We did purchase the home, and we deliberately waited to write this review until our emotions had settled and we had become more familiar with the property -- so this reflects a measured, informed perspective rather than frustration in the moment. The report, while detailed in appearance, contained notable inaccuracies. Bird droppings on the roof were identified as nail pops, a working mini-split was reported as non-functional, and a gas fireplace in proper working order was listed as inoperable. Each of these findings was incorrect, and the cumulative effect was that the buyers discounted the entire report -- making it very difficult to negotiate around the items that genuinely needed attention. I had also specifically requested at the time of booking that several additional structures and systems be evaluated. The pond dock, the attached deck, the treehouse, and the irrigation/sprinkler system were not documented at all in the final report. Finally, some real issues went unnoticed. Bathroom fixtures in the main bath are improperly secured inside the wall, and the attic contains extension cords being used as permanent dedicated wiring -- with damaged insulation on the wiring -- which is a legitimate safety concern. The combination of inaccurate findings, missed requested items, and overlooked safety issues made this report more of a liability than an asset to our transaction. I'd encourage prospective clients to carefully vet their options before booking.

Notably, he used thermal imaging technology to check for moisture and heat lost (Jeff is a certified thermographer). He also used a video drone to check the condition of the roof, fascia, soffits and gutter system. I accompanied Jeff on his inspection and he patiently answered questions and pointed out routine owner maintenance issues. Jeff's report even included a serial number check of the appliances to determine if any were the subject of a manufacturer recall or safety alerts. His summary was available online in a few hours and the detailed report, formatted for presentation to the seller, came the next day. They worked around the rental schedule and got it done. I found out fromt he office that Jeffrey Donaldson, the owner of the company, is also a Structural Engineer, in addition to being a licensed Home Inspector- which made me feel super comfortable that I had the best set of eyes and ears on this home. We did a recap with the buyer in person at the tail end of the inspection, with me being on speakerphone, as I was out of town. At the time of the inspection, he left the buyer with a nice, three ring binder with all kinds of helpful information and homeowner tips, that the buyer absolutely loved. The buyers have bought many homes prior, and he (and I) have never received anything like this from a Home inspector previously. Bravo! The report came back in quickly- by 8 am the very next morning (most Home Inspectors turn them around in 48 to 72 hours). The report was complete, easy to understand, and included pictures and notes on recommended repairs- and, in addition, recommendations for local service providers (HVAC, Electricians, Plumbing Professionals), as well as an addendum that went over 'typical' home project / renovation costs. I was blown away! I have never had this included in ANY past home inspection report. I was unable to attend due to being out of state, but I trusted my real estate agent who said this guy was the best. There were just too many things he checked off as working or normal that were broken or in disrepair. The owner refunded the fee, so I was willing to let it go, but I've since paid in repairs 3 times the price of inspection and I would not want this to happen to anyone else. The reason I bought the inspection was to ensure this did not happen. I ended up taking time off from work several times for repairs.
