I hired CHI to inspect my current home (I was out of state at the time). I was relying entirely on their report to catch anything we couldn't see ourselves. For the most part they did a thorough job, but they missed a few obvious things that have been costly and frustrating to deal with in the first month after moving in. The most frustrating issue: about a week after closing we discovered a leak upstairs that showed up as water coming in around an upstairs fan. There was already a visible water stain and moisture, so I have my doubts that it was new. I bought an IR camera and walked the house and found additional moisture in the garage with damaged drywall across the ceiling in a line that matches the roofline. I understand things get missed, but a visual check of the ceilings (or a thermal scan) should have caught this. I've been quoted $1-2k for the repair. The mantel above the main fireplace was also coming off the wall because it was warped. Repair wasn't an option since the mount was loose and the wood itself is damaged (another $1k repair). Undecided if the price paid was worth inspection. read more

After relying on this company for a home inspection, I feel obligated to share an honest account of our experience for others considering their services. We did purchase the home, and we deliberately waited to write this review until our emotions had settled and we had become more familiar with the property -- so this reflects a measured, informed perspective rather than frustration in the moment. The report, while detailed in appearance, contained notable inaccuracies. Bird droppings on the roof were identified as nail pops, a working mini-split was reported as non-functional, and a gas fireplace in proper working order was listed as inoperable. Each of these findings was incorrect, and the cumulative effect was that the buyers discounted the entire report -- making it very difficult to negotiate around the items that genuinely needed attention. I had also specifically requested at the time of booking that several additional structures and systems be evaluated. The pond dock, the attached deck, the treehouse, and the irrigation/sprinkler system were not documented at all in the final report. Finally, some real issues went unnoticed. Bathroom fixtures in the main bath are improperly secured inside the wall, and the attic contains extension cords being used as permanent dedicated wiring -- with damaged insulation on the wiring -- which is a legitimate safety concern. The combination of inaccurate findings, missed requested items, and overlooked safety issues made this report more of a liability than an asset to our transaction. I'd encourage prospective clients to carefully vet their options before booking. read more

Needed a wind mitigation inspection. It had to be notarized. Company said the could do that. They refused after I paid them. They have no physical address where you can reach out. They did not offer a refund. I think this is a shady outfit. read more

First off the garage door making horrible noises going up and down, the inspector said "It's doing what it's supposed to do" but had I known of the noise on paper at least I could've had that addressed before closing. Secondly he said nothing wrong with the roof looks good. Well 5 months later and now a roofing company has to areas where he missed using a drone instead of a ladder at reachable areas. He provided a report that he shared with the builder's project manager. His inspection caught a couple items that I/we were not aware of, and about a dozen other overlooked smaller issues to correct. Their inspection was thorough and easy to understand. However, I had basically two of the same services scheduled and no one said anything, so I paid extra money for a service I didn't need. I also made the appointment with knowledge that they did CL100 termite inspections. When I called to make that appointment based on the time frame I needed for my mortgage, I was told I could not do it as a standalone appt. And now I need to find someone else. We met our inspector Brad when he came to inspect the short-term rental we were staying at that had recently sold. We got his # and requested him for our upcoming inspection. We stayed throughout the inspection (which was quite lengthy) and he did a great job sharing the info and going through the house. The reason for my low rating is 100% because of Step by Step as a company. Our CL100 report was incomplete. They subcontract this service to Pest Nation, whose report gave us no peace of mind - "there was past infestation and may have current infestation." We spoke to them twice after the report asking for a more definitive answer. They said it was inconclusive because they could not inspect an area in the garage due to boxes, and they "don't move boxes." Our agent was in the house during the inspection and had they told her the issue she would have moved them. Instead, their laziness cost us $100 and an incomplete report. This kind of incompetence for an inspection as important as termite infestation is unacceptable. So while Step by Step outsourced their work to Pest Nation, and Pest Nation did a poor job, Step by Step refused to take responsibility. They told us we need to call Pest Nation ourselves even though our money went to Step by Step. AVOID this type of business. read more

This company is not trustworthy they damaged our door frame going up to our front porch & when confronted and we asked them to fix it they refused. They also were stranding on top of our counters looking for something and left the dirt from their shoes on the counters . This company is not respectful of the owners property. The people who did the inspection should & did not clean up after them selves. I would never recommend this company to anyone. Also one of our sensors on our windows was knocked down and they changed the temperature on the thermostat and did not put it back to the temperature we had it set at before they left. read more

We had a bad experience with this company. There were things in their inspection report that simply were not factual. In addition, during the inspection, our refrigerator was left unplugged which could have proved disastrous. Also, a toilet that was working fine was suddenly spewing water out of the holding tank. During the inspection, someone opened the water holding tank and removed a water supply tube which was found in the bottom of the tank. Had our son not come home and found it, then it likely would have flooded the entire house. read more
