After closing on the property, I discovered during the permitting process that the entire electrical system had to be replaced to meet building code requirements--resulting in an unexpected cost of approximately $52,000. When I contacted Alpha Inspection, I was told they "do not perform code compliance inspections." That response was shocking. The report I received largely consisted of observations that were already visible to anyone walking through the building and failed to identify or even warn about a major issue that led to a massive financial loss. For a $2,000 inspection, I expected far more than a surface-level report with no real value. Even more concerning is the complete lack of professionalism in their follow-up. After I spoke directly with the owner, he told me he would investigate and call me back. That never happened. I waited a week, sent a follow-up text, and still received no response. As a business owner myself, I understand that mistakes can happen--but ignoring a client after such a serious issue is unacceptable. This experience has cost me $52,000 in unexpected upgrades and left me with zero confidence in the value or accountability of their services. I strongly advise anyone considering Alpha Inspection to think twice and to hire licensed specialists separately for critical systems, because this inspection did not provide the level of diligence or responsibility one would reasonably expect.

He was extremely flexible, willing to do the entire inspection with me while explaining everything and answering every question, or to do it on his own with a debrief at the end. I opted for a half and half approach. He was great with my two cats who aren't always easy to wrangle. He had an answer to every question, a recommendation for every inquiry. I also opted for the septic inspection, and his referral inspector for that was phenomenal as well. I had a rough idea for the cost of a home inspection from a prior Google scan, and was pretty shocked by the low price when I got the bill. He should honestly charge more. With his level of detail, flexibility, knowledge imparted, and price, going with J.S. Kelley Home Inspections is really the only sensible move.

But before I talk about the…read moreinspection let me just tell you Evan is super responsive even though he is super busy (did you know the real estate market is bananas right now?) I never felt like I was wondering if and when he would get back to me. He just did. When Evan shows up he is ready to go, his eyes are scanning. While his takes lithe steps to and fro reaching behind things and checking at the widgets, he is also asking questions that I probably should have asked the realtor. I learned soooo much. And this is not my first purchase just my first time using Evan as an inspector. Here's a tip: even though he is going to write everything up for you in an official report, bring a pen and paper and write down those little questions he brings up, cuz while you are busy looking at the sea glass backsplash, you need to ask the selling realtor some follow up questions, and if you don't write it down you might get distracted and forget...' what..wait... is that Italian marble in the master bath'? Evan is thorough, it is literally his job to find stuff that is wrong, malfunctioned, poorly installed or sneakily covered up. He is like a little house detective and he's gonna make that house talk! You will know the whole story before it's over. And he is a nice guy, on the whole being a good human, socially responsible person scale he is topnotch on that too. You can feel good about hiring this person.
