The main building, and plenty of long rv parking for when you pull in to register.

This is the first time I am giving a 5 star to a RV resort. Let alone in Salem Or. I came up here for the weekend because its my Moms Birthday and wanted to stay in our trailer and this place is close. I was not expecting to find this hidden gem. It's easy to get to off of the highway, but yet still remains hidden. I love how spaced apart the spots are, and how green the grass is. They have pull through spots for those of you who need it. In fact I think most of them are. Don't quote me on that though. Haha! I have not yet had a chance to take a dip in that beautiful looking pool but oh I will before the weekend is over!!! It's pretty here and very quiet. And yes I would come back!!! You should try this place out!!!!

Does my trailer have to be a certain age and can we live there year round?

I wouldn't think so. I've seen many families live here. It is not a senior community. It is an RV Park. There are no manufactured homes, just travel trailers, 5th wheels and motor homes. I would call and inquire of space, it seems quite full all the…

Then I retired and in September of 2024, I made it my full-time home base. Over the past summer, I traveled more than 12,000 miles, visiting 53 RV parks along the way. I can honestly say that Phoenix RV Park is the best park I stayed in all summer. The streets are paved, and the sites are concrete. There is a patch of green grass between the sites along with trees, shrubbery, and foliage. Although I was gone at the time, I understand there was a problem with the irrigation system this past summer. However, when I returned in October, the grass at my site was still green, and it was obvious, from the work I could see going on, that the park was putting a significant amount of money into getting the system upgraded and repaired. The grounds are well maintained. Phoenix RV Park has cleanest laundry facilities I used all summer, including many public laundromats. In addition, there are three small dog parks, restrooms with showers, a workout/meeting room, a small store with RV essentials, a huge DVD library and even a gathering room with a full kitchen that is available with prior arrangements. You can tell that a great deal of effort is put into providing a welcoming environment for the residents. I understand that there may be plans in the works to make it even more "homey" for those of us who call it home. Melanie (the manager) and Rob (all around maintenance guy) run the park well. Melanie has always been friendly, helpful, and cooperative, and has gone out of her way to provide me with reasonable requests. From the research I did, Phoenix RV Park is, at the very least, competitively priced, and is lower than many other RV Parks in the northern Willamette Valley. I've made some meaningful friendships in the time I've been here. Overall, I'd recommend Phoenix RV Park all day long. It's a place to put down some of your roots and stay a while.

It has taken me awhile to write this review but it is an odd one. My husband and I chose this place…read morefrom its stellar reviews and the wonderful images online. We were looking for something long term, and when I called we lucked out and they had a space. Now let's get into the details. I explained the size of our trailer and truck, they said we would fit. We got to the park and we were pleasantly surprised in the beginning because it was pretty, a pretty parking lot but pretty. Our site was back in, and we barely fit. They "oversaw" our parking, kept telling us we could move over (if we moved over more our slide out would have been in their bushes). The man who was overseeing our parking also insisted that I was not leveling our trailer properly and that their cement slabs were perfectly even, ours was not. They didn't want us to back up closer to the fence so there was room for movement, but other trailers were. The space next to our trailer consisted of a parking space, which with our trailer and our truck, we had barely room to walk in between the two, so no space. Then there was the grass, oh the grass. Each sight has strip of grass, which they do NOT want you to walk on, or your dogs to walk on, or anything. Now, I refer you back our truck barely fit in the space, so of course we had to walk on the grass to get into the truck, and we receive admonishing emails for it. Any open grass was also not for dogs. They had mini dog spaces at the end of the park, covered in wood chips, our dogs seemed oddly nervous to go in there, and due to the dog virus going around this time, we had to drive our dogs out of the park to potty them. There were a few gunshots while were there for the 30 days, we heard them, however, they do have security that drives around the park at night so that was nice. They are backed up against a Safeway, and if you have those spaces they reverberate all night as the trucks come in. They have other pull through spaces supposedly for temporary and one night guests, but there were long term guests there as well. Ultimately, this park is stellar if you want a pretty , well manicured park, that you do not want to meet your neighbors, have an outside environment and you have small dogs. If you want a neighborhood feel, with space for your dogs, and space for you, I would steer clear. Laundry room was stellar. Water pressure was mediocre.

Hence, the cards lost their function on our third night stay when we got back from our adventure and it was late, so the front office was closed. ( it was like almost 10 pm) When I called the emergency number, Tyler, the service gentleman on duty was very polite and helpful, he met me and my family at the bathhouse a few minutes later, with one of the maintenance cards for us to use. He truly showed us the meaning of hospitality. We loved how clean the resort was: it was the first resort we ever stayed having workers out cutting grasses and watering plants. The roses were beautiful! We loved the swimming pool & hot tub, as well the walking trails and rivers nearby. The water quality and pressure in the shower room was excellent! (This has been a problem for me in all the RV parks we had stayed in the past) Overall, the experience with Premier RV Resort has been the best we have had! A Complete Disaster -- Avoid at All Costs…read more Staying at this RV park was an absolute nightmare. From the moment we arrived, it was clear that this place is not just "run down" -- it's completely neglected and unsafe. The issues start at the top, with the owner and management, and trickle down to the tenants. It's common knowledge among those familiar with the park that the manager and her son allegedly accept drugs as payment for rent. The signs of meth use are unmistakable and create an environment that feels dangerous and unpredictable. The condition of the park itself is appalling. During my two-night stay, I encountered one of the most alarming issues -- a trailer leaking raw sewage directly into the street. The odor was unbearable, and the source was easy to trace: a trailer located in the middle row, on the right side, about 4-5 trailers down from the office. This is not just a health hazard, but a blatant violation of safety standards. Adding to the frustration, the park falsely advertises having WiFi. In reality, there's no functional connection. I wasted hours waiting for the manager's son, who sat glued to his phone on the office bench for five hours after telling me he "may or may not" have it running before 6 PM. His indifference was beyond unprofessional -- it was downright insulting. As you walk around the park, the neglect is impossible to ignore. Trash is scattered everywhere, weeds overrun the grounds, cars are out of place, and trailers are falling apart under the weight of hoarded junk. The lack of care and complacency from those managing this place is staggering. They're lazy, argumentative, and clearly unbothered by the chaos around them. What's worse, the owner seems complicit in all of this. Allowing the management to operate like this -- turning a blind eye to drug use and unsanitary conditions -- suggests that he's either unaware of the reality or perfectly content with running his property straight into the ground. It's hard to believe that anyone who cared even remotely about their investment would let things deteriorate to this point. Frankly, I'm shocked that the city hasn't stepped in to shut this place down. It feels like it's only one sewage leak or police raid away from being condemned. I wouldn't recommend this park to anyone, under any circumstances.

The guy (I say "guy" because gentleman speak differently, than he did.) whom I spoke with asked me for details about my boat, as soon as I said it was 1985 he launched into a 2-3min monologue on how essentially, everyone has ruined boat storage by dumping their worthless, old, non-working boats on storage lots and therefore no one would rent me a space. When I tried to say that it indeed runs, he continued on and spoke over me. He said that it didn't matter how nice I was, but paying him $55 a month was not worth the potential 2-3k hassle me dumping my boat off on him could cause. It was an awful phone call, it made me feel like my trying to take care of my property was wrong, and as if I was being scolded for contacting him...despite the fact that originally he MISSED my phone call, saw my number on caller ID and then called ME back! It felt like he called me back, just to talk down to me. Really a simple, "sorry I can't or I have no availability." Was all that was needed, to lecture me was absolutely uncalled for. Furthermore, when he said that NO ONE would rent a space to me, this was also untrue as I found another space with a storage company in West Salem, closer to my home and also the three previous stores I contacted before Gaffin were all willing to store but did not have any current space. I honestly would never refer anyone here after that phone call. Rude.

However, - There was zero recycling. We're surrounded by natural magnificence and it killed me to throw out glass, plant and paper in one bin. - Staircases to the beach were treacherous and wooden. Salt air destroys wood, making the descent to the beach scary and splinter-y. The wooden stairs to the beach near the restaurant were particularly dangerous. Areas of the stairs did not have the greenery trimmed back, and at the bottom you have to step through dirty silty water. Those stairs are a lawsuit waiting to happen. - The cement staircases inside the hotel actually had danger signs posted. I fear for older people... Yes, there's an elevator, but.... - No ventilation in bathroom. - The built-in heater screen was filthy and hairy-- possible fire hazard? - the bath/shower had a filthy very used rubber bath mat. No thanks. The 1950s are long gone. The very considerate and well-meaning Doggie gift bag was nice, but someone needs to let the hotel know that hard plastic frisbees break dogs' teeth, the plastic water bottles were not safe BPA plastic, so we just left it behind. Great idea in hospitality, but need an upgrade. So, I had to take away a star.
