I've been staying at Phoenix RV Park for years. It was always the park of choice when I came to Salem to visit my children and grandchildren. Then I retired and in September of 2024, I made it my full-time home base. Over the past summer, I traveled more than 12,000 miles, visiting 53 RV parks along the way. I can honestly say that Phoenix RV Park is the best park I stayed in all summer. The streets are paved, and the sites are concrete. There is a patch of green grass between the sites along with trees, shrubbery, and foliage. Although I was gone at the time, I understand there was a problem with the irrigation system this past summer. However, when I returned in October, the grass at my site was still green, and it was obvious, from the work I could see going on, that the park was putting a significant amount of money into getting the system upgraded and repaired. The grounds are well maintained. Phoenix RV Park has cleanest laundry facilities I used all summer, including many public laundromats. In addition, there are three small dog parks, restrooms with showers, a workout/meeting room, a small store with RV essentials, a huge DVD library and even a gathering room with a full kitchen that is available with prior arrangements. You can tell that a great deal of effort is put into providing a welcoming environment for the residents. I understand that there may be plans in the works to make it even more "homey" for those of us who call it home. Melanie (the manager) and Rob (all around maintenance guy) run the park well. Melanie has always been friendly, helpful, and cooperative, and has gone out of her way to provide me with reasonable requests. From the research I did, Phoenix RV Park is, at the very least, competitively priced, and is lower than many other RV Parks in the northern Willamette Valley. I've made some meaningful friendships in the time I've been here. Overall, I'd recommend Phoenix RV Park all day long. It's a place to put down some of your roots and stay a while. read more

It has taken me awhile to write this review but it is an odd one. My husband and I chose this place from its stellar reviews and the wonderful images online. We were looking for something long term, and when I called we lucked out and they had a space. Now let's get into the details. I explained the size of our trailer and truck, they said we would fit. We got to the park and we were pleasantly surprised in the beginning because it was pretty, a pretty parking lot but pretty. Our site was back in, and we barely fit. They "oversaw" our parking, kept telling us we could move over (if we moved over more our slide out would have been in their bushes). The man who was overseeing our parking also insisted that I was not leveling our trailer properly and that their cement slabs were perfectly even, ours was not. They didn't want us to back up closer to the fence so there was room for movement, but other trailers were. The space next to our trailer consisted of a parking space, which with our trailer and our truck, we had barely room to walk in between the two, so no space. Then there was the grass, oh the grass. Each sight has strip of grass, which they do NOT want you to walk on, or your dogs to walk on, or anything. Now, I refer you back our truck barely fit in the space, so of course we had to walk on the grass to get into the truck, and we receive admonishing emails for it. Any open grass was also not for dogs. They had mini dog spaces at the end of the park, covered in wood chips, our dogs seemed oddly nervous to go in there, and due to the dog virus going around this time, we had to drive our dogs out of the park to potty them. There were a few gunshots while were there for the 30 days, we heard them, however, they do have security that drives around the park at night so that was nice. They are backed up against a Safeway, and if you have those spaces they reverberate all night as the trucks come in. They have other pull through spaces supposedly for temporary and one night guests, but there were long term guests there as well. Ultimately, this park is stellar if you want a pretty , well manicured park, that you do not want to meet your neighbors, have an outside environment and you have small dogs. If you want a neighborhood feel, with space for your dogs, and space for you, I would steer clear. Laundry room was stellar. Water pressure was mediocre. read more

We stayed here for 11 months. We had a problem with our fridge overheating and the compressor being noisy when the afternoon sun hit the front side. We built an insulated box to solve the problem. Painted it. It wasn't an eyesore. We didn't have more than 5 personal items in our lot. Manager made us take it down. Said there would be a spot in September that she could move us to. Was unwilling to switch around someone who wasn't coming in for 2 months. When September hit, nothing happened. She never did move us. But she did move her RV to the prime spot, facing the way that we needed, up front when it came open. Lots of spots with so much junk under their RVs. We had a whitewater raft under ours and were told that we couldn't have it under there. Instead of paying a ridiculous price for a storage unit, we sold it. We already had one in the RV. Head management was coming through in a couple of weeks and she had to make the place look like she actually enforced the rules? Their sprinkler system quit working. The maintenance person put the sprinkler on the grass on the side of us. My window was wide open. Soaked my couch, left a water stain all across the blinds (RV was 9 months old) and the water stained a handmade quilt on the back of my couch. When I called the office the manager told me to stop yelling at her. I guess a loud voice was yelling? The guy said he didn't see that my window was open, yet I saw it was as I drove up. The manager also charged my debit card for our last couple of days/electricity without my permission. When I called to confront her about it, she hung up on me. I had to call my bank to get my card cancelled but the charge went through. Even though she sent me an email saying I was refunded. I am now trying to deal with the head office about her. Rent also going up to $830 a month. For a parking spot and water. No internet. Lots of sirens. Heard gunfire a lot. Not a great part of town. Lots of homeless people, garbage because it's near the can redemption center. read more

Very pretty parking lot. And it is, pretty I mean, and a parking lot. Beautiful grass you arent allowed to use, two dog parks that are filled with wood chips because dogs are hamsters?, that our dogs absolutely hated. A playground surrounded by two feet of grass and 100 feet of driveway. If we worked temporarily in Salem and weren't looking for a permanent place, and needed a place to park my rv, and not have any life at all outside my rv, this place would be great. Especially if I had no children or dogs. The sites are mostly level cement, still had a little leveling to do in order for the RV to be flat, they will try to convince you their spots are exactly level. They have security after hours (cause in 30 days we heard at least two distinct episodes of gunfire in the surrounding blocks), there's a Safeway right next door, and the rv park sells propane. I had a reservation for June which they canceled because they changed over to long term stays only. Ok, no problem. They refunded me my money quickly. The check they sent me bounced and I've been trying to get to the bottom of this. I've emailed the address I had previously corresponded with, with bounce backs. Numbers I had received and made calls to just ring or go to an answering service where NO ONE CALLS ME BACK. I've made over a handful of calls and have yet to hear. Ok this place has went above and beyond for me and my husband.we were gonna leave on Sunday but he ended up in the hospital he's not doing well and I didn't know what we were gonna do well I talked to the office and they extended our stay.LIKE SO SWEET. KINDA LIKE ANGELS HELPING ME OUT.(I don't know how to drive.) So now he can get better. We've spent the last three years traveling the US. The Phoenix RV is by far the best place we've stayed, It is the cleanest, and best maintained park yet. The only thing that surpasses the quality of this is the genuine kindness and hospitality of the staff. They are just great people, patiently living by "The Golden Rule". Kudos to the staff. A brilliant work ethic. We extended our stay another week upon entrance to the park just from the good vibes. I'm retired after 40 years in Las Vegas casinos. Found this park online, read the reviews, and thought we would give it a try. My husband and I were unbelievably impressed! The concrete pad was FLAT (no adjustment needed), the distance to the septic hookup was only a few feet, the sites are well manicured and the landscaping for the park was lovely. The buildings - office, bathrooms, laundry are immaculate inside and out. The park is so very well maintained - probably one of the best if not the best we have seen. We got here in time for "taco Tuesday", they have a number of activities for residents, and there are many full-time residents. A beautiful stop in Salem, couldn't have been better! read more

This really is another world once you enter! It's surprisingly quiet. The property is totally fenced. The Sites are paved and the grass is green and lush. There is cable and WIFI that works! There are two mulch filled dog areas. We were in a pull thru #101. There are trees or bushes and grass on every site. The facilities are very clean. The staff is very nice. We extended our stay! Safeway (& Starbucks!) , a post office and more is behind the park within walking distance. We stayed here ,and will again, in a 38' Motorhome with tow. Thank you, Phoenix! read more

The absolute worst experience here. My husband and I travel all over the us and have never experienced a staff this rude. Lori is not professional what so ever. From the moment we pulled in she was trying to push us out. They're not a fan of young people, but they're nice to older individuals. They are scamming people, and trying to keep peoples deposits while pushing them out. Before we got "kicked out" this park called one of our friends and offered him the spot we were in before even telling us that there was a problem. I have audio proof of the disrespect I received from Lori. Will never refer this park to anyone, nor will I ever stay here again. We stayed 1 night in July 2017, while passing through... 1st Impressions- Very clean & super friendly staff Grounds- Very clean. Lots of grass and trees. No gravel in the entire park. Quiet - kids playing buy not super noisy. RV Lots - Level and paved. Lots of grass to play on. Bathrooms / Showers - Locked with an access code. Very clean and free. Cable TV - 72 channels (see pic for Comcast channel list) Wifi - RV Park has free wifi but if you are a Comcast Subscriber you may log onto the Comcast wifi and surf even faster. This family owned RV Park displays pride of ownership through and through. The individual sites'yards are meticulously manicured (yes! you get real grass)! There isn't a bad spot in the park! We stayed here 6 days at the end of July 2022. If you like peace and quiet, this is the place for you!!! We did not want to leave and will stay here again! The reservation request was made online Saturday when the office was closed. Got a call back the next day (Sunday when the office was closed) to confirm our reservations. Upon our arrival, we were greeted by a very efficient and friendly staff. This RV Park is magnificent. It is well maintained, level cement pads with plenty of room between sites, grass and trees on and between each site. It is conveniently located next to shopping and lots of things to do, including some great wineries to visit. We had a great time. We are also looking forward to our next visit? read more

Stayed here many times in the past, saying that - we will never be back. Made a reservation back at the first of Jan. Asked for a back in. They gave us a pull thru (which of course cost more) Many pull thrus were empty. Made us wait 2 hours in the 90 + heat. Put us in the only spot where the guy was not in any hurry to leave. Check out was noon, we ask him nicely at 12:15 when he thought he would be ready to leave as we had cats in the RV that were getting very hot. He just looked at us and said check in is at 1 pm. Which I was never told and is not on their paperwork. But it clearly states check out is NOON. The gentleman finally left at12:50. Someone who was working here told us we could finally have our spot. We told him our frustration and he was clearly uninterested. The people next to us said that the rude guy had taken their spot, left for the day so they had to move twice. When they asked him about why he took their spot he said to her get over it bitch. Why is this person even allowed to be here? Why was he not told to be out by noon or he would be charged extra? One night we also heard multiple gun shots, kind of scary. This place also has terrible WiFi. Needless to say we will not be back! read more

I really liked this place, nice wide grassy area with a concrete patio, picnic table and shade tree in each site. Each site offers nice privacy. This park is clean! Nice play area for kids and a pet area. I didn't notice the noise mentioned in some of the other reviews. Location is awesome with shopping and movie theater and restaurants all very close. This park should listed as a +55 and bitter. Not family-friendly, at all. Not pet friendly unless they are MUTE. The dog parks are small and covered in chunked bark that clung to fur and splintered in paws. The facility and lawn maintenance is great if you don't mind not even touching the small grass patches or waking up at 8am for mowing the tiny patches of grass for 45 minutes to an hour. I suggest washing your rv before parking or you will get yelled at by the grass police on golf ocarts. My husband was threaten with getting punched in the face if he accidentally ran over the precious patch of grass while parking our trailer in the back-in spot ( we reserved a pull through. ) when we we're first setting up. The Unfriendly staff hate Californians as well it seems. And needless to say the Wi-Fi that was "upgraded" while we stayed there was completely useless. Never going back. Oh and to the "old lady" in space#19 next to the dog park, harassing children is a misdemeanor in OR. I was lenient because my dogs did really hate your guts. Next parent might not be. Complain to management like a normal adult. Not EVER ok to YELL, FOLLOW, OR HARASS other people's kids, what is wrong with you?????? read more

Nicely surprised by this place! Great looking facility. You can definitely tell owner put a lot of effort to keep everything in perfect shape. In a walking distance to grocery store, food chains and restaurants Everybody was welcoming and made our stay more than pleasant. The only downfall was we had to leave cause they didn't had the availability to keep us longer than we originally booked Would love to visit again. Highly recommended!!! read more

We were recently in Salem for an Airstream rally, and we were originally going to stay on-site at the fairgrounds, and I'm so glad we decided not to. Phoenix RV is super-clean, and nicely laid out with each level concrete pad offering a nice little patch of grass for chairs and a picnic table with a stand for a small grill. Although located in a bit of a sketchy part of town, the park itself is like a little oasis. Price is very fair for what you get. We'd stay again for sure. read more

RVers beware, especially Californians !!! The extreme list of rules and regulations only seems to apply to Californians, we didn't even get our hook-ups out and a attendant in a golf cart pulls up and is telling us our dog pens can't be on the grass, failed to mention we could have them on the cement as we're putting them back in our RV. Then came the issue of how many dogs we had which the limit is not listed on their website nor mentioned at anytime during reservation or check in. A short walk through the park showed : A large dog pen on the grass ( violation # 6I) Coolers, storage bins, and large water softener tanks out in plain site. (violation # 5) A 150lb German Shepard ( violation # 6E) (we have chihuahuas 5lbs each) tied up outside ( violation #6F) Custom built ramp at an RV site (violation #23) I'm sure I could find more if I walked a little more around the park, and when the above was mentioned to the manager nothing was done nor the fact that there seemed to be a double standard when it came to Californians was denied either. Lastly it is a very noisy place, metal garbage cans banging around at 5:00am and lawn mowing right at your site at 8:00am... Lack of consideration is obvious. The area surrounding the park was accurately described as the "hood" and I couldn't agree more. Mostly retirees here, but people like us, on vacation, who have been driving for many hours like to sleep. We have been RVing for over 10 years now and this is one of the worst for customer service I have ever been to. Avoid this RV park!!!!! read more

I just tried to make a reservation here, and was denied because my well-running, well maintained RV was "too old." They won't allow anything over 20 years old. Very clean, quiet, and safe park with very friendly and helpful staff -- great for full time RVers. We stayed here for a few months while my boyfriend worked nearby (they even put his and the trailers of his co-workers next to each other so they could more easily carpool to work!). The park rules may seem strict (basically nothing on the grass, pets are to relieve themselves in fenced off dog area) but those rules keep everything looking spotless. Anyways, it was nice to have someplace to let my dog off-leash to sniff around and go potty, even if it was a little small. If you set empty propane tanks outside your trailer, they will typically fill them and bring them back within an hour or so (if you do it during any of the park offices hours at least) and just add it to your monthly bill. The workout room/laundry/bathroom building was 24/hr accessible with door code and very clean. Nothing but good things to say about this park! Would definitely stay here again if I was in the area. read more

Our first time here and the stay was excellent. The park is quiet and immaculately cared for. Wifi was good and showers, bathrooms very clean as well as laundry room. They had many machines so no waiting. They also provided a ladder for me to use to work on the top of the camper. Neighbors were quiet and very friendly. The staff was super helpful and the grounds were insanely clean. We arrived after office hours and someone came out and greeted us anyway. The bathrooms and showers were so clean and nice. In the morning I walked to the Safeway next door because it had a Starbucks in it. Perfect for a short morning walk. Everyone I walked by said hello. Three gas stations just a short corner away. This RV park is spotless, clean and with so many rules and signs all over reminding you of the rules. I hadn't even gotten our two little 10lb. dogs out of the RV as we arrived when a man in a cart informed me of the sign about dogs not allowed on the lawn or anywhere except in the 2 small pens provided. (Our dogs do not pee or poop on command) I guess you can't "walk" the dogs unless you are walking to the pens. No briquet BBQ, we just don't use propane. Anyway, there were so many rules, however, yes, the park is spotless. Like someone said previously, they come early to mow. The surrounding area is "the hood." But, there is a Safeway within walking distance. We would not stay here again, it is really not pet friendly. read more

Very nice RV park. Maybe the best we have found in 22 years of motorhoming! Beautiful spacious sights, level cement with grass and tables. Most helpful staff. They do not allow woodburning or charcoal barbecues because some numbsculs dumped hot coals in the dumpster causing a fire (three times). Since we had only a charcoal barbecue along, the staff was so nice, they loaned us a propane barbecue. I highly recommend the park, but make a reservation! Close to shopping and a great Mexican restaurant! read more

We stayed there on 2 different days, once on our way to the coast and then once on the way back from the coast (unplanned because of an RV issue but the staff at the Phoenix RV Park was able to find a remaining spot for us at the last minute). Everyone from the reservation staff, office staff and park staff working outside were extremely nice and helpful. The park is immaculate as well as the laundry rooms and restrooms. Our first site (pull thru) was very quiet and the second site (back in) was a little noisy only when a delivery was being unloaded at Safeway as our site backed up to Safeway. The park is surrounded by tall fencing and feels very secure even though it is in a busy part of town but very easy to drive to. The sites are on concrete pads and level and have picnic tables and even a metal stand to put your small BBQ on. I would definitely stay there again if ever traveling up near Salem. read more

I was extremely disappointed with my stay. When I first reserved my slot I was quoted a monthly price of $395 and was also told since I was military I would be getting a discount. Well after I arrived I was told that the discount was only for active duty military and also wasn't available for monthly rates. Then after my first month the monthly price went up by nearly $50 a month. And the charge for electricity was $60. There is no way that I used that much electricity since I am gone all day as well as every weekend. And nearly everything in my trailer runs on propane. When I questioned it I was just told that is what my meter read. But you can't tell me that I used enough electricity every month to use the same amount of power as a small house. Then when I had to leave early due to change in government job I was told I owed MORE money for electricity that I had used in the two weeks since I last paid $60. They told me I owed another $60 when it had only been two weeks!!! And to make it even worse I had paid for the entire month and even though I wasn't scheduled to leave until Feb 13th and I left on 1/30 I was offered no refund. I was told I could pay for the two weeks at a weekly rate but then I would owe them an additional $150 on top of the month that I had already paid or I could pay for my electricity usage of $60. So even though I left two weeks early I had to pay more money while they now have a slot paid for until mid February. This place was a rip off and I was robbed blind by your park. I would not recommend this place to anyone and will definitely be warning everyone I know to avoid. read more
