I had a late night flood (suite upstairs water tank burst) and my many phone calls to PPM were useless. The answering service said I would need to wait for the day time staff. For 7 hours I watched and listened to the water pouring in. Making every hour a more expensive flood situation. The after flood service from PPM was just as bad: Everyday I asked PPM to come to see me to cover next steps and they finally came 6 days later. The humidity readings behind my bathroom tiling was relative value: 999 Wet. I was displaced for weeks. There was no assistance given to the mess I was in. Stay Away!!!! I have been meaning to leave this review for about a year and a half. I fired this company because I felt like I spent too much time managing my property management company. One PPM rep was constantly late or a no-show with tons of excuses. There was only one employee of PPM that I trusted and when she quit, I told the founder/CEO they had 3 months to prove to me they weren't the disaster they appeared to be prior to that one trust-worthy person. He made lots of promises to me but in the end my tenants were soooo displeased with the service/lack of service and attention they got from PPM. To punctuate this terrible experience, PPM claimed they lost all my unit keys (they magically became un-lost when I showed up at their office), and they kept my tenant's security deposits claiming I owed them money for a repair they could not provide me with an invoice to substantiate. Subsequently, they stopped communicating with me altogether. Oh, I failed to mention I had a horribly, scream-y argument with PPM on the phone trying to settle some issues prior to this. Have you ever spoken with someone who just yells over you when you try to talk? Fun stuff. lol. DO NOT WASTE YOUR TIME WITH THIS COMPANY. They are a joke but unfortunately they are the ones laughing at potential renters and home owners. Read and believe the negative reviews on google & YELP. All of the bad reviews say the same thing... this is not a coincidence. This tells me that the are either grossly incompetent or they are knowingly running the same scam over and over again but more likely it is both of these things. My boyfriend and I answered an ad they placed on Craigslist for a 1bdrm apartment at 80 St. Patrick St in Toronto for $1799/month. Parking and all utilities included. The ad had been up for a month and was originally advertised as $1900.00. When I questioned this they said they had just dropped the price but did not say why. Kaila Dundas was the sales representative they sent to show us the unit had she no clue about anything. Including the unit number we were there to see. Kaila could not answer basic questions about the apartment or what was included in the rent and she did not even have a copy of the listing with her. I could have done a better job showing the unit by just reading the ad. We did think all of this seemed unprofessional and odd but it's Toronto and apartments are not easy to find. We let Kaila know our interest in the property would be dependent on the confirmation of the parking, pool, A/C and included utilities. She said she would look into it and get back to us. I ended up following up with her as I did not hear back. Kaila text me back and said that she received confirmation that everything in the ad was correct and included so we proceeded with the rental application. Then (just like another google reviewer reported) Kaila sent me a text at the last minute to tell me that the parking was in fact not included and that it would be another $250/month. Her response was " There was a mix up and unfortunately we are only as good as the information we receive". She chose to pass the blame onto the home owner rather than concede to her own incompetence and lack of follow up. How many times does this "mix up" happen to this company? Any diligent business or sales rep would surely check on a detail like this ESPECIALLY since it has happened before. They basically want to string people along and post listings at a fake price and then try and scam people into paying more money. Any business that does this repeatedly should not be trusted by a potential renter or a home owner. That being said whoever does own this property should also be concerned with Performance Property Managements lack of ambition or commitment to getting their property rented. These guys are the worst and because of lack of common courtesy in correspondence between tenant and owner of property, their staff lies about communicating issues up to the owner, and months later you find out they never did, and then hides and wont answer phonecalls, I am out $2000+ over their bad management practice and have decided to move out of the property they manage - to no fault of the owner. I'm actually thinking about suing them for this balance, as well as damages, moving fees etc. By the looks of the reviews here, this seems common practice by PPM. List or deal with your property issues with PPM at your peril. read more

Horrible property management service. They will refuse to give notice of entry to your tenants for repairs if you don't use them or their "approved" contractor to do repairs. If you do use their contractors, be ready for a 10% upcharge fee for them arranging the repair work...even for simple stuff. I tried to talk to reason with them and work with them towards a solution but, they didn't want to hear it. There is so much more I could say...but I will limit my comments. I'd give PPM 0 stars if that was an option. They have zero rapport (never answer calls/emails), zero accountability (insist that you cover maintenance/repair fees yourself if you hire someone to get the job done -- since they refuse to) and must be either run by people who are completely incompetent or are just scamming homeowners out of their money in exchange for doing absolutely nothing. Avoid at all costs and save yourself the money, frustration and headache of having to get the job done yourself if anything goes wrong with the property you're living in. (Such as having black mould growing in your kitchen for six months, as what happened with us.) The only reason why they are still somehow averaging 3 stars is because apparently they pay reviewers to take their negative reviews down (see reviews below). The worst and I'm so sorry I didn't read these reviews before I engaged them to manage my rental unit. Tenants did so much damage and PPM never did anything to protect my rights and property. I received quote that ended up being twice as much as originally quoted. They didn't do anything when the tenants refused to pay a months rent so I had no back up funds for the $8k worth of repairs and damage to my unit. This is illegal but no effort was made to get the funds. They arranged their trade to supply and install new toilet, plumber broke the tank lid and has left one that is way to big and slides off constantly. PPM advised not their problem and that they won't arrange their vendor to replace the tank lid with the one I paid for that fits. Client removed and lost built in furniture, never reinstalled as per agreement, drilled holes in kitchen cabinetry, drilled holes in ceiling of contrete slab over balcony, destroyed the walls, drilled holes in the duct work, and left the unit a complete mess when they vacated the unit. I was left with damages and repair issues with no way of obtaining assistance. This company is aggressive when you are trying to get the items/ service you paid for and slack when it comes to their job description. Honestly believe these reviews and don't fall for the same scam. From the onset they look like they are magic but you will quickly realize that they are there to collect their pay and do the very minimal for you. I felt like they always had my tenants back and not mine, when I am paying them to manage my interests. Disappointing beyond words. read more

UPDATE: Make sure you read my original review (it'll be moved to the end of this), but I thought it was important to update here on the anniversary of when we were taken advantage of. They hired someone and tried to pay me to take this down. I didn't realize there are messages on Yelp, so I didn't see it until a few months ago. Instead of paying your way out of negative reviews, why don't you just do your very simple job instead? There's a demand for property management services in this booming real estate market nowadays. It's like Trump meets Ricky Roma. I used them for over 4 years on a property in Toronto. They tout a lot of services but never deliver. Initially, I thought I was in good hands, and even recommended them to a colleague (who also strongly regrets going with them). But within a couple months, it became pretty apparent just how bad their services was. The moment I was out of town, things went south. Was promised inspections between tenants. They never inspected anything. Two tenants left significant damage which they never did anything about. I saw one of these in between tenants when I did my own inspection and reported it to them to handle before new tenants moved in. They didn't do anything. When I asked about it after, they said I'd never asked. Asked again after the next tenant and was told they don't do this service and that this is up to me to do as the owner. They promised timely rent payments - at least twice they screwed up with rent being late. They also once double-debited the tenants and deposited in my account...and *the tenant and I* had to flag it to them. Seriously? You just took an extra $2k out of someone's account and didn't notice? When we flagged it (independently) they looked into it and corrected it - which took over a month to get resolved. They did the same with the tenant's final rent cheque - at least they caught that one. But it was still a nightmare and left the tenants livid, and left me flummoxed as to how so much mismanagement could come from one organization. They constantly 'forgot' that I lived across the country and kept asking me to do things locally. They 'forgot' that I had given them a parking remote for the tenants (and then didn't rent out the parking spot - the exact opposite of one of the other reviewers' experience) and 'forgot' to turn it in to get a new keyfob when the building changed the garage control systems. They 'forgot' to send building notices to the tenant. They 'forgot' to book the HVAC inspections when I instructed them to do so. They 'forgot' to let me know when the people handling my account left the company and new people were hired. They 'forgot' so much, I have to wonder if the company was run by goldfish. In the end, I decided to sell my property. They immediately reached out saying they also do real estate sales. No thanks, after years of mismanagement, I went with someone I know and trust. Then Matthew starts calling and emailing me trying to tell me how bad my agent is (he's not - he was great and very honest, and I'd happily use him again and recommend him to others). By this point I had asked that all communications go through my lawyer - which they ignored and kept sending things to me. Instead, my agent and my lawyer handled all final conversations with them. During the process I also talked to my building property managers - they had received so many other complaints about PPM in the past from another owner plus the tenants in both mine and the other owner's units that they just waived the replacement fee for the garage keyfob. When your building managers think so lowly of your property managers that they take pity on you, that's *not* an indicator of being a successfully managed property management company. To be fair, many of the day-to-day associates I worked with were dedicated - not necessarily effective, but at least they were trying. But when the assigned account managers keep quitting, it kind of shows that the environment wasn't exactly great. Matthew, in particular, is one of the shadiest people I've ever worked with (and I've had the misfortune of working with people who happily went on to work at Ashley-Madison, so take that for what you will). Overall, this is quite possibly the worst property management company I could imagine. I've worked with many other property managers over the years, and they've certainly been the worst I've dealt with. I would caution strongly against using their services. Pros: relatively automated debiting and crediting of funds from the tenant to you. When it works, that is. Cons: high fees, poor service, shady owner, perform very few of the services for which they are paid, are not above being dishonest to your tenants, are disorganized, and are as petulant as a two-year old throwing a temper tantrum if you call them out on their BS. read more

I have been with Performance Property Management for 4 years and I have found their service hugely lacking. This has finally come to a point that this year they failed to pay my 2018 taxes on time and to provide NR4 form that I need to submit my tax return. As a result, I will fail to get back the overpaid taxes. For 2 months now I have been calling, leaving messages, e-mailing and no response. This type of service is unacceptable and I strongly suggest you look elsewhere for your Property Management needs. read more

As far as PM companies go, these guys are awesome. As an owner of a house in the Junction and a condo in Liberty, they took over management of both and I've been impressed with their honesty & transparency when it came to getting the best tenants to rent my place. As im sure any owner does, I wanted a high price for my house rental &for them to also takeover management of my condo. Since I would be moving out of country, I needed to turn these properties into investments and not headaches, like they currently were. After having my high priced home sit on the market for a bit, Warren, a property consultant there, let me know his honest opinion about a fair market rent. I trusted his opinion, lowered the rent and sure enough it was filled with tenants within a week after that conversation. From my experience their other staff are also very personable and kind. I plan on getting more investment properties for the Performance team to manage, and working with them has been great. Thanks guys! read more

Do NOT recommend. Worked with them on a rental property I had, other than doing the credit check for my tenant they did nothing. Had an issue with the tenant and I had to deal with it directly. Also, paid them 1K to help me with selling a property privately, was told Mathew Rutherford (the owner) was a licensed realtor and could advise on such matters. Was not the case and totally wasted my money, provided no guidance or help whatsoever. Complete was of time and money with PPM! read more

This by far has been the MOST UNPROFESSIONAL business experience of my life. I work in the corporate sector in customer service and PPM has been by far the most lackadaisical collection of individuals I have ever had the disservice to deal with. I know I am not the first nor the last tenant that has had to engage the Landlord Tenant Board, Better Business Bureau and I am now working with a lawyer to take them to Small Claims Court. They have failed to respond to an Order to pay damages as issued by the Landlord Tenant Board. Have ignored emails for them to settle the outstanding settlement amount. I have now engaged the Better Business Bureau of Ontario (Case # 1359317) I have now engaged a lawyer to take PPM to Small Claims Court of Ontario. None of the staff for the agency take accountability: For their unprofessional accountability Inability to honor timelines they have given Failure to honor commitments to resolve tenant issues Failure to adhere to the Landlord Tenant By Laws Written commitments or communications. Much like other tenants, it is not until you have escalated issues legally does this company do what they are supposed to do. As a landlord I would be wary of having them service any properties, as I guarantee you they will cost you more that you are investing using their services. As a tenant, if you have to work with them to deal with your landlord; please know your rights, engage the Landlord Tenant Board, and have a lawyer as well as the Better Business Bureau on speed dial. read more

All of the negative reviews speak for themselves - dishonest & unprofessional - there are plenty of other reputable management companies.

1) They tried to withhold an illegally charged damage deposit. 2) They tried to withhold the interest on the last month's rent deposit (I had to ask for it, and when granted, they made it very difficult to retrieve by refusing to mail a cheque or an e-transfer like they did with the illegal damage deposit that they charged). 3) They have so much turnover that it is impossible to know who the point of contact is (in 12 months, I had 3 different people act as my point of contact) 4) They will do whatever they can to inconvenience you while ripping off the tenant from their money. Basically, I would strongly recommend against getting into a lease agreement with this so called company. They lied to me, deceived me and tried to withhold money that belonged to me. Matthew and team talk a big game when trying to get your business, but deliver on absolutely nothing. The sole purpose of hiring people like this is to do two things (1) find good tenants and (2) manage all the payments and tenant needs. Essentially, take all the hassle out of renting. Stay away from this company. They put in a tenant who didn't pay rent and I was chasing them to follow up on it to get my money. As soon as they had their fee they were totally checked out. Eventually the tenant left without paying the last month and I was out of pocket. Mathew Rutherford was very unhelpful throughout the whole year where I dealt with the bad tenant. He also lost my second set of keys and fob and refused to reimburse me for it as he said he didn't have any record of collecting it from the tenant. Performance Property Management has been managing my condo in the Toronto Entertainment district for over 3 years. They've always been professional, courteous, and responsive to all my needs and requirements. They deal with any issues with the tenant directly, and I've rarely needed to step in for anything. It's exactly what I wanted and great to know that I can trust them to deal with my property rental details, get value from my condo, and not have to worry about a thing! This property management will charge you for the repairs NEEDED in the property. There is a charge for sending their repairman to the property unit. So sorry that there were no reviews prior to this before we rented with this company. Hope this helps. read more

STAY AWAY from this company. We chose them based on the positive reviews we saw in Google and other places. We do believe the reviews are fake, there is no way someone could put a five star if they ever worked with this company. Mathew is a smooth talker and that misled us too. Performance Property Management were negligent in managing our property. After we broke the contract, they used the pre-authorized payment to debit our account without any notice or back up invoices.
