We had our roof replaced and as with other reviewers we find ourselves in a completely unnecessary position months later with the roofing supply company placing a lien on our property. Why? Because Perfect Choice Roofing did not pay them even though the project was paid IN FULL and included that THEY pay for ALL materials. Please, do not believe any pre-scripted responses you may read from them about "working towards a resolution". They were very, very aware of the situation for months. Peter, the owner himself only provided lip service, repeatedly reassuring us to not worry and that it would be taken care of. Well, the lien is proof of just how well it was taken care of. Be away of this company. I hired Perfect Choice Roofing and paid the job in full. While the work was in progress, I received multiple letters from one of their supplier demanding that I pay them directly instead of my contractor. I repeatedly notified Perfect Choice Roofing, and they responded by email assuring me they would handle it and I "didn't need to worry." Despite those assurances, their vendor recorded a lien against my home, and they filed a motion for summary judgment and a foreclosure action. After that, Perfect Choice Roofing stopped being responsive, told me the owner Peter Vargas "can't talk," and when I went to their office they wouldn't open the door. We began this roofing project in August 2025 after being told that a metal roof would take approximately 4 to 6 weeks from tear-down to full completion. Because we have solar panels, keeping downtime to a minimum was extremely important to us to avoid additional electric costs. The representative, Paul, advised us the company purchases the metal and doesn't start the tear down process until the metal is delivered to them to reduce the time. After signing the contract, we reached out to Paul via text and several calls all of which went unanswered. We finally got ahold of the office and was told he no longer works for the company. We were left asking when our roof was expected to start. The tear-down was completed on August 18th, and I want to be clear that the tear-down crew was exceptional. They covered our pool, cleaned up thoroughly each day, inspected the grounds for any nails, and were professional and careful. At that point, we felt confident we had chosen the right company. We then experienced 5-7 days of heavy rain, and the project was pushed back by one week, which we completely understood. Unfortunately, that one-week delay turned into three months, with the installation phase not restarting until the end of November. When installation finally began, the crew showed up for the first two days -- and then disappeared. Then they returned briefly -- and disappeared again. During this time, no one from the office proactively contacted us with updates. We repeatedly had to call to ask where the crews were and what was happening in which the office seemed unaware the crew wasn't on site working. A major ongoing issue throughout the rest of the project was poor communication, lack of follow-up, and inconsistent crew attendance. When we were told two crews would be on site, only to have three people show up. When we were told they would be there, several times no one came at all. What should have been a few days of installation ultimately turned into nearly three additional weeks of delays once the install actually started. To make matters worse, the company failed to pay their material company, which resulted in a lien being placed on our home, even though we had already paid in full and in cash. We were told multiple times that the lien would be resolved including that it would be handled before Thanksgiving by the owner, Peter, but it ultimately was not cleared until December 5th. The roof was finally completed this week roughly three and a half months after the teardown -- and only after the lien was officially cleared did we submit our final payment. Two other houses in our neighborhood had their metal roofs redone at the same time as ours. Thier entire process from tear down to complete install was done within 2 to 3 weeks!!! To be fair: The tear-down crew was excellent The finished product does look very good We were ultimately given a $500 discount for all of the delays and issues, and that is the only reason this is a 3-star review instead of a 1-star review. While we understand construction can have variables, communication, follow-through, and proper subcontractor payment should never reach this level of frustration. This could have easily been a 5-star experience based on workmanship alone, but the process and lack of communication overshadowed the quality of the final product. About a month later, they were shocked to learn that a mechanical lien for nearly $10,000 had been placed on their home because Perfect Choice Roofing failed to pay their supplier.Seeing a loved one deal with constant stress, legal threats, and fear over their own home--for work that was already paid for--is beyond upsetting. Be careful with this company. They do not respond when it comes to honoring their warranties. They installed my new roof, and it was only two years old when, during a home insurance inspection, the inspectors found broken tiles and concrete deterioration at some of the joints. According to the inspectors, this was a simple repair and clearly something that should be covered under the warranty, as the company offered a 10-year warranty on materials and labor. When I tried to contact them to request warranty service, they did not answer phone calls or emails. I only managed to get a response when I called from a phone number they did not recognize. The person who answered (located in Puerto Rico) was contacted to ask about my warranty as well as to request a quote for another roof I need to replace. Only then, they finally send someone to inspect the issue. After several weeks of waiting, I was eventually told that the repair would cost $750.00, and that the warranty did not apply, without providing any logical or technical explanation as to why the warranty was denied. Very poor experience, lack of communication, and no responsibility for the promises they make. read more

Very unresponsive business. Very unprofessional office in which I was spoken to rudely by the staff when trying to follow up on a quote. Quote was vague and lazily put together with too many "to be determined" lines included. On trying to follow up on quote I called several times over a week and not once could I reach the person who came out to inspect the roof and he never called back. Most troubling to me was my neighbor had a responsive experience with them and the only difference between my neighbor and I is I'm a black homeowner. Recommend them highly. Pete and the whole team did a terrific job. Repaired the roof and trim as needed and roof looks great now. The whole process starting with a very fair quote to explaining the complete process and scheduling and completing the job was pretty easy. They scheduled the payments and demo to coincide with the delivery of the tiles so everything was completed in around 7-10 days, not months like we have all seen when driving in Miami. Demo is always a messy job but the crews always took the time to lay tarps when needed and clean up after finishing each day. Would recommend them without hesitation. read more

Recommend Perfect Choice Roofing over any Roofer in South Florida. I'm the condo president of two buildings on Hollywood Beach. Per condo rules needed quotes for repairing one of the roofs. One roofer said needed new roof, never stepping foot on the roof. Used a drone, and based on photos said that. Second had no idea where leak came from, and quote 3x that of Perfect Choice Roofing.
