charged if you have ANY visitors. $5 for the day $7 if they spend the night. You have to check them in with the office personally! No exceptions Because of this we had no visitors. What is it THIER business who comes to see us? AT $80 A NIGHT YOU HAVE THE NERVE TO HAVE ADDITIONAL FEES? Major invasion of privacy. The river" front" Is only "visible" from about three sites. Yes, we had one of these. You had to walk across the street from your site to even see the river. Using the river is problematic cuz there's only about 30 yd have access that is at closest, 200 yards away. Everybody else is much farther. This feels up very quickly! They Park golf carts to ensure you do not go past the very small section. The water in the San Marcos River is very cold. Not here! There are so many bodies in the water that if you find a spot. You will just be sitting in everyone's pee. It's dirty with beer cans and litter. They have no steps or concrete to take you to the river. I saw many people slide and fall attempting to get in and out. If this was a personal residence I would call this river access. But for an RV park that has over 100 sites this is a bottleneck you should avoid. There are gates everywhere. They tow anyone who was not checked in. Without warning. The sites are not easy to back into if you have anything over 30 ft. There's a gate code you have to get out of your vehicle and walk to the keypad then hurry back to your truck to drive in. The roads and landscaping are not pretty. And for $80 a night that's pretty sad. My husband almost had a tree branch fall on him while he was connecting the rig The sites are gravel and very uneven. There is concrete pad for the picnic table but most are in disrepair. No vallet trash. read more

The staff here was very nice and helped me with adjusting our stay without any extra payment which was awesome. However, it is a bit pricey for what it has to offer. We have stayed at other parks for the same price that were much nicer. It also is a little more run down that the pictures advertise. It is some fun, good country livin in a since if you just want a get away with the family close the the river and it's full of lots of friendly campers. I'm not sure if we will be going back due to prices. The wifi was also down and the rules are very strict about guests as well as fees for guests which I found odd. We never have experienced having to pay for guests to come hang for an hour or two and we have been to numerous parks around Texas. Probably has the most rules out of all the places we have stayed too. Overall we had a good time. And again, it is right by some river access. read more

Pecan Park Riverside RV Park Space 404 San Marcos Stayed Aug 6th-10th 2019 1) Upon arriving we discovered that the staff bumped us from our original reserved space. They arbitrarily moved us to a desolate, treeless gravel location. After strongly complaining we were again moved to space 404..but no picnic table. We were forced to go to the local Walmart and spend $120 on a table and chairs. (Office girl response..'your new spot is an extended stay and we don't provide tables for those'. She rationalized giving away our original guaranteed spot because ' a party of 3 RV Groups wanted to be side by side so we moved you as we had no choice'. 2) Showers and bathrooms out of order due to vandalism. They were unusable until the day before we left. Water main had to be shut off one day due to a pipe break. Had just put clothes in washing machine and had to pay again as cycle ran without water. No one could be found at office as it was locked during normal working hours this time. 3) Dirty pool and hot tub. Untreated green color water. Mold and rust surrounding the pool walls and decking. Definitely not swimmable. The Health Dept. would definitely flag them. 4) Activity room. Dirty and unkept. No diaper changing station. The office lady was using it to let her kids run around unsupervised. 5) Not kid friendly. Strongly suggest bringing DVD's to entertain the kids as children 6 and under have very little to do activity wise...especially with no pool. They're 'movie on a hill night' is 1 night..Saturday night only. 5) Overan with fire ants. Almost impossible to avoid being bitten by omnipresent fire ant mounds. Kids and pets beware. 6) Very little beach area to enjoy. No posted signs for newcomers directing you to access trails. 7) Fire burn in effect. Not their fault but no enjoyable outdoors evening campfires..or s'mores. 7) The office staff is apathetic and complacent. They have a condescending attitude that's very disappointing. 8) Office employees were 30 minutes to an hour and a half late to open the office 2 different mornings while we were there. No one answers their office phone when you call anytime of day. This staff could definitely use a course in customer service and appreciation. It's obvious that the park has absentee owners as no business owner would allow this disappointing treatment of their guests. The RV Park Staff and management always set the tone for your experience. These folks fell short. Overall the park has an unkept, neglected feel to it. The facilities are worn down. One excuse I heard was they had a '5 year plan' to restore and renovate the park. 5 year? It should be 5 months. The park was full and obviously generates good revenue. Don't be deceived by those outdated park photos on their website. They looked photoshopped. We've stayed in numerous RV parks throughout the years so we know what acceptable and non acceptable is at parks. We won't be returning and hopefully this candid, recent review will help others temper their expectations. On a positive note the Park does feature some gorgeous matured shady pecan trees. It is also located close to the river for easy access. With these 2 features the owners could turn this park around. Remodel the swimming pool, hot tub, showers, bathrooms. Offer an outdoor kids playground facility featuring jungle gyms, ninja course, free bicycle usage. Have nightly movies with complimentary ice cream. For the owner and staff..get out and meet and greet your guests at their location. Thank them for coming and ask if all their needs are met. Show some gratitude. Owners and employees always set the tone for your experiences and memories. My hope is that the owner makes it his goal to turn this into the #1 RV Park destination in south Texas. read more

Really bad experience. The owners and employees are completely ambivalent and unhelpful. They don't care about providing any type of customer service or making sure that people are taken care of during their stay. We were here during the coldest week of the year which made it a doubly horrible stay. The owners cut the water to the whole place, closed down the bathrooms and showers and bolted for 3 straight days leaving all of us completely stranded and without access to any help. Also, for some reason they have made the entrance to the park only 10 feet wide with a gate key code. The issue is that they don't warn you about this and if you're not careful you'll catch one of the sides of your rig on one of the metal posts. We'll never stay here again and we'll urge others to stay somewhere else if they are looking to stay in the area. read more

We are new RV owners and this was our first ever trip. We were so pleased! The staff was very friendly and responsive. The property was very clean and staff were always doing something. We had an ant pile in our spot and they immediately came and treated it. We also saw that other spots had portable fire pits and we inquired about them - they brought one right to us! The hookups were clean and easy. The property is right on the river and our grandchildren enjoyed exploring. It is nice and tucked back in a lovely area so you don't hear highway noise. If you're looking for a nicely ran park this is the one, the bathrooms are clean and maintained and so is the grounds. However- I don't like how we weren't informed of the pool situation beforehand- you can only use the pool once a day and only for one hour- & you have to reserve that. I don't think pricing should be what it is due to that, without informing people especially in these summer months. Also when we arrived two people who "lived there" were standing in our spot and started talking to us and it was dark and just overall a little uncomfortable. They "saw us drive in and wanted to say hi", as nice as that sounds- when it's dark outside it's just not lol Overall- the pool situation was a complete damper on our trip and until they change that I don't recommend camping here especially with kids who would see a pool and want to swim. read more

The parking spot was fine. I went to take a shower it lasted a total of three minutes (hot water) I have long hair so I could not get the cream rinse out. I also wanted to use the hot tub and the inside pool and they stated that the heater was out in the pool and I was told I could get into the hot tub of course at A later time in the evening and when I got there the water was ice cold. The main reason I chose this place because they had a hot tub. I think that it is false advertisement. they should have to take that out of their information if it does not exist. read more

With family in Austin we looked for an RV park within 30min and found Pecan Park. They had great reviews, great winter camping discounts for full hook up spots, dog parks, a pool, playground and gorgeous river access. We appreciate that they do background checks on long term residents, they keep their grounds spotless and they have fun activities during the week for the kids. We wanted to share a few things that lowered our overall rating of the park but in our opinion aren't total deal breakers if you're looking for a safe, clean RV park in warm Texas. When we arrived we discovered that to stay we needed to sign a non-disparagement agreement (see below). "Campground and User respect the privacy of and enjoyment of the Pecan Park Riverside RV by both the Campground and all guest, including User. Therefore, Campground and User agree that they will not publicly disparage or make other negative comments or statements, orally or in writing, about each other or any other Camper at Pecan Park Riverside RV." This was a first for any RV park we've ever stayed in, and we're still wondering why they would discourage negative reviews... Feels like a great way to gauge what needs improvement and be honest with potential residents. It's often that we find other's "negative" reviews/perceptions of a park to actually be a positive characteristics of a park for our family. We picked Pecan Park over another RV park in the area because the website said they had a pool. Upon arriving we found that the pool was closed due to a back ordered part and remained closed for two out of our three month stay. We paid for the full month and yet weren't allowed to leave two days early (unless we wanted to forfeit our $150 security deposit). This made our future travel plans very difficult to coordinate with our work schedules. You're also are required to fill out an "Intent to Leave" form ahead of leaving your site (or forfeit your security deposit). The office staff seemed a bit corporate and overly strict at first but warmed up after we had been there a while. They all clearly work very hard & deserve more days off in our opinion. We loved that they allowed us to have packages sent to the office. Would rate their Covid-19 safety 2/5 as the staff didn't start wearing masks until the third month we were there, and even then it was rare. We were one of the few residents to wear masks when at the playground, or community activities. All this being said, at the end of our three month stay we had grown accustomed to the few seemingly strict rules, and ultimately enjoyed our stay at Pecan Park. If we're ever back in the area we'd would consider a short term stay with them again. read more

Very nice RV park. Spots are decently spaced and shade for about 2/3 of spots. The standard sites are in a newer section and trees are not as mature. Spots are relatively level with a nice amount of grass around. Check in was a breeze but other than ice, not much in the way of needed items in the office/shop but only a couple miles from shopping. River access is adjacent but not a large swath of space if you plan on sitting on the shore...overall a very nice place and we will definitely return! read more

We needed to get away and booked am RV site here to take the family. We were lucky enough to be given a spot under large, shady trees and directly in front of the river access. It was beautiful! The site was clean, the WiFi worked GREAT for all 5 of us. It is a very family friendly location. Free shaved ice most days! The kids loved the basketball hoop. There is a playground, but we didn't use it. The kids were at the river most of the time! Dogs are allowed and all the dogs onsite were well behaved. In fact, ours were the most annoying of them all! All the hookups worked, though the water did leak the entire time so we had quite a puddle going. We will definitely be back! read more

Good: it's a beautiful park. Shady and access to the river is A+. Bathroom/Showers are clean and the staff is helpful and cordial. we asked to move to other spots but opted to stay at the assigned. Bad: The entrance gate: not very wide, have to be careful not to damage your RV while entering. Pads: The one we were assigned was very narrow and cumbersome, the power, water and sewer were in awkward positions and we had to adjust several times to make it work. We enjoyed our stay at Pecan Park Riverside RV Park. Staff were friendly and extremely helpful as I had to have a package delivered to the park. We had a riverfront site, so the neighbors were really close, but a small price to pay for the view of the river. An amateur driver would struggle getting into some of the back in sites; however, there are ample pull through sites available. The river was very nice, I only wish the grass was mowed along the bank for easier access, although there is a designated entry to the river for the park guests. The scheduled activities are a plus. The location of the park is off the beaten path, but conveniently located near Wal-Mart. Overall, our stay was great! We will definitely go back! read more

The good: The park is beautiful and CLEAN. The spots are really well kept and everything worked as it should. The river access is great. The river is gorgeous. There is a great playground area for the kids. We had another couple with us. We had 4 kids ranging from 9 to 2. All four kids loved the place. We the parents loved the serenity and beauty. It really is a good place to visit for young and old especially if you like quiet. The not so good: The pool. It was clean. Water was clean. Bath house in pool area was clean. It seemed to be a saltwater pool and there was some rust around the exterior that needed tended to.. There was no mold as it was all built with exterior materials. You need to understand this is an RV Park not a Resort. There is a difference The rules and the people that "monitor" the rules. I'll preface by saying yes they are rules and yes when you sign up you agree to said rules. I also understand things (rules) happen for a reason. However, the people that drive around and look for violations clearly don't look closely enough. It's almost like they have a quota. I got a voicemail about burning wood that wasn't bought at the park. We burned a couple cardboard boxes from things be bought for our new rv. We used those boxes to start a fire from sticks we picked up out of our sight. Anyone that knows anything about pecan trees is they drop sticks nonstop. It's part of having pecan trees. I didn't bring wood. It was all from the park except two boxes. The next day I got a voicemail stating no clothesline's. Yes I know it's a rule and it was taken down as soon as clothes were dry. The pool has to be reserved and you can only have it for an hour and you can only have one reservation per day. I feel like this could have been on the website for us to know. In closing if you want a pretty place to camp and don't mind someone driving around giving you side eye constantly you will love this place. The rules be broke and were called out on were stated clearly in the rules so I'm not complaining about that part. My only issue is the way they go about searching out violations. The staff were all pleasant. The s'mores for the kids were great. The river was great. The pool was great. No one in my party was disappointed with the facility. read more

We stayed here Sunday Wednesday. They advertise wifi and pool. The pool was closed due to maintenance work for 3 of the 4 days and wifi was not working. They kept saying that it will all be fixed shortly, however it wasn't. I liked the park and I understand things happen but I also feel that they should provide some discount or coupon for the people that come, planning to use these amenities. My husband was planning on working in the camper but couldn't because there wasn't any wifi. I'd still camp here again, I'm just annoyed with the fact the amenities weren't available as thought to be. read more

Pretty little Rv park with grass and trees. friendly folks run it ! We got there after dark and some nice people who work there immediately showed up to escort us to our site. And, it's next to a beautiful little river so I just had to set my easel up and paint. We were just overnighting so didn't get to take advantage of the enclosed pool. It's Close to civilization if you need a Walmart run but you can't see it from the campground. Would definitely stay there again. read more

Although its a decent RV Park I don't recommend them. On our way there I developed a medical problem so I wasn't able move around. My aunt who's 80 was brought by our site for 10 to 15 minutes and I was charged an additional $10 because the walked onto the property to see my wife and before we move on in order to address my medical problem. There many other RV Parks in and around the area so we won't ever be staying there again. I know its only $10, but its just the principle of the whole thing including the ladies bad attitude who worked in the office. read more

$35 per night We spent 8 nights here with friends. It's a solid RV park, but nothing special. The management is a bit particular and quirky. You have to sign a non-disparagement agreement when you check in AKA you're not allowed to write a bad review about them. I hope this doesn't count as a bad review Their signage around the park is a tad passive aggressive. The park is close to San Marcos, which is a perfect place to run errands. The nearby San Marcos River was quick flowing while we were there with beautifully blue water. They have different levels of sites available (standard, deluxe, premium, etc). I honestly couldn't tell the difference between them. We stayed in a Premium, but it wasn't premium by my definition. We were 10 yards from each of our neighbors. The wifi was terrible (no surprise), so we lived off of our Verizon Jetpack for the week. The best part of this park was the hot tub. Bonus: there are pecan trees everywhere. If you find a good one on the ground, crack it open with your travel mug and eat the freshest pecan you'll ever try. read more

Nice park - deep sites. When the Pecan trees get their leaves and there are pecans on the trees it will be even more amazing! Great place to take your pets! Very friendly staff. Only issue I had was before going I called to get some information and every time I called got voice mail. While at work and making a personal call, I'm limited on when I can use my cell phone and it was a bit frustrating that I couldn't get hold of anyone. All in all it worked out well because we came in late Friday night (around 8-8:30pm) and there was actually someone at the office leaving and she directed us to our registration packet and then took us directly to our site. The park is very pretty and clean for the most part. Many sites have absolutely no shade While I understand the need for policies at every park, this park is very restrictive. There are no golf carts for rent and yet you are not allowed to bring a personal cart. Access to the river is very small and is a hike from most of the camp sites. There is a pool, however, you are required to make an appointment and they are not same day. read more

The park itself is beautiful but the staff is awful and I think their policies are questionable. I was not refunded my deposit from the park because "I left before my time was up". I had to have my travel trailer towed away due to complete total from a flood. On top of that I was away for three days and no one notified me that my brand new trailer was no longer inhabitable. I understand the no refunds under any circumstances but I hardly think an act of god destroying it is something I should be accountable for. Did they expect me to just sit out there on the lot? Couldn't use the awning & barely able to open a slide because of trees almost against the camper. the WiFi was out our entire visit & there are no refunds if you have to cancel no matter what. Pecan Park Riverside has some definite positive points. The area is quiet. There are some strict policies like limits on partying which evidently come into play during the summertime, that make this an enjoyable place to stay. It's also obvious this park suffered some through the flooding, as you can see large trees toppled over near the river. Everything works. Water, electrical and a full lineup of cable here. The Internet, a common complaint of RVers is spectacularly good. Maybe it's because there are fewer RVers here. The one thing the park could control, the pull thrus are a bit of a mess. It's not level and there are ruts from the mud. I found out from another person the camp has flooded a few times, so that explains why the camp was in that condition. read more

We have stayed at this park twice now. Very quiet and serene. Lots of things for the kids to do in the winter or summer. One of the workers named Chris, was very hospitable. He has children himself so he was very catering towards the kids. He did Smore's for all on our first evening. Then the next morning he came over to make sure we had no ants. I was impressed with not only his energy but his generosity and his care for the comfort of everybody at our campsite. He is a Great asset to the park and a very outgoing and nice person overall. Wish there was a minus 5 stars. Where do I begin with all of the troubles with this park? Our camping group with 11 rigs stayed there this past weekend. About half of us had to call multiple times to make a reservation. Couldn't do this online as it was a rally. One of our folks called over 20 times. Call backs were slow or non-existent. Phone was never answered. Excuse is, they are short-handed. If they are short handed, it must be a systemic problem. It's a college town for Pete's sake. We chatted w/one gal who is a full-timer who submitted her application to answer the phones a month ago and has rec'd no call from her app. Our group wanted to use the activity room and was willing to pay the $50. Multiple times, I told them we needed it all day on Saturday starting at 7:00 a.m. The property manager said the key would be delivered to me by 8:30 the night before as the room was being used the night before. By 8:30 I was worried as I had no key. I called the emergency # (BTW don't bother. It must go to the same place all of the other calls go. Call Purgatory) I found some folks playing games outside as it was game night, and they directed me to the activity director's camper as she was the one who was supposed to bring the key. Very nice lady who just started that position. She knew NOTHING about a key. It is past 9:00 p.m. by now. She calls the property manager (are you noticing a trend here?). She hands me the phone. Property manager lamely apologizes that she forgot and then gives me the code to get the key from the key box on the door. I was livid. Said property manager showed up for game night (I was told by those in attendance) but couldn't remember the key. We then find out, at 10:00 p.m. when we checkout of the room that there were no chairs. The owner took all of the chairs and all but three tables on Thursday for a function they were having! Now I have to text everyone to ask them to bring chairs. It would have been easy to communicate this to us so we would have been prepared. But NO! This was after spending an hour tracking down the activity director. So apparently the owners don't care about their customers who are using the activity room! And if the owners didn't know about us reserving the room, well that points right back to the property manager. Also, on Saturday morning, office is supposed to open at 9:00. A person who was wanting to talk to someone in the office came into the activity room. It was 9:15. I walked out with them, and a young lady was coming out of the office and locking the door. I walked the gentleman over to her, and queried about her locking the door and the office opening at 9:00. She said she had to perform site checks and was the only one there. So just lock the door and ignore the phones. That seems to be their MO. They have mostly full-timers and from all of their actions don't care a whit about the "weekenders". Until the owners, who have a real gushy write-up about their Christian beliefs online (https://www.pecanpark.com/our-story), either fire the property manager or start taking an interest in this RV park and actually go there to work, we won't be back. Times are good right now, but things change. And as Christians, you're supposed to be doing your best in all that you do. Take an interest in your RV park! You have cameras everywhere. Look at them. At no time in our stay, was the over-worked, her words, property manager there in the office. Only for game night. No wonder calls aren't answered and messages left are ignored. It is amazing how yelp filters "good reviews" I am sure this will fall under the not helpful category. But in case it doesn't, look for those in this park. This place is a horrible place for long term residents. The staff at the desk are nice enough, but the security team is terrible. There are many people that I met in the park that all left for the same reasons. The security takes their job too seriously. I will elaborate. The way the park is laid out, the driveways are "one way". I use quotes because if you are driving with an RV, it would be impossible to follow that and park your rv in 50% of the spots. So most residents don't follow those signs. (It's not practical, in fact I would argue, more dangerous to follow than not). That said, I dropped my trash off and was headed back to my spot (100yds away)(yeah I know, I am lazy to drive my trash and not just carry it, but it was cold (for Texas) and didn't want to walk). As I was headed back, another car was coming up, there is plenty of room for two cars, but I was being "respectful" of the signs and pulled off the road. The guy in the car stopped next to me and rolled his window down. So I pulled around him and went to my spot. Well that pissed him off and he flung his vehicle in reverse and reversed (the "wrong way") to my spot where he proceeded to scream at me that I was breaking the rules. Trying to deescalate the situation (he was old and I am a huge white male (wouldn't have looked good if the cops needed to be called)), I said, "Yeah I know, I was just dropping off trash." He continued his tirade as I walked into my RV. Mind you, he never identified himself, and he was in a personal vehicle. Come to find out, he was the head of security. Yeah, screaming and yelling like he was still a drill sergeant in the Army... which ironically, he was at one point. So I get a call from to office informing me who he was and that this was strike one (three strikes, and they boot you). This was January, we lived there since the previous October. A couple of days later, we get a call that our dog is tied out with no one outside, a practice we had exercised since we moved in (and that at least 50 other residents including one of the gals behind the front desk also practiced). According to the rules, that was not allowed, but in speaking to the maintenance guy when we moved in, he said they didn't care as long as the dogs weren't aggressive or barking (neither of which my dog was displaying/doing). That was strike two. I could see where this was going. So I found a place right around the corner and there was an open spot. So we snatched that up. Here's what they don't tell you up front. When you move out, they charge you the absolute most they can. So for our deluxe site the current rate was 50/day 250/week 500/month. We were lucky in that it came out even, but another former resident got hosed. He moved out after 27 days(or three days early). Ok, any reasonable person would assume that the monthly rate of 500 would apply. Not here. Nope. He was charged $1050 for his last month. Let me break down how they got that: 3 weeks (21 days) @ 250/ week and then 6 days @$50/day. I would recommend boondocking in the walmart parking lot before staying here. So glad that they requested a review as we actually didn't stay as planned. When we reserved on line - there was no mention of any of the amenities being closed due to Covid. Once we found out that some of the amenities were not available as advertised - we requested to cancel our stay. Our request was several weeks in advance. They would not refund our money and maintained their policy of just allowing a credit for a future stay. Most businesses are making accommodations for a worldwide pandemic - beware that this business is not flexible at all in regards to cancellations.. even when their amenities are not available as described when booking.. read more

Beware The Refund Policy!! I booked 3 sites to accommodate a large party of us, however as bad luck would have it the reason for our stay (Softball Tournament) was canceled due to inclement weather. Since we were canceled, it made no sense to stay there after all, so we canceled our reservations. Per the refund policy, the owner will not refund your money - they elect to keep it on file as a credit to use in the future, actually for up to 6 months - the problem here is that we are not scheduled to play in San Marcos or anywhere near there for quite some time. The fact that there are no special circumstances given to extreme situations is disheartening and unfortunate. Now, I'm out a lot of money and cannot accurately review the grounds because we never got the opportunity to stay there. One star review for refund policy. Now and if I ever get the chance to actually stay there I will revise my review - until then, be careful and read the fine print. read more
