The exact verbiage from the contract is, "The Contractor is not liable for damage to hidden water, electrical, gas, and/or HVAC lines." However, in the photo sent of the damage, the HVAC line is clearly visible. When we pointed out that the line was clearly visible, they claimed they were still not responsible and would cover just $250 of the $2133, but only if we removed the 1-star Google review we had just left. After several attempts to get in touch with the contact on the contract and the business owner, we got no response.

A leak in my 7 month old roof killed my HVAC system. Replaced and had it repaired and they covered those expenses everything seemed good. They refused to run a leak test before I installed a new HVAC system. Flat out refused with no explanation other than they didn't "need to" I gave them nearly 2 weeks to do this but nothing. So we installed a.new system only for that one to be ruined from a leak IN THE SAME EXACT LOCATION. This company is refusing to cover the damages trying to put the blame on the brand new unit saying it was somehow wired incorrectly. AVOID LIKE THE PLAGUE. We will see them in court because I am not done.

He has a thermal camera which allows him to check for any current or previous water leaks and damage. He sends out an easy to understand report with photos outlining each of the things that he found during his inspection. I was referred by another Realtor, and reached out to Ace to schedule a mechanical and structural home inspection for an ocean front property in Isle of Palms, SC. The scheduling team was very accommodating, as we needed to reschedule the original appointment due to some work that the sellers needed to do prior to the inspection that got delayed. No problem! They worked around the rental schedule and got it done. I found out fromt he office that Jeffrey Donaldson, the owner of the company, is also a Structural Engineer, in addition to being a licensed Home Inspector- which made me feel super comfortable that I had the best set of eyes and ears on this home. We did a recap with the buyer in person at the tail end of the inspection, with me being on speakerphone, as I was out of town. At the time of the inspection, he left the buyer with a nice, three ring binder with all kinds of helpful information and homeowner tips, that the buyer absolutely loved. The buyers have bought many homes prior, and he (and I) have never received anything like this from a Home inspector previously. Bravo! The report came back in quickly- by 8 am the very next morning (most Home Inspectors turn them around in 48 to 72 hours). The report was complete, easy to understand, and included pictures and notes on recommended repairs- and, in addition, recommendations for local service providers (HVAC, Electricians, Plumbing Professionals), as well as an addendum that went over 'typical' home project / renovation costs. I was blown away! I have never had this included in ANY past home inspection report. The service provided by Jeffrey and Ace Home Inspections was 'above and beyond'- now, I know why other Realtors use him and his company- and Jeffrey Donaldson and Ace Home Inspections gets my HIGHEST personal recommendation (and I don't give that out lightly)!
