The increase every year was about $40 per month. Issues that did not bother us but may matter to others were: 1. Small capacity hot water tank. Water in the bathroom runs cold if turned on in the kitchen simultaneously. 2. Creaky stairs. Our neighbors were disturbed when we were lugging up our move-in boxes (no elevator). 3. Only 1 coin op washer/dryer per 6 units which is not available 24 hours. On our move out day, we discovered and reported mold. The move out was painless and our full deposit was returned with no questions asked. That itself makes me add two of the three stars!

The apartments are nicely equipped and any call I have made to maintenance has been answered promptly. I have no complaints. There is a beautiful pool on grounds and a fitness room. The staff has been updating the outsides of the buildings and that has been a major plus!. Karolina and her staff are professional and quick to act on any concerns I have had. The other residents are friendly-a lot of single professionals and family's. The only complaint I would have is my neighbor below is a bit noisy with music playing at all times of the day and night. I am happy to be a member of this community and remain very comfortable here.

So close to everything, markets, mall, easy access to major highways.15-minute commute to downtown Albany. Apartments were well maintained and very large for the $$$. The most important aspect for me living alone and being an older woman was how comfortable and safe I felt there. Never a hint of trouble in my 20 years there and Neighbors were very friendly. I recently moved to a warmer climate, but my miss the home I made there, it was a great place to live. If you are look for a reasonably priced, safe and comfortable place to live look no further than Hawthorne Gardens.

Our very cozy apartment is ground level, which comes with a few drawbacks (mostly that bugs find their way in more easily, and increased humidity = mold growing more easily). But the maintenance team is very responsive in helping manage these. These apartments were converted from an old folks home so if you're lucky; you'll get a wheelchair accessible apartment with some extra elbow room. The community feels very safe and friendly, walking distance to a variety of stores. Laurie (the property manager) is a sweetheart and will help you feel that you're right where you need to be.

    Not worth the price. High humidity in summer, drafty & cold…read morein winter. MANY spiders. Backyard area almost always flooded, seemed like there was probably drainage issues. Refrigerator is very low quality, the door shelves fall almost every time you open it. The stove is poor quality, only one burner works efficiently. No bathroom linen closets and no bathroom storage except under the sink. Master bedroom walk in closet is half the size it should be to be labeled as "walk in closet". Most luxury apartment complexes come and replace the furnace filters for you, not this place. You have to do it yourself and buy the filters yourself, which would've been ok, except for the fact it's a size that is not common at all. We couldn't find a filter to fit the furnace at all, none of the major home retailers like Lowe's & Home Depot had it, not even Amazon. There are dead trees around the property, one tree fell on our car & there was no assistance with the damages. We had individual trash pick up with bins provided by County Waste, then they took that away and put in a trash compactor, where everyone has to bring their trash down to the compactor instead of having it picked up. The residents should've been able to keep the County Waste trash service. Grounds were not fully manicured & paved. Parking not designed well, if everyone had a car in each of their designated spots, you wouldn't be able to pull in it & out. Property was not yet complete, yet they sent notices to the residents about increasing the rent. Maintenance staff were very nice, I do want to point that out. Area is quiet & private & you don't see any of your neighbors' decks/balconies, which is also nice.

I immediately regretted it, and because to my own circumstances I had to stay. For you the reader, let me tell you the facts so I can prevent the next person from hardship. During my two years at this location, several neighbors move in and move out within months, if not weeks of signing the lease. One neighbor found mold in the wall next to her newborn's crib and moved immediately. Another moved within a month after Management attempted to enforce a new policy without it being in the lease. Two different neighbors had a male maintenance worker walk into their apartment with their lone daughters inside either on the couch or in the shower. Entering without consent is a part of the lease, a clear indication Mansions of Delmar's Management cannot manage appointments and lack communication with their tenants. Nearly all neighbors consistently had utilities break, and it would take weeks to fix. My own personal experience included the toilet breaking, stove burners not working, broken dishwasher, and the garage door not working and failing nearly four times. During the initial garage door fix attempt when I first moved in, the Lead Maintenance worker told me the owners do not pay to fix things. They put a bandaid on the problem. Let me also inform you of the one inch gap in my front door, the cheap windows and sliders which do not retain heat/cold. Expect a very high electrical bill. I found drug wrappers and paraphernalia in the dog park located inside the complex. On the drug topic, I hope you enjoy the scent of marijuana around your residence, and inside your residence. There were so many upset tenants, the maintenance worker is often swarming around the Manager's Office to act as a body guard to protect the Manager, Jessica Bradley. While I was waiting to address an issue, the son of an elderly woman, the woman whom resides in one of the apartments, walked in. He was in the office to complain his mother's AC was not working again, and it was an extremely hot day. It was then I informed him he should find his elderly mother a new location to live. I told him about several complaints from tenants. He said he had no idea, the complex looked decent from the outside. I told him looks can be deceiving. After finally leaving the location, I expected my full deposit back. I lived in apartments my entire life and have never not received my deposit back. So let me tell you, and especially those with a pet, do not expect to get your deposit back. They use the pet as a legal excuse to justify damage. Damage not even there, or from previous tenants. Record everything on your move in, but unfortunately you cannot record the under side of your carpet. Management claimed my trained golden retriever destroyed the carpet and somehow the floor molding. They took photos of ripped up carpet to show stains underneath. I asked them why they needed to cut the carpet to then find damage. Jessica Bradley explained it is standard protocol. When I advised them there were no surface stains during my residences and questioned why they felt inclined to cut the carpet, I received no logical response. Lets be honest, they intended to replace the carpet whether there was damage or not- my apartment was one of the few not remodeled yet. They did not want to pay for it themselves. Here is the exact breakdown to their egregious amounts for various things: "...carpet replacement charge of $962.54 due to staining and urine markings throughout.. trim replacement charge of $829.55 due to pet damage and final water/sewer of $54.63; less your security deposit of $1,652.00." For you the reader, this place is nothing more than a scam. Save yourself a lot of money and hardship.

They are 3 people who work like superheroes Nancy: always friendly and problem solving CONS: Management!!! No Pool: I mean look at the pictures that I shared from my bedroom. This is my bedroom view like last 1 year and no I am not kidding! This pool has been 'renovating' for 3 years now. Every year we decided to move out they said 'this summer will be open'. We stayed and summer went dry! This area has super humidity and is crazy hot during summer. You need a pool! That is why I am. okay to pay more rent than having a condo with less rent but no pool. So Delmar at mansions is more expensive than other places because of the amenities that we have not really seen in a long time. So time to move out :) MOLD: The building gets moldy outside, if management feels it, they send a high-pressure wash team- do not expect that will be often. The last time I complain about mold on my patio I have been told first: it is bug spray, looks like that. Second time: they scheduled a team for a high-pressure wash and the team showed up 40 days(!) after my complaint and when they do wash walls, your windows stay like pictured our next-door neighbor moved different unit by management because mold was inside of his house. Fans and ac units: The bathroom fan is annoying! I told the maintenance team, and they said it is how it suppose to be! Omg, that is too noisy! Especially while u are sleeping but your spouse takes early morning use there! U wake up, I am not kidding! And AC fans are located outside of first floors patio. That is not fun any time of day if you live on the first floor bc super noisy. (video) Walls: Walls are thin. My unit is on the first floor. I can easily hear every footstep of my neighbor when he uses his stairs, or they talk to each other. Luckily we have respectful neighbors, and not too much problem if they do not walk into their apartment ‍ Internet service!!! I am tired to write down ,glad to be moving out Ps: Tmobile users, sorry no phone service in a big part of this area.

    Heritage Village Maintenance Staff…read more The maintenance staff hired in this apartment complex will find the cheapest solutions to your problem, leaving you to constantly follow up with the main office to find a solution to your problem, and will have you submit multiple maintenance requests for the same issue. I have waited 3 weeks for both a new oven and a new washer and dryer unit. Ask yourself before moving in, can you live 3 weeks without either of these appliances, with no solution being offered? I submitted 3 maintenance requests to receive my new oven and 2 maintenance requests, along with several talks/calls with the main office for my new washer and dryer unit. When it was delivered, the stovetop was covered in grease and dust, with styrofoam scattered throughout the pull-out drawer at the bottom of the unit. It took me well over an hour to deep clean this unit and clean the underneath of the styrofoam, as I believe that to be a fire hazard. Instead of replacing my washer and dryer (combined unit), as they originally stated they would, they decided to flip my breaker (I cannot confirm, but I do believe this is what they did). Once they saw that there was no noise (as I had described in my maintenance request) and saw that the knob would turn the buttons green again (the buttons would normally turn green, but were not anymore), they closed my maintenance request. After running one load, my clothes came out still dirty, and the noise was louder (as I took everything out of my walk-in closet because they told me I was getting a new unit). It then took them a week and a half after my second work order to get a new washer and dryer inside my unit (for reference, it only took 1-2 days for my new unit to be delivered). To make it even worse, Heritage Village does offer a paid washer and dryer service. I had asked to get compensation in any form (a courtesy card to use, funds to add to the app used, or reduced rent for the amount I would spend), and they said that they could not do any of the above. Heritage Village 222 Luxury Building - Outdoor Grounds The Heritage Village Apartments website boasts about the "curated outdoor grounds to enjoy." During a storm in winter, a tree limb fell outside the 222 apartment complex. It fell on the road and was quickly taken out of the road and cut into pieces. Unfortunately, that is the extent of what management has decided to do, and that cut-up tree could be seen from my balcony and my drive in and out of the complex, every single day, for months. I think that showcases how 'curated' the property truly is. Neighbors in Heritage Village 222 Luxury Building So, this is definitely more personal than the rest of my complaints, but the walls are not very thick. If I am watching TV in my living room, my limbs will literally vibrate due to my neighbor (who has two kids). I have complained about the noise, first to my neighbors, then to management when nothing changed, and I will say it got slightly better. Unfortunately, when I have company over, they will always point out that they are literally vibrating (we think its their kids jumping or bouncing something, but we have no idea). The sound/feeling is similar to having birds; you forget how abnormal it is to feel that (especially at this price point for apartments) until somebody reminds you of that fact.

    Potential renters beware, this place is a terrible value, do not live here…read more As of the time of writing, I've lived here for 3 months. I should start this by stating that when I was discussing renting a unit in this "community", I had asked about if the area and units were quiet. I was told that this would be the case and should rest assured and that there also was a clause in the lease agreement for the reasonable and quiet enjoyment of the apartment. Construction of the units is horrible. I can hear a pin drop from my upstairs neighbors, and this problem is exacerbated by the fact that they have a young child who incessantly (every. single. day.) stomps and screeches over my head from 8am to 12am in the morning, sometimes later. The exterior walls are so thin I can hear footsteps 2 buildings down with all of my windows shut as firmly as possible. I actively lose sleep as a result of the terrible noise insulation. To add to this, it isn't just noise. If a door shuts, or someone walks around with any amount of force, I can feel those vibrations through my walls and floor. There are also a large number of spiders and centipedes that often will be found getting into the apartment as well. I was informed that there would be "some" amount of critters present but nonetheless it's annoying at best. I keep my apartment quite clean, so there's no reason for so many bugs to get in here. You can be sure that any scent originating from neighboring units will travel through the ventilation system too, but honestly this is common in most apartment complexes, so I'll just leave it at that. Next up is the "LAUNDRY ROOM" that was advertised. Seriously? one washing machine and 2 dryers for a building with 12 units, and probably about double or more that number of people, and additionally it costs more to use than other laundromats? The rent being what it is, (too high) I'll let that speak for itself. Maintenance is scattered in quality at best. Sometimes you'll get lucky and the staff member who is on your request is actually competent and handles the problem satisfactorily. Other times, you'll get someone who doesn't understand basic wiring protocol for a light switch, or how a circuit breaker works. Speaking from experience, I had someone come in and flip the breaker switches on and off about 40-50 times (I'm not exaggerating). I have very expensive equipment in my apartment that I use for my work, and him doing this could have caused thousands of dollars of damage if I didn't quickly react and disconnect everything from the outlets. You're probably better off doing things yourself (I haven't yet but will in the future), and also they tend to shut the water off for 1-2 hours at some point once or twice a week. That's about all the complaining I feel like doing right now, I could get nit-pickier but these are the major issues I've found. I'll end with a positive point before a brief summary. The place has Fios internet which is nice I guess, and I've not suffered a power outage (yet). There is always hot water, and the central air/ac system seems to do its job well enough. TL;DR The cost of rent is far too high for what is provided. Do not rent an apartment here unless you're okay with terrible noise insulation, mediocre maintenance, and bugs. I strongly regret taking a 1 year lease and will never live in apartments owned by Burns management again if I can help it.
