    we have been going for the past five years, only skipped one the Bears can be scary, but with your family you laugh at it later is great although the bathrooms may be dirty you could talk for hours about the experience with your family. It was so fun we went this past August, there wasn't many bears, but I have a couple videos shared.

    The worst. Office was closed when we got there, evidently it's rarely open. A note on the door of the office said to pick any site so we set up on one but the next day the owner left a note on our door saying we had to move to another site even thought the place was half empty. Then that night he pounded on our door demanding to be paid in cash, saying "I want my money!" Why he only wants cash is curious. The bathrooms were atrociously nasty and not cleaned for days, there are no amenities, and the place is half full with run down RVs that hadn't been moved or cleaned in years. The electric boxes are all loose and look outright dangerous, water pressure is weak at best, the road through the campground is narrow and the trees and bushes have not been trimmed back so expect scratches on your trailer and tow vehicle. The campground itself is right in the village and the sites are very close to each other, so no real outdoor experience here. Absolutely no effort is being made to maintain this place to a decent standard. For all this they charge $65 in cash per night with no receipt. Shady rundown place, rude slumlord owner, no one on duty if you have a question or problem. Definitely not recommended.

    I had such a great time staying at Black bear. Before this, I only ever camped primitive. Out along the trails. This is a different experience entirely. You can eat at a restaurant a stone's throw away. Mountain air is so therapeutic .i got along quite well with George and Linda. Entirely professional. I read some of the bad reviews and I'm shaking my head.I personally witnessed George being very attentive to maintaining the amenities-and that's no small task. I'm grateful to have somewhere I can jump on a bus from N.Y.C. And in a coupla hours pitch a tent next to a blue-ribbon trout stream. I hope to go back for many years to come.Phoenicia is such a lovely town. Population 389-someday I may make it 390.

    We have been going here for 13 years. This campground is situated on the Espous Creek. We always have a nice spot on the water and the views are beautiful. If you're looking for a place to relax and unwind and enjoy a great camping experience, I highly recommend it. My kids love it here and so has everyone we've ever brought with us.

    I had an excellent weekend camping here. I wanted to post because I had an opposite experience of many of the poor reviews here. George was friendly and nice and accommodating. The sites are rather close together but we didn't have anyone on either side the first night and one camper the second night. Everyone was quiet. We chatted at the campfire until around 11:30-12 each night and were the last people awake in the campground. I never heard another person at night, nor did I hear noise from the highway. It really felt like a getaway from the city and so nice that you can walk to town. I found the bathrooms to be totally fine.

    Looking for the perfect nyc getaway? Then don't stay here. The campsites are all on top of each other. You'll have to be lucky to get some quiet neighbors because you feel like your in sleeping bags in someone's backyard or living room. No privacy. You can hear the next site's conversations, "I think we need a mixed drink before heading out", well in that case if they are sharing... The website and photos are quite misleading. Our site was directly in front the camp owners house- so close that we could hear their house phone ringing! The bathrooms were close, and the showers were warm. We felt safe in the area. The owners were friendly enough and because we lucked out on the neighbors it was nice during the night time -when you can't see anyone and everyone's kids were asleep. We were just blown away by how small the site was and unfortunately can't say we would ever be back. Next time we can just get lost off of a hiking trail and cuddle with some bears.

    This is their dumpster which is basically wide open at all times for the bears to feast on. Very irresponsible.

    This place is disappointing to say the least. The town is lovely and the river is beautiful but the campground is cramped and dirty. The owners are very rude and racist. First of all, they have absolutely no adherence to mask rules or social distancing. When you step foot on this place it's as if COVID no longer exists. You have to go check in in the little cabin in front where you're 2-3 feet across from Linda or George and they do not wear masks. In fact, hardly anyone in the whole place wears masks and the owners couldn't care less. When you go in the bathroom cramped with people not one of them is wearing one. It's insane! Just a breeding ground for COVID. Some of my friends and I walked to the front after we were settled in to purchase wood and I had an anti-Trump mask on and Linda very rudely declared "So uneducated!" and walked away from me. Meanwhile I have no interest in her politics and didn't even respond but my friends and I were pretty flabbergasted by how rude she was especially as a business owner. I also own a business and would never make such a comment to my client (or anyone for that matter.) The real topper for this place is that they basically try to live up to their name by by all but sending out personal invitations to the bears. Their "dumpster" is an old cart of some sort with windows that are wide open for the bears to eat from. We walked by in the late afternoon when it was still light out and there was a momma and several cubs just eating out of the dumpster. Then there were a bunch of people with children just standing around taking pictures from probably 15 feet away! Like seeing bears was the attraction of this place. And no one cared to tell them that a momma bear might attack them if she feels threatened. (except me but they couldn't care less what I said) As the night went on we had multiple bear encounters on our camp site! First a bear came and flipped over our table (which had no food on it) then went around to all the sites around us where people went to sleep with their coolers left outside. Bears came by at least 5 times that night like within feet of us because George and Linda don't care to give people specific instructions and warn them that they MUST put their food away. So now the bears are completely used to going there for food, they're not even scared of people and it's a disgrace. We saw some bear poop just filled with plastic since George and Linda basically encourage the bears to eat there so they can be the main attraction for their campers. It's dangerous for people and it's really unfair to treat wildlife like that exploiting them for their own gain and it's essentially animal cruelty. It's quite obvious that Linda and George could care less about their customers, their property or wildlife. They care about making money and this place is a disgrace. My friends and I will definitely NOT be going back to this place and absolutely don't recommend it.

    I came here last year for a weekend of camping before Warrior Dash at Windham Mountain. It's a little campground and the owners live in a house on premise. It's kind of like camping in their big backyard. Despite claims from others that they are difficult to deal with, I saw no problem with them. There is a nice creek that wraps around the back of the property. Sites are average sized and we had 10 people. And yes, this place does have bears. I remember waking up around 6:30AM on Sunday and wanting to get a head start on personal hygiene. Approaching the restroom building, a woman peered timidly out the door, noticeably startled. She said she saw a bear moments ago and was hiding from it in the bathroom. I laughed and said there are no bears. She dashed back to her site. It was only on my way back to my site that I noticed a bear eating hamburger buns out of the tailgate of a pickup truck, ~75ft away. I continued walking, just a little faster. In retrospect, I guess I shouldn't have laughed at the woman in the bathroom

    Went during the week and had the place to ourselves. Site was next to the creek. The owners are so nice. I can't wait to go back

    The falls are truly incredible…read more The trail down to the bottom of the falls, is a bit tricky. But so incredibly worth it. I would suggest not to believe the sign saying 189 steps.... it is definitely more! Take drinking water because you'll need that for sure. We went back in August and the heat was definitely there. The parking lot was pretty packed but throughout the trails people were pretty evenly spaced out. Not so much at the base of the falls themselves but there was still plenty of room to move around freely.

Physical requirement is…read moredifferent tho, Kaaterskill Falls has about 500foot of elevation change and a lot of slippery stone steps at the end, if you come here when the weather is still cold. Parking: most people park at the Laurel-House Road parking area, because it is the closest. Or you can park at Mountain Top Historical Society, the old train station, which an extra mile. Starting from the old railroad station is nice, you can still see some old tracks on the ground. Walk to the overlook is fairly easy, once you get to the start point of Lower falls junction, it is where you need to be prepared. I recommend hiking shoe, especially in colder months where the ground is wet and iced. When you reach to the stone steps, they can get slippery. I am surprised no one fell in late March. Half of the steps were cover in ice and people were wearing regular sneakers. Once you reach the base of the two tier falls, the view is tremendous. If water levels are high, you can feel the energy of the water. There is a lot of spray from the falls when you get close. There is short trail to the middle tier pool. It was iced up during winter, spikes will definitely be useful. The end was amazing too. So close to the lead of the waterfall. You can keep going and follow Escarpment trail and follow the edge of the valley. There is monument for fireman Frank Layman who died during firefighting in 1900, at his monument, you can see route 23A bend around mountain. And if you keep going, there are a couple viewpoint to overlook the valley. Nice break points to enjoy the view and rest your legs.

While we were here, we saw staff removing tree roots that were impeding the campsite next to ours. I also appreciate that the DEC drives around and ensures that campers are abiding by the fire and bear safety rules and wish that other NYS parks did the same. There was SO much wildlife we saw just on the grounds - friendly deer, baby turkeys, and baby ducks. We were fortunate to have a few nights here without any neighbors and it was so serene and beautiful even in intense rain and fog. There are boat and canoe rentals on South Beach, and so many hiking trails that lead to breaktaking views. I really can't say enough good things about this campground and am already looking forward to our next trip here!

We drove over two hours to visit my husband's childhood campground for the first time with our three kids (ages 5, 7, and 9). When we arrived at the entrance, we were asked if it was a day visit, and we said yes, we were only staying for the day. We paid the fee, received a map, and drove in. My husband was so excited to finally share this place and create memories with our children. Looking for a place to park, we thought we were lucky to find an empty campsite in one of the loops where he used to camp as a child. We parked the car hoping to enjoy the view of the lake, take a walk, and maybe make the kids a couple of s'mores before heading home. At around 2:15-2:30 p.m., the "SUPERVISOR" in the white Kia approached us in an extremely rude and nasty manner, speaking as if we were committing a serious crime and comparing our situation to "sleeping in someone else's hotel room." She asked us if we had a reservation; we said no. She said, "Someone else reserved this spot." We were very apologetic, embarrassed, and immediately put our stuff in the car. I said they could have told us; we would have moved right away. I'm sorry. She said, "They aren't supposed to talk to you; that's why they send me here." She told us we had ten minutes to leave, waited there while we put our chair, blanket, and s'more cookies in the car, and refused our 9-year-old daughter access to the bathroom while we packed up our three things, and even followed us out of the loop to make sure we didn't park elsewhere. My daughter came to us crying because the lady told her she couldn't use the bathroom and had to get in the car. Well, she had an accident in the car right as we were pulling out. We were mortified and apologetic. My husband even offered to leave the firewood we had just purchased for the next campers, but she was dismissive and harsh about that as well. The following day, I called and asked to speak with a manager to explain how we were treated. The manager was just as unfriendly and miserable sounding as the supervisor. I was told they had been looking for us "for hours" and that it's "common sense" not to park in a campsite. She actually said it's considered trespassing. So, a friendly warning for first-time visitors: Apparently, if you don't know that "day use" doesn't mean "park in any empty campsite," just for the day, you're officially a trespassing criminal--at least according to the manager. Yes, really. Reading the website now, I see that check-in for people with reservations is at 2 p.m., which was the time we were trying to make a small fire, so unless someone left their site and returned, it's unclear how they could have been looking for us "for hours." We were right there at 2pm. The website also states: Day Use * Anyone who is not camping is a day-user. Day-use hours are from 7 a.m. to 9 p.m. Day-users are not allowed between 9 p.m. and 7 a.m. We were not camping but didn't realize we couldn't park in an empty campsite. I think "common sense" would be to inform DAY USE visitors at the ENTRANCE to use public parking, especially for families or first-time visitors who may not be camping experts. Bottom line: this was my husband's childhood family spot. We just wanted to take a beautiful fall drive and have a special day with our kids. We understand now that we needed to reserve the parking spot ahead of time, and it was an honest misunderstanding. I would have even offered to pay for the campers' stay for their trouble. What we wish for is that the staff had approached us respectfully and explained the situation instead of treating us like criminals. Imagine being such a miserable person and working in such a BEAUTIFUL and peaceful place for families. This was meant to be a special family day, honoring memories of my father-in-law and creating new ones with our children. Instead, it became stressful and humiliating. Sadly, this is what our children will remember about the day and about North South Lake The photo is the space we took up and the stuff we had with us. Lol

We were a little disappointment through. When we made the reservations back in March we had a choice of several sites. I asked for her recommendations for the best river site. She recommended R6 and it looked great on the map. When we arrived he told us R6 was not a great site and needed work. I'll say so......look at my photos of site R6. So we ended up across the street and down a few sites. See map in photos I attached. It was a mud pit even on the dry days. No grass or privacy. I asked if any of the concrete pad sites were available as I would pay to upgrade but he told us they were sold out. (However the one across from us was empty our entire stay.) The staff was very helpful and friendly. Not the fault of the campground but the family in the cabin by the river had a small dog that started barking at 6:30am through the day. It was annoying seeing them sit there next to the dog and let it bark.

They have many options all for Tent Campers (that includes this wonderful little wash/dish/ bathroom/ shower hut) include a charcoal grill The main building has a HUGE CLEAN bathroom, several stall toilets and several open/separate roomed showers Pop ups fit wonderfully where ever you are comfortable, some of the tent sites even include an electric outlet, if you want to rough it with an outlet. Great easy pull in, or back in sites for bigger RVs with water/ electric/ and sewer hook ups This campground is new to this owner for a few years now, and 2020 has not been nice with a couple fires. But they are working hard, and really go out of their way to make your stay wonderful. They had to make some 2020 adjustments and move the store to the front in an older camper and it is ADORABLE! Only place to get rid of garbage is 1 u-haul truck by playground. No one in front office. Had to call a number to ask for assistance or questions. Picnic tables disgusting. Seasonal campsites need to be cleaned up and made presentable. Could be a very nice place if someone actually took the time and cared enough to do the upgrades needed.
