That is essentially what happened here. The excuse provided. We disagree. The home's storm drains are a few feet from the front door....not looked at,not remarked at, totally forgotten in the inspection. And they just happened to be full to the brim. Very obvious if they were to be looked at. We found out at the first rain since closing. Chance to walk away from house: taken from us. Chance to make preparations to fix it before the first rain causes an emergency: not provided to us. Chance to ask for concessions: didn't get it. Literally the second biggest thing possible, missed. What are 150 pages of inconsequential, small issues when you miss something like this??? Scrambling to find a drain pro on the day of 1st big rain in a while...when everyone else is doing the same thing: great. Seeing our yard under water was great too. Having only one company even available to come by after calling close to 20,also great. Almost $3000 in emergency unclogging of storm drains,wonderful too. That's just the immediate cost. There's way more coming. And when you contact Lunspro for a chance to make this remotely fair they say: sign a release and we'll give you half your inspection fee back Consider my story before thinking they'll do a decent job with their eyes. If you get lucky, maybe. If you don't know any better, also maybe. This is the definition of a lackluster excuse for unprofessional conduct.

He doesn't sugar coat his findings but at the same time remains impartial to allow the customer to make up their own mind. My property I wanted inspected was in the Dunlap area and it wasn't an issue at all. His price for service for was better than most and he didn't try to upsell a service which doesn't provide any better information. Mr. Larkins said I will give you what you paid the plumber. I have a Special Needs Child and if the plumber didn't find the rest of this neglect. My son would have been even sicker for what he found under the house. I even sent him all the five doctors my son already goes to and he refused to pay my full refund.
