Unfortunately, The first Managment company which I hired was just not on top of things. During the first year out of the US I was suffering greatly hwhile working with that company , it was a fairytale dream turning into a nightmare . When I finally let them go I hired Neena and her team, letting them take over the mess. Right from the get go I felt the difference. Honesty, communication, reliability and hands on approach are just a few of the qualities Neena at Designation properties has to offer. Neena also inherited a challenging situation from the previous management company and she took it on like a pro, putting the pieces back together while giving me a chance to some true Owner peace of mind. I'm so grateful for having someone to trust with my assets, especially in my delicate situation. My actions speak louder than words, I left my most valuable properties, my life's work, in the hands of Neena and Designation Properties while permanently living 8000 miles away. From Ben, Neena, Olivia and the rest of the team each person I've dealt with listen to the requests made and immediately act upon it to ensure tenants are comfortable and secure within their living quarters. I've had experiences with other management companies that won't care to follow up with requests or issues but rather blame individuals or make them live with the inconvenience and just collect their monthly rent. He and Angela resolved the problem by 11:20 PM. We were so grateful. But the story doesn't end there. Two days later, Angela visited our home and brought gifts for our kids -- coloring books, reading books, and small toys. Our kids were so happy. Jack and Angela went far beyond what anyone could expect. Their kindness and warmth made our family feel truly welcomed in our new home. We will not forget this.

    I am updating my review after receiving a public response from Beven & Brock that does not…read moreaccurately reflect my experience or their documented role in managing the Toluca Lake on Rose HOA. Beven & Brock claims they "have no business relationship" with individual owners and that they "did not hire F&M Plumbing." However, the written instructions that homeowners receive tell a very different story. On January 30, 2025, Beven & Brock sent an association-wide notice (attached) stating: "This is a reminder that all maintenance requests/issues must go through me, NOT the board." -- Beven & Brock Association Consultant for Toluca Lake on Rose HOA This email makes it clear that Beven & Brock is the sole point of contact for all repairs, maintenance, and vendor coordination, and that homeowners are prohibited from contacting their own board of directors directly. This directly contradicts the company's public claim that they "do not work with owners." My concerns stem from several serious incidents: 1. Delayed Response to Property Damage On June 25, 2025, the community pool overflowed and flooded my living room. Despite reporting it immediately, Beven & Brock delayed scheduling inspection and mitigation for weeks. During that time, I was forced to hire a licensed emergency mitigation company to prevent mold due to my daughter's and my asthma. 2. Multiple Plumbing Failures F&M Plumbing, the vendor Beven & Brock repeatedly directed the HOA to use, caused or contributed to multiple leaks in my unit (documented on 7/20, 7/22, 7/29, 9/19, and 10/12/25). These leaks caused additional property damage and a $175 improper bill. 3. Conflicting and Inconsistent Information Throughout these incidents, Beven & Brock communicated inconsistent directions, delayed repairs, and provided unclear or contradictory explanations. Their public response here states they "did not hire" any vendor, yet their internal emails identify F&M as the HOA's approved plumbing vendor and instruct homeowners to work only through them. 4. Lack of Transparency and Accountability When I tried to resolve issues, I was repeatedly told that only Beven & Brock could communicate with vendors or the board, and that owners must go through them for every maintenance-related matter. Yet publicly they state the opposite. These problems are fully documented in emails, invoices, photos, and correspondence with the HOA and vendors. My intention in posting this review is not to attack the company, but to provide clarity to other homeowners and boards. My experience with Beven & Brock shows significant challenges in timely response, communication accuracy, and consistent handling of maintenance issues. I hope this review prompts improvements in transparency, accountability, and respectful communication with homeowners. I stand by the accuracy of the information provided above.

They are extremely responsive--emails are often answered within minutes, with clear, detailed communication and zero loose ends. If something needs to get done, it gets handled quickly and correctly. Early in our relationship, we had a major leak that led to mold remediation. Our insurance company initially denied the claim, but Allstate HOA Management pushed back hard, handled the process strategically, and got it fully approved--saving our HOA more than $18,000. They also identified and renegotiated a vendor contract we didn't even realize could be improved, cutting $1,700 per year in unnecessary expenses. That level of proactive cost control is rare. On top of that, they've modernized everything--online payments, instant access to financials, clean reporting, and consistent support across their entire team. Whether it's emergencies, vendor management, budgeting, or complex HOA issues, they handle it efficiently and professionally.
