    Beware of Pelorus Upon our arrival to meet the inspector…read more He had already gone through most of the home. We asked how things were and his exact words the home is very clean, No issues from what he could see I ask about specific items and again No issues. It's a really good home. Here is what happened next.... We trusted this company to provide a thorough and professional evaluation of the home prior to purchase, but unfortunately, several serious issues were not identified in their report. Most notably, we discovered a rodent infestation in the attic, which poses both health and structural risks. (Rats & Flying Squirrels)This issue should have been clearly visible and documented during the inspection process. The presence of droppings, signs of nesting, damaged and chewed electrical wires and insulation. No mention in the inspection. We recognized Pelorus is not the expert with regard to rodents but we would expect any basic full home inspection would at least call out what was visible to the eye. There were also several active entry points for Rats, Squirrels, bats and other wild life, that were apparent upon further review by a pest control specialist. And our own eyes. In addition to this, we have identified other hazardous conditions that were not called out in your report: 1. Electrical Panel Risk? The panel was flagged by 2 different licensed electrician as insufficient and not in code due to 1. its history of recalls & a serious fire hazard, due to not having a surge protection or tripping feature. This inevitably will cause the unit to run "hot" and cause a potentially dangerous situation. This was a significant safety concern that should have been noted. 2. Master Bathroom Tub Not Sealed or mounted to Floor. This is very dangerous in that it is easily movable and could cause an accident while attempting to take a bath. This is a basic item that should have been observed and reported. Their reputation to provide "Certified & KnowledgeableInspectors" was not what we received. We trusted that they would stand by their brand & make this right. These oversights caused us considerable inconvenience and unexpected expenses. We trusted & relied on your expertise to assist us in making an informed decision about the property. However, the lack of attention to these critical issues has undermined our confidence in the home that we have purchased. We requested a formal response to the complaint, including an explanation of how these items were missed and what steps their company will take to address this matter. We also asked that they review their inspection procedures to prevent similar oversights in the future. We provided several photos for review. We had planned to make some small non structural changes to the home and then move in.... Well as we got into a few areas this is where these issues became blatant. We invited Roland out to the home to take a look at our concerns, he came out and spent the entire time looking for an opportunity to turn this story around and report us to the city inspector. Roland called me to not apologize for the oversight but to say I see your construction is larger than I expected. Send me a copy of your permit otherwise I will report you to the city. As noted earlier no plans for structural changes. They came out we showed our basic work and permits for replacing plumbing and Electrical only. Roland then sent a letter essentially giving us an opportunity to sign off on receiving $150 refund in exchange to sign off on dropping any further or future claims. Of course we did not agree. I'm not sure how they received 5 rating on google, my guess is folks just don't have time to bother with this fight. It's taken us at least 4-5 months to share our experience. I would definitely not recommend this company.
