I moved in my apartment in March of 2025, my very first day (actually weekend) I noticed my upstairs neighbors in apartment 1482 were EXTREMELY loud (stomping, moving furniture, running, dropping things) , they were so loud that I assumed they must also be moving in at the same time. So I just dealt with it the first weekend assuming it would stop after a week or so. I was completely wrong, I have lived in this apartment for almost a year now and the insane amounts of noise have never stopped. The noise starts at 7 am when they wake up and continues all day until as late as midnight. It's 7 days a week, every single day. I have wondered to myself this entire year how it's possible for someone to walk around their apartment all day, move furniture, stomp and drop things consistently for 365 days. I still don't know. I have brought this up to the leasing office 4 times and they simply do not care. I've sent them video footage of the excessive noise and they rarely respond to my emails. They claim to have had "internal" correspondence with my upstairs neighbors but they have followed up with me exactly 0 times about their correspondence. They have not been proactive in addressing the issue and checking in with me to see if the problem has been resolved. The only time I received an update was when I went to the office to complain again at which point I asked for an update on my last complaint. I lived in a previous apartment for 3 years prior to moving to the Guthrie, also on the 3rd floor with upstairs neighbors and I didn't hear or think about my upstairs neighbor a single time in those 3 years. I'm sure other apartments are probably fine but from talking to other residents here as well the leasing office is either incompetent or they don't care when it comes to issues beyond a simple maintenance request. There are new apartments popping up all over Austin, take your money elsewhere.

The amenities are fantastic (largest apartment gym I've ever seen). Pool is gorgeous and you actually find yourself using it and meeting people + hosting friends. The maintenance team is extremely responsive and gracious whenever things go wrong. Could not love living here more. They are friendly, professional and provide exceptional customer service. Anytime I have needed any assistance they are extremely responsive! The amenities are amazing and you literally do not have to leave the property. There is a gym, dog park and walking trail right on site. My senior dog Bentley, who just survived cancer fell in the community the other morning while I was walking him and my 65# Cane Corso puppy. I called the office to ask for help as I didn't know what to do and Miranda & Jerry were there within 1 minute to support! They even helped me get them back home and gave Bentley a ride in the golf cart! This level of customer service is rare nowadays and goes above and beyond! Huge shoutout to Miranda & Jerry for being so responsive but honestly the entire staff is remarkable. The culture is created by the leadership so huge shout out to Adam & Saira on the management team for the amazing atmosphere that they have created. Thank you Team Cadena for all that you do! DO NOT LEASE! Terrible apartment complex and management team. They cheat and are incredibly rude…read more We had issues with them the moment we moved in. First, they gave us an apartment that was completely dirty. Nobody bothered to clean it up before our move-in and when we requested to get it cleaned, we were told that it wasn't "that bad" and that it wasn't their duty. The windows were so dirty you couldn't see out and they said that anything external isn't their problem. Over the course of us living there, the problems continued. For example, they had issues with the gates not closing so many nights the gates were just fully open for anyone to come in. Very unsafe. And for 3 months when I pointed it out, they just said they were working on it... they also changed the locks to the pool and the gates without telling anyone. Most neighbors I talked to had experienced very similar issues. In the end when we decided to move out and gave them 2 month of notice, they refused to let us sublease the place and charged us a full month extra rent on top of what we were already paying. After paying everything, they sent us another bill for about $1.5K that listed the apartment being "dirty" (even tho we cleaned it and it was in a way better condition than what was given to us), and they requested back all the discounts they gave us for Covid and the apartment location/condition. This has been the worst experience I have ever had with any apartment complex in my life and I honestly don't know how the management team can still work there. They are cheating people money and all the people who live there know it by now and are just scared to break the lease. Again, please do not lease with this apartment complex, their "lower prices" are a scam and you end up paying for it later.

Now that we got that out of the way, the cons... oh the cons. The area is awful. Your car WILL get broken into, and the security they have is a joke. Mostly it was a small woman walking around with a vest on and constantly on her phone. They never seem to be able to produce camera footage, despite there being cameras installed. I had my catalytic converter stolen from INSIDE the key entry parking garage. This leads me to the residents. They will steal your stuff. If your package is delivered to your door you better get it fast. If its delivered to the wrong locker, consider it gone. There are some real losers living there that dont care. The walls are paper thin, babies crying, people arguing, music blaring, its constant. Nobody cares about quiet hours, and nobody has any shame. You can hear everything. The design is terrible. The kitchen is half your apartment, so there isnt room for a couch and a kitchen table to sit at, so you have no choice but to use bar stools. The doors open into other doors, the cabinets are warping, and the flooring is cheap garbage that is coming up everywhere. The windows don't open so you cannot get fresh air. If you dont have a balcony, there is no way to exit your apartment if a fire starts except the front door. Seems safe.... There is nothing luxury about this place. The price is atrocious for what you are getting, which is just location
